Do not book! We booked our staff party here and was awful.
I complained the next day for. Them to laugh at my complaint message on fb. Then Assure me that was an accident and a manager will be in touch they have now blocked me from fb messaging them. They can't even deal with complaints properly. Can't comment on the rooms but what we saw from the hotel itself wasn't great. Food was straight from Iceland. Dj wasnt great and was playing from cds!

The staff and among the friendliest and most helpfull ive ever met. The location is wonderfull, the rooms are clean and bed comfy, we wouldnt stay anywhere else in Eastbourne.

Relaxed comfortable hotel with friendly staff and someone always at the check-in desk. Comfortable area to sit around late and have a nightcap after a day's sightseeing. Set in a lovely garden square with the sea just across the road. Excellent help-yourself breakfast,

Room of 3 people very spacious. Excellent cleanliness. Warm welcome. Vehicle parking for 1 euro until the next day 11am.

Room, poor basic facilities, dirty, overcharging when buying drinks or snacks from reception. Breakfast was a foresight into how the hotel is run, dirty cups, dirty glasses, dirty everything. Food was overcooked and dry, 7.95 overpriced, plates were kiddie sized. The only saving grace, the coffee was very nice, even better if a clean cup had been provided. Lots of noise from outside, walkway under our window, where locals smoke pot, smell was wafting into our room. Not a good experience WONT RETURN TO THIS ONE.

Great bed and breakfast base. Lots to do in the area, all easily accessible by bus.

Nice friendly staff and excellent position for the town, theatre and the seafront. Very reasonable pricing and parking is only £1.00 per day with the hotel.

As a budget hotel there is nothing to be said against it. It's right on the seafront with lovely views. It's close to local bars and amenities and you get a pretty good buffet breakfast. The staff are helpful and friendly. What more can you want for such an inexpensive hotel?

I really like this hotel stopped here numerous times the staff are very helpful a very relaxing atmosphere.

There was a power outage and no glasses but otherwise the hotel room was really very big and beautiful and I enjoyed the stay there.

Reception was nice and very quick (we arrived late at night). Room was very spacious and plain. We had amazing sew view. Bed was big and comfortable. Hotel is quite poorly sound isolated but it didn't disturb us much. Hotel looked clean. Breakfast was very average and coffee quite undrinkable so soon after we had to go to look for Costa Coffee. Hotel lounge is very cosy. Staff was quite friendly. Overall we enjoyed our stay very much.

Ever since we discovered this hotel it has been our go to place in Eastbourne. The change of ownership has only helped things along. The current refurbishment is well under way. New clean carpets, no shaggy curtains, and best of all cooked breakfasts. Staff are still good and friendly. Why only 4 stars? The guest lift remains broken and even to the first floor the stairs are a pain. I know there is the service elevator…

You get what you pay for. Breakfast a bit dodgy and not worth the money. The beer selection was not great either. Helpful staff though.

Really cheap. Rooms clean and absolutely fine. Breakfast adequate, no better. Good location.

Simple hotel. Large room with small kit hen unit inc. Microwave. Difficult to find plug sockets for kettle or medical equipment though.

The room was huge for a very low price but must say it was very pink. With large pink flowers all over the very high walls. But again the price is fantastic and I couldn't have dreamed of a room this good for only £34!

Amazing price, brilliantly clean, right on the seafront, staff were lovely and although the breakfast was bare bones simple continental, you could upgrade to a full fry up for £4 which was great. Double standard had a bath, open wardrobe, desk, TV, AND an egg chair… Retro but immaculate.

The staff were very friendly, but the room was very hot and quite stuffy, without much ventilation, and unfortunately the shower wouldn't remain at a constant temperature. The continental breakfast was pleasant though, particularly the tiny pastries.

On my stay it was good value for money. I've got the top front room it was just amazing the view. Breakfast was good according to standars. I definitely recommend a visit to it.

Good views of seafront if you are lucky enough to get a room facing the sea. Looks slightly tacky and behind the times, but they mean well. Homely atmosphere, reasonable prices.

Do not go there. Horrible place, horrible rooms and they use shag pile rugs as curtains which are full of dust. Carpets leave a lot to be desired, and not at all cheep. Continental breakfast is included but you have to pay for a cooked breakfast. Would I recommend it HELL NO.

They prefer the credit card, otherwise they want a deposit that they return on the morning of departure after checking the room.

Very dissapointed, suite large and clean, but didn't say on web site it was a 'no frills' hotel. Went down for breakfast, was quite happy to have a continental breakfast, but was surprised that it was so poor, consisted of. Choice of 4 individual boxes of cereal Choice of 3 very mini slightly warm pastries White and brown bread to toast Sealed small portions of cheese Bowl of Apple's Some bananas Jam and marmalade Assorted yogurts Apple and orange juice Coffee and tea facilities On the first day I had some fresh orange juice which was fine, but in the consecutive days they had either changed it to an inferior product, or watered it down. Need less to say I won't be booking with them again.

Booked a double room for one night. Room was rather small, as was the bathroom, but it was clean and adequate. Bathroom was wet room style with a nice (hot) shower and complimentary toiletries. Bed was very comfortable but what a shame about the hideous faux fur curtains. Wifi in rooms is now free, contrary to previous reviews and all rooms have kettle and tea making facilities (in the desk cupboard) Rooms either have a lovely sea view or a view over the back of the hotels/alleyway. Breakfast was continental (fruit croissants toast cereal) and ok. Lift was noisy as were other guests. Basic budget hotel really, ok for one night to sleep but wouldn't book it for any longer or a special occasion etc.

Perfect location for our weekend, which centred around the theatre and bandstand. Staff couldn't have been more accommodating. We had a disabled access room on the ground floor, so no view, but you can't have everything for these prices. Everything was clean and in good working order, so I overlooked the slight smell of dog (or was it feet? ) which is the only thing that spoiled my complete enjoyment of our stay. I have to commend the staff (in particular Dean) for their complete professionalism and positive attitude, in particular given that they seem to be there 24/7. I overheard a guest being a complete diva and making personal accusations because the picture in her booking confirmation wasn't actually of the room she booked! I mean, I ask you! But Dean maintained a completely courteous, professional and accommodating manner, and I believe managed to turn the situation around — bravo! Personally, I would have cancelled her reservation and asked her to leave. Great job, team — we'll be back!

Got upgraded to a 'suite' room for free! Good clean room and excellent bed. Good location, friendly staff and continental breakfast was also good. Great value for money!

My friend and I booked a twin room for 1 night as we were going to a concert in the local theatre. For just one night as a place to freshen up and have a sleep it was quite adequate but I don't think I would want to stay any longer. Although it's a no smoking hotel our room smelt of cigarette smoke. The shower curtain needed either a very good clean or replacing, and I'm not too sure how hygienic the fake fur on the bed bases and as a curtain are. Our view was over an alley and the garbage bins. The continental breakfast was fine. The lift was slow and looked like it needed a refurbishment. The left luggage facility was much appreciated and although we didn't need it I noticed that wheelchair lift was out of order. I might go back if I need an overnighter but not for a long stay.

Cozy hotel just across the road from the sea. 24/7 staffed reception with friendly service. Building is quite old and you see it. For example the elevator closes really slowly and sometimes even fails to close at all. No sockets at the side of the bed so using the telephone as a alarm clock while charging is a bit of a challenge in the morning ;) But all in all a good price for a night's stay.

We've stayed here two years in a row, and it's definitely a nice place, if a bit odd. It's affordable but not the cheapest. Some rooms have a lovely sea view, others just give you a view of the car park, which isn't as inspiring. The decor is a little dodgy, as they insist on oddly furry, baby-blue curtains in every room. The building also tends to creak rather loudly due to the ocean wind, but I suppose you could argue that adds character. Tea and coffee aren't great, but the Towner Gallery just up the road offers amazing coffee.

Unfortunately the hotel would not honor their cancellation policy and charged a client of mine 64 GBP when the traveler cancelled within their policy. Management was unhelpful and deceitful. I do not recommend for corporate travelers or travelers looking for an honest staff.

Terrible experience. Check in at 3pm, check out at 10.30am? Why? Poor quality, terrible rooms. Really nice and helpful staff.

Our stay was lovely. The rooms were comfortable and clean. The staff was efficient and very friendly, especially Dino who was very helpful. I recommend this hotel.

Comfortable, clean room. The continental breakfast was basic, but fine for me. I'd have gladly paid more to have proper coffee though.

A beautiful room. Everything was spotless. Great continental breakfast. Cooked breakfasts available for a small charge. Staff friendly and helpful. I am disabled and had excellent helpful service.

Decent enough room. Not as flashy as the new holiday inns etc but for the money can't grumble really. Decent sized single room with a nice wet room. Included breakfast was as expected with cereal and a few pastries.

Room absolutely STANK of smoke, it was disgusting as well as stains on the bed sheets. Hotel charges £8 for Wi-Fi. Receptionist was rude, like you were interrupting her by asking to check in. Breakfast was sparse, and pretty pathetic. So unimpressed, there is definitely better out there. Avoid.

It's well situated, close to the sea and from the trainstation round 7 minutes — perfect. Recomendable.

Decent price, the room was clean, but sparse — two pillows — no flowers by the bedside as the photos clearly showed. The breakfast was also simple, like you wold get at Holiday Inn in the states. Staff was accommodating and helpful (besides with the flowers). Feels like you're staying in Ikea.
