Friendly, helpful staff, clean rooms, 420 friendly. Lots within walking distance of the hotel. We'll definitely be back.

No Sr discount given or even offered! the carpets are Gross and the rooms are small for $95 not worth it. The staff is very friendly.
No clock in the room but on the microwave so dark you couldn't see it at night!

Clean and safe rooms right off the San Juan River. Beautiful property and the owners are the nicest you will meet.

I stayed here August 2017 on a motorcycle trip with my brother. The place was clean and quiet, met Lou, Luke and David while I was there, they seemed like great guys. Next trip thru I'm staying here again.

Nice and chill hotel. Breakfast selection was small but satisfying. Good pricing for the area.

I can’t believe they charged $98 for a room… the shower curtain was disgusting and moldy, the towels and sheets had stains and one looked like someone tried to clean with it. I understand it’s a local motel and I love to support the local business owners but come on. Then the manager tried to blame my boyfriend saying how do we know it’s not you who made the shower curtain and towels dirty. He also said it wasn’t his problem. Um it’s your motel of course it’s your problem… completely unprofessional.

Just keep your expectations on the low end for this inn… the location of it is great, close to everything, and we liked hanging out in the gazebo out back. But it wasn't a very clean room, it was cramped, and the bed was super cheap & made a ton of noise with any little movement. "Breakfast" also left a lot to be desired, but luckily there are nice places for breakfast within walking distance. I would say if you just need a place to stay in Pagosa for a night or two, and you're willing to keep your expectations low, and you don't want to pay too much, this inn works.

This is a small property the guy is very friendly here. Nice size room and clean. Seems to be a quite place to rest. Yes it's 420 friendly so get your smoke on in comfort.

We were unable to make our reservation today due to highway closure from forest fire. Despite being past the no fee cancellation date the gentleman cancelled free of charge! He wasn't sure the booking site we reserved through would refund the hotel but said he'd cover the cost if they didnt! So helpful, so friendly and so understanding! We will definitely book with them for future trips to Pagosa!

This inn was great for it’s price! The staff was super helpful and friendly, and made me feel welcome throughout my stay. There was a river/pond with a walking trail right in the backyard of the inn too! It was so beautiful to walk around there, and it’s barely a 10 minute walk into town where all the shops and cafes are. I’m definitely returning if I visit Pagosa springs again!

So far, it's GR8! My girls & I did some exploring & loved the place.

Not bad for the price. Walls are thin so you can hear your neighbors. The heater worked well! Just didn't have a temp regulator on it so you manually have to shut it off when it gets too hot. Other than those minor things, no complaints! Pretty clean room and comfortable bed.

Great little getaway. Great sauna and hot tub. Cozy little hotel, nice manager.

This was our 2nd stay, we love the service/hospitality. Even though the toilet clogged up both times on us on each stay, we still enjoyed the visit with the cleanliness & comfortable beds. Not to mention the Springs are just right there w/restaurants, & a walking distance dispensery by the hotel.

It was relaxing and a friendley place to stay And spend time with friends playing ping pong.

Hands down best place. Staff is awsome. Carpet and rooms were great. They let us carefully smoke in the hot tub. I LOVE this place. The employee let my wife use her bathing suit.

Place smelled funky and sheets were stiff and sticky and rooms were small. Contential breakfast was really small.

The staff at this hotel are WONDERFUL! They were so good to me about rescheduling my reservation because I didn’t think my old clunker car would do well with the snow they got that I wasn’t expecting. I haven’t had the pleasure of staying yet but based on the excellent service I got dealing with the staff I will go out of my way to stay here in the spring when I go to Denver.

The owner and employees were extremely friendly, we had a great time here visiting with the owner and employees. Room was very clean and spacious with a comfy bed! Towels were nice too! They have really good muffins and cinnamon rolls out for breakfast in the morning. We will definitely stay here again! The river runs through the back of the property and it's a really nice place to sit or explore!

I had a great stay at the First Inn in Pagosa Springs. Lou is the owner, he's a really nice guy, his son Luke runs the place he's also a really nice guy, I also met David a employee, another great guy. It's has a beautiful river and pond directly behind the motel. They really keep the place clean, the price didn't break the bank, and I met lots of cool people. Wish I was still there.

Cute little place. Our room was clean & comfortable. I love how they have a nice pond where u can fish, plus access to the river. I definitely recommend staying here.

You would think for $100 a night they would update this place or do some deep cleaning. Place was grungy and old and on top of that our room was not very clean. In fact we only used one of the two beds, the clean one. The other one looked like the sheets hadn't been changed. This was confirmed when upon leaving we looked under the beds and found a bunch of potato chips and garbage, three socks and a pair of slippers. All which was not our own. My teens also found a bunch of trash under their beds. When I tried to complain and get a discount upon leaving (we paid full price) the lady at the desk said I had to talk to the owner. I guess employees are not allowed to deal with customer service? Maybe the owner just don't care. The location of this place is awesome and with a little love this place could be really cool.

This motel was in a great location near the river. We could sit out back and visit over cocktails at the picnic table or gazebo. It was clean, quiet, and the beds were comfortable. Staff was helpful and friendly. Would recommend this to friends.

Everything was relaxing enjoyed the river and the freedom will be back for longer stay.

Every one is nice and friendly and you can catch some nice fish in the river out back.

Nice place to slip into for the night. Bathroom was small but had a fridge and microwave.

Great little hippie run motel with conscientious staff. Owner's daughter hand painted accent work in the rooms. Ours had illustrations of cute little mice and mushrooms. Will be back this summer!

Nice place to stop by in an unplanned road trip. Easy access from the road, room is decent, clean and the bed is comfortable to sleep.

Wake up america. Durango loses our cash every time to this place. Would rather spend our cash in Pagosa anyway.

Place is a dump. Freezing cold rooms, which are heated with heaters from the 1960s. Linens also from circa 1960. Sugar and white flour for breakfast.

Nice solid road hotel with a hot tub, sauna, comfortable beds, and ping pong table! Stayed on a motorcycle trip for a night so can't comment on ski accommodations. We are from the South but Lou, the attendant/owner, gives Southern hospitality a real run for the money. We found this place extremely friendly, clean, adequate mattress comfort, and good coffee in the morning. What more could you want? Oh yeah, very affordable.

Horrible couldn't sleep. People partying in the lobby all night. The fridge in the room was so loud I had to unplug it in the middle of the night. The mattress cover completely came off and I found dirty straws in the coffee tray, and the coffee in the lobby was like hot water. Sad because I used to stay here years ago and it was kept after better and we would get the passes to go up to the ski basin with our nights stay. Never again will I stay here.

The owner Lou is exactly why I travel from texas to spend time in Colorado. He is friendly, knowledgeable and helped save us money! The hotel is not the nicest in the world but it serves its purpose well for skiing trips. The hotel has a nice hot tub, sauna, cable, and internet. I was very pleased with my stay, and would recommend it to friends.

Cold, Dingy, Damp,. Shall I go on. We booked our room from our phones, and we arrived after 3pm. Camping for 2 days with 3 children, we all just wanted a hot shower and cable. We got the last room on the second floor, and when I looked down the hall I swear I was a cast member of the "Blair Witch Project". The toilet Didn't work, well. We had to lift the back and "jiggle" the ball to make it flush. The continental breakfast was anything but continental. 1 Pillsbury roll, burnt, 1 small cup of orange juice, the "box" that goes into the dispenser machine was sitting next to it, and the coffee was just shy of sludge. We met what I thought was the manager. He was nice, and very laid back. Needles to say, we won't be going back.

Came up for the night to go to the hot springs with my lady. The hotel was very nice and well maintained and very clean. The old man at the front desk was very nice and way cool and I found out the next morning from the lady working he was the owner. AWESOME service. Very well priced compared to everywhere else. Will for sure stay here next time.
