We rented a room here to visit my parents. Unfortunately my mother passed unexpectedly, and the owners went so far out of their way to help us out. Their compassion and hospitality can never be measured, I am truly grateful for these good people.

COVID put a damper on a lot of our travels plans for this summer, so we were thrilled to be able to stay in Kennebunkport at The Beach House Inn. It was clean, charming and the staff was friendly. We felt very safe with all the accommodations they made in regards to social distancing and amped up cleaning procedures. Our room had phenomenal views, so I made it a point to watch the sunrise every morning during our stay. The inn is right across from the beach, and only a 5 minute ride from the downtown area. Just separate enough so you feel secluded, but close enough to town that there is plenty to do within reach. We took advantage of the complementary bikes to go for rides as well. The only thing I would say is that we did not realize the small breakfast provided was not included with our room until the charge showed up on our bill after we checked out.

Called to cancel a 4 night stay Due to them telling me one price with all the taxes and fees then charging me more. Decided to go somewhere else and they are saying I can’t get my money back for at least 45 days. So now I have to wait over a month to get my money back because they messed up. I have been told the manager will be in touch and several days have gone by and not a call. Disappointed. Very disappointed.

Ocean Views! Very friendly!

The view and location was stellar but nothing else positive to say. We stayed in the cottage and it was very dirty and in need of new furniture and mattresses. It would have been nice to hear the waves or feel the ocean breeze but unfortunately most of the windows didn’t have screens. We left a letter for the manager but haven’t heard from him yet, it’s too bad to see such a beautiful property appear so neglected. We go every year to Kennebunkport and this place will not be on our return list.

We just spent the last two days at this wonderful hotel. We really enjoyed the relaxing atmosphere. We were right across the ocean which we realized we would not get if we stayed downtown. First time in Maine and would not hesitate to return to this hotel. We went for walks along the water and just time relaxing in their Adirondack chairs. Very short distance to downtown too. We noticed the downtown trolley came right by our hotel in case you don’t want to drive downtown. Downtown area has lots of restaurants. Also has bikes you can use. The breakfast was amazing! They also had cookies and muffins late afternoon along with coffee or tea. If you book this hotel you will not be sorry! Thank you Beach House Inn for a relaxing start to our vacation!

The staff especially Charley. Inn on the best beaches in Kenneport and Kennebunkport from a less congested tourist town center. The breakfast is provided by chefs at the Stripers. Great happy hour and daily dinner special at sister facility Breakwater Inn and Stripers Restaurant with Lobster tacos on the mouth of Kennebunk River.

We stayed here a few years ago and loved this beautiful Inn, right on the beach! The comfortable furnishings and details are so fresh and lovely — the perfect Kennebunk beach vibe. And the generous breakfast was delicious! Planning to return soon!

This inn is reasonably priced for the area and is in a great location. It’s also a contemporary inn with some updated rooms, which is nice in comparison with a lot of the other local places. The Inn however loses stars for the following: 1) Fairly bare bones continental breakfast. I think they should have at least had a waffle maker and things such as condiments and milk choices. 2) They advertise an afternoon tea/refreshments but it is actually just comprised of serving yourself tea that is already available in the lobby coffee bar area 24/7 and two very small treats. I felt that advertising it as an afternoon tea was misleading. 3) Sone details were lacking like friendly front desk service by some staff, flat tires on the bikes outside, and only giving you two towels per room.

I would say I'd give this inn an "ok. " It was certainly nothing special. The room was clean. It has a window air conditioner, as a matter of fact, it had a second one as well that was just idle, unplugged, and wasn't working. Why not take it out and keep the room looking taken care of? The room was cool-ish, not as cool as we would have liked. We were given only 2 towels, hand towels and washcloths. We had booked a three night stay. Yes, there were two of us, but perhaps we would have liked clean towels to shower at night and in the morning, before housekeeping arrived. The soap, shampoo, etc was also sparse and was not replaced on the first morning that housekeeping came. Breakfast was ok, also nothing wonderful. Also, the morning muffins, or whatever the carb was for that breakfast became the left over snack for the day and sat in a bin. Afternoon cookies were ok, miniscule and the same every day, oatmeal and choc chip. Carpet in the room needed replacing and the furniture, although antique, was not in great working order. The drawers were difficult to use. All in all, the place was a tad worn out. I'd try to stay elsewhere before I'd consider the Beach House Inn again.

Great location if you want to stay on the waterfront in Kennebunk. Nice firepit out front to spend the evenings around, listening and watching the water. Breakfast selection was disappointing.

Another nice stay at the Beach House Inn. 10 years of visits for us. We loved chatting with Charlie at the front desk, a great addition to the staff. Craig did a great job with the housekeeping too. The bathrooms could use some updating and breakfast should offer some more variety. If you want a place to hear the waves roll in rain or shine this is your comfy, not fancy, place.

Location is awesome and the amenities are great. Breakfast is good, tea and coffee are available all day and bikes are free to use. Staff were very friendly. Room is a little outdated, the whole place could use a little makeover.

Location is hard to beat, nice staff, beach bikes, excellent bed, Wi-Fi in my room stunk but otherwise all good.

The gal at the front desk was friendly and helpful. The bed was amazingly comfortable and we loved the pillows. The location is awesome! The only negative is we slept with the window open to listen to the waves and got woken up at 6 a. M. By the most god-awful smell from the ocean! It was horrendous, but obviously not the fault of the inn, just suggesting not to sleep with the window open!

Very nice facilities. Staff are very cordial and informed and friendly. Also found the bed the comfortable. We were in an end unit and had a very nice view of the ocean. A short drive to shops and scenery. Highly recommend! Will definitely return! A+A+A+

Great little hotel. Very cottage like. Just across the road from the ocean.

This is a lovely little place. People sit in the living room and read. You can watch the ocean from the porch or lawn or cross the street to walk along the beach. A nice continental breakfast is available and coffee and tea is our all day.

We loved the Beach House Inn. Great hub for Kennebunkport and the whole of south Maine, really. Its location is perfect for quiet days at the nearby beaches, plus just a short 10min bike ride to the center of Kennebunkport! The Inn offers free bike and canoe rentals, which makes it very easy to get around the surroundings. Nice breakfast with all you could want, even oatmeal for health junkies like ourselves, plus you get to bring the meal outside and have breakfast while listening to the waves coming in, just 30ft in front. Please note that the building is old and quirky, so don't expect everything to be brand new — however old is not bad, the bed was super comfortable and the room very cute. Friendly staff, who were very accommodating. THANK YOU Beach House Inn for giving us the best start of our Coastal Maine road trip we could ever ask for.

Really nice place at a beautiful location, right on the beach. Room was fantastic and the staff really helpful. I can really recommend this place to anyone who's going to Kennebunk!

Been here 4 times in the last 4 or 5 times. The location is great, right across the road from the ocean and beaches. The building is older and they have not spent the money for improvements. Our room had a 30 year old wall AC unit that should have been thrown out 20 years ago. Service has declined as well, front desk is staffed by indifferent people that are more interested in staring at the computer than helping people. We had to ask, twice on separate nights for replacement soap and tissue. The cleaning staff obviously doesn't re-stock these items for some mysterious reason. Perhaps the ownership doesn't want to spend money? Moving on after this stay since we still pay top dollar for a "Superior" room but the prices are going higher but the service and property are getting worse.

4th visit here. Stayed in the same room 3 of 4 times — top floor king with ocean view. The view is great it really is a direct view of the beach. The room is nice but lots of low angled walls which makes it for more than one time of banging my head on the ceiling! Bathroom is small but decent, could use an update. AC is a wall unit that is totally worthless, it just makes a loud racket but really doesn't cool the room. Open the windows and let the ocean breeze cool the room works better but they should update this as well. Coffee is available all day and breakfast buffet is included and is mostly cold items but they have a waffle maker and usually fruit and some meats.

I have never been to the area and saw this Inn. I took a chance and booked it back in Feb. I can't say enough about it. It absolutely was a fantastic choice. The staff is very friendly and helpful. We had the deluxe ocean view room. Breathtaking views and the beds very comfortable with down comforters, rooms clean and overall just delightful. Love the bathrobes provided in the room. The location is fantastic! Beautiful and cozy interior lounge areas, and a delightful breakfast is included. Fresh fruits, cereals, muffins, bagels, quiche, hard boiled eggs, orange juice, coffee, etc. They also provide pastries (cookies, pound cake) at 3pm for a tea time. Coffee, tea and hot cocoa available pretty much all day. Had a nice time walking along beach and visited a few places to eat in Kennebunk. Admiral Jacks is a great place — casual dining and a view. Another great find was the Arendul Warf restaurant. Very good! We mostly visited other areas. Loved York, ME and went to Kittery for the outlet mall since it was raining. It is like other outlet malls — not really any deals, but something to do if the weather doesn't cooperate. Visited Nubble lighthouse which was a nice excursion. I highly recommend the Beach House Inn. I hope to come back another time.

Outstanding hotel with great views of the Atlantic Ocean. Easy access to the town and they offer some great amenities such as bikes, canoes, breakfast, beach accessories and more! You'll be glad you stayed at the Beach House Inn. We look forward to visiting it again in the future.

Beautiful hotel! I totally enjoyed my time there. The best features were the complimentary bikes. We used them every day riding along the shore line and admiring the differences in the high and low tides. The sitting areas are bright — perfect for reading. The historic pictures in the hallway are interesting to see. The staff was very welcoming. We had a very calm and relaxing time, but unfortunately the fact that there was no internet in the room contributed to this relaxing time. I really liked being able to get hot tea at any time of the day.

We cannot explain how great of a find this was! Great location, beautiful views, cute little rooms and a very welcoming feel by the staff. The breakfast was wonderful. We would definitely stay again if we ever make it back to Maine!

We enjoyed our 28th anniversary at the Beach House Inn. Our room was charming; we loved the view of the sea from the sitting rooms and porch; we especially enjoyed the breakfasts, 24 hour coffee and tea, and port and cheese before dinner. We took several walks by the sea, used the rental bikes to ride to the monastery, and enjoyed shopping and dinner in Kennebunkport. We'd recommend the Parsons Walk too! The staff were very helpful with in house requests as well as recommendations for places to eat and walk etc. They were friendly and accomodating. It fun to see the surfers at all times of day in the Sea in the October weather!

Absolutely fabulous! The staff was friendly and knowledgeable and helped us to find a great local restaurant when we got in. Even though the rooms are nice and cozy, don't expect a typical B&B feel. It felt more like a mini hotel. The views will not disappoint. Thoroughly impressed with everything.

Great little place with a fair rate. We go off season which makes it even better.

I had initially booked a room for one night, but wanted to add a second night stay. The young man who handles the reservations accommodated that request and gave us a comparable room at the same price, although he booked it so that we would not have to change rooms. In addition, the staff that was there was very professional and attentive to our needs, the whole place was impeccably clean, and the breakfast was great with a lot of options (not your average continental breakfast). The afternoon cookies and the late afternoon crackers, cheese, port wine and brandy added a down home touch! Also the 24 hour coffee and tea was awesome. The location right on the water was beautiful. When we go back to Kennebunkport, we will definitely try to stay there again.

Can not say too many negative things about this establishment. Great value, great location, and the best views from any Inn I've ever stayed in. However, the beds could use some upgrading along with the pillows. I was in the army for 8 years and received better pillows from them (Not saying much) than the beach house inn offers. However, if you can get past that its one of the best places I have stayed. Will be back just with pillows from home.
