All the staff are very friendly and polite. The hotel is clean, bright and welcoming. The rooms are plenty big enough for two people. It's close by to local attractions.
I would highly recommend this hotel to anyone who would like to visit Brighton.

Just had 2 nights 3 days in Brighton and stayed at The Kings Hotel with my husband and 2 sons aged (14 & 18) we had a family room in basement room 135 double bed and 2 singles very spacious room beautiful shower. Breakfast was included too. From arrival staff were very friendly and although check in was 3pm our room was ready (can leave bags with reception) our room was spotless.
We booked breakfast each day and was always greeted by friendly space good choice of full English pancakes waffles plus tea coffee and juice. The King's is in a good location we booked upside down house across the road from hotel only £4.50 each. Also near pier and British Airways flight attraction.
Lovely shops lanes and restaurants. The bar in hotel has a good selection of drinks. We went to thank Georgian who was lovely to us and super friendly with the boys.
Unfortunately their a very unpleasant couple who wasn't very pleasant to staff in front of us which upset my children who is Autistic and has Adhd. However the staff handled the complaint appropriately and professionally the gave us our drinks on the house and checked we were all oksy. Thanks again Georgian.

It's lovely in here and good bar staff and at the reception good staff and lovely people staying in here I have met and got decent pints of beers and the pizza is cheaper and the cocktails.

Value room. Very nice staff. Value breakfast. Very spacious rooms.

Came to stay for myself and partners anniversary had a sea view room with a amazing view. Lovely hotel, very friendly staff and all COVID safety measures in place. Definitely recommend staying here my own opinion this place doesn’t deserve a 3 star more like a 5 star in my eyes. Definitely be back very soon! xxx.

Really nice hotel. Room was clean, sea view was a major bonus. Breakfast was decent, social distancing measures respected. If I were to be critical I would suggest the shower needs to be more powerful, but nothing else to complain about. I would recommend to a friend.

Our first time at this Hotel and we loved it friendly staff, nice relaxing atmosphere. The room was very clean and we upgraded to a sea view for only £15. Definitely book again next time we’re in Brighton.

Stayed for a long weekend, room was nice although a little dated and furniture could do with being upgraded especially the chairs. Location is good. We paid for a sea view room which didn't disappoint and is worth the extra money. The added cost of parking seems high which cost us £52.50 for three nights stay. Breakfast was limited, very small and cold when served. Staff were friendly and helpful.

What an absolute delight staying at this hotel. Amazing breakfast, amazing customer service… Would definitely recommend and hopefully next time I will be bicycle free! :-) Thanks for making everything just perfect… Carla.

First visit here and we are pleasantly surprised. The room is spacious and very clean. The bathroom is bright and the shower over the bath is excellent.
Breakfast was large enough to fill me which is unusual as I do like a big breakfast. All in all we have nothing negative to say about the hotel.

What a lovely place brilliant staff and lovely Sunday lunch would recommend it to anybody.

Reception staff is much to be desired of, we were told our floor was on the first floor and there was no sign coming out of the lift, we followed the signs but ended back on the ground floor at reception. Then when we asked where our room was the receptionist seemed very put out that she had to show us. Only when we walked up the stairs with our suitcase was there a sign for our room. Once we got in the room it was very worn. Flake paint damp marks on the walls and the window sill door was left open and looked as if it had been forced open and upon further inspection the lock holes had been forced at the top and the bottom… Oh and the light was very drunk and nearly hanging off the wall. The next day we left quite early and there was maids in the corridor we got back about 4:30 and the room had not been made up at all then nearly 5pm and some one knocked on the door to change the towels and make up the room. On the website it says they have on site parking and is charged at £17.50 when we went into the hotel to enquire about this, before check in we informed this is not the case and got told the seafront is free to park on between 8pm-8am and the is parking round the corner opposite the i360 and this was charged at £18 per day, This was half a mile away though. The only up side of this is that we left our car in the car park for the 2 days we were there and the parking only came to £25.50 so it must be discounted after the first 24 hours despite not advertising this.

Knowingly infested, unapologetic and uncaring. The "upgrade" sea view rooms all have insects nesting in their old fashioned windows. Our first room had so many bugs, we found them above the dresser, on the bed and in the bathroom. When I asked the front desk, I was told "it's summer, there's nothing we can do about it". After persisting, we were moved to the last remaining sea view, which had fewer bugs (but the same issue). Next day we were able to buy a can of raid and fix the problem ourselves, since there IS something that can be done about it, although it shouldn't have to be the responsibility of the guest and unfortunately my partner already had been bitten by that point. We also had several instances of our "do not disturb" sign being ignored by room service and the buildings handyman, presumably coming to fix issues found in the room by the previous guests. We were also locked out of our room one night, although that's likely due to the room change. The views are nice, but the hotel is old, carpets and furniture are stained and the lift sounds very suspect. All dwarfed by the asypathetic attitudes of the staff and management. Many better places available.

First time ever stayed and will be last. Unknowingly Was booked into a basement hotel room where room was facing a yellow wall and above wall was where the general public could walk past and straight into our room either by walking past or by just sitting on hotel table and chairs facility outside. So had to have the curtains pulled closed all the time. This was also located beneath the hotel dining area so was subjected to loud stamping and walking and chairs gliding noises throughout the time the dining area was open. So wasn’t able to have a lie in if wanted to. Also had a hazardous step upon entering this room which had no Health n Safety notice to Mind The Step so was subjected to constantly falling over. Was given an alternative room which was the top floor room but was even worse. It looked like it was a hostel room. Bathroom was soo small and dirty with a wonky toilet and with shower head hanging off wall. There was also no room for our luggage. This room reflected what the council would give to a homeless person. Will never come back here … as horrible experience resulted in me suffering a minor seizure.

Would not stay here again, great location but that is all it as going for it. Rooms very dated especially the bathrooms. Extremely hot in the narrow corridors with no air or air conditioning units supplied in this hot weather. Reception staff not very welcoming no eye contact or greeting on arrival. Never smiled once through checkin or engaged in conversation. Much nicer places to stay.

I don’t like leaving negative reviews but this is unfortunately one of them. The hotel is nice overall and pretty clean however it’s quite terrible that at the price that you pay (around 200 pounds a night) you don’t get: — air conditioning — windows that don’t open properly so you feel claustrophobic and hot all the time And even though they provide you with a fan it’s impossible to even sleep or relax. Due to carpeted floors and quite old decor it’s very dusty. As a person with breathing issues I had quite awful time with lack of clean air. This hotel needs air conditioning ASAP. Parking: hotel has parking but you need to pay 17.5 for 24h. Again — disappointment. Overall not worth at all and even if it was cheaper I wouldn’t recommend until they fix the issues with lack of air filters or air conditioning. Especially when it’s warm outside it’s impossible and you won’t rest much. They don’t provide free water despite no air conditioning and temperature of over 30 in the room. Do not waste time or money. You won’t get a good rest. Not a great experience.

The good: Lovely view from the hotel room as we booked a room with a seaside and landmark view. The bed was very soft and I sunk into it as soon as I laid down. Very close to the beach and other attractions and lovely staff. The bad: The breakfast was a bit meh, other hotels for that price would do a full spread or buffet etc rather than a single order off a limited menu, breakfast was not included in the price. The ugly: The room was very hot, no air con in the room and we could only open one window a few inches. A fan was included with the room but this only took the edge off. For this price in 2018 you'd think air con was included. All in all a decent experience but I'm not sure I'd book again.

I would come back again. The rooms are clean and tidy and the staff are friendly and helpful. There is a slightly limited buffet table at breakfast, but the choices available from the menu make up for that. The breakfast room is too small for the size of the hotel, so expect to wait for a table if they are busy. The wall between our room and the room next door are somewhat thin though!

Stayed a couple of weeks ago for one night, bed was so comfy, shower was great, really clean room with refreshments and hairdryer, shower gel and shampoo. Breakfast was really nice and the lager on tap was one of the best I've ever had. Friendly staff, will stay again and recommend to others. Many thanks for a great stay!

Comfortable and very well presented rooms. Have stayed here multiple times whenever I visit brighton and I always find the sea view rooms the best. If I had any complaints it would be that sometimes you can end up in a room that is unusually warm and humid which can make things a little uncomfortable even when you turn the heating off. Crack a window and that'll help. Excelled at value for money. We also got a warm welcome. Of course will visit again.

2nd stay at The Kings and just love it here. Right on the front fantastic views from our sea view room. Room is huge, clean and fully equipped. Breakfast is 2nd to non, good quality, fresh and hot. Staff are absolutely delightful, especially the Scottish waiter at breakfast who can’t do enough for you. It’s not the Grand Hotel but it’s clean, comfortable and well located. We have stayed at other hotels in the front but like this one the best. Ask for a sea view when booking.

We had a great time at the King's Hotel. Room with a sea view was stunning. Simple place but friendly and easy.

Great hotel and location. Room was very good and an enjoyable stay. Their only letdown is the lack of a restaurant. Cheese pizza and sandwiches are not great options for dinner.

Bedroom was quite basic, but clean and comfortable. Lovely big bathroom. The cooked breakfast and other choices from the breakfast menu were good. However, the self service buffet choices were limited — cornflakes or branflakes, toast. There are lots of things to choose from the menu, but if you want, for example, granola and fruit, you have to pay an additional charge. All staff were friendly and helpful. Great location near the beach, Brighton Centre and i360.

Staff unmotivated, room quite cold, heating not working.

Moderately priced seafront hotel. Staff friendly and helpful. The breakfast lounge has a nice view of the sea. I stayed in a single room, which was adequately sized. As a plus-sized person, the shower entrance was a tight squeeze. The hotel is clean and well maintained. I've stayed here a number of times and will probably stay here again.

Good views, normal rooms, the worst are the bathrooms, very precarious in comforts, without even a clothes hanger. The staff of 10. The best of the hotel.

Room with sea view very nice but what is it noisy. You have to be equipped with Quies balls to sleep properly. The hotel should seriously consider changing the windows.
Breakfast good but be careful it is not a buffet at will.
In short I am a little disappointed because it does not deserve to pay €150 at night.

The staff here have been incredibly friendly and helpful from the moment we arrived, and were able answer any queries on the spot. The room we had was sizable, quite modern and clean. This was genuinely one of the nicer hotel experiences I've had.

Spacious and well-appointed room with all the equipment shower gel, washing hands, towels, hairdryer, coffee tea kettle, seen nice, with armchair or sofa in addition, TV and dogs are accepted. Comfortable bedding, little noise, hearty breakfast, good location.

Toilet flooded and apparently they were fully booked so we had to stay in this room all night and use the reception toilet. By the time we woke up the entire bathroom was flooded and we had to get up go back to reception only to be told that if we wanted to take a shower we could use a single room. Nothing was offered eventually they gave us another room however super pissed off and the service was appalling having stayed here before with exceptional service I am deeply dissatisfied and won't be returning. Manager didn't even bother to apologise or anything.

Good location — we very much appreciated the seaview room! The bed was comfortable, and everything in the room was as expected. The only real downside is that the staff seemingly ignored or forgot about our request for an ice bucket to be sent to our room, as we were celebrating our wedding night.

The stars I've awarded this hotel are based on the price of the accommodation and the level of quality expected of a three star hotel. I stayed in November in a freshly decorated en-suite single room, which featured a bath in the bathroom (with shower and complimentary shower gel and liquid hand soap), tea and coffee, a television, and wardrobe. The bed was comfortable and there was an additional pillow (kept in its own plastic carry case) in the wardrobe. The standard of cleanliness throughout the room was exemplary, as it was elsewhere throughout the hotel. The criticisms of staff I've seen in other reviews appear to be completely unfounded. From checking in through breakfast and to checking out, each staff member I encountered was friendly, professional and helpful. I had breakfast during their "busy period" period (as explained in their own traffic light style document, detailing the likely wait for food in each period) and was quickly seated and served. The smoked kipper was very welcome as an alternative to the usual "full English". This hotel is good for overnight business trips and weekends away for single travellers and families. It's not the place for romantic, trendy or luxury getaways, nor does it market itself as such, but it's great for a decent well priced bed and breakfast for a night or two.

Naff! The world would implode if the manager could raise a smile. Staff were unsure of what to do / lack of training. Plenty of other much nicer places to stay in Brighton which we will be doing next time we visit.

Hotel is in a prime location for shopping and Theatre, literally on Kings Road (Sea Front). Staff lovely and could not be better, breakfast hot and plentiful and again staff Great. Had an issue with the 1st room we were given, paying Top Price for a Double Room, were given one the size of our Bathroom at Home, but was changed with no problem and I do believe the charge of £17.50 per day to park, on top of your room rate to be excessive, should really be in with the cost.

The hotel staff were polite and respectful and the room, although small, had everything required: a double bed, desk, TV on an adjustable arm, kettle, wardrobe, and washroom with a bath. Only downside is that the walls are a tad thin, leading to murmurs (& more) of neighbours being heard in the evening, despite the constant sound of wind outside. Everything was clean and tidy. They also have an option for late check-out past 11:00, charging 5£/hour, up until 14:00. Location is directly across from the beach, and lots of shops and Chinese restaurants within a couple blocks. The hotel's moderately priced restaurant serves breakfast in the morning and Italian dishes for dinner.

I'll say it this way, beautiful is different. You can see the hotel and the décor over the years. The staff are friendly though and it's clean.

Me and My partner spent a 3 day weekend here! •Staff were Lovely and very welcoming with all the help needed. •Range of food and drink was great. •Our room was nice and clean with views onto the sea front which was amazing!. •Being in such a great location we found it so easy too walk into town and down along to the pier!. Couldn’t really fault it Would highly recommend&will definitely be back!.

Seafront hotel, sea View room, clean room, comfy double bed with 4 pillows, simple tiled bathroom, shower/tub combination. New flatscreen Samsung TV with free view channels. Hotel should begin replacing carpets and old plain closet and draws.

Staff are friendly. Our room couldn't have looked more different from photos so we were disappointed. Good location.

Location and service is great is being renovated and we heard a few complaints about paint fumes but really they were just toffee nosed snobs that had nothing better to do than complain. Most of the staff were very attentive rooms and bed pretty much standard and quite small.

Good hotel with friendly staff, but a bit old and may benefit from some repair. Breakfast has three options and Scottish pancakes is the best one.

The room was very clean and comfortable. I enjoyed my stay alot. I would recommend this to a friend's a family because of the value for money. Staff where very helpful and polite and had great knowledge of the hotel and it's amenities.

The Kings Hotel has a superb location and freindly staff that try under adverse conditions apologizing for the hotels varied sort comings… Believed to be twinned with its sister hotel located at the end of Brighton pier this faulty towers has the potential to be a grand hotel but the owners seem only I interested in get them in get them out!. I should been alerted when we descended into our room No. 136… blessed with a stunning view of a wall we were later to find out located under the dinning area. So from 5am until 9am we were treated to a herd of elephants marching up and down. Breakfast… avoid… deep fried eggs. Luke warm sausages yuk!. This was a company booking that will not be repeated… advise to all … avoid this hotel … I have stayed in better backpackers. King Hotel … close refurb and start again.

Stayed at the kings hotel for 2 nights staff were friendly, polite and very helpful. The double room was basic but suited our needs, rooms need a few ajustments as they are a little dated. Breakfast was lovely however the cooked breakfast could have been hotter but overall a nice little hotel.

Very good for the price! But a few things concern me. 1 was the quality of the breakfast, The plates were cold, the sausages of a bouncy sponge like texture. The bacon although edible had that awfull white snot residue on it! avoid the orange juice it tastes watery and they dish it out like it's liquid gold! tiny glass full at a time. And the coffee is not the best. Such a shame cos they are making huge improvements with the building itself! And it's clean and tidy! We spoke to other people that had stayed in the colder seasons and said the heating is not very well regulated, Thermostatic controls need upgrading! something that is a must with paying guests. Other than that you cant go far wrong with this place. Although you get the feeling they know this too welll.

Not the best experience, I got a deal online but I would say not really worth it, rooms could do with a makeover radiator was rusty carpet had nails on it & they weren't mine Went for breakfast at 8am restaurant was full so I said I'd wait in the bar I walked through and it was packed with people waiting for there's with that I checked out & got breakfast in a cafe up the road
So all in all I could not recommend this place.

Just come back from a two night stay at The Kings Hotel. I wasn't expecting much to be honest. The family room was spacious and met our needs although the room was a bit rough round the edges, the carpet and bathroom needed updating! The beds were comfy and although the room was hot — we left the windows open and the request for a fan was granted with haste so we had a comfortable nights sleep. The staff were 5* couldn't fault them polite, courteous and met every request we made! The breakfast staff were polite and couldn't do enough for us despite being rushed off their feet at times! The guests were their first priority. The hotel was in a great location just over the road from the beach and within walking distance of the shopping centre, the lanes, the cultural quarter and the pier. I would definitely stay again! Thank you!

The hotel is in a fantastic location, right next to the beach and a short walk from Brighton pier. The rooms themselves are fairly basic and dated — although the beds themselves are nice, the blinds are a bit stained, paint peeling, bath chipped, small TV etc. It makes you wonder why you're paying so much money! Breakfast and the restaurant area was nice.

Nice hotel, comfortable and clean room. Very good last minute deal on B&B although the breakfast was a choose one menu item rather than buffet. The full English was passable but not exceptional. Hotel is literally a stones throw to the beach, it being on the main road running along the coastline. Not far from the BA viewing tower and the pier.

Great location great breakfast all sorted quiet rooms clean comfy English style international. Equal to a decent three-star.

Room was great, but the shower was poor and the pillow had an obvious stain. Was a bit surprised to find a hotel advertising parking on the website then charging for it. The location was great though and the sea view exactly what we'd hoped for.

Decent location on the seafront, a short walk to the shops, pier and other attractions. Very good value hotel when booked under a deal for cheap. Service was good and friendly. However, I wouldn't pay full price as the rooms and hotel are a bit dated and run down, they could do with a refurbishment. I'd also question the 4 star status and say that it was more similar to 3 star hotels I've stayed at. Overall, I can't complain about our pleasant stay at the hotel, but only really due to the value of it we got it on a deal!

Hated every minute of this hotel. The room was dirty and ugly (apparently was recently refurbished), it was stiflingly hot with no fan or aircon (yes, Mercure, I know that aircon was not advertised but you do expect a temperature suitable for sleeping regardless of the age of the hotel) and it was incredibly over-priced for what you get. £190 for one night stay in a shabby and tired looking hotel, no breakfast at that price, scarce facilities and hideous room that we could not even sleep in. Avoid at all costs.

Booked for 6 nights, 4 to go. Nowhere near the standard of previous Mercure hotels I've stayed in around the world. The main entrance appears to very run down, staff service very poor and slow to respond to requests. My room was not made up today, I complained to the main reception? All I received was my bed being made up. It would seem that the hotel is run by inexperienced young people. Unfortunately. Not happy at all.

Newly decorated hotel in a great location on the sea front. Staff were friendly and very helpful with requests. Over night car parking was very useful. Breakfast was delicious! And a 24 hour bar.

Good hotel with excellent rooms. Room service is really good. Rooms are bit pricey, but the sea view is awesome. Overnight parking is double the on road parking price. But it's in a safe place.

Tired and small room, horrible view from window, cheaply decorated.

Last night (24th September) I tried making a booking via an online website it gave an ambiguous result as to whether I had booked it (this was after all the trains in the area were cancelled) I walked down to the hotel explained what had happened to the lady on the desk who effectively called me a liar, told me she had never heard of the website and instead of being helpful was simply rude. — so I went to the hotel above Smokeys and had an excellent night for the same price.

Good location, on the waterfront, not far from all the buzz. Rooms small but this is an old building. No parking but this is normal. Very good breakfast, value for money.

Hotel was ok, been in worse hotels. Staff members were miserable.

Nice clean rooms. Didn't spend much time in hotel though was out all the time so can't comment on anything else. Love Brighton, its nightlife and daytime drinking spots, just a cool place to be :-).
