Room cramped and very cold. Ground floor at extremity from reception next to emergency exit onto grubby alley, had to keep curtains closed all the time to prevent passers by looking in. Reception staff not particularly receptive to comments. Good points — decent hairdryer and only 100 yards from Waverley bridge station.

Fantastic location, close to the station or tram stop (watch out for the steps after the tram stop with cases). Right below the Royal Mile, opposite Princess Park. We payed for the upgrade to get the rooms with a view and we managed to get a corner room with windows all along one side. We'll worth the cost. Seating areas downstairs by the reception, the a bar area at the front. Bar is open all the time. Friendly staff that are willing to help. Locked luggage area if you are early prior to booking in or leaving late. I'd highly recommend this hotel. I've stayed in Edinburgh five times and this has been the best.

For a budget hotel it is the best one I have stayed in for a long time. Budget as in limited facilities but they are clear about that. Great location, less than 5 min from the station. Friendly and helpful staff. Clean rooms & reception area. Only negative is the plug sockets they are limited (only 2 in the room) and in strange places. I did my research however before I left so I came armed with an extension lead.

As always, a reliable destination for the city trip. And as always very friendly staff. Certainly the next time back to MotelOne. You can just rely on a constant quality.

No surprise to anyone who has ever been to a Motel One. However, the rooms are already a bit worn out and the hotel itself a bit confusing. The location, on the other hand, is great!

Top for tourists who want to stay centrally and well. Directly on the bus station and only a few steps away from the Royal Mile. Always happy.

Excellent location, room 518 was slightly roomier with views to Princes Street. Decor pleasant. Staff amiable, continental breakfast £9.50. Highlly recommend a stay here. Waverley rail station is adjacent as is the Airport shuttle bus a few steps out the door. Would definitely stay again.

The Hotel is located ideally in Edinburgh. A few meters from the bus stop that takes you directly to the airport and also next to the train station. A few meters from the Royal Mile and the Old Town. With a quality/price ratio very good. The hotel staff very pleasant and attentive.

Great hotel. The location is perfect, the staff are very friendly and helpful. Rooms are small and offer hardly Abstellmögkichkeiten, but still cozy.

With a great location and right in the heart of Edinburgh, this hotel is modern and design… and comfortable rooms with everything necessary for a pleasant stay. Quality price is unbeatable. The attention of staff is excellent. Highly recommended for a few days of sight in the city where you can easily walk to most of the points of interest of the city.

Top location in the middle of town, just minutes to Waverley Station and the airport bus, located on the side of Old town. The hotel is spread over several buildings. Rooms at the cheapest rate are small and have only one skylight. Otherwise usual motel one standart.

In the heart of the city. Room with a view of Edinburgh Castle. Spacious and welcoming.

Small quack at the start, problem with reservations in their system, so we were transferred to another Motel one hotel just minutes from the one originally scheduled. But apart from a bit of stress at the airport, nothing to say negative about this hotel! The staff were very friendly and helpful. We had a nice stay and would probably return. A breakfast was offered to us in compensation for the inconvenience occasioned by the change of hotel (which to finish did not change anything for us, it was located in the old town just below Edinburgh Castle and so close to everything, departures excursions, airport shuttles etc). And to top it off, nice Gin and whisky card at the bar! And at reasonable prices.

Friendly, the modern rooms of comfortable size and clean. Quite silently. The breakfast has great variety. Is continental.

It was a very nice Hotel. In about a minute walk you reach the bus stop to the airport and the station. Along the staircase that is next to the hotel you will arrive directly on the Royal Mile. With about £9 you can make breakfast where you find everything, both sweet and savory. If you arrive before check in or you have the flight late and you have to leave the room, they are so kind to keep your suitcases in their ' deposit ' as long as you need them.
I would definitely recommend staying there for a good price, the cleanliness and the kindness of the staff.

Visited Edinburgh this weekend and booked into this hotel. Excellent location and Wowwww was so impressed decor was lovely, bed was huge and so comfy. Shower was excellent. What a warm welcome and staff were so friendly. Excellent customer service and nothing was to much trouble. Can’t wait to return.

Stayed here for 3 nights in March 2018 (5 people in 3 rooms). Nice hotel with a great location. Most things are within 5-10 minutes of walking. The rooms are nice and clean, but the bathrooms are quite small. The bar has good drinks and the staff was very polite and helpful. Would stay here again.

Hotel is in a great location, and central to all attractions. Hotel is clean and tidy and the staff are very helpful. However, when me and my partner arrived to the hotel room, we put our train tickets on the shelf in a plastic wallet due to no safe been offered. The first night was fine, the cleaner then came in to our room and our train tickets had gone. Unfortunately due to the train tickets being put in a plastic wallet, I can understand that this was an easy mistake to make by Bunning them. When we reported this to the night staff, they stated there wasn't anything they could do as they had no management on till the morning. The morning arrived, And we went to reception to be told that the cleaners don't touch anything in the room. Even though, the kettle had been moved from the dresser to the shelf. The staff weren't empathetic and did not help us at all. Unfortunately, this resulted us to paying an outstanding amount of £70 each for the train journey home. As the tickets had already been printed, the train station wouldn't allow us to 're print. It would of been nice for the staff to of had a formal investigation with the cleaner and own up to their mistakes. As we all make mistakes in life. Apart from the train tickets, the stay was nice and pleasant. Just carry all important documents with u at all times as they may get mistaken for trash!

Exceptional location next to the Airlink stop, 3 minutes from the Royal Mile and opposite Princes Street. The room with a view was very wide and clean. I don't do the 5 stars because the first day didn't work the heater, but the very friendly staff provided us with electric stove and we had a great time. I would definitely stay here again.

Hotel is in a great location central to everything. The train station is only across the road, likewise the hop on hop off tour buses. Edinburgh Castle is only about a maximum of a10 minute stroll away, Royal Mile is only around the corner, where there are a great selection of pubs and restaurants. I can't comment on the food etc as we eat out every night. But it's location alone is ideal.

The facade is in keeping with the historical image but inside is very good. It is very well located. Occupies and which gave us the feeling of being two buildings, in fact to our room we passed by a bridge of glass which crosses an alley. The rooms are well, not have a wardrobe and the bathroom is not very big, but is very clean. It has plug English and european, although in the bathroom there is not. Both the sink and in the shower there are boats fillable with organic soap. Has a courtesy. And also the possibility to prepare a tea. The room heats up easily. The receptionists are very pleasant and try to make things easier. In general we take with us very good impression.

We were very comfortable and the location excellent, highly recommended as it is even passage of the two parts of the city.

Nice hotel. It is what it is in terms of a budget hotel but there are no horrors here. Clean, affordable, good location. Staff are really good and have great knowledge of the local area. I would have no concerns in staying again. :)

Very central location. Typical Motel one look and quality. On the 5th floor there is another exit, so there is quite a transit traffic and noisy. No German TV channel to dial. But beware, there is another motel one in the Princessstreet on the other side.

Arrived tired after a road trip trough Scotland and was greeted of a very friendly staff. We were upgraded to a family room/mini suite free of charge. The room was spotless and very modern. Definitely coming back and we only payed £78 for the two of us including breakfast.

Nice people at front desk but the room was very small, only had one power outlet and no air conditioning. It was so warm in the room, my wife and I did not get any sleep that night. Also, only had one pellow each. We were going to stay for 3 days, but checked out and went to the Hilton. Much happier with the Hilton hotel.

Great Location In the center, near the train station, bus terminus that take you to the airport, strategic location, you can not want better! Very clean Hotel, reception always active and staff attentive and polite! One of the best hotels ever visited!

Fabulous hotel. The staff were amazing and extremely helpful, they allowed us to check in early as we were attending a wedding. The room was very spacious and the bed very comfortable. The location was excellent. We couldn't fault anything during our stay. I will definitely be recommending this hotel to family and friends.

Quite frankly amazing value for money. The room was small but very clean and comfortable. The hotel is well located and the staff are very friendly.

Rooms are clean and well equipped, the only issue would be the awkward placement of the UK plugs in the room (none on the far side of the room). The hotel is right beside Waverley Station and the Old Town, with the New Town right across the bridge. All staff were welcoming and helpful, excellent customer service.

Nice hotel and room, though it was a very long trek to the room and the heat in there was tremendous! Heating but no air conditioning. Sockets were few and far between and in odd places. Devour was nice and shower room lovely.

Ideally located for Edinburgh Waverley Station. 2 min walk from rear entrance of station. Comfy sheepskin covered seats in bar. Snack menu mainly toasties. GF available.

Nice, modern, clean, large rooms. Good location with only a short walk to the Castle, Royal Mile and Waverly station. Only annoying part is the lay out of the hotel which requires a 5 minutes through the hotel alone to get to the room (including two separate lifts).

Perfect location, staff are incredibly nice, rooms are cosy and inviting. The only negative side is the breakfast but the location allows for plenty other places you can eat at.

Simply position perfect for sightseeing. The hotel is just a few metres from where they stop buses coming and going from the airport. We are in the old town of Edinburgh and only a few steps from the New Town. Spacious and well appointed. Decent sized bathroom.

The location is great! It's very easy to get to all the main attractions within the city! Everything is within a short distance walk. The rooms are small and clean, a little bit pricey for what the provide but the stay was comfortable.

The hotels comfortable rooms are small but cosy but the Internet is really slow and in this day and age in the heart of a city like Edinburgh that is unacceptable the breakfast option is ok, continental, nothing fancy if the option is available I'd much rather stay at the motel one Edinburgh Princes Street.

It was a good hotel for the price. It had a great location. Close to the train station and all the big activities. It was easy to get to on the bus from the airport also.

Pro: location is perfect. Staff is very friendly and accommodating. The Bar is practically open 24 hours. Price / performance is right

Only stayed 2 nights but great hotel for business travellers. I found it very quiet, especially considering it's location. Great facilities and bar. They only serve 'toasties' in the bar so if you're looking for an evening meal try The Malt Shovel just across the street. Would definitely recommend.

The location was great, in front of the station and in the heart. The room was very clean and had everything you need. We got a room with a view, it was worth a little more but it was worth it. The service was very good, let us enter one hour before the established (at 2 enter), also could leave the suitcase the last day and kept it for you. They offered to help us or questions to us at all times. It was fantastic. I will return to this chain.
If I say something wrong is the breakfast for £ 10 could be more complete.

The hotel is incredible well located, just in front of the train station ergo in the city centre, near all the tourism hotspots. The hotel looks and feel new, with equipped rooms. I'd like to have a freezer tho. The Wi-Fi is good but is limited to three devices, which is not very "2016" where a couple can have 4+ devices easily. The rooms have an European power socket. There is one funny thing about this hotel and is that one set of rooms is in another building, that you'll get into thru a glass tunnel/bridge.

Excellent boutique hotel. 5 minutes from Waverley Station at the foot of Cockburn Street. Rooms are compact but clean. There is minimal storage for clothes. Lobby is comfortable with nice bar area offering good selection of drinks. A small bar menu available. Check in smooth with helpful staff.
