Nice hotel is great location.

Google had the wrong address, as such we arrived at the Fabio Massimo Guesthouse (the owners of which, aren't the kindest and don't answer the bell). Be sure to use the address that has Via Giulio Cesare. Hotel is pretty nice, we stayed in room 405 and the room was huge, definitely the biggest room we've ever had in Europe. It's even big by Anerican standards, that said I don't think other rooms are as big as this one. The hotel is close to alot of good restaurants and metro. Pretty decent price for what you get. My only complaint is the packaging for little toiletries they provided. It just wasn't enough in each of the packet for my liking. I understand they are trying to be sustainable, which I appreciate, it was just annoying squeezing a dollop of body wash out of a packet.

Excellent, modern, spacious and classy. Walking distance to all major attractions. Very close to the Vatican. But for those who prefer it is also close to 2 major tube stations. Free mini bar in room, sky TV complimentary. Staff were really friendly and a lovely breakfast was included. Left luggage storage on day of departure. Let you borrow an umbrella if it rains. Really very impressed. I have stayed in 4 and 5 star hotels that this place knocks the socks of off. Thank you for a wonderful stay im rome.

Really it is nice hotel, in great location in Rome, the hotel design inside is great, the staff is too friendly, they are ready to support on time, the rooms are comfort and clean, one thing was strange for me may be it is normal in this city, that the hotel is not one complete building, it is part of the building, located in 4th floor, this have same impact, but finally the hotel deserve good rate.

Very good, excellent, very large rooms and services; Spotless and elegant. It is what is usually expected from the big hotels and instead is a guest House. All very kind and enjoys an enviable location: a few steps from the Metro from St. Peter's, the Vatican Museums and the shops of the city centre… What more do you want?

The rooms are very nice and clean. The staff is very friendly. The breakfast is a little poor but everything else fantastic.

A super property, which is located between the two Metro stations, Ottaviano and Lepanto. The rooms are decorated in a modern style, with high Ceilings and are located in the 2. Floor. From the outside, the accommodation is not apparent, since the Name is read-only on a Doorbell. For all guest-accessible kitchen, you have the opportunity (to drink for free) coffee or tea and to use all the kitchen utensils. The staff is super nice and always helpful. We are very satisfied and would come again.

Was here 5 years ago and again this week, both times great service and excellent quality. Great location, 15 minute walk to the vatican and nearby metro station and bus stops.

I really enjoyed my stay. Nicely located for access to the Vatican, St Peter's Basilica and Castel Sant'Angelo, and surrounded by restaurants. Room was a nice size and exceptionally clean. The air conditioning was great, easily adjusted, and much needed during a very warm week! Hope to visit again in the future.

Friendly staff good location — was a bit disappointed when the hair dryer in the room kept cutting out and didn't have time to go to reception as we had a tour booked. On asking later we were given a more powerful hairdryer to use. They said they knew about the issue so it's a shame they didn't just put the hair dryer in the room before we checked in. Batteries in the safe had run out so we weren't able to use the safe, asked them to store our passports which they did for one night but they were given back to us after that and were told they will be ok in your room. Breakfast was lovely and the free mini bar was a nice touch. Nice lounge area which we used yesterday after check out to relax before our taxi arrived. Not sure we would stay again because of the issues which is a shame because it is a lovely hotel and the staff are very friendly.

This is the perfect hotel to stay near the Vatican. Less than 10 mins from Vatican city. 3 mins to Metro. Close to shopping and restaurants. More like a 4 star than 3 star. Very clean and modern. The decor is beautiful and the room is very spacious. I was celebrating my birthday on this trip and I couldn't ask for more. Hotel is located inside of a building and has only 8 rooms and Room 409 is a wonderful suite with a separate Lounge/tv room. Rooms have free minibar and they… refresh it daily. Beds are comfortable. Bathroom is nicely designed but be careful when turning on that rain shower if you do not wish to get your hair wet. The service is excellent and professional and the staff are all friendly and accommodating. Andrea and Sevon were great! Service is very personalized. Staff walk you to your room and even open the door for you. Breakfast is included and is really good. Buffet style. Eggs, toast, pastries, fruits, yogurt, etc. We loved it. We travel a lot and stayed at many hotels all over and this is one of the best by far! Thank you guys for making our stay wonderful! If I return to Rome I will stay nowhere else but Fabio Massimo Design hotel.

Nice setting, ideal for visiting places but also for shopping. The staff are very helpful and the breakfast is very "roman". Even the porter recognises now as we are starting to become regulars.

The place is very nice and is located in line with the metro, so its very easy to travel back Roma Termini. Staff is very kind and the place is quite. Recommended.
