Beautiful views. Friendly staff.

Terrific location, really an ideal spot to access Bowen’s Wharf and Bannister’s. Easy walk to great restaurants. Rooms need updating. Avoid Cooke House Restaurant, grossly overpriced for mediocre food. 22 Bowen’s is so much better.

We were in town for a family wedding and stayed at this hotel. It’s a tired place and desperately in need of a facelift. Rooms are small. Our room in particular had a slow sink drain, a torn window screen and a broken safety latch. Actually, the latch was missing completely. “Corporate” made the decision not to allow staff to stow any luggage — a major inconvenience. The coffee shop and bar had limited hours. A disappointing stay. Either do it right or don’t do it all.

A room overlooking the harbor is wonderful. Nice amenities.

Had 10 nights worth of rooms. And after party and a brunch. But couldn't get my room serviced. Can't charge this kind of money and not do what was asked? not good at all. Go to the Marriott.

Price far exceeds the value you receive. The lobby, halls, and elevator were hotter than outside which would be great in Dec, not so much in Aug. The bathroom had toothpaste spit on the walls all around our sink. The sink itself was almost completely blocked. We were told the “engineer” would look at it while we were at the wedding. Came back to the same blocked sink. There was a single paper cup on the coffee maker, no plastic cups, no bottles of water. The hotel is in poor condition, even more surprising considering how expensive it is. We ended up canceling our second night and spent our Anniversary elsewhere. Buyer beware, you get a great location there but nothing more!

We brought our boat and stayed at the marina. Can’t say enough about the deckhands and the other guests staying there. Fun and conversational yet quiet and respectful late night. Perfect Newport location to get the right mix of fun and separation. Looking forward to our next visit.

My friend and I spent 2 nights here, and the location was perfect — we were able to walk everywhere, except the beach. We had a Harborview room, and it was awesome watching the boats and sunset. The room was clean and we felt safe. Only disappointment was the restaurant was not open yet. We never got to use the pool, but it looked very clean and inviting. We hope to go back again!

Stayed 2 nights, would not recommend this hotel. On the second morning, I had to seek out housekeeping to get fresh linens. Poor services.

Very nice location but the hotel was lacking a lot of the charm. I was disappointed to find the restaurant closed when we went down for breakfast. The hammocks aren’t out, no lawn games, no pool toys like states on the website. The fire pit was hogged by the same drunken crowd both nights we were there with kids, they never left. 🙄 Perhaps there should be a 60 min time limit on fire pit usage when the hotel is busy?
The pool was nice, the staff was nice but beds are lumpy and pillows are awful. I was charged almost $100 more for a Sunday night than a Monday in the same room… seems excessive.

Very nice hotel, great location, and friendly staff. The only issue we had was that we stayed on NYE and the noise on the 4th floor was so bad, we were up all night. Parents letting their kids run around the halls, non stop screaming and slamming doors. Ended around 1:30am, but the same crew were up and at it again by 6am. $200 for a night of no sleep. Also had a $21 fee added to my card after leaving, not sure if it’s a resort fee, or what, but it wasn’t mentioned at check in, or check out.

Great location. Resort fee is excessive as it only covers parking which you can use for free if you stay elsewhere. The gate is always left open so save yourself from a long walk to Newport and park here free!

We are enjoying our stay. We are spoiled because the weather is 70’s and it’s November! A lot to do, very nice staff, very clean rooms! Feel safe!

Very clean rooms during Covid-19. Everyone wore their mask! Very professional and polite staff. Breakfast was amazing including the staff! The SALT bar has amazing cocktails. Social distancing was on point! Would stay there again!

Great place to stay, nice rooms and great downtown location.

We have tried to contact the hotel multiple times to change blocks for my wedding. Due to corona we had to switch dates and my mother has constantly got the run around getting sent person to person then back to another person! We understand people are working from home but all we are asking for is a phone call to do this task so my guest from out of town can book their rooms accordingly. So disappointed!

Very nice hotel, clean and front desk people are amazing. Housekeeping is incredible. Only downside is a lot of kids and wall is thin. We were celebrating a major birthday without the kids, but couldn't seem to get away from them. If you love kids then good place. Awesome location and the view of the harbour is great.

We were in the bar with some awesome bartenders. John was one and I’m sorry but I can’t remember the other guys name. Very sociable, pleasant, just all around nice guy.

A fantastic experience. Everyone was hospitable, polite, and courteous. If you stay here I recommend the room with harbor view and walkout. It’s the best way to experience Newport.

The price of this hotel room is based on the views. Rooms are clean but could use a refresh the place is a bit dated compared to other hotels in the area.

The plače has had a facelift/ update. They did an amazing job! Great location, friendly/helpful staff, great restaurant on site.

I purchased a Groupon and I was extremely impressed! They had hot cider in the lobby at check in, my husband and I even got a hot toddy! When we got to our room there were cookies and milk! They were like homemade delicious cookies! Breakfast was great too. The only downside was the pool was cold and the room was not ready any earlier than check in time (which you can never expect the room would be ready early, but it would have been nice). The hotel is in the heart of the downtown area and you can walk to any shops or restaurants! I will definitely be back!

This is an excellent location to stay at in downtown Newport. It's very clean and the staff is very respectful. It's connected to a restaurant that has good food but I would caution though, stick to dining most near the hotel's outside seating area. That live music will be so gawd awfully loud that you can't have a conversation across any seating area at the Salt Water seats.

Great service and awesome location. We have been going here for years and they always seem to have a great staff and have even been remodeling lately too. There is a decent restaurant attached and they have a nice outdoor area to sit and enjoy the harbor. Definitely the best place to stay if you want to be in the heart of things and on the water.

Spacious and clean room! Housekeeping didn't bother us at checkout time which was great because we ended up going with late checkout. The bed was EXTREMELY comfortable! Location was right in the middle of all downtown activity with very short walking distance to night events. Breakfast included in the night's stay and had a wonderful and delicious selection of food! Large parking lot that accommodated additional guest parking. Overall very pleasant experience, would stay here again!

Just spent a few days here. Room was very nice but I don’t recommend the “wharf” side of this hotel as you get a lot of noise coming from the restaurants next door. Room was very nice but the restaurant was awful. Waited 40 min for our lunch order and was told the kitchen was “backed up”… which was odd since the place was almost empty. Food arrived cold. We complained and they adjusted the bill a bit. Service was bad and we felt like they forgot we were there since we were sitting outside! Next morning went back for the breakfast buffet which was a one/one free deal — food was cold again.
So bottom line, very nice place, but I don’t recommend the restaurant all and there are plenty of others close by that are much better. Can’t beat the location though — it’s perfect.

The rooms are generally ok, but look a little worn down. Location is convenient and makes walking around very easy. Staff gets 5 stars as everyone was very eager to provide a great experience.

We were greeted by a very friendly young man named Demetrius (I think but close enough) … He gave us all the details of the hotel… very nice deck and lounge right on the water. Would have been extremely nice if it was a sunny warm day. The rooms are just rooms… neat clean but every employee of that hotel was extremely nice. Since we stayed on Mother's Day weekend we were handed a bouquet of flowers upon us leaving… I was almost disappointed after booking and reading some negative comments but it was a very nice stay.

Beware, this is a Motel not a Hotel. The pictures on line look nice but this place is a budget Motel. I purchased a room with water views and all I got was a parking lot view. When I complained about it and asked for the room I purchased I was told sorry all booked, no rooms left. When I asked for a refund I was told NO refunds. Do not stay here, stay at a real Hotel. The place is outdated.

The beds were too soft. There was no support, and it was difficult to get comfortable. The bathrooms were the tiniest I have ever seen. I noticed that the window lock had been broken when we arrived. The complimentary cocktail was just a "sangria" given to us in a plastic cup poured from a water cooler. I think a coupon for one complimentary drink at the bar would have been better. There was no entryway light switch in the room. This is the first hotel I've been in that didn't have that. No fan in the bathroom, although there was a vent. The amenity fee was too much for what "amenities" were available. The business center was out in the open near the lobby, not allowing for privacy.

This is an outworn overpriced hotel. I stayed one night and they wrongfully charged "amenity fee" twice, $21x2=$42 which they haven't fixed even after a week and three phone calls. Update: Okay, after the response from the owner below, I called again today (April 10, 2018) and the representative acknowledged (again) that the amenity fee was accidentally charged twice and I was told that I would be refunded. I don't know how long it will take, we will see how much the hotel cares about its guests. Please don't make me make the fifth call for the same issue!

We've stayed at this hotel several times. It is always clean and the accommodations & hotel staff are nice. This particular trip we were just here for dinner a couple of nights. The calamari is really fresh & delicious. We always come back here.

The woman from the desk was very sweet and polite. The parking lot attendant on the other hand was very rude and unprofessional. I wouldn't come back to this hotel just due to that issue. It was very nice and clean, although the bathrooms were rather small. There was no closet or safe. The beds were super comfy though.

Great hotel! Right next to Thames St. And right on the water. The amazing customer service stole the show though. The hotel manager, Courtney, went above and beyond to ensure our stay was a great one. Thank you Courtney!

They say location, location, location right? Well they get five stars for that. They get
Credit for something they didn't create — the view, and they charge for it too. Their service is absolutely above average. It's a bit worn and needs some updating — but they well with upkeep. If you stay here during the off season — it'll cost you about $150 a night. During their busy season you can twice to three times that amount. They are strategically located in a prime area off the bay. I'd stay here again — during the off season.

Beds were extremely comfortable, room was quaint, bathroom very small. Very clean, staff extraordinary friendly. A huge party was going on which kept us up most the night, but the staff made up for it. Breakfast was good.

Great place right on the water. Salt restaurant has a great menu. 60+ slips available for parties in summer or winter.

It's an ok hotel for the area. I only ever stay in the winter so it's always cold in the room as not a lot if people stay here in the dead if January. They do always have the nicest people at the front desk. Bathrooms small and no shower cap but nice soaps.

Very disappointed with hidden fees. (Activity fee… that no one mentioned) Hotel good… some great front line staff Michael from OB) but won't be coming back. Too many other better options in Newport that are more transparent and customer friendly.

Very reasonably priced, however, be aware that you will be charged a $20 amenities fee per day for the parking, Wi-Fi, etc. That they do not tell you about until checkout. The location is the best part — the hotel is walking distance to Bowen's Wharf and lots of bars, restaurants, and shopping. Upon arrival We were also able to get an upgrade to face the harbor which was very nice.

We were just there for 2 nights for a Hockey tournament. Our room had no refrigerator and we had to put a blanket under the heater because the draft made the room freezing. It was record low temperatures out with a wind chill to add to the cold. We were there with a total of 3 Hockey teams from our organization. The children were not allowed to do anything with out bein spoken to by the front desk people or security. At 10:30 am they were told complaints came in for running in the hall. At 4pm they got complaints for them playing knee hockey in the hallway. They made no accommodations to keep the children entertained knowing there would be over 30 children there for 2 days straight. We then were told if they had to speak to us again they would start kicking us out. In 0 degree temperatures because kids were being kids between 10am and 9pm. With out the 30-40 rooms that were taken up on a Wednesday and Thursday At the end of December I don’t think they would’ve been sold out like they were. Very disappointing when this is a week that our kids look forward to every year! I was very disappointed on the size of the rooms, they way were treated and lack of amenities for the for the price!

Relatively modern and clean. I was there on a single digit temperature night and the heat was slow to come up in the room. Pulled the air filters to see they were completely blocked and hadn't been cleaned in some time. Left them out and the heat worked after that.

Arrived in a rain, greeted by a super check in person, Tyler. Got us into our first floor room in record time. Having come here as a way to unwind, we found the "winter blues" package to be perfect. Two mornings of fabulous breakfasts. Four tickets to Mansions. We picked Marble House for the Christmas decorations and Rosecliffe for the special Pierre Cardin exhibit. Supper at Benjamin s across street was good for first evening, but dinner a Salt Water the hotels superb restaurant the second was 5 stars. The Executive Chef Tom is the BEST. Pre-fixe three course dinner of chowder or salad, surf and turf finishing with either a raspberry or hazelnut treat made the evening perfect. He went around to many of the tables, ours included, to speak to customers. Throw in. Pool, sauna and exercise room and you have it all. This is one of the most hospitable establishments we have ever stayed at… and we travel frequently! Keep up the good work! This is. 5-star plus hotel.

Location is great, food at Salt Water was very good. The rooms are dated, bathroom was small, no closet, no safe in room. Overall the hotel is an economy hotel charging 5 star prices.

Location is great but unfortunately no way to use the Open table app properly. The hostess & waitresses had no idea what we were talking about and did not have a reservation despite our confirmation. Waitress was subpar … Didn't seem to either care about her job or the restaurant itself, had to ask the manager for our check since she ghosted us. Food was delicious so would go back for the chefs but not the service. Probably will give the bar a chance next time as they were much busier than the dining room. Maybe those patrons knew something we didn't.

Hotel is located perfectly as it is walking distance to all restaurants and shops. The restaurant was good breakfast. The Orange Julie tasted freshly squeezed; for the middle of January it was a fresh taste. The hotel needs to be updated. The front desk staff was ehh. Also, we left out laptop charger in the room and we called and they said they will give us a call and never received one. Called a week later just to be like, "oh nothing was found. " I told them exactly where it was left and it wasn't found.

It's in a fantastic location in the heart of the action. I was in town for a wedding and had a great experience. The room was very large, shower a little small but, omg the bed was sooooo comfortable.

Not happy at all! We were never informed when we booked that the pool was under construction, we had no refrigerator in our room, our bathroom stunk like mold… no work out room … the whole place just sucked.

I stayed at The Newport for two frigid nights in mid-March to get out of ME and meet an old friend from CT, and we had a delightful experience. The room on the fourth floor overlooking the shrink-wrapped boats and white caps outside was spotless and warm with very comfortable beds. The Front Desk staff were exceedingly polite, courteous and friendly, creating a welcome atmosphere every time we passed them. Joe, our waiter at the Saltwater Restaurant, added an outstanding and fun dining experience, and we were impressed with the Executive Chief, Tom, coming out in the hall to greet guests to explain his specialities and again when we were dining to make sure his creations met our expectations. Never before has the requested "One-egg breakfast" for Young Sailors been so large and so delicious for an eighty-year old! I would definitely return for a lovely get-away from the frozen land of ME up north to beautiful Newport — and especially in this off-season without the summer crowds.

Location of the hotel is great. Right on the harbor, close to downtown. The room is nice and the pool is fantastic.

Location was perfect. The room was nice but the shower didn't drain and the toilet barely flushed. They charged an additional $25 to park.

Stayed for 2 days, really loved it. Nice clean rooms with clean pool. Much better than what you would expect from a 3 star hotel.

Rooms were very comftorable and service was extroidanairy and has a very scenic view outside with a pool and a sauna.

The room was wonderful. Able to control the heat on such a cold night. There wasn't a fridge or microwave so that inhibited food in the room but the warm salt water pool was lovely. A couple things: they give you Fiji water at $4/bottle, charge $8/day for their "free" parking, and if you pay with a debit card they place a $100 hold on your account. You get it back in 3-5 days, but still. It was a lovely short stay though and I'd recommend it.

My wife and I went for Valentines day weekend and planned to stay for two days. When we arrived at the hotel (3 pm) to drop our bags off, the assistant manager said there were no rooms available right now and that she would call us when our room was ready. I asked how long it would take and she said the regular check in is a 4 so not very long. We then went off to a wine tasting and dinner to kills some time. We did not get a call until 7:45 pm saying our room was ready. I guess almost 4 hours is "not very long". When we got in the room, the temperature was very cold! It felt about 50-60 degrees in the room. The thermostat in the room said it was 85. Our " heater" was blowing out cold air! So we called the front desk to have them fix the issue. At first they gave us a tiny space heater which they claimed " fixed" the problem. Then I went back to the front desk and they sent a mechanic. After looking at the heater he said it wasn't actually blowing out 85 degree heat (I think a small child could figure out that). Anyway, he supposedly ajusted the temperature of the heater and said it was all set. A half our later it was still blowing out the same temperature air as before. We finally called an just asked if we could check out in the morning and get a refund for the second night. She said there was no possible way to do refunds. 20 minutes later (this is 10:00 pm at this point), she called again saying if we check out tonight she could give us a full refund.

First time I have visited the stablishment. It was for a corporate event and the atmosphere was relaxed and the food was good.

The stay was very nice. The bed was comfortable and the bathroom was clean. I did not notice any odor either. My room had robes and an iron. It also had a Kurig and some Fiji water bottles. (if you used them, it would be billed). One thing that bothered me was that my room did not have a microwave or refrigerator. I feel those should be included especially with how much the room cost. The location is near all the downtown shops. It's also not too far from the mansions or cliff walk, though you would take a car there. The receptionist at the desk was very nice and even gave me a map and marked locations for activities. Overall, I give my stay a 4/5 stars.

The hotel was nice and we'll kept. Great location for the local shops and food. Parking was extra but was responsible. Would recommend.

We only stayed for one night. The hotel was clean and the staff was courteous. We were placed in a handicapped accessible room that we did not request, the bathroom and especially the shower were quite awkward.

The rooms were very nice, clean, and spacious. The hotel presents an excellent location to nearby restaurants and shopping. However, the food served in the hotel was lacking in quality and taste. There were fewer options than I would have expected. Additionally, the elevators had speakers blasting music at absurd levels, which never seemed to change despite me notifying the front desk. Overall I would say it's a nice hotel.

As stated in the other poor reviews, the locations is great. However the condition of the entire place is not great. This hotel is not accurately represented in their pictures on line. I was shocked at the difference when I got here. The public areas are ok, bathroom by the pool was dirty and need to be updated. The room was terrible! Uncomfortable beds with cotton/poly sheets that are old and scratchy. Very unpleasant! The bathroom needs to be remodeled. The entire room needs to be remodeled. No amenities at all in the room. The staff at check in was incredibly unhelpful and rude. (As was the parking attendant at the gate. ) The evening staff was helpful and made a dinner reservation for me. Sad to say my mini break getaway has not been as nice due to the stay here. Would advise not staying here! Everything is in close walking distance and there are other hotels that are within walking distance of the piers and shops.

Very nice and fancy set-up, but the service is terrible! I tried to get room service, and no one picked up the phone, and no one at the desk could help me. So I go to the restaurant, but, because it's raining, they couldn't seat me. Even though there was a big indoor dining area! What other hotel restaurant shuts down in the middle of August for rain? Finally, they offered to bring food up to our room — then didn't bring half our order! Eventually, they comped the breakfast, but I'd wasted hours trying to get food at that point. Get your act together!

Was good, same price as the Howard Johnson nearby but closer to the action and chance of room on Marina side. Small bathrooms though, and the beds were rather small even for small people like us, I can't imagine a 6 foot man and a wife in these "queen" beds.

I think they're trying to drive people away! DO NOT go here! My fiance and I planned a weekend getaway to celebrate a last "hoorah" before the birth of our first baby. We booked the hotel with a king bed, and even called a day before to confirm the booking. Upon arrival the manager stated she had us booked for 2 double beds. We pulled up the reservation on our IPhone and showed her how it read KING bed. I'm pregnant and no way able to share a double bed, so our romantic getaway meant sleeping separate. Instead of apologizing and trying to fix the problem, she stated Oh there's no more king bedrooms available, we are totally overbooked this weekend. It was clearly the fault of the hotel for over booking them, yet she did not take ownership of the problem. And she is the MANAGER. I actually would have been OK with a sincere apology. So feeling like our romantic getaway was severely hindered by having to sleep in separate beds I began to cry. My fiancee and I have barely traveled together and we have a tight budget, so going away a spending $400 on a hotel room was extravagant for us. I felt very taken advantage of by the company. The manager then said again there was nothing she could do, gave a quick apology and then said we would be expecting a surprise shortly to our room. Feeling relieved that our feelings were being acknowledged in some way, we went about checking in.

The room was nice, the pool is ok. Great location. Beautiful views. Morning staff (Nasha) is incredibly rude and unhelpful. But, the rest of the staff from housekeeping to managers were excellent, polite and very friendly.

After looking at some of the other hotels, we settled on this one because it wasn't that expensive. We had an amazing time here. We were able to upgrade our room to face the harbor and the restaurants were in walking distance. In the morning, we ate breakfast at Pier 49, the restaurant inside of the hotel and the manager gave us free coupons to the Vanderbilt houses and free bacon. It was the best we've ever had and it was cheap too. After hearing that someone in our party was sick, she offered to send soup upstairs to him. We'll definitely come here again.

I had an absolute fantastic time here! The hotel is right in the middle of lots of restaurants and shopping. Coming here by myself I met some awesome locals as well. The room had the necessities, it's clean, and the people who work here are very friendly. I needed my breakfast before 7am because I had to leave early, and they were more than happy to help me out.

While this hotel is located right in the heart of Newport and does offer magnificent views I was not impressed. It is overpriced I have stayed at other hotels paid less and they offered more. My husband and I agree this is one of the worst hotels we have stayed at. It's VERY out dated, the bathrooms are very small with no ventilation for the steam. The mattress was hard as rock. Most hotels nowadays come with a fridge if not a microwave not this hotel neither was in the room. We came back to our room at 2:30 to pick something up no had come in to clean it. We had to ask to have it done. The hotel lacks sound proofing you can hear EVERYTHING from people taking showers, toilets flushing, water running etc. Some of the staff were friendly while others were very cold but they did answer your questions. They lacked customer service skills. Very disappointed I would not recommend this hotel to anyone. When I checked out the girl at the desk said to me "have a nice day I hope we will be seeing you again". I smiled walked away and mumbled under my breath "no you won't not a chance".

Definitely the worst hotel I've never been to. The bathroom is extremely small. The beds were supposed to be for two people but actually their are only for one. In the bathroom there are hairs everywhere and I'm pretty sure they are not mine cuz these are blonde and mine are black. The most intolerable part is that there are bugs climbing on the sheet. Can't be worse.

I guess maybe we're just a little less particular than others, but my wife and I really enjoyed staying here. It's probably the most ideally located hotel in town. You're right in the middle of all the shops and restaurants; You don't even have to drive anywhere. The room was perfectly nice, as were the hotel staff. I have to admit that I was kind of surprised, and disappointed, by the $8 parking fee, but it wasn't the end of the world for me. The hotel is definitely of older construction, but has been renovated nicely and maintained very well. I would definitely stay here again.

Small no thrills rooms with tons of hidden charges. Add +13% for taxes and $15-20 per day for parking fees (regardless of valet). Hallways and stairwells were filthy. Staff were unaccommodating for hour or two early check-in times (after 4 pm). So yeah, hated it.

I WOULDNT GO HERE AGAIN! I used to stay at this hotel each time I would visit Newport and I was satisfied, unfortunately this last time I went (April 2014) I was so dissatisfied that I would never go back. First, when we went to check into the hotel the room was not available, which was around 2:00 in the afternoon. Then after driving around for over an hour, because we couldn't even park in the parking lot, we finally were called and were told our room was ready. Once checking in the woman informed us that there would be a $20 parking fee which was a new policy for their off season. Ok, except when booking the hotel back in January this was not in effect so we were caught off guard and told we had to pay it. This really would not be that big of a problem expect I saw on many different occasions guests who were staying at the hotel actually being turned away because there was no parking available in the lot! Can you imagine! paying over $200 a night plus a fee to park there and not even being able to park! When we finally got into our room it was absolutely disgusting! It looked as though a 5 year old cleaned it! There was a dirty Band-Aid, a rope necklace that was on top of the lamp (luckily we noticed it before it caused a fire), the floors were dirty and the bathroom still had hair in the bathtub. I would expect this at a motel 6 but not a hotel that is costing me $200 a night.

The room views on the marina side are great, the lounge with a fireplace was nice and the location is excellent. All hotel staff contact was as it should be, but the building is in need of serious soundproofing between rooms. On Friday night we were awoken to the sounds of some energetic lovemaking to the east whereas Saturday night a vile high volume argument broke out to our wild wild west. Needless to say we used our wisper voices and ducked out of this O. K. Corral early Sunday with our heads down.
