Yes the Hotel is going under Renovations but our room is very clean and the sheets the pillows and the beds at high-quality linens. The staff was absolutely friendly and accommodating I would recommend this hotel to anyone! Do not be Picky! It’s priced right!

Hotel is in the middle of renovation, so hard to give a thorough review. Would be five star if they offered on sight parking. Continental breakfast is about what you would expect with cereal, bagels, make your own waffles etc. Our main issue was that they seemed to let non guests hang out in the downstairs common area, but that may just be a New Orleans thing with the Homeless population seemingly everywhere.

Good Hotel, as of July 2018 this hotel was undergoing major renovations. That being said, the staff were friendly, helpful and my room was wonderful. As the name states, this hotel exhibits a modern vibe as you will see in the room's features which I thought were fashionably neat and also utilitarian. The only drawback to this hotel is that there is no parking specifically assigned to this hotel, and the pay lot directly behind the hotel was pricey and I was very aware of numerous shady characters with eyes on me as I paid for my parking spot. I did not feel as safe walking to local establishments and eateries from this hotel as I have with others located in the CBD or Warehouse District. Overall with attention paid to the hotel itself, I give compliments to management and staff.

I stayed at this hotel with my boyfriend the night we came into New Orleans. The hotel was under repair, which was fine; however, the hotel is not modern at all. It seems like we were in a badly designed cruise ship. Continental breakfast was limited for the price we paid for the night. The MAIN ISSUE was that I accidentally left behind a brand new pair of tennis shoes that WERE STOLEN by the staff! When I realized (same day we checked out) that I had left them behind I immediately called. The receptionist spoke with the cleaning staff manager who checked the room which had been cleaned, but my shoes were not turned in. She took down my number and told me they would call me once the morning shift staff came in. Never received a call! I didn't have time to visit the hotel before we departed and I would have made a report but honestly I got back home straight to work and am writing this review a few weeks later. Never stay at this hotel. I can't come to any other conclusion other than their staff are thieves!

Rooms are nice, but tiny. Ive seen micro studios larger. If you are planning to sleep past 730am or if you need to spend any time in your room between then and 6pm, avoid this hotel. House keeping staff is LOUD and it's not their equipment making noise. Construction will wake you up early on weekdays and seems like housekeeping will wake you up on the weekend. The lobby staff were fine, concierge was great.

While they are currently undergoing major renovations, you almost don't realize it because they have setup their temporary layout very well. The concierge Geoff is one of the most helpful people I've ever met. To make him even better he has a fabulous personality and sense of humor. All the staff are friendly and personable. The only issues we've had were very minor but fixed very quickly.

On one hand, the service was excellent, and my medium king room quite comfortable. Kyle and Jerome were both friendly and helpful. On the other hand, the place is being converted to a Holiday Inn Express, so there's no bar or restaurant, and not likely to be one in the future. We ended up over at the Ace Hotel frequently to make up for it.

No expensive and a good location. Good value for the money … Not super fancy but clean and nice. Easy walk to the convention center and the French quarter.

Wifi was very spotty, didn't work 75% of time. Don't let them put you in a room 314 to 318 until the renovation is over. The king room was nice, it has British compatible electric sockets along with normal US 110v electric sockets. USB ports in the wall for phone charging. In room coffee was good quality. The safe was not big enough for a typical 17" screen laptop but fine for wallets. No odd smells, all the lights worked, the flat-screen TV was a good size for the placement. No view to speak of but you can leave and find nice views. Walking distance to WWII museum and trolley public transit as well as city sight seeing hop on hop off bus stop. If you go directly through the circle from the front door that's not a nice part of town but all other directions are fine. Walking distance to some great restaurants also.

I took my girlfriend here for a romantic night in New Orleans and was SO EMBARRASSED. I spent over $200 a night and looked like I took her to a hooker motel. It looks like a motel 6 on the inside. Rooms are very bare. The bathroom towel racks were bent and mangled. Towels were so thin they felt like they came from the dollar store. The beds were horribly low quality. The desk was literally bubbling and peeling off at the surface like a college dorm. I ordered a single room with a "living room" and got a double bed with no living room instead.

Basic, no frills hotel in a good location for the Garden, Wharehouse and Commercial Districts. Not too far a walk from the French Quarter and hopping on a trolley car is simplicity… one stops right outside. Not far from an excellent supermarket. The WW2 museum is close by, handy should it be raining! Staff were warm and friendly. Room a decent size, with acceptable shower and facilities in the room. If you are at the front overlooking the roundabout where the trolley car passes by, it can be a little noisy at times for they do rattle a bit, but it didn't affect our sleep. It is currently undergoing refurbishment/building an extension next door, but we didn't hear the workmen, not did it detract from our stay. We liked it and if/when we return to New Orleans it will be one of the hotels on our list.

I reserved and PAID $170.00 for a king size bed. When I arrived to the room it had two full size beds, not even a Queen bed to match the headboard that was attached to the wall. I called to the front desk and was told because I was one of the last to check in I was given what was available. This was an "upgrade" I'd like to know how? I wanted what I paid for and requested. The room itself was dirty, dingy and had garbage on the floor. The bathtub had spots cracking from Rust. I've tried for over a week to talk to the General Manager or even someone from Management and continue to be ignored as they are "busy" "not in the office" "on a conference call" Customer service is very lacking at this establishment.

Hotel had over booked so we were given a suit. I didn't even realize it at first because no one made a fuss. They fixed it without being prompted. Great Customer service and right on the trolley line. B Museums out the back door. Great place!

I reserved a large room with a king size bed. When I entered the room it was anything but large. I’ve stayed at Holiday Inns with rooms twice the size of this and for half the price. The “bed frame” looked handmade and the pillows and mattress were very uncomfortable. The bathroom was large and not bad. There were sounds of doors slamming all night. The carpet and walls looked dingy and outdated. There was nothing modern about the hotel. The parking was terrible. We had to park 3 blocks way to avoid outrageous parking fees. It was outdated and not worth the $180. I have seen plenty of comments suggesting that there have been numerous upgrades in the last year but no evidence to show. I am very unpleased and will never stay at this establishment again. I suggest you do the same.

It was being remodeled. (Jan, 2018) The staff is very nice and helpful. Rooms are nice nothing over the top. But who's stays in the room in NOLA? Great place to catch a uber or the St. Charles trolley. I'd stay here again.

Loved our stay here. The staff was friendly, the rooms were perfect and well kept! You can easily walk to downtown from the hotel which provides you a small map. Our favorite restaurant near the hotel was Peche, must check it out! Also, the World War II museum is 2 blocks away, great experience overall!

We stayed here for our family trip. It's within walking distance to the WWII museum. Staff is very friendly and accommodating. Complimentary continental breakfast. Downside is the parking, no available parking but provide a discount at a near by parking garage. No issues for me and would return.

Nice clean room, friendly helpful staff; great stay once in the building BUT Parking and congestion is typical of downtown NOLA which is why we won't be coming back for a long time. I feel sorry for everyone here that has to put up with the utter chaos. I think it will take a toll on your tourism.

Great location. Friendly staff. Undergoing renovation currently. Concierge is very helpful for arranging activities in the city. No hotel parking and the most secure close option is behind the building for $30 a day.

Staff was very helpful and accommodating. Geoff the concierge was so helpful before our trip. He kept us informed of the Hurricane's affect on New Orleans. Helped us plan our days activities with tours and directions. He became a wonderful friend to us during our stay. Hotel was under construction but you wouldn't know it until one of the workers requested the elevator to stop on the floor they were working on. Room was small but the bed was very comfortable. Made me realize I need a new mattress on my own bed. We were on the 10th floor with great views.

Loved the location, but front desk females were extremely rude and had no manners whatsoever. To make things even better, my gf left her watch behind and when we called, the gentleman that attended us said that in fact room service had located it and they would have it shipped immediately. After not receiving it, the person who attended us stated that the box that they had placed it in had been tampered and in appeared as if an associate might’ve taken it. Long story short, there was obviously some dishonest internal activity. We did not get the watch back, but we did get a refund back for the value of the watch itself so I appreciated that from management.

Love the vibe. Comfortable room of decent size. Great bathroom and good closet with a nice sitting area. Pleasant hotel staff. Nice small lobby to relax. St Charles Trolley out the front door so great location to get anywhere in the city. No hotel parking but plenty of lots and one covered parking garage within 2 blocks of the hotel. Absolutely will stay here again on a return trip.

Very good location you can go walking to the French Square is like 15 minutes walk from the hotel is with breakfast included and it is very good the attentions are good.

The staff was awesome! They were so helpful and super friendly. They really made our stay perfect. They were very patient with us, and we asked the same questions over and over, being ignorant of the layout of New Orleans' trolley stops. They provided us with maps and took the time to mark on them exactly where we needed to get on and off. The concierge gave us valuable time saving information about Cafe Du Monde. The room was the cheapest they had and was small as to be expected, but very clean and comfortable. But I cannot say enough great things about the staff!

This is a great place! Management is wonderful. It's conveniently next to a bus stop and a street car so you don't have to try to drive! It's close enough to The french quarter yet distant enough so the noise and amount of people aren't bothersome. The interior has a unique feel with old wooden floors and old class touches. Our room was spacious with plenty of storage. It's a unique building with atriums on either side with patio furniture and they are a nice place to relax The breakfast area was huge with a lot of seating including booths. The beds are nice and firm so we slept great. The higher up you get the better the view of downtown. Everyone went out of their way to help us. The lobby has great ice water with lemons, limes and cucumbers mixed in. It was our first stop every time we came back to our room! Would recommend this place to everyone.

The pictures on the website make it look far nicer than it is and they don't show the area just across the circle where there appear to live a number of homeless people. However, while you aren't getting a top of the line experience, you're not paying a top of the line price. The rooms are clean and perfectly functional. The bed frame creaked when I got in, but was silent and comfortable after that. Breakfast is free and with good options. It's also walking distance to the convention center. Overall, a decent experience but it won't blow you away.

Great location, remodel provides some nicer amenities. Remodeled bathrooms are nice. Quality and size of rooms in the same class vary wildly. We had to change rooms because our first smelled very mildewy, but they were very courteous and made the change hassle-free. Breakfast is adequate, with really nice seating. TV channels are basic package only. Staff are very friendly and accommodating. They charge $26 a night for parking.

Decent hotel. There is a bit of a strange layout where you may get a room in the building next door. It's attached to the rest of the hotel, but requires going through the outside courtyard. The rooms are clean and we got service between the days. The rooms are simple. Our room just had one window that wasn't easy to see out of. The breakfast was pretty weak with no protein options, at all… Staff was nice and knew about the area. There is trolly service nearby that is helpful for getting into the French quarter, but it does get crowded and requires exact change ($3 for all day rides)

Close to the Convention centre, a 15-20-minute walk from the French Quarter. Nice staff.

Room and hotel was clean, staff pleasant and helpful. Vallet parking available and needed otherwise you park a few blocks away for $10. Location is great for walking to downtown. Our kitty did great in this pet friendly hotel.

Customer service was outstanding from everyone! Such a clean "modern" hotel. Was slightly disappointed the restaurant is now closed. Would stay here again, over another hotel we stayed at (won't name names)

Tv didn't work, no iron or ironing board, phone didn't work. Parking was over 3 blocks away unless you want to pay the $30 for the valet. Room was cramped to say the least! Will not stay again!

Stayed here with a Groupon, which included $20 toward incidentals (restaurant, valet parking, etc) Cute hotel, close enough to street cars and walking distance to canal st, without the downtown price. The staff was courteous and friendly. Bed was a little stiff but we'd stay here again.

I spent New Year's weekend at this hotel. This was the 2nd time I've stayed at this hotel. Once again, I am blown away at how great this hotel is! A 3 1/2 star hotel that has given me 5 star service every time. Carl, the (for lack of official term) Events and Plans Coordinator is an awesome person with a wealth of knowledge of his hometown! He has a lot of great offers for you to explore NO and if you're nice, he just might give you some tips to enjoy your stay. Carl, we appreciate you! I hope you're getting an annual raise at the least! The restaurant/bar Tivioli & Lee is superb! Charismatic and knowledgeable bartenders and great variety of food from an excellent cook. The hotel is in a great location, in between the Garden District and French Quarter. Both easily walked to and from. The famous Street Cars have a stop about 30 seconds from the hotel. There's also a very convenient gas station about 30 seconds from the hotel. I can't recommend this hotel enough! I could go on and on, but Hotel Modern is one of the best hotels I've stayed at! My wife and I will be returning!

Way over priced for room. Asked for extra towels 3 times. 6 hours later went and found the linen closet and got my own. Lamp threw sparks when I turned it on. The complimentary toiletries bottles were dirty from the previous guest. No on site parking and far away from the French Quarter. Exhaust all your options first … last resort if you can't find anything else.

This place is very modern looking. At arrival, quick and fast. Checked in and off we went. Rooms are clean, bathroom is stocked good. The only complain I've got is the squeaky bed but over all I'll be staying here again.

The hotel experience for the Essence Festival Weekend was quaint and the hospitality was awesome. One bellman in particular, Carl was very helpful.

When travelling Amtrak from El Paso to Atlanta there's a layover in New Orleans. I always stay at the Hotel Modern. The rooms are clean and the service is great. The price for one night is inexpensive. I would definitely suggest this hotel to anyone. I also like the location, its only blocks from the Amtrak station. A cab ride away.

This is the worst hotel I have ever stayed at in my life. I stayed here at the ending of my honeymoon and it was a horrid experience. First off if the staff wasn't being rude they were just absent in general. The room was disgusting and over priced. The bed sheets and mattress had stains all over it. I was unable to get either of these changed. The bathroom/shower was nasty. All I wanted to use the hotel for was to catch some sleep after we were out in the city all night and you couldn't even do that due to how thin the walls were. Every single time anyone on your floor shut their down it sounded like gun going off in your room. I can't imagine how bad it was on the lower floors closer to the trolley. So if you manage to some how fall asleep the AC in the room runs by motion detector so you are constantly waking up in sweat and swatting at the detector to kick on for 30 minutes. At this point it's so bad it's laughable. If all the things above weren't bad enough when we first arrived to check in the lady took our credit card and disappeared into the back with it. Normally a hotel will make a copy of your credit card for liability. In this case the woman charged 150 dollars to our card without asking/mentioning this. When I confronted the manager he was extremely rude and said it was in the small print that they could charge additional fees for their "services". The money was supposed to be returned at the end of our stay.

The bellhops were super nice and the rooms were clean but everything else about the experience was poor at best. Each time I walked in the people behind the front desk were gossiping about clients and each other and barely noticed that you were there. The restaurant was stylish but didn't have anything that was vegetarian. When I asked for a good recommendation from the front desk he gave me the wrong directions and I had to look up another place on my phone. And, the kicker, I believe that I had been bitten by bed bugs because I had bites and a rash that I had never had before. When I called three times, each time leaving my number asking about the problem, I never heard anything back. Awful, awful experience.

Oddly nice hotel. For the price we payed I was expecting something way worse. All the staff is young and very friendly. I'm pretty sure we stayed in the cheapest room and it was still very nice, clean and new. The bed was AMAZING. You can walk to the french quarter from there with no problem and the neighborhood it is in is nice too but less populated.

Pleasant place to stay. They even gave us an extra discount for locals (we're not local) just 'cause. Room didn't have toilet paper or a trashcan (which was odd for the quality of the hotel), but they quickly took care of that. 13 min walk from Bourbon Street and 28 min from Cafe du Mondé. Nice enough neighborhood to walk through.

We had a large group that stayed here. The staff was excellent as they were so accommodating! They allowed us to all check in several hours early as they completely understood our situation.

The room was slightly small and a bit bare (granted, we booked the cheapest room, and there was still plenty enough space), but there were a dozen or so books in there, which was a neat touch. The air conditioning in the room worked awesomely; there's nothing like coming in from the New Orleans heat and being met with a nice, cold room. My only complaint about the room itself is that the air conditioning was a bit loud, but it was a constant noise so I stopped noticing it after a while. There isn't any convenient self-parking nearby aside from a surface lot immediately behind the hotel (nearest garage is about two blocks away), and valet parking is $30, which felt a tad steep. But, the location isn't bad — there's a trolley that goes right to the edge of the French Quarter that stops right next to the hotel. The staff at the front desk was amazingly helpful and nice. We were passing through New Orleans on a road trip and decided to stop and spend a day there, and didn't know our way around the city. The front desk staff knew the area very well, and gave us a lot of good recommendations for restaurants, beignet places, and things to go see and do while we were in town (and their recommendations were always spot-on), and drew us some quick directions on a map.

Awesome! Best place to stay in New Orleans! Amazing staff, comfortable bed, nice size room, great parking, super cool bar next door and they let my dog stay with me.
