Cozy home hotel. Very polite people, I was offered free water when I checked in. The room was tidy and smells good. No noise at all.
Breakfast is simple but delicious, I would say it's great money/quality balance.

My mom and I had an amazing experience staying at the Patriott Hotel. Staff members were so welcoming, helpful, and went above and beyond for us. Our hotel room was super clean and spacious for two people and was equipped with the necessary amenities including a mini fridge. Our room balcony had a lovely view of the hotel garden and stunning views of Mount Ararat. The hotel being located in the town of Zeytun was perfect, being close to our relatives, and so special since it is my family’s original hometown. I will definitely recommend this hotel to anyone who is looking for a safe and family-friendly environment. Thank you Team Patriott!

This hotel was the one of the best in Yerevan. The hotel that is owned by a family treated me like I was family. Viladimer, the owners son went out of his way to make sure everything was perfect 👍. I had left my phone in the taxi that dropped me off at the hotel, he did everything by calling Yandex and giving my phone number to them they were able to get my phone back to the hotel in 20 minutes. They were very clean and professional. I would come back again. This place deserves 10 stars.

Patriott Hotel is a clean and comfortable place to stay in Yerevan.
The rooms were well-equipped and very clean. The Wi-Fi was fast and reliable, which was a big plus. One of the highlights was the beautiful garden with mulberry and apricot trees, a peaceful place to relax.
The staff were kind, polite, and always ready to help. The location is quiet, away from the city noise, but still easy to reach the center by taxi.
Breakfast was simple but fresh and tasty. A great option for a calm and pleasant stay.

Great service and friendly stuff. The room was clean and has a beautiful yard. Wanted to change the room and they changed it without any problems. The hotel is in a quiet area. They have a good breakfast as well. Booked for a business trip and everything was ok! Highly recommended.

The hotel is a cozy, very clean with a very nice small garden, in a quite area. It is a somehow away from the center. I really felt good about the extent to which they keep hygiene in the hotel. It is run by a very friendly family who are ready to help when asked for. I asked for change in the room since there were no windows and they did. There is a good veriaty for breakfast also. The homemade jams are second to none in my opinion.

Great hotel to stay in Yerevan. For a relaxing holiday after traveling around the country. Clean rooms and bathrooms. White towels! Wonderful breakfast: we stayed for 5 days and every day there was something new. Responsive owners, very friendly. There is a place to park your car if you rent a car. From the window there is a view of Mount Ararat. There are no shops near the hotel, but if you walk 5-7 minutes, you will find everything: fruit, a grocery store, and an MTS Viva communications store.

An excellent hotel in terms of price/quality ratio, which is extremely difficult to find in Yerevan! The rooms were clean, there was always hot water, and we had enough internet. There are places to eat nearby and a lot of fruit stands and shops! Very friendly hosts, thank you very much! There is always a choice at breakfast, you won’t leave hungry. And also, in cool weather, Ararat can be seen from the balcony)

Lovely hotel, nice and attentive staff.
Clean rooms, good laundry service and peaceful environment. Would recommend to anyone visiting Yerevan as it is not too far away from the city centre and affords good views as you descend the mountain.

Perhaps the location of the hotel is not very suitable for some, but everything suited us, and our stay in this hotel left an extremely positive impression. Bad Internet. If you live in a yard, you need to constantly reboot the router.
Breakfast is monotonous, but tasty.
The owner is friendly, but that doesn't stop him from deceiving you.
I lived in this hotel for a month, and everything suited me. Centipedes in the room, smoke from the barbecue, noise, all this is normal as long as you are alone.
My wife arrived and we were moved to another room. ALWAYS book a room through booking so that it doesn’t work out like it did for us: the price turned out to be higher than on booking, although the owner talked about a discount. Due to the high occupancy, we changed several rooms (and the owner accommodated us), but in the end we were moved to a basement single room, without a window, the air in which ran out before we finished swearing.
As a result, we had to look for another hotel at 01:00 at night, the money was returned to us for 1 of the 2 remaining nights. All the good things were forgotten, only the negative remained.

The place is nice — you can reach the Botanical Garden even on foot (30 minutes).
Pretty quiet place, you can sleep well.
The breakfasts are good, they change every day (some regular dishes are also available).
The only negative (for me) is very poor internet, so mobile internet will come in handy.

Family managed hotel, one of the best hotel in Yerevan. Better then the most known brand ones (Holiday Inn, etc. )
Perfect staff, friendly and helpful.
Clean rooms, silent neighborhood.
Breakfast is special and handmade by the owners.
