Good:
The location of accommodation is good, near to tram station T2 which is going to Train station. Near to supermarkets, coffee shops, and bus stations.
Bad:
1) First, the king room didn't have a bathroom in the room, the bathroom is on the next floor. To go to the next floor, you have to climb havy stairs. The bathroom is near the kitchen, no privacy, smalla bathroom.
2) The atitudine of the owner. We had no place to add any comment about the bathroom, because there is no bathroom in the room, the owner sad this detail was specified in the booking reservation, but we didn't see anything regarding this.
3) The pictures from Booking App, don't have anything to do with the reality, you don't know what room you receive when you booked on Booking App.
4) All the walls from the room, are full of dead mosquitoes.

There were some communication problems. When booking the hotel around a month ago, my friend sent them a message asking if there was a possibility of an early check-in, but there was not. That's okay! Then she asked if we could leave our luggages so me and my friend could walk around until the check-in time (14h / 2pm). We were going to arrive at approximately 8am at the hotel and we communicated that to them, but we never got a reply. Our fault for not having insisted on getting a reply with the confirmation. Since the message got read, we assumed it was okay. Our mistake. We recognize it, apologize and we'll be more careful.
When we arrived (7h50am), ten minutes before the estimated time of arrival to drop off the bags, a very rude guy complained we didn't arrive at 8am. We were just 10 minutes earlier from the approximately time I informed. He sounded really mad, maybe he was still sleeping and we woke him, so he got up real mad?
Then we said it was almost 8am and he kept complaining. Said he couldn't check us in yet cause they had to clean the rooms, and we knew that. We weren't asking to check in, just to drop off our bags.
Their mistake was to not reply to our message saying "no, you can't arrive at 8am. Please arrive at 11am" or something. Their mistake. Mistakes happen. It's okay. But still stressful for me, my friend and the owners.
Just make sure that if you stay here, you have to insist on getting back basic communication inquiries from a hotel.

Lovely bright clean room with everything you may need. Big comfy bed. The accommodation includes access to a shared kitchen/lounge in the converted loft. Everything was decorated with taste and very clean. Sandro couldn't have been a better host, very friendly, knowledgeable and welcoming.
The accommodation is less than 5 minutes walk from metro stop and 10 minutes ride from heart of Florence.

Location is quite far out but extremely convenient for the tram from the airport. I love walking so 35 minutes to "town" is fine for me.
Bedroom was huge but not massively comfortable. No cushions on the sofa, tired and old TV and only 2 pillows on the king size bed.
Other guests (I assume it was guests) were very noisy in the kitchen until late at night. The stairs are stone and wood so you can hear everything.
Also got bitten to death by mosquitos whilst sleeping so perhaps some kind of in-room deterrent would have been good (if such a thing exists).
I was able to leave my luggage but it was only in the hallway so not very secure.
This isn't a hotel so it isn't manned 24/7.

My husband and I stayed here. The guest house is very nice. It doesn’t look like much from the outside it has two double wooden doors with a small sign on it with the name. You have to ring the bell and the owner will let you in. You walk up stairs and on the first floor straight ahead is the owners room. Then you go up another flight of steps and there is a room on each side. The room we had was the one with the folding door that entered our bedroom & bathroom it had a lock on it. On that same floor you go up stairs to a shared nice size kitchen/tv room. Off from the kitchen they have a small balcony you can sit out there. The owner is very nice and is always there for you if you need anything. The place is of walking distance to the market, tram, restaurant. It has air conditioning in the bedroom & kitchen you have a remote to turn them on and when you go out you turn it off.
