This INN is about 5 min from The Falls. Room was clean but had a musty wet smell to it. Ok complimentary Breakfast and staff is very polite. If you on a budget this is not a bad place to stay. Maybe they change your room if you end up with one with a funky smell.

This is the worst I ever been to. Air conditioner was very poor and had to move another room. The patio door was not shut tight but had blockage for the patio door. Curtain not able open it to shine in. Patio rim appears not so clean. The smell was not that great. I could not believe it! I wouldn't stay there again.

This place isn't a five star place. Also it's not that bad either. Bathroom needs work. Everything seems to fell apart in the bathroom. Many people complained about bed bugs but I stayed at room 112 and didn't find any bugs in the bed. I did look for it though. Cheap budget hotel. U get what u pay for.

Bed Bugs! Bed Bugs! Bed Bugs! Filthy, dirty, Rude staff. I had booked two rooms in hotel "Americas Best Value Inn Niagara Falls" on 26th May 2018, Saturday to 27th May 2018, Sunday. 1. There were bed bugs. 2. The hotel was filthy. 3. The receptionist was very rude. 4. She scolded us telling that we should have vacated the previous night. 5. The light was not working, AC was just making noise but not working, Hotel room had a bad smell, and the bathrooms were smelling bad. 6. They gave a bad experience. 7. The bedbugs had bitten our children and they have an allergy/bug bitten marks on back, hips, hands, neck. 8. The bathroom exhaust was not working. 9. The coffee maker was very dirty we cannot imagine preparing a coffee. 10. The floors were very dirty. We did not know there were bed bugs! Else would have immediately gone to another hotel.

Staff friendly. Room not too smelly (non smoking room). TV and Wi-Fi were working perfect. But for me, as professional technician, it was stressful to see a lot of broken items: balcony door lock, bedside lamp, wall Ac outlet wich you have to use to plug in coffeemaker and you have to unplug ether — TV or fridge on your choice, air conditioner works but resonates and make noises sometime so we switched it off for the night, some other small things not worth of mentioning now. At 12am, when you find it were no chance to complain to staff.

Shelia you own a dump. Money hungry Indian lady. Rents rooms to hookers on the low. Or used to anyways. Dont go here go to motel six up the road and spend twenty extra dollars. Thus place does have bed bugs. 110% positive. And the poster reena patel is the owners daughter. Pretty bad when have to make up fake reviews about the property.

Before I saw it, I was so skeptical because of the less-than-stellar reviews. It was great though! Our room slept 3 and had a new TV. Air conditioner worked and the shower was hot. The staff was very nice to us. The biggest issue with this place is that it's old and honestly that's not even a problem in my book. It has a cool vintage vibe to it. Also, it was quiet. I think this place has thick walls because I never could hear the people in neighboring rooms. There's a lot within walking distance of this place too, like a Dunkin Donuts and Starbucks right next to the hotel. If you're a hoity-toity person, maybe this place isn't for you. I thought it was a great value and underrated hotel. Exceeded my expectations!

I cancelled soon as I walked in the room it looked like a run down apt. The headboard to the bed reminded me of the exorcist I didn’t even want to settle my stuff down I felt so uncomfortable. It just looked creepy and it smelled. Bathtub had rust and the shower head looked broken it was just terrible. Please save your money.

One of the most terrible places to stay. Let me itemize the problems. Wi-Fi is too slow most of the time and would disconnect the other time. Told the front desk they refused to acknowledge the problem. Proof is attached in the picture. Each of the bed covers had hole and one of them had a weird stain on it. The bathroom had broken tiles and shower was not cleaned. In front of my room the ceiling was leaking water and they had kept a bucket to catch it. They accepted reservation for 3 guests but refused to give keys for each one of us. I know this is a budget place to stay but quite frankly still everyone deserves better. I cannot give half a star otherwise would have given that. Management please improve quite frankly your refusal to accept the problem when the guest complains is not a healthy attitude.

Horribly rude. Rooms are disgusting. Mine hadn't been cleaned. They're was pubic hair all over the bathroom. They refused to give us fresh towels. Took 4 hours to get toilet paper because the owner/worker took her phone off the hook. The owner yelled at us because my neighbor was s oking weed. Never spoke to then. Just pounded on our door and proceeded to scream at my girl. Now the rooms. Dirty out if date. Wi-Fi is available but does not work. Dresser was busted. Found used needles in the drawers. Old tube t. V. Again it was not cleaned. Table were sticky. Bed smelled like a gym. Do not go here.

Good budget hotel, good breakfast, friendly staff.

Great location. Close to most things. However Wi-Fi is on but barely able to get online. Ice machine and other are not even plug in and heater is not hot on cold night.

Bad Hotel I don't return everything deteriorated it smells bad and the breakfast pesimo. The only good Parkig.

There was shoddy paint work near a bed where someone had been plowed through. There were brown (probably fecal matter) stains on the ceiling and walls. Blood on the lampshade. Urine stained sheets on one of the beds. The cups were found INSIDE the coffee machine, which is fine since it was the cleanest thing in the room. The shower was filthy with dirty old caulk all around it, and 50 shades in the grout. The towels also likely came from a local prison as they had the same consistency as the toilet paper. Lights didn't work. Patio door was stuck closed due to the grime built up in the track. Bed bugs didn't even want to stay there. I give it an A for Hepatitis.

They are not hospitible at all! The first thing I had to do was ask for clean sheets. There were multiple urine stains on them and a clump of human hair? Clearly not been washed. They seemed annoyed when I asked for a new sheet and made excuses like they didn't believe me. The rooms are falling apart and the hair dryer fell apart when I went to take it off the wall. I stayed in one of these hotels before and it was literally the same exact issues plus bedbugs! This stay was an actual nightmare.

Great service, nice clean rooms, awesome breakfast. Will definitely go back!

The worst Hotel that can exist. Dirty and Super Dirty.

Stayed for two nights with my wife. Was supposed to be a 1 yr. Anniversary/vacation for us and had a horrible time. Construction going on as well as people in and out all night. The rooms were dirty and falling apart. I would not suggest this place unless u really need a place to sleep… Other than that, Niagara is a wonderful place to visit as well as celebrate an anniversary. We will be back, but NOT to this motel…

Good price and location, good bed. If you need only sleep and drive around it is good place to stay for this price, but isn't the internet in the rooms like it says in an hotel description. We got a password, but it was so slow we can not to open one page even. I used my phone internet connection on my laptop. Breakfast was better than nothing :)

Do not visit here under any circumstances. The room smelt so bad and the bathroom ceiling looked like it would cave in any moment. For the amount we paid it was a disappointment. The whole hotel is depressing and run badly. Not to mention the horrid breakfast! Yucky! Cold and disgusting.

It's not a bad place if you're just wanting a roof over your head and a HOT shower. Don't ask the front desk for anything, you will find ZERO help. And if your phone breaks, don't expect a wake-up call. However the cleaning staff is more than helpful and kind. Microwave, fridge, tv, and a bed. But for the price it's not bad. It wasn't 'dirty' though had a bit of a moldy smell. We lit some incense and it took care of it. All in all wasn't too bad. Only 10 mins away from the Falls. And Dollar General is within a mile away if you need anything. Save money on a hotel and spend more on drinks.

If you need a room for the night or even just the weekend this is the place to go! They have a friendly staff willing to help you with directions and places to go while you visit the falls. If you need anything they have 24-hour service. The location is what I really liked best because it was in perfect distance from Niagara Falls and the outlet mall and restaurants. They serve a free breakfast with waffles (you have to pay most places). My family enjoyed the pool and the great outdoor space for a family picnic dinner. I would definitely recommend America’s Best Value Inn to any one looking for an affordable and nice and clean place to stay.

It's pretty unappealing. I don't care because I'm only in the room to sleep, but there's an empty beer bottle under our bed, the toilet seat is janky, and the balcony is gross. But I'll be drunk later. So it's fine!

Negative 10 Cant with out a star. This is Honest Review. First Off the Pictures on the Internet are Photo Shopped and misrepresented. Outside is old and needs updating and not just a Fresh coat of paint. There was a bad oder in the Hall. The lady there couldn't find our RSVPs. As walking down the hall the smell was getting worst (like Bleach). We walked up the stairs and there was gum on the stairs that had been there for years, not just 1 or 5 pieces. Door ways were too small. The room was so out Dated — tube TV, Old phones, and 2 outlets. The sliding glass door was dirty and moldy, chairs for the patio were old, dirty and plastic. The pool was green. The walls were falling apart, and paint pealing off. The bed sheets were tore and yellow — orange. (old like from the 80`s) It completely smelled of mold. The bathroom was old-sinks had no drain and toilets were low and old. Picture being elementary school as a adult. The Shower had holes in the tile and no Drain. My Party and I felt like were not going to last the night, Scared for our safety. We left with our stuff and told them we need to go, Its horrible and we have allergy to mold. The Lady that I told that to, She didn't seam surprised at all. We left will never Return! Condemn The place!

Kinda dirty, but close to the falls. We wont go there again. Watch your step in the parking lot, it is uneven.

This was the worst Hotel we've ever stayed in. If we could rate it a — 5 we would do so. Besides the rooms being dirty and smelly we had a mouse in our room. We would never recommend this hotel to anybody ever. Don't waste your time and definitely don't waste your money. When we told them about the mouse they actually told us we can find another hotel if we didn't feel safe. Needless to say we checked out right away.

Can I give ZERO stars? I would love that. This place is a dump. Disgusting. Cigarette butts all over — inside and out. Cereal ground into the carpet. Broken and stained everything. We lasted 15 minutes and asked for a refund. Save yourself, your dignity, and your sense of smell.

Absolutely awful place that shouldn't even be listed. Arrived with my daughters for an overnight to see the falls. Dank hallways with ripped carpets that wreaked of cigarettes and mold. Lights in room wouldn't turn on, beds were sunk, we wouldn't even bring our luggage in it was so dirty and we were that uncomfortable. Checked right back out and got our money back, More like a flop house than a hotel. Take a big pass unless you are desperate.

I would say you get what pay for or even less. The hotel is not bad, but needs a renewal management and furniture wise. The bed rooms are really old. Tvs, beds, chairs, everything needs an update. The balcony is dirty, plus the balcony door has no mesh door so you cant really open it to get some air in because you will get some bugs too. Lastly, the hotel smelled like food all the time, PLEASE take care of it and buy some scent sprays. The customer service was pretty fast and kind, I appreciate that. Also the hotel is close to the falls and located in quite area, that is a plus for them.

Pros : Excellent value for money place to stay. Nice pool. Comfortable beds, Cons : Customer service needs improvement, Empty food Vending machine, Breakfast needs to be better organized and should have a bigger hall or something so that everyone can sit and eat … Overall, It is a good place to stay for a night or two at an excellent cost. I would recommend it!

HORRIBLE! I would suggest that no one stays in this DISGUSTING hotel. I paid $110 walked up to the room and decided I couldn't stay in a place like that. It smelled so bad the room was disgusting. There were dead birds on the balcony the room made me feel all itchy just standing in there. I went back to the office to return the keys. I told the lady I couldn't stay and she said she still had to charge me. I was in the room maybe 15 minutes if that… people were outside smoking marijuana the whole thing was just BAD! I WISH I WOULD HAVE READ THE REVIEWS… DONT STAY HERE! ( (0 stars) )

This is a very filthy hotel. I am forced to write this review while it has been just an hour I have moved in to this hotel to spend just one night. I am glad I am staying for just one night. I was given a room with dirty floors, leaking ceiling, dust and debris on the bed along with an perfectly dirty and stained pillow. Upon complain, the room was changed but the lady at reception was a bit rude as she said to me that she cannot assure the room's condition sitting at the front office. Well, do you expecr customer to suffer and report the problems? Anyways, the new room was not great either with insect and a lot of hairs buried in my blanket. I can understand it's a budget hotel but cleanliness is the least a customer should expect. Nevertheless, the charges were not so less to ignore the problems. Please avoid!

This place was so horrible we left after one night and only because we were too tired from our travels to leave earlier. The room was gross, unclean. There was a disgusting ring around the tub. Don't even think about staying here.

The location was good. Close to an information Center and a few restaurants. The room was outdated. Some things were quite worn out. Service was ok. The continental breakfast was not very good.

Pros: Large yard and patios, so even smokers can be happy with a non-smoking room. Cons: Parking. Staff was inattentive, and there was an incident at the place next door didn't make us feel 100% safe. That said, it's not a bad place and it's clean, so if you need a cheap place to stay in the area, it's ok for a day or two.

My parents made reservations at Americas Best Value Inn 6505 Niagara Falls Blvd, Niagara Falls, NY 14304 which had decent reviews online. We got there and go into the room and it's straight up smells like cat spray. I'm not talking about a faint whiff but a full on 20 cats living in the room and spraying all over the place and only the light by the door works. We go back to the desk and the front desk girl who refused to give me her but i'm pretty sure is the owners daughter gives them a new room after saying they have a new housekeeping staff. I'm pretty sure they old staff quit because of that smell. We go the 2nd room THERE ARE NO PILLOWS! No curtains, No shower curtain. The sink is dirty, the bathtub filthy and it looks like someone had thrown up all over the sliding glass door. So we go back to the desk and the woman says thats the only smoking room they have left and the reason the rooms are so nasty is because the smoking rooms aren't their best rooms. We weren't asking for 5 star just a smoking room that doesn't smell like cat piss, with lights, that was clean and had curtains. I guess the pillows weren't a deal breaker. So then we go back to the desk and she had the nerved to state that someone had just stayed in it and must of stolen the curtains and pillows. Are you kidding me! So she offers to have someone SPRAY the room with AIR FRESHENER.

The front desk lady (Caroline) at this motel, is a sweetheart! I called her at 3 in the morning to see if she had any rooms available, first she was a little hesitant but told me to check back with her in few minutes. She called the guest who had a reservation to confirm whether he is on his way. When the guy confirmed he was a no-show she gave me the room plus made sure my kids and I have enough blankets and pillows (she personally brought them to our room) and gave me the password to Wi-Fi, shortcuts to the best parking spots etc. By herself! Now thats what I call excellent customer service. And the reason why I was stranded at 3am in the first place was because a grumpy old troll named lowery at motel 6 gave away my confirmed reservation to someone else without ever contacting me! Furthermore, I ended up saving money by staying at this place as I would have spent a $100 more for 2 nights at motel 6! Go figure that for Karma : —)

This was by far the most horrible hotel is ever stayed in. The TV was old. They provided free Wi-Fi which everyone does but with really bad speed compared to others. Overall wasn't worth 67$ for me.

Terribly dirty! Unsanitary!

Since there is no option for zero rating, I am forced to give it one star. This is by far the most disgusting sleezy dump I have ever seen. I had booked 2 rooms for one night. When my husband and I opened the door to our room we were horrified. The smell of cigarettes in a non smoking room was sickening. The bathroom was filthy, the carpet had stains from God knows what, and the drapes were smelly and falling down. My sister and her husband had the same to say about the room they were allocated. I went to the front desk to ask for clean rooms and the woman there started yelling and threatened to call the police! Unbelievable. We literally ran out of there. We called our credit card company and stopped payment immediately.

The Health Dept. Should SHUT THIS PLACE DOWN… It's not fit to have a dog nor pig stay there. NASTY NASTY from staff to the whole hotel. You would have to be despaired to stay here. My room was like a crime scene… blood one mattress, spiders crawling on the wall… OH the bathroom no words just vomit ever time I think about it… Nightmarish ZERO STARS.

If I could give 0 stars or negative stars I would. This place is, bar none, the worst most skeezy place I have ever set foot in and I have traveled all over the country. Just pulling up to the place was scary! We didn't even take the luggage out because I had 'that feeling'. Before even opening the tiny door to the room we noticed, for lack know of a better word, schmootz on the door and door jamb. Not sure what it was and don't want to even hazard a guess… bleh! We ventured through the door as if we were entering a haunted house… I even heard the scary music in my head! The room was musty smelling, the walls were stained, the lamp shades were stained, the mirrors were disgusting, the sliding glass door was so smeared that you didn't need the drapes… and the drapes… oh my lord! The jacuzzi tub I wouldn't have washed my dogs in. The bed was sagging, I only wish I had a blacklight… or maybe I'm glad I didn't! We immediately returned to the front desk and got a refund. Avoid at all costs.

Horrible! When we first got there they gave us the wrong room we booked a king with jacuzzi bath they gave us just a king, then when we did get in our right room the toilet was nasty poop in it pee all over the seat mold on the floor by the tub, white stains on the floor by the bed, water bottle from the people before us, lamp wires were ripped out of the plug and the plug was still plugged in the extention cord tucked under the mattress (good way to start a fire), no remote to TV went and asked for one and still didn't get one, had to go down to the front desk to get more toilet paper because they don't answer when you call down there, the bed was comfy but that was about the only good thing about this hotel. The day shift workers are Indian or something and act like they are better then you and are very rude.

The worst hotel in the US. Authority should ban their service this location. Dirty and stain carpet, stained bed sheet, used uncleaned towel — I found lot of loose hairs on it, non-smoke room smell smoke, price is low but the service and quality is horrible.

An affordable place to stay. The rooms had microwaves and refrigerators. The TV was old and small. Despite the tapestries and carpet being a little outdated the room was clean and the staff was very helpful. Breakfast was good too.

Hate it! Never stayed at any hotel as dirty as this one! Girl at front desk was very rude giving attitude to their customers! First room had spiders, dirty, dusty, humid, hot etc. Asked to change room and second room bathroom smelled disgusting. We love to travel and have a good experience but it was a dissapointment as well as from the pictures and rates it seems nice but once you arrive its terrible. I feel like the photos shown are from other places they make it look nice but it looks nothing like any room photo so do not let them fool you! Bad customer service! Would not recommend to anyone litterly! Worst experience ever! Please do not stay in this hotel. Not clean at all! When booking it can be very expensive through websites once you arrive other people go as walk ins get charged very low! Have stayed at other hotels very cheap and are much cleaner than this. Never going there again! Worst hotel you can ever stay in! Not worth a dime staying here.
