Clean, safe, quit rooms. One of the best under $100 hotels I've stayed in. The breakfast was complete and good. Coffee hot. What more could one want? And the staff is super nice.

Front desk person was so helpful and he was so kind. Rooms are clean and spacious.

Front desk friendly & helpful. The only problem is the smell of cigarette in our room even though we booked for non-smoking. Overall, good for overnight stay only.

The service is good. I defiantly enjoyed the breakfast they provide. The rooms are great because they come with a bathroom with shower, a mirror, and a air conditioner. The beds and pillows are soft and comfortable. The desk and table are also useful.

Room was supposed to be smoke free. Had to leave after one night. Didn't bother to try the complimentary breakfast.

I was expecting far less and was pleased with my experience. We stayed over a night to cut our long trip in half. The check in was easy and quick. Our room was decently clean and bathroom was ok. I have high standards for what I want out of a bathroom. Having two children under 3 the room fit our party of 4 well. We slept well. Beds comfy as a hotel bed. Room temperature was easy to control. Regular cable tv. Small drink fridge. Access to ice is on bottom floor. I like the closed in access to rooms. I get nervous when it's an open access to a big glass window. It scares me for some reason. I felt safe. Also breakfast was a good free meal.

Had an amazing stay! Clean rooms, hot breakfast, friendly staff! Would def stay again and would recommend for an overnight or an extended stay! Thanks again for a wonderful experience :)

My room had water leak starting midnight and continued through morning. The ceiling coating fell down with a boom around 5. That's the time I had to contact them. But all you hear is sorry. Nothing else. Over that terrible customer service. Charged my credit card two times and then without my information put another $9 on my card. When confronted they say it is holding on my card which was not mentioned on the receipt I signed when I arrived at the hotel. Overall terrible experience.

Very comfortable overnight stay in Room 200. Two things to know: no elevator; no eggs on the breakfast menu. Otherwise, it was great.

Worked at Sleep Inn for about a month. What a disaster. I have prior experience in customer service working at other hotels. I have never been treated so poorly by management and co-workers. Other employees were treated with favoritism (allowed other employees to come and go whenever, even when on clock or scheduled for shift) and hotel safety was non existent. Management allowed prostitution and drug users to stay at hotel. Condition of hotel is in horrible shape (limited hot water, ants in room and even leaks in ceiling) and owner could careless except for business. Hotel failed inspection by Choice Hotels in March. Again management did nothing to fix the problem for guests. I resigned from job first week of April due to being assualted by supervisor, with management and even president of Cusca Hospitality denying the fact that my supervisor had put there hands on me. Please please, if you decide to stay at Sleep Inn (595 Warrenton Road Fredericksburg VA 22406) be aware of your surroundings and think twice before staying here.

You get what you pay for! We needed basic and affordable for an 8 day stay. This hotel in fairness was clean when we got here. However the room is like living in a camper. It's small, the bathroom is stupid. It's the size of a closet with the shower door opening into the toilet. No shelves in the shower. The bathroom also comes with a sliding door that doesn't lock. The housekeeping was not anywhere on the ball. They left 2 washcloths. We left a note to have 4… was told ok. But when we came back we still only got 2. Only to find also they didn't make the bed or clean the room back up. I can't speak for the breakfast. We ate at wawa. (Conveniently located about 1000 feet away! :) ) Area of town not real pretty either. But close to I-95. Overall, its basic. Really nothing to write home about. But enough to write a Google review!

Staff was not at the desk when we arrived. Waited 15 minutes to check in. The breakfast was good, especially for the price. The room was clean and comfortable. Will stay again.

Great location. Shopping and restaurants close by. Very clean environment from arrival in lobby to breakfast room and my guest room. Staff pleasant and helpful.

It was a perfect place at a perfect price for the night. Room was clean, bed was comfortable, and shower was hot. Staff was very pleasant and friendly. I'll definitely be back again!

I really enjoyed staying here. It's not a fancy place, it's a simple, clean, neat hotel. Staff was friendly; breakfast was good; the water pressure in the shower was wonderful. Just a nice place in general.

Decent hotel, with reasonable rates. The building is in need of repair in a few places, there was cracking wallpaper, old carpets, and the room had that smoke smell when I first entered. The room was otherwise clean and in good order. Slightly too big furniture for the room size. Shower is a poor design, water runs right out the door and onto the floor/carpet near by. A towel helps with that but then there's one less towel. My biggest issue was with room service. Room service but in fresh towels but didn't make the bed, empty the trash, or pick up the old towels so my room still feeling dirty when I came back. Also Everytime I walked out of the room more than one of them would ask if I was checking out. Makes you feel like they didn't want you there.

Clean safe quiet. Inside access. Breakfast offers more than usual continental. Small bathroom, however cool spaceship like design. Hotel appears to have been recently remodeled.

Nice accommodations for the price. The top floor is for smokers and I am not one. I couldn't tell once I got inside of my room. Room was clean. Small eating area downstairs. Staff was very nice. Really easy to get to interstate highway.

Stayed at this hotel twice. The first time was very nice in every way. The second time we were put in a smoking room (didn't even know those existed any more) upstairs and all the way to the back. The room was gross and in disrepair. Furniture falling apart, outlet covers falling off, walls looked dirty and wallpaper peeling. Very disappointing room. The breakfast is awesome though and has a cool make your own waffle station. The staff was very nice as well.

There was no crib as we specified. The rooms were requested together and was called on. We received separate rooms. There were no tissues as well. The Continental breakfast was lovely and very good. The staff was extremely helpful, polite and accommodating.

We stayed at this hotel and had total of 4 rooms. This hotel was clean, rooms were clean and staff was very helpful. The lady I spoke with over the phone to book our rooms her name was Britney and she was very helpful. Also the lady who checked us in at night was very helpful. Thank you sleep inn.

Nice solid two-star hotel with an updated decor. Was in room 202, place was clean and fairly quiet. Didn't eat the breakfast and the Wi-Fi was decent. I was impressed with the bed for being a 2-star hotel.

I have been working in area and staying over every weekend for past month. Friendly staff. Pillows are great. Linens are thin but fresh. 2nd floor very quiet. Showers clean with good water pressure. Breakfast needs some variety… same sausage hockey pucks every day and stale pastries. Need some scrambled eggs/egg product roll ups and better yogurt brand. (Not touching hard boiled eggs when unsure how old they are? ) Fruit and drink selection is good. Desk staff cheerful and "Howard" gives great local directions. Room ceilings are in need of painting, as old water damage rings visible, but no current leaks when raining.

A housekeeper stole my wallet so I highly recommend not staying at the one in Fredericksburg, VA.

Stay here every December on my way to Myrtle Beach. Never had a bad room or bad service. Nothing fancy just a nice little hotel with good staff. Very handy to Interstate 95. For some reason now you can NOT book that far in advance now so if you like to make winter plans early look elsewhere. Have called the hotel front desk and they know nothing about booking dates etc 15 July, 2016. They seem to have made adjustments to there booking dates as I was just able to book March 2017. I am now back staying there.

Were not very accommodating to my elderly mother since there was no rooms on the ground floor and no elevator to help her to the second floor. Not to mention the room was half way down the building and so made the walk for her that much longer.

I stayed here in Feb. 2016, on my way to Conway, SC. The bed was VERY comfortable, as was my entire stay. We are booked to stay here again, next month. I will stay there again. Pretty room and quiet night.

Got a good night sleep. Everything felt clean. Would have given 5 stars, but the light over the vanity didn't work. : (

This motel is in serious need of refurbishment… better yet, just demolish it and start over. Our non-smoking room, (We had to sign a contract agreeing not to smoke. ) stunk terribly of stale smoke. This made breathing very difficult for my asthmatic family. There was mold all over the bathroom and a big spot of mold on the ceiling of the room. The pull-out couch was a travesty and the mattress on the king bed was old. The room was not cleaned in between travel customers. The last person's wet used washcloth was left on the tub along with a used towel. Clearly the bedding wasn't changed either. Fortunately, we got there late and left early in the morning to get back on the road. Do not stay at this awful place.
