Beautiful and rare hotel, one of a kind.

We loved our Oltrarno apartment! The beds were so comfy and the linens and toiletries were lovely. Perfect easily walkable location with great restaurants, shops, and historical sights near by. Such a charming boutique hotel and really enjoyed the peace and quiet of the garden and our espresso’s in the lounge before heading out to explore. Would come back in a heart beat.

Very nice experience, simple, elegant, situated in a very quite zone of Florence. Return is soon!

For our second trip to Florence we decided that we wanted to have a place on the southern side of Arno, to get away from the worst tourist crowds. We found this little gem that we really loved. Super attentive staff och beautiful room. We stayed in Boboli, which is a apartment on the top floor and face away from the street so it was really quite. The garden is really enjoyable and we spend a lot of nights sitting there, sipping wine and listening to the birds. The location is great with everything that you need in a short walk. We'll definitely be back.

The staff and owner of this hotel are extremely accommodating and friendly. They were very attentive to our needs and were available at any time if we had any problems. It was clean, beautiful decor, and makes you feel like you are living like a true Florentine. For a unique experience in apartments in Firenze, you should give this place a shot.

I loved my stay at Palazzo San Niccolò last summer. My room was the perfect respite from the city and close enough to many things that I wanted to see and explore. I especially loved the courtyard garden and my little balcony where I had breakfast each morning. I will definitely recommend this spot to my friends and return when I'm close by again. Beautiful placeto stay and feel like a princess! …

I went on a tour of Palazzo San Niccolò today and it is absolutely beautiful. Half of the space has a modern feel while the other half took on an older approach. I would 100% stay on either side of the building, considering both are stunning. One of my favorite parts was the outdoor common area, for a nice space to relax and get some fresh air. I also really enjoyed how some of the bigger apartments had spiral staircases inside, leading up to the bedrooms. The floors in these apartments also have spots where they are clear, so you can see below you. I hope to be able to stay in these apartments in the future!

Palazzo San Niccolo is a great location for anyone looking to stray away from your typical hotel stay while in Florence. The property features 18 unique apartments for guests, with varying bedroom, bathroom, and kitchen options. There is a charming industrial-style shared area and bar for all guests to use, as well as a great outdoor space. The apartments are just a quick walk away from great food and tourist attractions. This is the hot new place for travelers coming to Florence.

What a great property! This apartment style lodging location offers a great combination of a traditional hotel and an AirBnB. Guests can check in and receive their keys in a more formalized setting, but then have the privacy and comfort of staying at a normal home. The vintage chic decor makes the property stand out and is very appealing to the eye. Another fantastic aspect is the open courtyard in the back, which offers a space for events or a calming area for guests to go outside and relax from the hustle and bustle of Florence. Most rooms include great amenities such as a kitchen. Overall, this property is very unique and charming and different from most accommodations throughout Florence. Would highly recommend considering this location for your next trip to the city!

So in love. I highly recommend. Everything was so beautiful. My only criticism is that when the room next to us arrived through the night there was only a thin door separating us so we could here them talking as if they were in our room. Nevertheless I would definitely stay there again in a heart beat.

Incredible place to stay. I loved the garden out the back. I spent time sitting and reading as well as having a picnic with a friend it is a beautiful space.

The crew for our PBS travel show Dream of Italy stayed here while filming our Florence episode and could not have felt more welcome or comfortable. The apartments are chic and modern with plenty of space (to fit all of our gear). Isa and Anna Lisa made sure everyone was well taken care of. We felt like locals since San Niccolo is a charming neighborhood filled with Florentines and not tourists. It is hard to choose the best feature of PSN but the garden is simply stunning and our coordinating producer is still talking about how heavenly the beds are! Thanks for everything!
