Very good very clean good breakfast also Jeff the singing chef is funny welcoming also grace is also welcoming it felt like being at home there also close to see front & not far from shops & lots to see & do thanks neil.

Very friendly owners Grace and Geoff really made to feel at home spotless. When we are next in Eastbourne will definitely look them up.

Its location is great. Parking can be a little trick but with a bit of help from Jeff it was easy. The room, bed was comfy and everything we needed. The breakfast was excellent. Would strongly recommend that you stay there. If we were in the area again it will be a no brainer that is where will stay.

I'm having breakfast at the Bay Tree Guesthouse as I write this, having spent the night as a surprise birthday present! They have exceeded every possible expectation. The people are lovely, the room is lovely, the food is really good, and the dog is adorable. If I could stay here every time I came to Eastbourne in future, I would!

Lovely owners and they made us feel welcome. Will definitely return. Room was very clean and tidy. Lovely Spanish restaurant nearby called flamingo tapas.

The room (4) is very nicely decorated. On the chest of drawers there is a kettle and various teas, coffee and cocoa to prepare yourself. There is also a bottle of water. In the room there is a smart TV and a hair dryer. You get free Wi-Fi that also has a good connection. The heating can be regulated as needed, bathroom is clean and shower works flawlessly. In addition to the sockets, there are also direct USB sockets for charging smartphones and similar. The hosts are super friendly! Breakfast can be put together according to your wishes. E. G. Coffee or tea, eggs in various forms of preparation, baken, baked beans, dark and light toast, sausages… There is also a breakfast with fruit, yoghurt, cereal, jam, honey and something. Really delicious! The view from NR 4 is not that great, but if you don't need it, it's still right here. It's definitely quiet. I slept very well:)

How could you not want to come to Eastbourne for its glorious seafront and South Downs and where better to stay than this lovely little gem of a place in a prime position just off the seafront and close to all amenities, not forgetting the wonderful hosts Grace and Geoff, what's not to love!

Grace and Geoff (Singing Mr. Perfect) are great hosts. They were very friendly and helpful. Breakfast was awesome.

EXCELLENT STAY All our family appreciated the hospitality we received from Geoff and Grace. Lovely couple who couldnt do enough for you. The cleanliness and breakfast ten out of ten. Made to feel very welcome. It was a delight to stay for the two nights as we attended a wedding in Eastbourne. Would without a doubt stay again if we went to Eastbourne and will always recommend. Just spent a wonderful week at the Bay Tree. We have been so well looked after by Grace and Geoff (aka the singing chef). Room lovely, breakfast delicious, welcome warm and friendly. Location convenient to seafront, pier and all the attractions. Children have enjoyed their first UK seaside holiday at the advanced ages of 9 and 11 and declared it the best holiday ever…

We arrived late, our ferry was 45 minutes late, and the owners helped us us at 22:00 at the discharge of the vehicle whether luggage or bicycles, removal of the bicycle carrier at all was us after the long drive helped! Where there is otherwise such a service! Then, we got a list in order to plan our breakfast in advance. So our host knew when and what we wanted for breakfast. How perfect. So we could use our bikes at any time, you have been deposited even in the front room for us! Wow! To the vitorianischen style house is newly renovated, our room 6 clean and location a stone's throw from the promenade is very quiet! I can only recommend the guesthouse.
