The bedspread had food particles on it from a previous guest, the advertised pool was empty, the shower was missing the knob so we couldn't use it. Thank goodness we'd gotten a room with a jacuzzi bath or we couldn't have washed. Renovations were happening in the room next door, which woke us early. I don't care about the tennis court, but it didn't look usable, either. Sign says there is a playground; I did not see one but didn't explore much so it could be tucked away somewhere. If the housekeeping/maintenance improved and it was quieter, it'd be okay and good value for the price. It's not a scary place, but it's a bit shabby and less than what you'd get for a similar price at many other motels in the same area. In most other motels, you would be able to shower, as an example. Afraid I can't recommend at all.

Beware the 'bait and switch'. The manager showed me a nice room and then offered me an 'upgrade' saying pets aren't allowed in that one (he knew we had a small dog all along). The room we got had no soundproofing and loud neighbours that kept us up till 3am. There were bugs (silverfish) crawling across the floor, curly hair in the sink and stains on the wall. And stunk really bad. I've been to a lot of motels and this one really was terrible. It only gets a 2 because it allows pets and I didn't get bedbugs.

The unit was lacking. Refrigerators were not working along with broken closest doors. The units has quite a few bugs. For the price range, the motel was adequate and was the only one nearby which includes 3 beds.

If you plan to stay here, welcome to hell. When entering, there was urine all over the sheets and on the carpet. We got the jacuzzi suite, which was not a suite. There was mold all over the place, anus hair in the tub (i think). No hot water and the manager never resolved the issue. There were so many bed bugs and dead insects all over the place, grasshoppers flying around, terrible, terrible place. People screaming next door as well. Worst place ever, lmao.

I can not put less… Please shaved the unsanitary place… Trace of… I do not know what everywhere…

Not bad nothing fancy good while working out of town.

This has been our second stay here… While it isn't the fanciest of places, it's clean and affordable. It's also pet friendly.

RUN AWAY… MOLD ON THE WALLS — My wife booked at room at the Seven Oaks Motel in Kingston, she shows up and goes to the room after checking in at reception, when she gets to the room, the room is disgusting, MOLD on the bathroom walls. She goes to reception asks for another room, their fully booked. She asks for a full refund, they refused and charged her a full day. The lady behind the reception counter YELLED at my wife, like my wife did something wrong by complaining about the MOLD. BEWARE… MOLD is toxic and a major safety concern, the building needs to be inspected by the City of Kingston for HEALTH CODE VIOLATIONS!

Ugly and dirty! The worst hotel we have stayed ever. Very dirty, unpleasant and very poor. The price is too high for this kind of hotel. We did not want to stay in a lower price hotel to avoid having to find this type of hotel dirty and old fashioned. We have photos that prove these facts. The sheets stained with blood and urine on the wall of the bathroom. Horrible. We do not even stay to sleep because of the disgust we feel. It should not have a single star, it is badly classified.

Skid Row very dirty very shady please do not get out of the vehicle lock your doors call for help.

Motel was a good price, but the rooms were outdated. Bed was not the most comfortable. Otherwise clean and was fine.

Although I didn't stay there I visited some "residents" there. I say residents because they live there full time. Their room was disgusting. I didn't see any other rooms though, so I cannot otherwise comment, but if I were a guest staying in the room next to said residents, the smell would bother me. It is a step up from the Kozy Inn, which is across the street. But so is a cardboard box that two hobos had unprotected mashy mashy in. Great location!

No hot water, service below average, old ripped furniture.

It was an okay room management is nice and quite overall wasn't bad Wi-Fi sucked in some areas reason for me rating.

Stayed there November 3rd 2017. Have stayed there every year for the last 5 years. Never again,. Had pre booked the room. New owners now. We arrived around 3 pm. They asked us to pay in advance then told us the room was not ready for another 45 minutes even though the sign on the desk said check in at 2 pm. We returned at 4 room still not ready. We waited till the maid finished cleaning. The carpet felt sticky the bottom bed sheets not tucked in and next door a group of young people noisy chatting and smoking outside most of the night. Not a good experience. Price was decent but not worth it.

Front desk clerk wasn't very friendly. Shower could have been better and too. Had a strange smell.

The people are very friendly. Service is great. You could ask for a better place to stay.

7 Oaks motel offers cleaning spacious rooms. Thet are up to date with features that a person would want when they're traveling or just going as in overnight guest. Wi-Fi is available with the option to plug the ethernet cord it right into the wall which some other places don't offer yet. It's a friendly atmosphere close to downtown, stores and Tim Hortons. Prices of pretty reasonable.

Not enjoyable. My girlfriend and I payed $200.00 for the jacuzzi suite, which was filthy. The tub was distgusting occupied with soap stain, dirt someone else's hair! The bar fridge included with the "suite" didn't work, theres MOLD growing on the wall above the sink underneath the sink even on the curtains above the A/C which blew out warm air. The furniture's undoubtedly 20 years old falling apart. I would not recommend this motel to anyone.

This Motel wasn't that great to be honest. The room smelled like humidity, the fridge wasn't working, one of the two beds was broken, you could hear the people in the room next to you, there's a train nearby making it kind of noisy. But the room service is great. They changed the broken fridge and gave us everything we needed for our stay, the room in this case was clean too.

Room was ok but noisy. A bit humid. Fridge wasn't working. The service was ok. It's ok for one night driving through.

When looking for an inexpensive place to stay thats clean and quiet this is a good place. Even has a pool. If your looking for the most up to date conveniences stick with a chain.

Your typical basic motel. Staff are friendly and immediately dealt with any concerns to ensure our stay was positive. Great location. FYI the pool is currently having repairs so you may want to confirm if it is operating if you are looking for a place with a pool.

Room is dirty. There are cob webs on the chairs and in the room where the fridge is.

Poor customer service, unclean rooms. I drove in from toronto and had a room booked here for about two weeks as I had to work in the city. My dad drove me out to kingston and had to stay with me for one day. Hotel staff insisted on charging more as during the time of booking, the room had been booked under one person. Upon arrival to the room we noticed a bad odor, dirty carpeting and bed sheets with burn marks on them and dead insects on the carpet. Later when I tried to shower, there was no warm water. I called to complain and the hotel management asked me to check the sink. The sink had warm water so her response was to use the sink water to shower. Eventually her husband came and resolved the hot water issue. I asked the cleaning staff to have the bed sheets cleaned or replaced and they said it was too much expense on their part to do so. There was no Internet signal. We checked out the next day. Bad experience.

Smells like mold and the ventilation is clogged with mold. No refrigerator and the room is old. My family and I didn't stay during the night and for the bad quality the room was expensive.

Despite having called twice to ensure they accepted pets, I was refused when I showed up with 2 cats and 1 dog, myself and my mother. I called and booked a 1 bed room and told them I had the aforementioned animals. They said it would be $79.99 plus tax. When I arrived, they told me my room was $99.99 plus tax, plus a $100 deposit. Both the man and woman continued to raise their voice to me, despite myself having a calm demeanor. Despite having my phone number, apparently there was an issue accepting my Visa Debit and they never called me to tell me there was an issue. They also showed me their book of clientele, which included names and credit card information. They refused to scratch out my card number from their books, also, as I was concerned of them just freely showing me the information of other guests. Beware! Shady business practices. I will be contacting the BBB.

Old but clean and friendly, you get what you paid for. Their washrooms are newly renovated tho.

I always try to support small businesses but in this case it was a big mistake. The beds are old, smell old and very uncomfortable. It doesn't even have a hair dryer in the bathroom.

Run down. Room was very outdated and not well maintained.

I feel sort of bad leaving this review but I want visitors to know what they're getting into. It is priced similar to Travelodge which is across the street and it is NO WHERE near the same level. We stayed 1 night on the way back from Montreal because it's too far to go straight shot with our kids without getting in way to late and we weren't in a rush. I feel bad because it is a very hard working immigrant family running the place. That said, the place is a dump. I have photos of our room I will post. As well, they really need to get someone to answer their phones. K, my folks are immigrants with accents, so this is just fact and not derogatory. I couldn't understand a thing he said and he couldn't understand me when I called to check for a room. We went around in circles like a comedy routine for 20 min. The same when I got his wife when I called to confirm the next day that we would arrive late. I was worried we show up to no room. As well, I was not impressed that I asked if I could book a double room with 1 queen bed because the toddler could sleep on the sofa and the baby in her own travel crib and they said absolutely not. We had to book a more expensive room with two queen beds if we had kids. The bedding was mis matched. The non smoking room reaked of smoke. It smelled so bad I had to leave the door open right until we slept. The furniture was VERY old. Easily from the 70s. The rug and the flooring in the kitchen was recently replaced.

Very friendly service, and very accommodating. Room very clean, looked to have recent renovations. Would go back.

Incredibly friendly owner. When the Wi-Fi signal was too weak in our room, they plugged in an additional access point in our room. Can't fault the service. Room was spacious and rate was cheap.
