Tulia Boutique Hotel & Spa

We stayed here for one night before our safari. It’s a bit out of the way but easy to find with Google maps. Rooms are basic but clean and tidy. The bar and pool area could do with some TLC. Not bad for a short stop over.

If you’re staying in Arusha, I highly recommend Tulia Boutique Hotel & Spa on White Road in Sakina (not to be confused with the other Tulia property).
From the moment we arrived, the staff stood out for their kindness and attentiveness. Whether it was the front desk, the restaurant staff, or Shose—who took such great care of our room—everyone went out of their way to make sure we were comfortable. It never felt forced; just genuine, thoughtful hospitality at every turn.
The road leading up to the hotel is a bit bumpy, but once you pass through the gate, Tulia feels like a true oasis—peaceful, welcoming, and a perfect place to relax.

I am a little skeptical as to reviewing this hotel. Basically the entry to this hotel was through a very rough road and had lots of local stalls etc to pass through before we get to the hotel. I felt a little unsafe though after entering the gates and grounds of the hotel you will be transformed to peace and tranquility.
Reception was nice and luxurious feel and kind enough.
Hotel rooms were huge though a little bare and with the bare minimum of just bed, table, and a clothes hanger.
Bathroom was patchy and not up to standard but clean enough.
Food was average. Nothing much to boast.
I am not sure if I would come back to this hotel but for 1 night stay I think it was good enough.

The rooms are not the ones advertised on the picture, the bathroom had bad drainage and was not pleasant to use a flooding toilet. Very bad Wi-Fi we had to call multiple times to have them fix. It's okay for one night but the price dont give the value.

Our stay at this hotel was overall acceptable for the price, but there were several issues that made the experience disappointing.
The food was fine, and some of the staff were friendly. However, the service at the reception was not very welcoming, which affected the overall impression of the hotel.
One of the biggest problems was the noise. The hotel is surrounded by residential houses, and there was loud music and heavy noise starting early in the morning, which made it difficult to rest. The rooms are not well soundproofed, so most of the outside noise can be heard clearly inside.
We stayed here as part of a tour group, and the hotel was arranged by the tour company. If you are traveling with a safari tour group, I strongly recommend asking your tour operator not to book this hotel.
The most disappointing experience happened on the day of checkout. The hotel turned off the electricity and water before we had checked out, which felt like a way to push guests to leave quickly. I had to go down to the reception and ask them to turn it back on. This felt unprofessional and not in line with normal hotel service standards.
Because of these issues, I would not recommend staying at this hotel, especially if your safari tour operator plans to arrange it. It is better to request another accommodation.

The hotel is okay, and the room was good. However, the restaurant service was lacking; during our two-night stay on different days, the menu was the same with limited options. It took nearly an hour for the food to be prepared each time.

The pool area is nice. Food is ok. Wifi is excellent. The issue is all the sound from the hallway you hear in the room, not recommended to noise sensitive people.

The hotel has well-priced rooms with all the amenities that a weary traveler could wish for. Breakfast was amazing and delicious, the room was lovely decorated and also a very safe environment. Staff were very friendly and went above (thanks for the cold drinks lol) I would definitely stay here again.

I stayed here on three separate nights and enjoyed my stay. The front desk was helpful arranging transportation to and from the airport, were extremely friendly and welcoming! The property grounds are well-maintained and the restaurant has vegetarian options as well. I’d definitely stay here again on my next visit to Tanzania!

We stayed at the hotel as part of a 5-day safari trip. It’s ok and decent. Location-wise it’s nice with a supermarket close by. The rooms are a bit older than the other hotels we stayed at, but comfortable.

We stayed at Tulia Boutique Hotels & Spa for one night before our safari tour. Most guest rooms are in the main building, but we were assigned a triple room in a separate building within the grounds. The room had a window, but it faced a wall, making it feel quite gloomy even during the day. This was my only disappointment with the stay.
We booked a half-board plan, and for dinner we could choose from à la carte options—all of which were delicious. Considering the size of the hotel, the breakfast buffet offered a limited selection, which is understandable. However, they prepared omelets and fried eggs fresh on the spot, which was a nice touch.
The staff were exceptionally kind, always greeting us and offering help whenever needed. The grounds, including the pool, were beautifully maintained, creating a relaxing atmosphere.
Overall: Great service and food, lovely grounds, but the room location and lack of natural light were drawbacks.

We stayed one night at Tulia before starting a safari at the recommendation of our tour company. It was fairly quiet despite being close to the main road, and the front desk staff were welcoming and helpful. The pool was okay, but no service was provided there. The restaurant food and service left a lot to be desired. The rooms were spacious, but had no safe and we struggled to figure out the air conditioning. Overall it was fine for a night, but did not give the peaceful, oasis feeling we expected from the photos.

Tulia Boutique Hotel was a major disappointment. The property is located in a very poor, run down area of Arusha no where near the beautiful downtown area.
The rooms are quite old, very basic furnishings and extremely hard beds. The towels are threadbare and should be replaced.
Our room had black mold on the ceiling, no light switches to turn the lights off at night and a view of a derelict property thru the dirty windows. There wasn’t a safe in the room but there were warnings that the management is not responsible for theft.
The pool area has about 6 — 8 loungers made of steel with steel, non-flexible slats. After about 15 minutes, your body rebels and you have to sit up. The pool itself was not something I was willing to try as I highly doubt it was properly chlorinated or filtered based on the water.
There are visible signs of concrete degradation within the building giving little confidence of its safety. Some rooms don’t have exterior windows, again, safety concerns.
This hotel should be AVOIDED! It is not a good introduction to Arusha and you should question a tour company offering this product!

Loved this little hotel in a garden setting! Was met with smiles at 3:00 in the morning and felt very safe on the property. Nicely designed lobby, pool, and bar, and my room with a king-size bed was huge. Wish I could have stayed longer than one night.

This is a two star hotel and the food is lovely in the restaurant but the room do not look like what they are in the images. Don’t get me wrong the lovely people and it’s okay for a one night stay but if you’re planning on staying there for more than one night You won’t find it comfortable. There isn’t much around to do either, so I literally would be a case of staying in the hotel. So would advise for one night only. Very lovely for one night and the staff are lovely and then we will take care of you and it’s perfectly safe, but it’s not what on the images.

The staff was most responsive. Whenever, we had a request like an extra blanket or an early packed breakfast, they acted quickly to help out. The bed was the most comfortable. The food in the onsite restaurant was very well-made and delicious. They had a simple menu, and we tried three of their four main courses during our two-day stay and found them all to be tasty and very much to our liking. The included breakfast was excellent with both hot and cold dishes available. A couple minor issues include the less than desired immediate neighbor outside of the hotel gate where the short unpaved, bumpy street can be dirty and see shady characters approaching while you were walking on foot. The Wi-Fi in our room (201) was almost nonexistent, but we managed it well by just going down a few stairs to the lobby or even to the restaurant where Wi-Fi was strong. Overall, it was a pleasant couple of nights at Tulia. Highly recommended for those fellow travelers with a limited budget.

Centrally located this hotel is perfect for a night before or after your safari. We arrived at 2am in the morning after our 7 hour flight and were greeted by friendly staff and shown to our very clean and presentable room.
Breakfast was very good buffet style with eggs cooked to your liking (I recommend the Spanish omlette)
Dinner is served 7-9pm and the steak was really tasty, house wine pretty good too.
If your thinking of booking a safari in Tanzania we would highly recommend Sunset adventures and make sure you ask for Elly our guide and driver who has been amazing!
