Looks great, but isn't

My family (4 adults and a 20 day old baby) were looking for a nice self contained place in Ninh Binh that was comfortable for all of us and had a restaurant on site so we wouldn't have to leave. After finding Wooden Gate on Facebook, we confirmed with them that there was a restaurant at the hotel and decided to book a private 2-bed villa for 2 nights.

After arriving, we were told that the villa would not work because the previous occupants had smoked in the rooms and the smell had not dissipated. We were offered two separate rooms instead and as we felt it was difficult to change our plans with the little one after driving 2 hours from Hanoi, we agreed to take the newly offered rooms. When we tried to order food, we were told that there was no restaurant on site and that food would need to be ordered 2 hours in advance as it came from their restaurant in the city centre.

Overall the resort felt very new and well decorated, although there was little attention to practical details. For example, the room keys were not ready, there was no hand soap in the bathrooms and limited staff on site to help the guests. I think the place has a lot of potential, but the owners need to communicate more clearly with the guests and communicate more clearly. We felt like we didn't get what was sold to us. They're very good at marketing, but as of now, unable to deliver what they promise. The place is beautiful, but lacks in substance.
