Everything about this place was amazing very friendly and the rooms were very spacious. My kids love everything about this place especially the pool.

I brought my two 19 year old grandchildren. Everyone has been so nice. The front desk personnel were so helpful. Also, within a 1/2 hour, a stuck back door problem was fixed!

When I stayed there they had a HUGE cockroach problem, it was disgusting. The room looked great and has a wonderful view until the bugs started coming out of everywhere.

Very nice unit 411. Location for sunset is fantastic and if you want some sun just wait till 11:00 and there’s plenty on the west lanai. The lanai runs the length of the condo so plenty of room to spread out either at the table, or comfortable chairs or lounge chairs. We watched whales, flying fish and turtles from the lanai and living room. The many windows make it easy to enjoy the gorgeous view. Kitchen is well stocked as are the bathrooms. For TV watchers there are many channels to chose from. The decor is typical Hawaiian with a touch of India. I believe the floors are new high end laminate which is easy to live on. The management has been great, very helpful. The only drawback would be the lack of a hot tub/ jacuzzi of sorts to unwind in the evenings. Overall, a really great place to spend Christmas week. P. S. The two swivel rockers with ottomans are extremely comfortable.

This is our second stay here. We love the ocean views. The staff are knowledgeable and friendly.

Here for a week with my sister and really like the location. Great sized clean suites. We stayed in a studio condo and it was perfect. Has a good sized clean pool and service was great.

Great place to stay in Maui. Great ocean access, swimming pool, exercise room, etc. Its also very close to a lot of good restaurants, and shopping.

Tim was so informative and friendly. Rooms were nice and tidy and a fair size. Loved hearing the waves while falling a sleep.

Our room has been upgraded to a two bedroom which is so beautiful and everything has been provided. Two King size bedroom with bathroom and a walk-in closet. The receptionist is very accommodating. Thank you.

We reserved an ocean front room three months before our vacation, the room only has 20% ocean view and is blocked by another building. The lady at the check-in was not helpful (not friendly) at all, she said ocean view means you can see ocean from some location in the room! When we asked her to move us, she said we are fully booked but I could find a room online! The room is clean the though, hence the three star!

Nice place, we were able to get one of the upgraded rooms with all air conditioning. It was wonderful with a great view. There is limited parking though, but I think they are are working on more parking.

Royal Kahana is the worst hotel ever I have visited. We stayed in Studio with king bd… About the hotel 1) Very Dirty room – Attach pics 2) Bad Smell — Carpet was so dirty it was smelling throughout the stay. I won't even step on it. 3) Very old & Rusty appliances — Fridge had rust on it. 4) Furniture — Very old and mostly faded. Balcony chairs were so old that cushion covered were ripping off. 5) Bathroom — again was not clean. On top of this hotel has mandatory $125 cleaning fees – don’t know why they charge this? Plus they won’t provide additional towels or housekeeping services during your stay unless you pay additional (on top of $125). I requested for a change but looks like the hotel was fully booked. I had other folks also compliant about the quality of the hotel during my stay.

We had an awesome stay at the Royal Kahana. We had a 2 bedroom oceanfront and it was amazing. Perfect for families with older teens for space. Will for sure stay here again. Staff is very friendly. The grounds were so clean, and the pool is so well kept and clean. Condo is close to all the shops (Whalers village 5min away and Lahaina front street 10min away) Also only minutes away from great snorkel spots.

We have been coming here since the nineties. Go VRBO so you can see how upgraded your actual condo is (tons of pics) some are outdated and if you book via an agency you are not assigned one until you arrive so why gamble? Some owners have spent big bucks doing major upgrades. Also, splurge on a two bedroom if you can and get oceanfront for the most amazing views! We hate the hassle and exorbitant costs of hotels and resorts so RK fits the bill, you just need to do some homework. We come every year and have tried other places and nothing compares to the value of a RH 2 bedroom ocean front condo.

Super clean room, super comfy bed. This is not a fancy resort, but it was perfectly acceptable for the price. All of the staff was very helpful as well. Oh, and it has a full kitchen in the room! I didn't expect that at all. I would definitely stay here again.

Good budget condo. Would give higher rating but cups, glasses in cupboards smelled like mildew, and promotionsl pictures look nothing like actual condo we were provided. Overall, the facilities are aged and need major renovations. Nevertheless, you get what you pay for and this place is affordable.

We stayed in unit 907.1 bed 1 bath. Very nicely appointed. The bedroom is nearest the ocean. The trade winds blowing right through and keeps it nice and cool, although there is Central Heat and Air if needed. BBQs, pool, parking. Beautiful views and superbly comfortable bed.

Good to know: each condo is individually owned and while they all have the same level of amenities they are all looked after, maintained, and decorated to a slightly different degree. Having said that, our group rented 2 units and found them both very good. There was a small cockroach problem in one of them but I think it's expected in Hawaii. The only other downside is parking was a bit scarce later in the evening but I was always about to find something, even if it was a bit farther. Overall good location for Lahaina, and West side of Maui and bonus in staggering distance of Maui brewing Co.

I had to give it at least a star. The place is old, and it smells old when we came in. Had to go to get an a air freshener. I understand that this is not a five star facility to begin So my expectations was not high. First they don’t have the “Aloha” spirit. We were in Oahu in another Outrigger property on the first leg of our vacation and everyone was wonderful, happy, and helpful. I complianed numerous times about the AC in our unit, it has a governor set at 74 degrees and has a motion sensor, it shuts off at night and you will WAKE UP SWEATING. I have filed a complaint with Costco Travel. So please stay away spend the extra money and go to a better place.

Nice apartment with fully furnished and ocean view. A general store next to McDonald and gas station within walking distance.

Okay place for sleeping and cleaning up but the unit needs work — bathroom, appliances, especially coffee maker. Ocean view was only partial. Activities director was a real piece of work. Make sure you get the full scoop!

Rooms are nice. Had to switch condos due to cockroaches in the kitchen. Second room is very nice and clean. Great ocean view!

Has everything you need in the kitchen (plates, pots, pans, forks, blender, etc). Friendly staff but room service is extra. Feels cozy but very dated. Parking is extremely narrow in certain area especially underneath the tennis court.

It was a nice place nice pool. But you have to. Pay for roomservice. N also we had Cockroaches in our room. In which we asked for them to spray. N they never did. But great view of Ocean…

It's a little dated as far as the rooms go, but I had an efficiency condo, with full refrigerator, stove, and everything you would need to cook a meal. Even had washer an dryer in the room! I'll definitely stay here again!

We loved our stay here. This was the best vacation my family has ever taken!

While the resort is adequate for the cost, we were highly disappointed with the loud and annoying construction going on right outside our window at the pool area. The all day jack hammering from about 9-5 for the 3 das we were there and was so incredibly loud, it took away from the serene and picturesque view we had outside of our balcony of the ocean view we secured. In addition, we were not told of the erosion of the beaches nearby that we could not access. If we wanted to get to a beach we could relax at, we had to drive about 8 miles to get there. We probably will not be returning to this resort any tome soon.

Roaches and no Beach. Don't let the pictures fool you. The beach is gone. If you stay you will then have roaches to contend with. Way more than we were prepared to let go of. It was bad. See the pics.

The rooms are old, but it doesn't really matter. Everything is well maintained and the view makes up for any of the room's shortcomings. Lots of amenities, and the activity concierges will get you discounts on any activities you want. I'll definitely stay here again.

Great little spot, quiet, within walking distance of beach and shopping areas. Room was clean and there was a nice breeze (windows on both sides open for cross-ventilation). Only rated a 4-star, because no housekeeping service included even though paying a nightly-rental rate (disclosed at time of booking), though it was available for additional cost.

Seems like it had its hayday in the 80s. The beach by the hotel is inaccessible due to erosion. Rooms were fine but not amazing. The hotel is very close to many wonderful destinations. I have enjoyed my stay.

Good apartments. Goods housed on the 11 floor with Oceanview. All clean and perfectly adequate for two people. With the rental car, everything can be reached quickly.

Location is fantastic, plenty of things to do nearby. We were given an upgraded room without us having to ask for it. Ocean view is great. I would definitely stay here again.

We had a pleasant time until they decided to charge us $156 for an extra room cleaning fee that was NO WHERE on the website I booked through. Additionally, there was no cleaning service the 5 nights I was there. When I explained this to them, they essentially said it's not there problem and would not refund me the money. The manager, Angie Latu initially said she was looking into why the site they were posted on did not provide this information, but after initial communication, she stopped responding to me. Extremely Unprofessional! Stay Away!

Very clean older complex. We were upgraded to an ocean view! Mahalo! The pool was clean. It only lacked an hot tub! The staff was very friendly! Used the concierge Louise to book our helicopter ride on Kauai! She was very helpful in guiding us to some great beaches! Opened the bathroom window and the sliding door and had a wonderful breeze. Never even turned on the A/C the whole stay!

Older, but very clean with units having nice upgraded appliances and furnishings. Beautiful views, nice pool and 5 new gas bar-b-ques. Will definitely book here again! This was our 2nd time here, had a 1 bedroom, ocean view and pool view and 2 Islands. Was lovely! Really enjoyed the trip here!

The hotel is nice has a beautiful view. The beach was washed away so you have to go down the road a little. The room was nice and view was beautiful. I liked that the room came with a kitchen although I was to grossed out to use it. The 2nd day I noticed at night there were roaches in our kitchen and in our bathroom. If the room wasnt infested with roaches I would have no complaints. So I gave them 3 outta 4 they should really step but there pest control.

This place is amazing. Super clean, laid back, and it is in a good location. The most awesome part of staying here is the staff. Specifically our front desk person named Hope. She is absolutely wonderful, kind, and very knowledgeable of the area and the culture. It's people like Hope that truly make staying here memorable and make us feel very welcome.

It was a very nice casual stay with lots of room for my child. The beach was back (it was previously erroded from the ocean)! Would stay again.

This was the worst hotel, vacation spot I’ve been too. To start off with it was very out dated and the amenities were not great at all. The staff was not very helpful and was not willing to accommodate a simple request such as a late check-out. We had asked when we first arrived if we could have a late check-out and were told to come back the next day and when we did, we were told the same thing. This resulted in us coming to the front desk everyday and asking about the late check-out. In the end we could not get the late checkout as they had already given the room to the next guest. My wife and I had come to here to celebrate our one year anniversary and were looking forward to a nice holiday and relaxing on the beach but were very disappointed. There was really no beach to go to at the resort except for a small strip of sand. Overall this made our experience in Maui very horrible and we will be sure not to every recommend this place to anyone.

My first condo experience and would not recommend it. The room was fine but very pricey, and the "ocean view" left a lot to be desired. The beach is small and covered in erosion control sand bags. The staff have been friendly all week but the internet access was terrible in rooms and on the property in general.

I absolutely loved this place. We had a 2 bedroom 2 1/2 bath suite (condo). Had wrap around balcony that went from master to dining room with floor to ceiling glass windows. Kitchen was fully stocked with everything needed except food. Had washer and dryer. Plenty of towels do leave yours at home. Read a couple reviews complaining about the clean out fee. I thought it was extremely reasonable considering the great room rates. Great beach access, reefs within feet of shore. Saw a huge sea turtle within feet of shore just minutes after wading in. You can rent snorkel gear thru concierge. There are great snorkeling bays nearby for less experienced swimmers. Staff was wonderful. There is one thing that was just a bit "iffy", the concierge sells experience and we were told that they were at a discounted rate. Take a quote and then contact the place directly you might get a better rate.

Pictures of the rooms on line are deceiving. Supposed to be renovated but it was not completely done. Extra beddings are not clean as it smells liked it's been used. Extra materials used for renovation are in the closet. Access to the beach and the bbq grill are the only thing that impressed me. Most likely not going to stay here again.

It was a nice condo. We got the one bedroom ocean view and it was awesome. The kitchen is nice and clean with granite countertops and equipped with everything you need to cook. I used the oven and its great. You can walk to the beach right in the back of the condo. You can also swim in the heated pool until late at night which my kids love it. They have 2 beach chairs for you to use if you want.

Wife and I had a room on the top floor and it was perfect! We celebrated our 20th anniversary here and were so pleased we chose this place. We looked at pictures and reviews online and it surely exceeded our expectations! The large sliding glass patio doors/floor to ceiling windows made for a perfect veiw of the pool, the grounds and Maui! (Hint: I turned The king-sized bed to face the glass doors for a wonderful view to sleep by) The table on the balcony made for perfect romantic meals cooked in the room's kitchen!

I LOVED staying here. We stayed for 10 days. It made our honeymoon so memorable and we will be back. Loved our huge condo which included full kitchen and washer and dryer! Nice to come home without dirty laundry. The views from our lanai were breathtaking. Love how we had access to the beach at this resort. Loved being able to grill our food by the pool. I don't have one bad thing to say about this place. Also this place is very affordable. :) aloha.

We had a room on the very top floor looking straight out onto the ocean, and every morning between 6am-8am we saw turtles swimming by and eating. Every sunset was breath taking, along with every sunrise. Couldn't have asked for more!

Super convenient condos! I miss staying with them. I felt right at home with full kitchen, ocean view balcony, washer and dryer in unit. Didn't charge me for parking and they have underground parking to stay out of the rain. Right on the beach makes it wonderful and don't forgot to check out their aloha concierge staff member Chip will help you book all your fun activities. Super nice people. Very happy with everything.

The two bedroom, two and a half bath oceanfront is a great condo here! Unit 310 is amazing… renovated and we'll appointed! The A/C does struggle a bit, but works well enough. The location is a bit far from some of the major things to do, but there is plenty to do on this side of the island. The beach is nice looking, but quite eroded and there were guys working to shore it up a bit. Very rocky as well, so not very comfortable for play. Highly recommend this particular condo!

Wish we would have seen all the negative reviews before we booked our condo with our travel agent. We wanted a condo so we would be able to cook and save a little money on breakfast and lunches. The evening we arrived we checked in and got up to our room. Wow was all we could say. Room was not clean! Tile floor had stuff all over it and the carpet was filthy. We went down to the desk and told the lady working at the desk. She said she had no house keeping staff there and would have them deep clean the next morning. Well needless to say the bed sheets were not well cleaned also. But we had a washer and dryer which we had to use to wash the bedding before we went to bed. Then vacuum the floor. We would have mopped however there was no way to mop the floor. Needless to say after sweeping and vacuuming the floor there is no way they even cleaned them after the last people. NOTE when they did the deep cleaning the switched our bathroom towels. Guess what one was filthy and one of the other ones had two rips in it. Then we turned on the ac which didn't work our whole time there. It would turn on and off and never cooled below 74 degrees. We gave up having them try and fix it after multiple times of them coming to fix it because everyone we talked to said there's didn't work well eaither. There was also no other rooms they could move us to when we started with this all. We made the best of it since we spent every day out and about and only showered and slept there.

An adequate place to stay. No beach access. Nice little pool. Short hop from Kaanapali, slightly more to Lahaina. Our condo was nice, with cable and Wi-Fi for free. The TV even supported Netflix (Don't forget to log out! )

Accommodations are basic. Nice to have kitchenette. Or room was not that clean upon check In. Bed spread was visibly dirty, Crumbs on couch and hair stuck to cabinets in the bathroom. And we had to wait for room to be cleaned up. Check in. On the day we planned to sleep in and hang out at hotel the rooms were being serviced by a bug man. Got notice day before. Very irritating as we had to be out by 9am and gone for a few hours. Construction at the hotels beach is unpleasant. Noisy from said construction at the beach, pool and lounge areas.

Very bad service. A lot of things they didn't tell you until you checked in. We didn't get the room until late in the afternoon because they were short of cleaning staff. The front desk guy also gave us a hard time on why our phone number on file is not matched with our home address (area code vs state) … Can't understand why they care about it.

Reasonably priced, good accommodations. Outrigger made checking in a bit of a hassle. No Beach access right now, but great beaches aren't far.

Awful place! This accommodation is in need of some serious maintenance. Some of the entry doors were rotted and chipped. The bathroom and kitchen cabinets were chipped and extremely dated. Balcony balustrades were rusted and the pool area is in poor condition. Our telephone, hairdryer and a couple of stovetop elements were not working. I would not stay here again or recommend it. You cannot even check in at the check in. Instead you have to walk over the road. I cannot believe Outrigger would put their name to this place.

We reserved two rooms and were promised that they would be together on the same floor. When we checked in, 1 was on the third floor and the other one on the 11th floor. They were nice enough to move us to the third floor with the other room after we told them, but they failed to tell us the room was already occupied. It was full of roaches. They weren't even surprised after we told them. They already knew. After a night of roaches, they moved us to another room, but the roaches decided to tag along. One even went home with us. I killed him of course. Never again!

Good hotel. Rooms were clean and spacious, staff was great! Nice pool area, access to beach, furnished rooms with beach towels. Wish had a restaurant onsite but there are plenty within walking distance.

My wife and I spent a week here, the location is nice. The rooms are ok. The air conditioning didn't work half the time, but oh well it's not that hot, and the clothes washer would make an annoying noise while in operation. The biggest downfall about this location is the staff. The front desk staff here are downright rude, boring, and uninterested. " With the exception of Tim? I think that was his name. Even the staph that lights the torches at night are rude long story on that one but oh my gosh. When you come to Hawaii you come to relax and get in to the aloha spirit right. No one that works here has that. We'll never stay here again.

Wind rushes through the condo, unable to sleep at all! Windows are terrible. Location is quite good and the view is nice though.

This is our second time here first was in 2005. I am now complete handicap in wheelchair our room was great. Ocean view on 5 floor view of ocean and island across pacific and pool area. People were great with me and 1bedroom full Kitchen work well. Only problem door way not big enough to have wheelchair go thru. Would recommend to all my FRIENDS.

Beware-we booked with the 800 phone line to insure there was no confusion about what we wanted to reserve. We paid for an "oceanfront" condo. We asked the reservation person several times if this was full oceanfront view and were assured it was. We paid the premium required for this. Upon arrival we were given a side room near the front with some ocean view. We were told that in Royal Kahana language this "oceanside" room equals "oceanfront". Very different use of the English language than I am aware of. The staff person was quite unfriendly and offered not options to help with this. Other issues were things like no batteries for TV remotes or wall clocks, no channel listing and no one to provide beach towels. Also, the workout facility listed as being provided is only available to owners or by special access.

Well, I am the "Overweight Aunt from Michigan in the Pool! " And guess what, there is room for everyone in this world, and if you just want to enjoy Maui for a few weeks, this is the perfect place! We slept every night with the door open and the sound of the ocean serenading us. We were not there to buy properties, and our little studio was what we expected. The studio was mint clean, smelled good, nicely decorated. The usual rattan, wicker, etc, but the little kitchen was so handy, we enjoyed shopping in Lahaina and cooking occasionally as we both like fresh, local food. Nothing like a private wine and cheese on our private patio overlooking that million dollar view! The washer and dryer were my new best friends as I tossed in damp beach towels and sandy suits and the day's laundry. When mid morning comes, we are ready to explore more of the island, drive up to the "mountain" for lunch, or catch a local "flea Market" for local crafts or fresh veggies for dinner. A real surprise was daily maid service. Our rooms were tidied every day and even our dishes were done if we left in a hurry. Any advice we needed, we got from the staff. They found tours, churches, bus stops for us, and had a few good laughs with us and our adventures! I guess different things matter to different people, so if you are not looking for some sort of non stop entertainment committee to be banging on your door, then this would be a great place to land.

I wrote to The Royal Kahana first, but they did not even respond to me. This is what I wrote: I am shocked by the treatment I received from Jim Johnson earlier today. I hope his behavior does not reflect your establishments values. My husband and I are almost 40. We have both been hearing about the beauty of Maui and the aloha spirit our entire lives. We could not wait to get settled in our condo and experience it for our selves. We walked down to the beach. With less than an hour out in Maui we got a bit turned around and came through your gate (a very short distance from where we were supposed to exit). We knew it wasn't our condos, but ours is directly across the street and we believed that they had the same owners. Regardless, soon as we went through we followed the exit signs through the parking garage and out to the street. We were almost to the street when Jim started yelling at us, following us to the street, "Hey, the two of you. I'm talking to you. " I turned and asked if there was a problem. He did not ask if we needed help or any guidance. Obviously if he works here, he knows the area and could have provided us with some guidance. He wanted to know if we were staying at The Royal Kahana. I told him no and that we were staying across the street, had gotten a bit turned around and asked again if there was a problem. He said yes and that we weren't allowed on the property. It was so odd. We were on the property for less than two minutes.

The view from the 12th story is amazing, you will see rainbows, beautiful sunsets, and turtles daily! The units are spacious, clean, and serviced by the staff daily. The building includes a concierge, small gym, standard pool, cabana with some limited food options, and pretty good beach. Kayaks and paddle boards can be rented nearby.

Exactly what we expected! Since the reviews from other travelers guided me in one of the best decisions of my vacation I had to come back and say how great this property was for us. The trip was just me and my husband and we chose to stay in the 1 bedroom studio with ocean view! The ocean view was well worth it and the room was fantastic. We were able to make breakfast and lunch in our room and then splurge at night on the luau's (have to go to Feast at LeLe) and fancy dining spots (Roy's is in walking distance)! We had a washer/dryer and a nice flat screen TV with DVD player to relax and watch a movie at night. The only thing this property was missing for us was a hot tub. The pool isn't anything impressive but the spot to be is the beaches anyway. You really cannot beat the value you're getting for the price you're paying with this property! In response to other reviewers: The staff was cordial and had everything waiting for us at check-in, our housekeeper was very friendly and even the Security guard let us in on the local gossip.

Great rooms with everything you need in a kitchen while on vacation. Our room had a journal from past occupants dating back to 2008 that we found charming. Pleasant staff always there to greet you. While there is nothing extravagant, there is also nothing lacking. Highly recommended.
