It was clean an tidy it was the best sleep I have got along time thankyou.

Stayed there for couple of days was a wonderful stay! We loved everything in the room. Manager was really helpful, will be back definitely at our next visit.

The befs were comfy. The manager was very welcoming and we enjoyed our own private spa at backyard. Will be definitely back here.

It’s was really good place to stay for some days. Very well maintained, clean and well organised room. Plus two double bed which is very comfortable. Staff is very happy and friendly. I like this hotel … Sangar.

Avoid, avoid, avoid! Rooms were run down, dingy and DIRTY! The propert grounds had no nice features and felt like being out the back of some factory building. Manager was incredible unhelpful and tried to lie his way out of giving a refund. Tried to use the excuse that since the booking was through a third party that he could not give a refund, even though this was not true. Also tried to argue that the rooms were just “run down”, not dirty (as if that makes a difference), even after I scrapped dirt off the stove and showed him mould in the shower. He also tried to say it was the “sulphur” in Rotorua, which is not true again. Not worth any money, don’t book, don’t stay!

This motel is disgusting. Fill time tenants living in complex with kids running around and tenants in and out all the time. Parking area for vehicles looks like a dump with empty alcohol bottles everywhere. Condition of the room was disgusting with mould and dirt everywhere and it stunk. Definitely would not recommend this place to anyone.

Nice place to stay, helpful staff, easy access to the shopping mall, restaurants and lake. It's really good value for money.

Stayed for couple of nights. Pleasant staff and lovely location. Rooms were nice and comfy. Would recommend to friends and family.

Very clean, quiet and reasonable price with excellent service, highly recommended.

3 of us stayed there Xmas night and found the price was great, inside was good as were the beds, I would stay again as the owner was great.

This is a good motel and really reasonably priced. We had a studio room, with separate bathroom, and kitchen and a great spa bath included. Friendly, efficient owners. And very handy to town and just over the road from supermarket. Walking distance to heaps of attractions. Would definitely stay there again.

There’s new owners now, very nice people. Staff is very helpful. Place was really nice and clean. Room service.

Good place however the room we were didn't have good cellphone coverage for Vodafone. Microwave and cooking was good. Room service good.

Currently under new management for 6 months. Expected more amenities given the rate per night. However its wonderful to have a private spa.

Filthy. Run by a couple of teenagers, so what can you expect.

Room is good, toilet kind of old but clean, had a look before I go in also in the comment, I thought the motel looks just as bad as the reviews but it is not, cheap price I get what I paid for, I understand the owner does not like parties, in motel which they have to put a paper up telling people to clean up their giant mess, I know this because I used to work in a motel which you have to clean alot of mess (even the ones that stuck to the floor which make it worst).

If you are wanting a quiet place do not stay at Baden Lodge. They have permanent tenants living there with kids screaming around. Definitely not worth paying 109 bucks a night. Also the check in and check out services are terryfing. I do not recommend it at all.

Dated. Smelly. Made me feel ill. And they have the nerve to say they will charge you $200 if the room is messy. It wasn't up to par to begin with. Had to pay $68 to stay here for 20 mins.

Dreadful. It was an unclean, unorganised shambles. Paint on all appliances, dirty old bathroom, not enough space for the bed, no bedside cabinet of lights, Some lights didn't work. The gap under the front door meant leaves blown in all night, messy grounds with paint equipment discarded on the site. Motel owner's level of English was too poor to be providing a motel service. He didn't knock before entering the unit. This would have to be the worse experience of a motel in NZ only gave it one star because I had too.

Dirty carpet, old facilities. The so called "spa" is very dirty and apparently no maintenance. Though the sign says 4 stars, but don't expect too much on this motel.

Shortly after arrival I realised that since arriving I had received a couple of insect bites inside my jeans. Later, I noticed more bites around my bottom and hips and that I must have a flea biting me. I bought a can of Raid and to kill the mosquitoes upstairs and to spray inside my jeans. By morning I had received huge numbers of flea bites and was suffering tremendously. I went to speak with the lady at reception, in tears from having been bitten so extensively by fleas in the motel. There had been an animal/s in the room, as I noticed fur on the carpets throughout the rooms. (My son had brought me a plaster which we put on his foot in the room, which came off soon after and which I noticed was covered in fur). The owner admitted that she has a cat but said it isn't allowed in the rooms. She said that there had been a guide dog staying in the room as an explanation for where the fur had come from. There was very little sympathy, despite my obvious distress. The owner's attitude was unpleasant, sneering and derisive. I asked if he felt that I was lying, as it seemed he was laughing at me. The owner was mostly concerned with telling me no one else had complained and identifying the origin of the fur on the carpets (allegedly from the guide dog) than with the fact that there were fleas in the room and that we had been bitten. I explained that whilst the carpets were dirty, the fur wasn’t my main concern.
