Location and room is great!
The only negative things is tiny walls and you can hear noise from aisle.
Stuff is great, location is in the heart of Yerevan.
Recommended.

We stayed at this hotel in August 2024.
The location is perfect. The rooms are very comfortable and look exactly like the pictures. The staff is impeccable and always ready to serve and assist guests. We are extremely satisfied and would recommend it to anyone.

A perfect hotel as a base to explore Yerevan. It’s not fancy, but it has what you need: centrally located, very quiet, clean, efficient. Very good value for money.

I had read a few less-than-stellar reviews before booking this hotel, but I felt that the concerns were minor and expected, considering this isn’t a 5-star property. I went in with managed expectations—and ended up having a 5-star experience!
I couldn’t be happier with my stay. The room was clean, spacious, and modern, and the location couldn’t be better. It’s close to Republic Square and the Dancing Fountain, and within walking distance of main attractions like the Armenian National Opera and Ballet Theatre and Cascade. Plus, it’s less than a 5-minute walk to some top-rated restaurants like Sherep and Tavern, which was a big plus for me.
A special shoutout to the incredibly accommodating and helpful staff, especially Aaron and George. You both made my stay so convenient and memorable. From getting me checked in as soon as possible to helping with my itinerary, you truly went above and beyond. I’m deeply grateful for everything you did.

No room cleaning or towel change. At the reception they attacked me by telling me that it is written in the conditions and that I should have hung the card on the handle to redo the room. But it's not true because none of this is written in the conditions. The drinks or sugar available for the kettle are not replaced, so if you stay more than one day, you will not have anything in the following days (they also say this is written in the conditions but it is not true). Parking is on the public road and unsupervised. Two hours after my arrival, they woke me up in the room to make me move the motorbike, which they had told me where to park, because someone "more important" had to park the car, relegating it to a corner squeezed between other cars. Last but not least, I extended my stay by one day compared to the reservation made with Booking and they wanted me to pay for it in cash.

Negative because three nights without changing towels, sheets or cleaning, we also threw away the trash for 3 days which I had thrown away rubbish, my motorbike was difficult, he was not kind and overbearing. We are disappointed that I paid 150 euros 💶. Unfortunately we are deaf. But I can't give the photo. Patience.

Very nice, new, clean hotel. Located in the courtyard of a residential building almost in the city center.

A good hotel, but, of course, some things that complicate life need to be improved. The location is fire, very convenient. Points: the toilet seat is smaller, so you feel an unpleasant cold. In the shower there is only a glass fence on one side, water flies everywhere, there is a key for a towel nearby, but you can’t hang it there because there is water. The hood doesn't work well, the humidity is constant, the heated towel rail doesn't work, you can't dry things, and there are no radiators in the room itself, only electric heating/cooling, which is also very inconvenient, since the room is either hot or very cold. The windows are huge, but they go straight out into the courtyard, where people walk back and forth + the backyard of the restaurant. There is no breakfast, but the staff is excellent. There are also not enough hangers at the entrance, it’s not convenient to hang things in the closet every time.

Very, very excellent hotel, its location is close to the center of Freedom Square and Independence Square, about 4 to 6 minutes on foot.

Small family hotel with a terrace (probably great in summer). The inside is quite cozy, clean, but there are a lot of stairs (who doesn’t like them, you need to take them into account). Very polite staff, they will advise and help.
Of the minuses: the room is quite cold, the radiator does not cope. The window has a single glazed unit, you can hear the street as if the window was open. It would be nice to touch up the cosmetics (ceiling).

I rented a standard room for 2 nights, with windows facing the street. The room itself is quite okay by local standards. But its cost is simply prohibitive. 46000 or at the entry rate of $115. The hotel is located close to the central streets and everything you need can be reached on foot.
For $115 for 2 days they offered “breakfast” of 1 potato and 2 pieces of tomato, at an inconvenient time. Wi-Fi was only available at the entrance to the room. If you lie on the bed, that's it — no internet. Well, from the nobility, slippers and a set of toothbrush and toothpaste. When you are in the room you feel like the windows are open, you can hear the street so well.
In general, I would not recommend the hotel. It's better not to count on the local breakfast. But if you just need to sleep, wash and continue, then you can be patient if, like me, there are no other options.

Pros — location, cost of living, quite tasty breakfasts, but as it turned out they were tasty only for 2 days. Later, breakfasts became either nothing (a bun and coffee or yogurt and coffee) or cold.
Cons — everything else! If you get a room near the kitchen (and this is a super luxury), then you will be able to fall asleep no earlier than 1-2 am, the owners or employees talk very loudly. This room has no windows facing the street, only into the dining room. The rooms are not cleaned, soap and other hygiene products are not renewed until you ask.
The time for serving breakfast is very inconvenient — 9:30 (most excursions start at 10:00). During the entire time, breakfast was prepared only once at 9:30, the rest around 10:00).

This is not a hotel in the normal European sense of the word hotel. This is a hostel with private rooms. A hostel in spirit.
People are not very good at “hospitality”, and do not quite understand what a guest expects from a hotel.
1. We were met with an offer to cancel our booking at Booking and check in directly. They offered to give us a small discount and take us to the airport for free if we agreed. We refused.
A good start is to deceive the reservation system so as not to pay a commission, and leave us alone with them without any rights.
2. It is not at all necessary that you will be accommodated in the room that you booked.
We booked Deluxe, but we were accommodated in the standard room.
In response to my objections, they claimed that such a room does not exist. After I showed the photos from the booking office, it turned out that the number existed, but was occupied. They have only one, and they put someone else in it, despite the fact that they sold it to us.
The air conditioning in this room did not work properly (the freon went out, it did not cool anything). It's +38 outside.
And the toilet leaked.
Grandfather the administrator tried for 20 minutes to prove to me that the air conditioner was working (it was blowing).
He called some manager of his, the owner of this caricature, gave me the phone to talk to him, etc.
They brought me to tears, then they agreed move to another room. In a small room next to the reception.

I didn't like it right away from the entrance. The hotel is located on the second floor, with a steep staircase leading to the second floor. The Deluxe room is very gloomy and not cozy, the windows overlook the kitchen, behind which there is a terrace. There is almost no air in the room, it is very noisy, as people constantly walk past the window and talk on the terrace and in the kitchen. We couldn't sleep. We booked for two nights, but we barely spent one night, we wanted to leave as soon as possible. Breakfast is paid and meager.

The hotel is not bad. Large rooms. Not a bad renovation. There is no downside to soundproofing from the street; it feels like you are on a busy street. Breakfast is a different story. During a week of traveling around Armenia, it was unexpected to see 2 eggs and a bun for breakfast. So take a room without breakfast, there are many cafes nearby for the money and you will eat well. There is a TV in the room but it is defective. The kettle can only be turned off by unplugging the cord from the socket. The air conditioner doesn't work very well. We need to update our equipment.

Clean rooms, attentive and friendly staff, buffet breakfast. I highly recommend this hotel to everyone.

The worst Place ever.
Staffs are not friendly.
They do not even help you to carry your baggages.
The only good thing is their AC.
But the room itself was dirty.
They do not even have mirror in the bathroom.
Breakfast was not good at all.
If you wanna save your money and not to pay for your accommodation, do not go to this place. Try to find an apartment instead of going to cheap hotels.
