I just want to say the biggest thank you to Chris and Julie for going above and beyond the call of duty for enabling me and my mate Phil to see this bird at lands end today, the American Grey Catbird. My car would not start this morning, and instantly Chris offered me his. But apart from that, what a place to stay, the absolute best place to stay in Penzance, the most welcoming people, top class accomodation and breakfasts to die for. Credit to you both. Small very nice B&B, clean, very nicely furnished and centrally located on the promenade. Yes, our room was small, but you can go to the basement at any time, there is the lounge with comfortable armchairs, a fireplace, TV and you have a view of the sea. The breakfast offers ample choice for all tastes and Chris+ Julie also make almost everything possible with food intolerances — you just have to tell you in time. Super nice and professional hosts. We'll be back.

Superb stay over 3 nights, Chris & Julie were lovely & friendly, the Breakfast was lovely & caters for vegetarians. Rooms were spotless & comfy, 5 out of 5. Thank you Warren & Trudy.

Our first night of two and so far so great. Lovely room with Atlantic breakers view, big shower room and ROBES, just like being n the Queen Mary 2. Breakfast was excellent and cheerfully served. Nice central location. Couldn't be better.

We stayed for one night on way to the isles of Scilly. Welcomed with tea and cake. Room was comfortable. Good breakfast.

Superb guest house, lovely food, very nice well presented rooms. On a quiet road overlooking Mount's Bay. Well located for restaurants and bars and the Isles of Scilly ferry terminal.

A very comfortable guest house facing the sea. Chris and Julie treat you like family and go above and beyond to make your stay memorable. Very clean, great location and superb breakfasts. If you are coming to Penzance, this is the place to stay.

Run by a nice couple, but the rooms and beds are rather small, so unless you like sleeping snug with someone else and don't mind invasions of your personal space, maybe try somewhere else. Also, our small shower didn't drain properly, so showers involved turning the water on and off to avoid flooding. Not what we expected considering the price!

Absolutely no hesitation in giving this lovely place 5 stars and we couldn't wait to recommend Warwick House to our friends as the perfect place to stay to explore this part of Cornwall, or for those travelling to the Isles of Scilly. Chris and Julie thank you so much, you are superb hosts. Warwick House is delightful; beautifully furnished and decorated, immaculately clean, every detail for guest comfort thought of. And fabulous breakfasts to set you up for a day's exploring or travelling!

Stayed here to split our travel time. Loved the building from the moment we walked in. Host was amazing and full of local information to help us. The room was spotless again with plenty of information and a map to help us. Breakfast was the perfect start to the day. Wished we could stay for more then one night. Would recommend to anyone!

We have stayed here 4 times so far en route to the Scilly Ilses. Each time we have been very impressed with the great quality of accommodation and food and the friendliness of the owners Chris and Julie. Thoroughly recommend it for any stay in Penzance.

I stayed at Warwick House from the 4th to the 7th of July having seen all the excellent reviews of the place on here before hand and it definitely lives up to them.
Rooms are spacious and spotlessly clean, the breakfast menu is excellent and everything I tried was perfectly prepared and very tasty.
The owners are extremely helpful and welcoming and took care of everything very well.
If you're looking to stay in Penzance don't hesitate to book here, I doubt there's a better place to stay anywhere in Penzance.

Stayed here twice going and coming from the Scilly Isles. Great location for catching the ferry. Beautiful well appointed rooms, Terrific breakfast. Best of all it is run by lovely people who go out of the way to make your stay comfortable and enjoyable.

Nothing to complain all good. Very good stay. UPDATE: removing 2 star. After getting a neighbour on the room above us. We realise that the room is too noisy. Any single step on the room above us shake everything on our room.

Really nice place and friendly owners. The breakfast was blooming lovely and the room clean and fresh. We were welcomed with coffee and cake just what we needed after a long drive.

Chris and Julie are so helpful and make your stay so comfortable. When it comes to breakfast, it can't be beaten. Thanks both for all your help and hospitality.

We were warmly welcomed and given a good introduction to the area. The room was cosy and well laid out. The only trouble was selecting our breakfasts from the extensive menu. If we return to the area, we would definitely like to stay here again.
