If there is one thing to nitpick here, is that they give you all these amenities when you arrive at their center location and state that there wont be any in the house, but there were all of those in

This is a nicely renovated 2-storey machiya on a quiet street. Downstairs there is a small kitchen, living room, bathroom, separate toilet and washing machine.

Lovely staff! They even remembered me from when I last stayed here about 4.5 years ago! Nicest staff I have ever met. The hostel is very clean, quiet, and in a lovely, quiet area of Kyoto.

Super homey and convenient location directly across from a station and walkable to many great places in Kyoto. The views of the river are stunning and the hosts go above and beyond.

Premise that I have not made use of the guesthouse, but rather the cafe which is right below the hostel itself.

Ayame-an was the perfect home base for our time in Kyoto! We felt centrally located to the touristy walking area and the trains to get farther afield, yet the block was super quiet and felt homey.

This place was very special. The staff was so nice and flexible, we could also check out later than usual after we arranged with them.

Fantastic house and great location! Hosts were very helpful, super responsive. We loved the grocery nearby, many restaurants and historical sites to walk to.

I'm so glad I found this guesthouse pretty last minute and it didn't cost the whole bank account. Great location too, I could walk to Ninenzaka and the canals with the cherry trees.

The low ratings you find online don't do this place justice.
