We stay here every time we come to Colorado. It is so clean and the sites are so spacious and level. Dog park and pool are great! Park folks are so friendly and helpful! And it is so convenient to everything and yet you know you are in nature. Love it!

Just tent camped here for the last 3 days and had an amazing time. Staff was very friendly, amenities were plentiful and the park was clean. Try the breakfast is very good.

We had an Amazing spot in the shade for 11 days, staring at all the Mountains and Pikes Peak! The people were very nice and accommodating! Nice clean and hot showers, with laundry facilities. We definitely recommend this place to be close to many attractions!

The park is tight, but you can't beat the location, so much to do. The rv park has everything you need, friendly staff, good laundry facilities, full hook-ups.

We had a great weekend at this campground. Not the most spacious spots. Not a rustic experience. But we were just looking to get away. The bathrooms were exceptional, in my opinion. It was quiet. The pool was heated. The neighbors were friendly. Based on my expectation it was a great place and I would stay there again. Thank you for welcoming us!

Worst experience of my life. This place is in such terrible repair that when we arrived the showers weren’t working. The next day when we attempted to take showers all the water in every shower in the campground was scalding hot. Because the water was dangerously hot and almost burned my child I went to the office to let them know. After reporting this to the management, we were asked to leave. They almost burn a child and their response is to kick us out. I recommend you AVOID this place at all costs. Worlds worst place to stay and even worse customer service!

My wife and I are staying here through the winter months in our mororhome while building a house. Nice and clean and the staff is very friendly, especially Gracie in the front office. Starting with the day I started looking into this place she has been patient and super helpful! By far the nicest park in Colorado Springs.

We have had a great experience over the last couple of years staying here! The front office staff Gracie & Jake have always been the most professional and all employees have been a real pleasure to stay with!

Dissatisfied with accommodations but was denied any refund because I had already checked in. I wouldn’t have known I was dissatisfied if I hadn’t checked in and seen the area. Park is in a rough part of town, tent sites are right on top of each other, our tent wouldn’t have fit even if we tried to put it up. Manager had zero personality and didn’t even care to have a conversation about why we wanted to leave. We still left even though it wasted $180 of our vacation money.
Bathrooms were nice, I’ll give them that.

Let’s see — count the ways… staff very unfriendly/ when you open your slide and it touches your neighbors picnic table take a hint/pool isn’t open as brochure brags about/Wi-Fi works on and off/ No cable as brochure says/ internet is iffy. Bring a rake-lawnmower and weed trimmer — weed killer and someone to pick up the trash all over and remember you’re going to spend $87 for all this! dONT COME here — there are other wonderful places. This is FAR from being called a RESORT!

Water pressure is very low. Wi-Fi does not work, even in the office and the staff is unhelpful.

They will not get back with you via email and phone calls. Read the reviews before booking. They are not refunding my money even with the protection plan that we paid for and giving the over a months notice!

I highly recommend this place! It has room for pull thrus, back in spots and cabins for couples and families! Plenty of tent camping as well. Close to Manitou Sorings, The Anasazi Cliff dwellings and in the shadow of the Garden of The Gods! We had lots of fun and some cool shops in town right down the street. This is our Colorado stop always!

I'm going to be as fair as possible.
The Bad: Gravel sites are NOT at all level as stated in their ads. Traffic and construction noise is noticeable if that's something that bothers you. Sites are full of weeds. No views of the mountains unless you pay for the executive sites. If you don't have a tow, it's a bit of a walk to the shuttle station. The Good: Clean facilities. Staff is friendly but seem to lack knowledge of how to get around town. Wi-Fi is decent I think but we have a booster which always helps. Dog park is nice and clean. Arcade and pool are fun for the kids. The Great: The "Lil'Bit of Home" food truck that is there to serve breakfast. This is some of the best breakfast we have ever had. Great food, great prices, and great people. This place made or stay so much better! Overall, looks like it was a really high quality place at one time but definitely needs some work for the prices they are charging.

I'm a travel nurse from TX needed in Co during this pandemic time. This place appreciated my need and gave me a discount on my awesome cabin for as long as I'm needed. I cant give this place enough stars.

Clean, well run, responsive management and maintenance, beautiful setting! We love it here! So close to old Colorado city, and Manitou, it’s great! Red Rocks open space is a 4 minute drive or a 10 minute walk!

This is our 3rd time staying here. Nice spots, friendly staff, reasonable prices. Cabins are nice too!

Our RV broke down a few blocks away from this place and this angel named Mary saw us sitting on the side of the road waiting for a tow truck. She asked us if we had a place to stay, which we didn't and then she returned and gave us a free 2 day stay until our RV could be repaired. When we asked to pay to extend our stay one more day because our RV wasn't ready she just gave us one more day.
You don't come across such caring and generous people like this every day. My wife and I really pray and hope God repays Mary and the entire resort with lots of success and happiness. We are blessed to have crossed your path.
The place is beautiful too. It's well kept, the two pools are clean, the laundry room was great, the two showers are clean and the staff are awesome. I highly recommend this place.

This place was certainly not worth the money the sites were so cramped together there was not a lick of privacy or room to breath. The bathrooms were nicely designed but not a functional place when there are two big opened windows faceing the showers and toilet area. I'm not recommending this place ever! they were highly over priced and since it says resort we figured it would be a nice atmosphere NOPE!
