Central and very nice. Although the rooms are filled with old furniture it is very close to the sea. You wake up and have a 2 min walk to the pier. The service is nice and the food is good. I would definitely use them again in the future. Humble and warm place.

Good location just off the Seafront but from rooms at front of hotel you can see the sea from side windows. Friendly welcoming staff. Family room very large and comfy. Nice add of 2 comfy chairs. Can't comment on food as we didn't dine with them.

Avoid at all costs its utter trash. Old and extremely dated inside. Our double room was tiny. Could only open one side of wardrobe as other door was blocked by heavy bedside drawers so half was unusable. Kept smelling cigarette smoke all night. Bathroom so small we could barely sit on the toilet! Basin taps kept dripping. Light switch with no plastic end. Couldn't turn bath taps as they were jammed against a wall. We had Rock hard pillows. Front Steps are slippy and you will hit your foot everytime on a raised door threshold. Electric power socket was broken, yes, broken. It served the only 2 power points in room shared with the TV and kettle. TV signal kept disappearing. Staff have no idea of local parking options (we found out it's basically free 6pm to 8am). How do places like this even survive? Trust me, pay an extra £20 and go somewhere else. Just utter trash.

Kind staff. I arrived late without knowing check-in time of nearby guest house, so a door locked. I visited this hotel and stayed overnight. Staff were nice to hele me out at night.

Although this hotel was reasonably priced. The room was very small, not particularly well cleaned. The reception staff sent us in the opposite direction we needed to go. He told us turn left, left up the stairs and left again… should have been right etc. The only good thing about the room was a comfortable bed. The 'continental' breakfast consisted of a selection of very stale croissants, only 1 type of bread (seeded) for toast and frankly anyone could have helped themselves as no one checked you in! Could have saved myself £10.00 extra paid for breakfast!

A fine place to rest good facalites a very nice location. Not far from the sea.

Horrible smelly and noisy place! Disgusting! Very nice pictures of the rooms on the internet but… reality is really disappointing! Rooms and especially bathrooms are outdated and clearly need refurbishment. Horrendous smell of onions and spices being cooked in our room and the whole hotel! No noise insulation at all so you can hear people in the corridor, in rooms above and next to you and in the street!   Impossible to sleep in such conditions!   Friendly reception staff who offered another room but the smell was everywhere so it didn't make any difference.  The manager refused to talk to us on the phone and said receptionist to tell us to email! Disgusting! This hotel clearly doesn't deserve customers. We didn't sleep for our 2 remaining nights as it was too disgusting and haven't been refunded, so I call that a theft!

For what you pay it's been great. Bathroom is on small side but that's the only comment. Room clean, wonderful location.

Hot water in the shower was cold. Room needs decorating. No bar even though advertised having one also lift was out of order. People smoking in the rooms.

To much money for what you get, but if you need too the bed comfy and it has a nice old feel to it… but I wouldn't stay here for more then one night.

Whilst reception were good enough to move us from the 3rd to 1st floor as we booked in think this was only due to lift being out of order. Had this not happened we could not have stayed it was still almost impossible for me to climb the stairs due to my MS.

Very dated hotel with a very odd configuration of rooms and bathrooms. Fine for a quick overnight stop but I wouldn't want to stay for a long period of time.

Didn't get clean towels and the bar staff hit on me.

Nice hotel. Great value for money. Not even 5 minutes walk from the sea. Had room 101. It was nice sized and suitably clean, though bathroom was a tad cramped and toilet paper not next to the toilet for some bizarre reason. The room numbers are arranged unconventionally and it was a slight struggle to find our room, though that's very specific to the room we were in. Room service were very nice. Didn't use the breakfast, so can't say much about it. Overall well worth it. Definitely would come back if we're ever in Eastbourne again.

Nice breakfast, not clean bathroom…

You can simply say in few words " It's a place designed to entertain those who crawled out of the Indians mud-hut of Bombay or the wooden shed of the Africans Jungle of Togo. The owner had obviously succeeded in changing the `faulty tower` formerly known as the Prince hotel, to the So hotel. The owner is not a qualified investor in accommodations and Lodging proposed hotels rather professional in making hot Indian Curry ; and the way he manages the hotel is likewise the preacher who lacks educational and professional skills. I believe that the Local Authority would give the Eastbourne area a great favour if they professionally inspect and investigate the `faulty tower`, and eventually sign for its permanent closure for `goodness sake`. I have noticed from my previous visit to the So hotel, that not just the owner is unprofessional in hotel's management, but even a conman who deceives the workers by declining their employment — rights and refuse to give their wages for their hard works, and possibly, dismisses the staff unjustifiably, then recruits other vulnerable victims for a short while to manage the filthy establishment in the high seasons.

Found that hotel on airbnb. Amazing price (£30) for the night right on the seafront of Eastbourne and next to the pier. Corridors are very narrow and room numbers are in random order on the floor. You get a pretty big room with TV, free Wi-Fi (4 days voucher), separate bathroom and toilet.

Was really cheap which was great for a quick room. Close to town. Although there was no plug for the bath, the Wi-Fi code didn't work and the toilet seat was covered in hairs and stained with urine! I didn't complain so can't say how they would've dealt with it but I didn't stay the night in the end.

Good hotel to stay. Meets quality/price.

Incredibly friendly staff and great rates for what you get! The staff checked us in early when they noticed us with all of our luggage (moved from the USA) AND they upgraded us because they thought our suite wasn't large enough! We didn't eat at the restaurant unfortunately. Although the decor is old it still has charm but could definitely use improvement. Adding tea/coffee stations and new carpet would set them up for success. I would definitely recommend this place!
