Rooms NOT AS ADVERTISED absolute Joke like YMCA than Hotel they say Breakfast Inc then get there be Told NOT Enough p people make Breakfast for NEVER stay here Again.

Nice staff but terrible breakfast the toast was mouldy, bacon didn’t taste right, and orange juice was warm, we were too polite to say anything to the staff plus they had insisted on taking payment from us before we were served breakfast.

Booked this hotel for 2 nights for sisters in laws while brother was in the freeman hospital filthy is an under statement the toilet was unreal they couldnt use it it stunk rancid quilt under duvet was dirty n grey light pulls were into wall lights never again.

This place was very clean, great staff I slept like a baby.

We stayed here for a night out in Newcastle, we were greeted by a very kind and most helpful gentleman on reception who offered to carry our bags and ordered our taxi for us. The hotel is very conveniently located on Osbourne rd, handy for pubs and restaurants, Waitrose is just across the road which is very handy for the morning after the night before. Our room was clean and had everything we needed for a short stay, towels, tea/coffee etc. The parking was free at the hotel, and the lady on reception was very friendly when we were leaving, thanks for a wonderful stay.

3 night stay booked at the last minute with no family rooms available at Freeman hospital. Was lovely, clean and cheap in comparison with others in the area! Staff lovely and helpful. Parking not great but managed a spot on 2 occasions, bar staff moved his car so I could park mine on another (sweet) and so close to Freeman hospital. I will definitely be checking in again.

Comfortable, convenient, friendly and good value but limited parking!

I think the hotel has had a make over with new stair carpet and good bedroom laminate flooring. Freshly painted and clean. It’s functional rather than luxurious but we just needed a bed for the night with a shower and this was great for the price.
Lovely housekeeper/ receptionist who gave us helpful info and only a shame she had not been on duty when we arrived to an empty building with no receptionist.

Was lovely … apart from the TV it never worked as it kept sayin no signal but other than that was a lovely place friendly staff.

Comfortable hotel located in a few minutes drive from the city centre. Nearby leisure area with restaurant and bars. About 20 30 minutes walk from the center FA an access by car or in public transport.

We stayed in this hotel in 3 different rooms for a stag weekend. 2 of the rooms were as expected for £40 a night but the other room, the room I stayed in was room 2 and room 2 was not as expected! We were sleeping in a cellar with no sunlight and no ventalation. The dirty bathroom was on the opposite side as the main door with no window, a broken extractor fan and a bathroom door that dont fit so when somebody used the toilet (that looked like it came out of a primary school judging by the size of it) for a number 2 you had to sit with the smell. The matressess and quilts were covered in dried urine and blood (regretably we didnt check until after we had slept in them). There was faeces on the wall next to a bed. The room was located directly under the reception and you can hear every footstep that the person upstairs takes and hes in there 24 hours a day, not only that but the window above my head is directly in front of the back door (the only door open at night) so you here every creek in the broken down steps that lead into the building from every single person stopping in hotel all hours of the night. They have the cheek to charge the same price for this inhabitable prison cell as they charge for a normal room. We had to pay a £20 deposit to ensure we didnt make noise or cause damages. Thats a joke because we were awake all night with the noise and there was nothing worth damaging. They should be paying us for the damages to our health!

Room not made up/serviced for our second night, 15 plus large bags of dirty washing stored outside our room overnight awaiting collection. Woken at 1 am by the night porter attempting to repair a water leak with a sledge hammer! Following day no water and compensation which was an insult. Never again!

The room could be better as you can see in the pictures. A little bit noisy at night from other guests. The restaurant is great though.

The location was great, easy to get to the town centre by foot, by metro or by bus… however the parking was a joke! There was a back alley garage with room for 3 cars at the back of the hotel… luckily there was space for one small car to squeeze in between a badly parked clio and a huge transit van. The check-in was fine, the guy at the desk was very knowledgeable and helpful. The room itself was small, which was fine for us, we were only staying the one night… but it was so hot, even when the windows were opened… we didn't need to use the duvet! I went to have a shower after walking all around the town and discovered that there was no hot water to be had. My partner went to ask at the desk and was told that there was a problem with the boiler and he would get someone to look at it and to try again in 10 minutes. I tried again after 10 minutes, but the water was still freezing. My partner then discovered that if you take the shower head off the wall, the hot water ran fine. When it came time to sleep, we realised there was a very audible boiler-like noise that would sound for 3 seconds every 10 seconds! Lucky for us we had packed some earplugs. Upon waking in the morning we discovered we were probably sleeping above the kitchen and clattering noises could be heard from below while we were packing up. The breakfast was OK… cereals, juice, their version of a full English, good coffee. All in all, we wouldn't go back and we wouldn't recommend this place to anyone.

Stayed for a week for work whilst in Newcastle. Very clean and tidy room and the shower was well presented. Great location with plenty bars and restaurants nearby. Staff were brilliant, too. Will be back.

Great weekend away with the girls. Staff were so friendly here. They couldn't do enough for you. Our room was really big, it had all 4 of us in, nice and clean. Was such a laugh. Highly recommend.

After reading various reviews I was a bit concerned about this booking but I should not have been
The welcome was warm & accommodating and Jana on reception deserves special praise for her dedication to the job & with a smile which was nice to see. The room I had a large en suite included & everywhere was clean & tidy. Breakfast this morning was at no extra cost & set me up well.
I know it was a Monday night but I found the hotel very quiet & relaxing at this time.
My only concern would be parking as it's very limited but would I stay there again

Great weekend for the rugby. Staff are extremely polite and helpful. Rooms are basic but clean and have everything you need. The area that the hotel is situated in is awesome. Loads of cool bars and restaurants and it's only a mile or so from the city centre. Would definitely return!

Fantastic hotel and great service. All staff couldn't do enough for you. Highly recommend. Yana is amazing and so kind! Yana and Jamie work so hard.

Extremely disgusted with my night stay here, and strongly advise others to stay clear even for work purposes. I took a shower using the towels provided, I ended up with some kind of hair in my mouth as drying my face! Bedding is manky, decor and furniture well outdated. Room condition, very poor and dangerous. Loose electric sockets and switched throughout, even in the bathroom which has no fan or ventilation. Damp, water and electrics don't mix especially if children staying! The door lock was not properly secured and left a inch gap when closed, not exactly a secure lock then? Also this is the rooms only fire door/escape with no seals around wide gaps under, above and side frames, also no spring/arm system is fitted to allow the door to spring shut. The flooring was laminate which had become warped and has gaps between almost everywhere, baring old floor boards. Tea and coffee making facilities were available, however the tea bags are loose (unpacked) and had damp patches on them! Also the window netting's had mould on. I was included a free breakfast, however after my terrible night stay being woken up several times from early morning, and the poor hygiene and room hazards, I thought it best to decline as to take possible risk of food poisoning. I strongly urge people to stay well away, also highly believe this premises should be inspected regards hygiene and safety issues! I have photo evidence to back this up!

We stayed here for a weekend break… It was ok the the money, we were fortunate to get parking but it is. Limited.

Would not recommend this place to anyone yes reviews say basic that is an overstatement, arrived here expecting to get booked in did not expect a seedy looking reception that looks more like a back street brothel, they advertise possible parking what they forget to say is that there's all of 3 parking spaces that are used by the staff and you can other cars crammed into what u can only describe as the trademans entrance ask for a refund as we couldn't get our car parked, this was refused so we went to another hotel this place is ok if your looking for a room to slum it up for the night avoid avoid avoid.
