Pros: quiet neighborhood, close to restaurants and shops, comfy bed and pillows, TV had many options for streaming (on top of cable), 2 blocks from Whole Foods, restaurant on site. Cons: Initially couldn't find my name/reservation (and it was booked for more than 3 months), went to Room 208 and housekeeping was in there (There was confusion and her supervisor came to help her finish preparing the room) Living Room lamp didn't work, trash wasn't changed, gold earring on the ro…om floor, AC unit didn't provide cold air, requested an extra blanket and set of sheets prior to going out to dinner and left a cash tip at the Front Desk. When we returned, blankets and sheets still weren't delivered. I called the Front Desk THREE times to follow up (Front Desk promised they would be sent up but they weren't. I went down to the Front Desk to offer to take them up to the room myself and was told they'd be sent up. The extra blankets were being cleaned and there weren't any more left for the day. Extra sheets were sent up after an additional 45 minutes) key and app wouldn't unlock on our second day. Went to Front Desk for new keys and asked for the managers name because I wanted to talk to him/her before our departure. The attendant didn't provide me with a name but told me the manager would talk to me. That didn't happen. The manager's name isn't located on the business cards or within the hotel. I didn't know it until they sent me my invoice. I wouldn't stay here again.

Friendly staff, spacious rooms that were clean and comfortable. Within walking distance of restaurants and shopping. Valet parking was well worth the price. The hotel and area is very dog friendly.

This hotel had bed bugs. They refused to refund us when we discovered them and left. (Even though the front desk person assured us we would get a refund but the manager “was not in”)
There were about 8 or so bugs crawling in the sheets. It’s very sad that the management would be so dismissive in this case. I was not looking to get anything for free. There was never anyone available to speak to me when I called. Truly awful customer service. We ended up staying at the Avenue and it was wonderful.

This hotel is in a beautiful neighborhood, is clean, and has very comfortable beds. Great place to stay if you're catching a show at the Kennedy Center. The construction was a minor inconvenience, and we never saw anything about the pillow menu they speak of on their website, but we slept well and had a nice stay overall.

Parking is either on the street or in nearby garages, finding the place was kinda difficult because it blends in with the apartments. The staff were super nice though, and the room was AMAZING. Not a great view, but the bed is super comfy, with a great huge TV with stream capabilities.

Check-in & check-out were the worst experiences I have ever had at a hotel. It isn't even a real lobby — just a desk with someone at it. No parking whatsoever. We show up after a long car ride & tell us our room won't be ready for another 3 hours although the wedding we were in town to attend started in 3 hours. After some back & forth, we were given a room within 5 mins. When we checked out the next day, we went out for brunch & came back to use the restroom before our car ride home. We had used the main floor bathroom upon our arrival the day before, but the receptionist lied to us & said there was no bathroom on the floor & when we went back to the restroom we used before, she chased us back there & told us we couldn't use it. Terrible service. Will recommend to no one & will never use again.

Be mindful of ongoing construction and many amenities not accessible (valet, parking garage, restaurant and main entrance). You will enter and exit via backdoor and if you drive parking can be difficult. Great finishes in bathroom and quality toiletries. Several times I have stayed staff have been excellent and accommodating. Am irewards member so like to stay in hotels in network.

The four day stay for the two of us began by being dropped off at the CLOSED front entrance with our bags. We had to walk around the block to enter a temporary entrance that was obviously under construction and unsightly! There was no lobby or sitting area as it was all under construction. The room was austere and had patched walls that needed painting. I was unable to turn the TV on and had to call for assistance. It took them 60 minutes to come and I missed the news I was looking forward to watching. It was obvious that we were not the first guests to experience this. Would not recommend.

Hotel was under construction. Not sure of the normal standards but it was not posted on line nor we were made aware ahead of time. No parking only on street which is awful to do in D. C and air conditioning didn't work too great it was on and off. No Pool sadly but the beds were super comfy and had the best pillows and blankets I've come by at a hotel and the doorman was the best part of the hotel he was amazing friendly always remembered who you were and happy.

Facility is under renovation. Construction all throughout with a more than difficult entrance to find. Nice rooms have received a great upgrade. NO restaurant or bar on premises. No valet parking service. Front desk night attendant was rude! Property will not answer phone nor call back. Management made empty promises to accommodate but never even called back. My advice is to stay at the river inn two blocks down for a better price and nicer place.

Nice rooms by that’s about it. They are not really ready for guests yet. There is no place to park and unload bags. Just a huge dumpster in the way where one would normally have a space to park in front of the temporary entrance at the back of the hotel. It’s a busy tight street so don’t expect to be able to stop for long. The staff is not prepared to give instructions to the various parking garages located about a half mile from the hotel. They should have someone with a printed map giving detailed directions. It’s called costumer service. I could go on with other complaints but I am done. Good luck.

Please take note that most of these reviews are for the previous hotel located here, NOT ARC The. Hotel. We were told that this was a totally new hotel not associated with the previous hotel management, so I'm not sure how they could keep them. It looked more like the new management went down a checklist of what a 'boutique' hotel was supposed to have and did that as quickly and cheaply as possible. We stayed here just after they opened while there were still massive renovations going on. We waited over 2 hours to get a crib though we called ahead and we're told on the phone and at check-in that it was in the room. The workmanship on many items seemed sub par. The room smelled horribly of solvents, adhesives, and paint. It was so bad that we left after one night to impose on relatives. Unless you get a spectacular rate, it's not worth staying during construction. Even after that, unless you get a much lower rate than nearby hotels, it probably won't be worth staying here. The elevators were slow with only 2 floors occupied, I imagine once everything is open that they will be even slower at high traffic times.

To quote Bette Davis in Beyond the Forest: "What a dump! " Let me first say the staff tried VERY hard to fix what was wrong and give us what we'd paid for. They get five stars; the hotel gets two, barely. It's under construction and frankly should just be closed until it's finished, or torn down and replaced with something new, which might be the best thing for everyone. We were checked into a room with no working air conditioning; I hung up my light jacket on a wall hook, which promptly fell to the floor. The repairman ("it's my first day") ascertained that the air conditioning wasn't working, which was what we told him and the concierge. We were moved to a bigger room with working air conditioning but the very heavy false front on the bedside table, which was just tucked loosely into the furniture, fell on my wife's foot. Fortunately the beds and the shower were fine and the room was clean. The next day we came back to find that the key cards had stopped working, so we had to get new ones before we could go upstairs and change for our evening out. Even the ice machine at the front desk wasn't working; we had to find the one in a tiny closet on the 8th floor. The slow, tiny elevator groans like it's about to expire; the temporary entrance was hard to find and mostly blocked by a dumpster so the cab drivers couldn't find it. For the price, we certainly did not get our money's worth.

A diamond in the heart of foggy bottom — Just toured the property and it is elegant and charming. They wrapping up renovations in the next month or 2 which will really put the shine on this jewel in a historic part of town. They've maintained the unique quirks of the original building which delivers unique rooms with modern finishes. Their staff is so helpful and friendly — especially the manager Jenn :-) And I just love DC in the spring — the perfect launching point to tour the historic parts of the city and feel like you're a local. You wont find a better spot in this part of town.

This is a construction site at the moment… Major renovation underway so expect heavy smell of new paint, dust, banging and fire alarm testing. Rebranding into ARC Hotel is underway so you may wish to avoid for a while…

Good hotel, great location right next to the Watergate hotel, kitchen in the suites and you can cook.

Nice hotel, close to a subway station. Staff is nice. Air condition stopped working during our stay in one of the hottest weeks ever recorded in DC.

The hotel was decent, but without a doubt one of the most outdated places I have stayed in some time. There was clear evidence of mildew around the air units, the heat was not working, the bathroom was okay at best. I must say that the room was very spacious though, and the bed very comfortable. They never replaced the bottles of water that were in the room the first day even though I stayed for four nights. Don't know I would stay here again for the amount it costs. However, the location is prime.

The staff is very helpful and the location is top notch. I've had a few issues with water temperature, but overall this is a great, affordable choice for those wishing to visit DC.

Great location in the heart of Foggy Bottom. Rooms are generously sized and packed with amenities and the bed is incredibly comfortable. The decor is dated but that is part of the charm of this hotel, which looks old on the surface but is modern where it counts. Staff are friendly & efficient. A great choice, would stay here again.

It's an overall good hotel. The rooms have an old school charm. The employees are nice amd welcoming. The location is great, it's walking distance from the National Mall. The fridge in the hotel room was a little loud. There were some stain on the carpet but it was not a big deal. This hotel is super accessible.

Must read before you book it. This hotel is from 70s, super old and slow. I think there are only 2 people works there, one guy take valet, room service, maintenance. Other lady is check in and out, she might cook too… the elevator will take a minus to take you to top floor. No ice machine or anything hotel should have. In the room, the freaking window has crack hole and wind blows in your room, if you wanna kill yourself, their window WILL open all the way! Oh if you wanna live here during winter, no heat! Only AC and loud AF! Think twice before you book, don't be fooled by their price.

The hotel is really close to the Foggy Bottom GWU metro stop making it convenient to get around. It is also a comfortable walk to many of the memorials. The rooms are dated but have been clean throughout the stay and include a refrigerator, microwave, and coffee maker.

Quaint — like most of Georgetown really but without the pretentiousness. Service is friendly, and, of course, it's close to one of the busiest tourist circuits in the world without feeling "touristy. " Will be back.

Location location location! Really close to a metro station and about a 15 minute walk to some of the major tourist spots. Older hotel and definitely starting to show it's age, but room was clean. No complaints.

The actual building is tricky to find; it'd be nice if they had a bigger sign. The rooms were very nice and spotless. They do offer complementary valet parking. The attached restaurant has a great happy hour special with long hours.

Hotel is in a great location for the attractions of DC and Georgetown. The staff are all friendly and helpful, hotel well kept and rooms spacious, with more facilities than we expected. For the price, excellent, could not be happier.

If anyone is going to Washington DC, I can't recommend highly enough this hotel, all the staff were superb, couldn't be more helpful. The rooms were spotless, with all the usual amenities. Brilliant!

Cute area, within walking distance of shops, restaurants and monuments. Historic building, furniture and a restaurant that is award winning (didn't try it though). The temperature of each room isn't within the guests control. I guess this time of year the AC was running and with the weather being rainy it was cold. They were nice enough to bring extra blankets and a little heater to plug in. Good customer service.

This place is close to major attractions in the city. Complimentary Wi-Fi and breakfast are good. No free parking. Hotel is difficult to locate.

The walls were very thin and sound carried through very clearly, but the accommodation were nice and service was very attentive. If you are a light sleeper I would be careful when you book.

Had two stays here in late August — early September — staff were helpful and cheerful — rooms were comfortable with all amenities — house keeping were very obliging — laundry available — Wi-Fi worked effortlessly — close to public transport and easy access to all sightseeing — also handy to restaurants, shops and post office — the little bar off the foyer was intimate with attentive service — would happily stay again and have no problem recommending.

This place was great! It is an older hotel but very clean and maintained. It was reasonably priced. They are pet friendly and treat your pet to a complementary water bowl, treats, and a welcome sign! That made it very special and each time we took her out they greeted her by name.
We only stayed one night but it was very reasonable for the historic downtown DC. If we are ever in this area again we will stay with them again.

This is a great little hotel! I had no idea about this location until some friends stayed here. Honestly, the price is great, its very clean and well run and it's in a great location. Were I traveling to DC, I would want to stay here.

The hotel is very well located, the room is spacious and convenient (kitchenette), the service is pro and discreet. A good address.
