This is a great location if you want to be close to the beach and the main strip. This hotel is one block from the beach the customer service was great they also offer valet service and serve free breakfast in the morning the only thing that was not good about the location is this size of the room. The queen size bed room is very tight and the bathrooms could be a little nicer overall it was good for the price.

I actually bought my birthday in at this hotel the customer service from the front desk was excellent the free breakfast was excellent the distance to Ocean Ave was close overall this hotel is a great place to spend your vacation they also offer valet parking and a safe in your room and the price was just unbelievable very unexpensive.

I love coming here. Been here 5x already. It's like I always luck out and there is no thugs in this hotel like the other hotels I see where people are smoking weed.

Perfect for a night. Super location. It was clean and breakfast plentiful. Elevator is missing! Tow up the luggage of 6 people was very awful.

Great Amenities! Free beach equipment, Free breakfast and In & Out Valet service. Wi-Fi also included. One block from the beach, lots of food and stores nearby.

Nice little hotel without pretensions but very honest. Very well placed one street from the beach and in the center of the bustling south beach neighborhoods. The continental breakfast is great especially with all-you-can-eat waffles!

Lovely old-style hotel with updated in-Room amenities, right in the hot spot area by the beach. Just enough (1 block) off the main strip to be close but not out of control. Good service, clean rooms. Either find parking on the street or pay the (very comparable) $30 overnight valet. In-and-out privileges, but it takes roughly 30 minutes to call the car. Great experience. Enjoyed it!

Stayed here 4 times love it for location. 1 block from beach and near all. The rooms at the ends of the halls are bigger.

In This small hotel on Collins Ave we enjoyed it very much. Pretty much in the middle of South Beach, all within walking distance, both the southerly part of both Lincoln Road and Espanola way to the north. Spectacular location. Equipped with all towels, umbrellas and chairs to spend beautiful days on the beach one of the most beautiful spots in Miami beach. Clean and organized. All very kind and always ready to help you. The breakfast is good and there is a wide choice. Perfect Wi. The night is very quiet. The windows of the rooms do not open, however there is a perfect air conditioning system. In The room there is also the minibar and of course the safe. Missing the view, but the veranda with the tables on Collins Ave is too comfortable and pretty. We were very happy with our choice and if we go back to Miami Beach we go back there, when we left I also told the lady who drove us to the Taxi. All perfect.

Perfect location. Near the beach. Of the best restaurants and the most well-known clothes business. For ArgenArge to book through take off to freeze the. Price and not depend on the dollar. But call the hotel because you are looking for the free combi to the airport.

This hotel is disgusting… Within two days we had to move rooms. The first night we had a leak within the room the second night we had bugs flying in our room they were on the bed and in our luggage. The staff member came up to the room with RAID bug spray… Our clothes were ruined they did not refund me the total amount that was due for the room. The outlets in the room did not work… The bathrooms were so small and not updated… The evening front desk clerk laughed during the situation… We had to find another hotel to stay in for the remaining time that we were in Miami. We were here on vacation and this was the worst experience ever with a hotel in Miami.

Very good hotel. Very good attention. Very well located. Of the traditional type. Taking something on the sidewalk is also a lot of fun. The perfect hotel to be in IN2A city that you want to enjoy and the room in simple and comfortable place to rest.

Cute hotel, which is incredibly worth the affordable prices. Big bathrooms with quite large showers and comfortable beds. My room had some very pretty paintings and artwork in it, following the theme of the homely and well decorated lobby.

Close to Beach but still a Dump! The employees in the breakfast area eating with guests was so unprofessional. The one male employee sitting on couch just learing at the female guests was disgusting. Dirty ole man! Would never go back because of him!

Receive online shopping packages and save them free of charge, towel-loungers and parasols; In the lobby fresh (lemonade) and hot drinks (tea and coffee free of charge). Airport shuttle Service for U $10 per person, with 4 departures from 10:40 onwards. Very good service, good breakfast (coffee-tea-milk-cereals-almonds-blueberries — banana-apple-breads — waffles. From 8 to 10HS. Highly recommended, we would go back there!

It is important to note that this in the best location of Miami Beach with affordable prices and the rooms are very comfortable and very nice.

Was a 4 — but since it's too hard for a gentleman to check lost and found for a simple pair of glasses — the rating has changed until I can actually get in contact with someone who can help me with a basic level of customer service.

The hotel is very good, the rooms very comfortable, the dining room a little small for those who do not get up early and the very good cubage.

Nice pretty small but have a cafeteria down stairs.

My first terrible experience in a hostel was adjusted when we were saved by this hotel. They were amazing since me and my friend went there after a night without sleeping and being ignored by this hostel which didn't care. We were well treated, rooms were clean and well equipped, breakfast was good and also, deal was honored. I recommend!

I liked the place, the room was nice and the breakfast was very good. Q The only thing I did not like is that it had no elevator, then it was a bit unlike the rise and fall of suitcases, for this reason I do not give the 5 stars.

Very good hotel for price-quality. Breakfast is not abundant, if you stay more than 3 days you get tired, there is no variety. The cleanliness of the habitation is the same every day but sometimes very late. I broke the cable of the TV took 3 days to fix it. They give you chairs and umbrellas for the beach which is great. I recommend it.

We stayed recently for 2 nights. We had to check in early because of no parking! We payed $30.00 for early check in… we were told we would have to wait for our room to be cleaned (we expected a wait), after 1.5 hours we were told our room was ready… upon entry to the room it looked as if it wasn't touched from previous guests! The floor was nasty. (I never went barefoot in there) … the bathroom looked horrible! There was pubic hairs in the shower… the bathroom floor was filthy… Refrigerator was dirty… We didn't have the option of finding other arrangements! There also was a huge language barrier!

It is a small old hotel with three floors. The general experience is OK and no complaints. There are a few things that are good to know. There is no elevator. It is close to the busy area. You can hear street notice from any room. The air conditioner is old and loud. Bathroom only has shower. Internet is slow. Valet parking is 30 dollars per day. It takes half an hour for them to bring your car. No other way to park in this area.

Good location close to south beach but detached I just to not hear the noises of the nightlife. As for the hotel could be kept and maintained better, beds and mattresses at the limit of decency as they are old, The air conditioners in the rooms are noisy and stock start scrap noises. The rooms are quite large and the staff courteous but Absolutely wouldn't go back.

We stayed at this hotel 2 nights. It is located on Collins Avenue, which is just behind the famous Ocean Drive and then at Lummus Park and at the beach. The service at the reception is good, the valet parking service is quite expensive (30 dollars per night) but in the area there are public car parks at half the price, also recommended by the reception. The rooms are small but also comfortable and the cleanliness is pretty good. In the room there is the safe and all the toilet kit. Only room flaws are the very noisy air conditioner and the nearby boutique that at 6am turns on the music to the fullest. Two earplugs are the solution. Breakfast is only sweet, very Italian, with coffee, milk, brioches, muffins, bread, butter and jams. Starting at 8am, the breakfast room filled up quickly, luckily we always found a place.

Hotel and friendly welcome near the beach ideal for a great holiday.

This place was awful. We arrived at 9pm. Our sheet were dirty. There was hair all over the shower. How towels had stains on it. The clerk at the desk was an older man with a horrible attitude. He was also a perv! Every time I walked pass he would make an inappropriate comment and stare at my rear smh! They offer beach accessories with your stay like towels, chairs, and umbrellas. Every sing;e thing they gave us was broke or ripped. It was over all a horrible stay. I would never again give this awful Hotel my money. Please do not stay here! The only good thing about this crappy hotel is that it was literally a 5 minute walk from the beach. That's it!

I only gave this hotel 2 stars because of the location. When we checked in, the front desk ladies were very nice. Our room door however was broken. We did not realize what was wrong with the door until it gave us such a hard time to open, when we saw it almost in pieces. The rooms were only cleaned when we explicitly requested it, the toilet did not flush properly, and although we asked numerous times, only 3 towels were put in our room although 4 people registered to that room. Although those issued did get rectified I found it very unnerving that you would make a guest pay money for a room that is not secure with a toilet that does not work properly.

Looks boring from the outside, but the room is quite alright. Above average breakfast. The location weighs up for the downsides.

Booked through a 3rd party site expecting a king bed. After checking in and getting to my room, I had a queen bed. The front desk clerk then called the room and said apologized that we didn't get the king. Couldn't tell me when I was checking in? Going back to the clerk, he refused to give me a discount or even call the manager until the following day. This hotel also scans the credit card and driver's license to keep on file. When I asked why scanning the credit card, he said that it was so they can verify that the card belongs to the customer. Makes no sense to me. One shady employee and this information can easily be stolen and there is a whole world of identity theft crisis for people. The good news is that the 3rd party site got me a room within walking distance of the princess Ann. Steer far away from this hotel.

Good location if you are coming for the night life. In renovation in the courtyard of our stay.

Good location (5 minutes walk to the beach), but very poor rooms — no space enough! Free Wi-Fi, but not access during evening hours. Too many users? For what I was paying? I just didn't like this hotel. We felt that spanish speaking customers were preferred. Continental breakfast. Who likes bread and butter and waffels will stay alive. I like more fruits and European breakfast. I wouldn't book this hotel second time.

The truth is that the hotel is amazing.
The location could not be better.
Behind ocean drive to avoid the noise, but at the same time none of the beach, and behind Washington ave to go shopping.
Then the hotel is, bed comfortable, this completely refurbished, the rooms are practically new.
The shower is super pretty, comfortable beds, ceiling fan and air conditioning.
Staff there 10, 12 I give them, we arrived at 9 and we not entered until 3 but they kept us luggage without drawbacks and free, and not only that that go us not leaving the aircraft until 10 o'clock and also without drawbacks kept them ourselves.
People put two drawbacks:
1. The breakfast is full of people, is true. You expect a little or you can upload to the room, breakfast is justito but nobody asks you for a penny for the.
2. Three floors without elevator, is true. You choose if you want to hear the street typically say first floor, if you want silence as above.
I do not I imported above.

Much too loud because here installed the air conditioner in the window it was thus not only the air but also all outside noise is inside… Price 200 euro far too expensive because a Festival the night… There would be 50 fights have been… Bed was clean so also 1 star.

Stayed in room 104. Price was 100 dollars cheaper than hotels in the vicinity. It wasn't high end and had few things like ongoing maintenance while we were there, but was not any issue to us personally. Looking for a cheap hotel with nice beds then this is the place.

Great location, clean and great breakfast.

On arrival into our room there was dirty underwear hanging from the light. The bathroom smelt like sewage from the pipes. We changed rooms for the TV not to be working and microwave missing. The fridge leaked water all over our luggage and also did not work. Blinds were all broken and carpet is filthy in the halls. The only positive was an extremely friendly staff member at the reception desk who was helpful with advice about Miami. Wouldn't recommend to anyone.

Good price, Wi-Fi included, and the valet has in and out service. Check in staff were nice but no one answered the phone. Linens were white with stains and marks to show that they may not have been washed. Window air-conditioner — if you are a light sleeper, get a room toward the back of the hotel where it is likely less noisy. Night desk man was extremely rude and threatened to call the police when I called to ask for my car to be pulled up by the valet. I was not in a mood for unnecesary rudeness and probably escalated the situation after the initial instigation.

Website would make you think your at chic s. Beach hotel. Not so much. So you think your getting a deal at $85 at bookings or priceline then they get you for another $20. Then you check in and they first say comp. Breakfast, Wi-Fi and towels. Then they slip in a $17 resort fee and a $100 damage deposit hold on your card. Knowing the $17 is a scam I asked to hear about the resort amenities. He said there is no resort. Clearly. And he said it's to cover this breakfast, Wi-Fi and towels. I laughed at him and he said really its just a fee. $17 won't break me by its just enough to make me write this, never to return and hope the $17 will cost them your booking. Oh and there is no ice or parking!

Rooms are huge service and price are unbeatable.

I don't even know where to start. If I could give it negative stars I would. Do not stay here. Miami is an annual trip for my girlfriend's and I and this was our 7th year. I have never had an experience with a hotel such as this. We stayed the 15th-19th and on our first night, as I was in the bathroom brushing my teeth I saw something black behind me crawling up the wall. Low and behold it was a roach. I took it downstairs to management and showed them. They assured us that they would clean the room (I have never heard of pine sol getting rid of roaches but ok) the following morning I awoke to 3 roaches in the closet of our room. I took them in a tissue to Miguel and his response was one for the books. He first tries to insult my intelligence and tell me that it was a "baby" roach and I had nothing to worry about. After I proceeded to tell him that I dont care whether it was a baby or senior citizen, he proceeded to tell me "this is florida all of the hotels have roaches" and then says " we are renovating the hotel that is why their are roaches" and last but not least when I could no longer handle the back and forth tells me "make sure you check the wheels of your luggage so you dont bring them back home! " I will never stay here again and suggest no one else does. Not to mention George who works the front desk Is Nasty, rude, disrespectful and unfriendly. I would stay at a hostel before I ever gave this place another dime of my money.

I'm only giving this hotel 1 star because I HAVE to put at least 1 star. I don't even know where to begin. When we first arrived in Miami, we called to see if they had any parking. The employee was very rude when I asked him did he know of any parking close since they didn't have any. When we arrived at the hotel (after having to pay $33/day for parking although parking is supposed to included in the $15/day fee you pay for staying at the hotel), we were told we had to pay $100 deposit, which we didn't know about. But still at this point we didn't have much of a problem with the hotel. We go into the room drop off our stuff and my friend saw 2 ants (no biggie) so we left out. We returned around midnight and when my friend went to lay in the bed there was two bugs on the pillow she was laying on. We check the rest of the pillows only to discover the pillow cases are disgusting with stains all over them. We go to the front desk asking to be placed in another room because we don't want to sleep with bugs he tell us it's a tropical area so bugs and ants are common but only our room has them (contradiction) he then tells us that he doesn't have another room so we can leave and find another hotel REALLY?! We end up having to call the OWNER of the hotel (who was also rude) and all of a sudden 30 mins later the employee "has a cancellation and can now give us another room" (after going back and forth with us being rude for about an hour).

We had a room at the end of the hall, so besides alley noise, it was relatively quiet. The gentleman who checked us in was very sweet and friendly. True, the rooms are small, but for the location it was very nice. Tiny refrigerator and microwave are nice to have. It got cold during our stay so the ceiling fixture heater in the bathroom was nice. Breakfast wasn't anything special: cereal, oj, muffins, and sometimes croissants, but it was good for on-the-go. Recommended, B+.

We've stayed at Princess Ann for 10 days and it was an excellent choice. We were not having high hopes after reading some of the nasty reviews, however the place was spot on. The location is perfect, 1 minute walk off the Ocean Drive. The street is quiet at night, no noises, so perfect to have a rest after busy day. Air con in the room works great and so does the free Wifi. You can request a hair dryer from the reception and you get to keep it for the whole stay. The rooms are cleaned everyday, fresh rowels supplied also everyday, the room as a whole was done each day (the bathroom, the bed etc). No bed bugs here at all, beds very comfy! The breakfast was also good (for a place without a restaurant/kitchen). You can eat as much as you wish — cereal, toasts with jam/butter, cakes, coffee, orange juice. Not fancy, but it's all you really need and for a 2 star hotel it's more than we expected. The staff are really nice and helpful, speaking perfect English, happy to answer any questions/requests. After we checked out, we were able to leave the cases at the hotel and use the air conditioned lobby and the internet as we've had few hours of waiting for the flight back home. We would stay at this place again and we recommend it to anyone who want's to stay on the SoBe.

This hotel is a very good bargain hotel. The Location is FANTASTIC. Really, that's the only thing going for it. THe rooms are basic and raggedy looking. Clean, but raggedy. All repairs have clearly been touch up instead of renovation but like I said, it is CLEAN. The location is fantastic though, 8 blocks from Lincoln Rd, 6 blocks from Espanola Way, 1 block from Ocean Drive and Washington Ave, and 2 blocks from the water. Excellent location and a friendly, helpful staff. Oh remember to ask for towels.
