Not a bad place not a great place rooms are a little bit pricey for what they are but it works.

Very Friendly and helpful staff. An issue arose while we were there and they helped us out and dealt with it in a quick, professional matter. Would stay here again and I highly recommend.

Good area, was away from the seattle traffic, but just a few minutes from the highway to visit all the tourist hotspots.

This motel was a pleasant surprise neat, clean, well appointed, and comfortable until you actually played down to sleep. The bed specifically the mattress was a disaster, not just the saggy middle syndrome but an actual divide in the matress causing a drop in sleeping surface. The unusual bed surface wasn't the most comfortable. These folks have the right idea, they just need to improve essential gear, the beds.

Slighly rundown (slow renovation in the works) clean place with good beds in quiet area (Except Tuesday Mornings at 630am — Commercial garbage bin pick up) Room 205 — Rust on shower curtain and in sink, sink water reversed, cold on left, hot on right, room has not had any TLC in years. This is a King room a tight fit, but manageable Only pluses, good bed, good warm shower and good tv. Basic breakfast included with hot waffles, hot water for tea and hot coffee. Did not use laundry.

Nice staff. Very quiet even on a Friday night. Good rates. Has a days inn / motel 6 type of vibe.

Rooms seemed clean and kept up. The rest of the building was iffy. Some rooms had a broken card reader, so the doors didn't latch but had a keyed deadbolt instead. Breakfast was minimum.

Clean comfy beds and great staff excellent value.

Was happy I didn't find a dead hooker in my room or a crazed tweaker screaming outside my door.

Great place very classy. Being redone very clean, very very clean. No moldy restrooms or old carpet. Wish I coul live here. Im a truck driver only one issue very tight parking must plan ahead.

Very good price. Location was very good for the near by shopping center. Front desk people is very kind and quick service. Room has been upgraded. I like it I will be there again… thank you.

Stayed overnight and had the morning breakfast. The staff was friendly and helpful, but the hotel seemed dated. Rooms were a bit musty/smoky smelling, but otherwise alright. Breakfast options we saw were yogurt, store donuts, half muffins, etc. My guess is anything not eaten is wrapped and frozed overnight.

For a two star hotel, this Americas Best Value Inn is top notch. We stayed here for 5 days while work was being done in our apartment after water damage, and our overall experience was fantastic. We did not expect much at $70 a day, but our king bed room with jetted tub was spotlessly clean and well stocked, and the staff went above and beyond to accommodate our needs. The continental breakfast selection was impressive for a two star hotel, and Wi-Fi was fast enough to stream movies. Parking lot was well-lit with ample spaces, and the location of this hotel was perfect for us. What we found most pleasing about this hotel is how quiet it is at night. I highly recommend this hotel if you are looking for a budget hotel.

They must do something about the smoking in the rooms. Fine the guests who smoke an automatic $250.00 immediately on their cc. When you give a guest a non-smoking room, they actually think it is non-smoking. Stains on the carpet: blood, mold, etc. So step carefully, the bathrooms need a scrub down, they are never truly clean, and it is quite a scary place: a printer will appear on your computer/phone if you log into their Wi-Fi, and the windows and doors could be more secure on some of the rooms. If you just need an emergency place to crash then the price is great. Breakfast: boiled eggs, donuts, waffles, coffee, toast/bagels, not fancy, not fresh all the time, but it is food if you are starving and the kids cannot wait. The overall interior: 1972-89. The queen bed is really a small full sized bed, super tiny for a queen. No blanket, only the sheet and a bedspread. Nice things: micro, fridge, shampoo, and plastic cups galore.

Front desk lady was fantastic! So kind and welcoming. But, I got to my room to open the door and have the smell of marijuana poor out. This is a non smoking room might I add. Then I realized window was wide open which made me feel very unsafe. I went up to the front and let her know and she immediately rushed me to another room. I know you get what you pay for but I have never felt so unsafe and do not reccomend anyone ever brings their children here. Again, this review is not of the staff. They are wonderful!

This place overall was a pleasure to stay in. Rooms were clean and nice. The bathtub has jets, not many do in other places I have stayed. Breakfast was free and delicious. Only complaint is the coffee was not good.

The hotel is tucked away in a very quiet location so very easy to sleep, write or work. Walking distance from great food choices. Nice continental breakfast choices. Easy driving distance from Seattle or Mukilteo or Edmonds ferries. New favorite stay place for Seattle trips!

I had a great time. The room was cozy and had free wi fi. Free breakfast and free parking the area is close to every restaurant around Lynnwood and very close to the mall. Your in middle of Bellevue/Kirkland and Seattle. Very pleased I very recommender it.

Rooms are okay. Mattresses and pillows aren't the most comfortable but gets the job done. Of course comfort is subjective. I prefer a firmer mattress. Theirs is too soft. There is free Wi-Fi and free continental breakfast until 9:30 am. Check out is before 11am. My room had a TV and access to a lot of channels though nothing premium as expected of a 2 star hotel. I paid less than $90 per night.

Very friendly staff. The hotel is not fancy, but my room was nicely appointed and very clean. Bathroom was tiny but spotless and breakfast was a lot more than what we were expecting from a budget motel. They was a computer in the lobby with a printer that you can use, and Wi-Fi in my room was excellent. Recommended for everyone who doesn't want to pay more than $100 a night and still feel safe and comfortable.

It's ok. One queen bed in the room, hot water took a good 5 minutes to get to the room. New carpets would really help. On the + side it was clean and conveniently located.

We got this room last minute, looking for something under $200. This fit the bill. The bed was comfortable and the TV was large and good quality. Breakfast was included. It had a make your own waffle, assorted pastries, bagels, English muffins, toast, jam, cream cheese, yogurt and hard boiled eggs. Also coffee and juice and cereal. Not bad. The only negative thing was the room felt kind of damp (we were on the ground floor). This hotel is easy walking distance from groceries, booze and restaurants and despite its proximity to the I5, it was quiet.

We got three room one of them had a blood stain on the carpet the other room have seeds allover the bed and the last one looked like we moved in right after the last person it was really dirty. Thee of the room smelled so bad I wish I could describe it bit I'll save you the thought of such a bad smell the rooms look NOTHING like the pictures save the money go somewhere else.

Older, needs updating and repair, but reasonable for the price. No real complaints, breakfast adequate, customer service good.

This hotel is everything one hopes for in a budget hotel — clean, safe, comfortable. Older property, with small rooms, but everything in them worked, including the new flat-screen tv, Cold refrigerator and microwave, and internet. No problems with AC or plumbing. Friendly and responsive staff and a nice suburban location off I — 5 behind a Denny's and Olive Garden. Adequate continental breakfast. This was an excellent value and we would stay here again.

I needed a place for 2 weeks waiting for my permanent housing and it worked out perfect. The staff here is amazing. They consistently went out of their way to help me with my needs. Their breakfast is the best I have seen at a 2 star hotel, and the housekeepers were always willing to accommodate me with a smile. It was also very quiet which is important to me. Overall a very pleasant experience. I would recommend this hotel to everyone.

I miss booked the room but the front desk helped me fix all. They have great service. They make things right. Thanks again!

For a cheap hotel it was ok. Nothing was great and nothing was horrible. If you just need a place to stay and are not worried about perfect trim and fancey amenities king suits is just fine for a cheap sleep over.

The bed was very uncomfortable. I could not sleep properly.

Terrible! My fiancé and I got here and was given a room which we were exhausted and just wanted to relax. We knew it was cheap and didn't exactly expect 5 star service but we were given a room that was already occupied. We walked in and there were drugs and needles everywhere! We locked it up right away and got out. We told them what happened and resigned a room to find out that room was occupied as well! Not acceptable. Third is the charm I guess. Not only that, the sheets looked filthy and we had to ask for new ones. The room we were assigned was a double bed and instead of just letting us keep it for the week we were there, they forced us to move or be charged more. Poor service. Never recommend for anyone.

Horrible experience. Staff members didn't care about our safety. Sounded like someone was trying to get through the window in the room next door t 1 am. Told the front desk, wanted a refund (we were there for an hour the longest), and the staff members wee rude, sneaky, and unfair. Would NEVER stay there again.
