It is so hot at room1, I reckon it is about 33°C inside the room, the temperature outside is around 23°C. Called the phone number provided, a simple request asking them to open the back-yard door to allow the cool air to get into the room temporary. With a lot of excuses, I was refused. Very poor service, I don't know how I am going to survive in this sauna room the whole night. I hope I don't need to go to the hospital next morning. Look like the room is extended into the garden, not sure if there are any Fire Security issues as I can only exit through the main door, the room has a door to the backyard but it is locked. The room's windows are also locked (for their own interests, I think).

A quiet place, up to the center 40 minutes on foot, but there are also buses. Without chic, everything you need to eat, bed changed, three times, tea coffee cream, every day. The room has an iron, a hairdryer heater kettle, and a telecin at the wall of 20 inches. The price is moderate, for 4 days I paid for a single room 110 pounds, but booked for half a year. In a single room, live up to a week is the very thing.

Place is clean easy to find and relaxed when it comes to check-in check-out. However there is only one shared bathroom for the rooms without one and its on the top floor. Not great for those who need to go in a middle of the night. Also matrace was so collapsed that I had to put a pillow in a middle of it.

I would not recommend it. Needs a lot of TLC. Shower in room dreadful, no lip to hold water in. Windows full of moisture. Whole place seen better days.

Dirty, moldy, hair (s) on bed sheets, brown substance smeared on bathroom walls, bathroom door doesn't close.
Can't lock the room door! In combination with the unsafe check-in procedure I wouldn't keep a single item of value in the room!
TV worked fine (actually has a lot of channels), tea brewing facility, iron, hair dryer and electric heater provided.
I didn't expect anything fancy. Old would be fine, dusty would be fine — dirty, rotten, no security aren't.

Mouldy, rusty, dusty, uncomfortable bed, noisy floor but flexible service.

Have stayed in this guest house 3 month so far clean and freindly.

Very greedy. My son booked this hotel for a junior swimming competition. Unfortunately, he could not get to Edinburgh due to heavy snow and train cancellations. We notified the hotel in advance, but they refused to give even partial refund. I understand we missed the cancellation deadline, but other hotels normally help their customers, especially in such circumstances.

Wil not be staying again cold shower mould in shower bed like concrete no hot water in sink damp smell and take money out of bank with out asking permission that fraud in my eyes tryed speaking to owner no help what so ever hung up phone on me wallpaper coming off wall floor uneven no toilet roll in ensuite bathroom any one wanting to stay there I would think twice alot better guest houses out there and parking a joke took a hour to find a space to park.

Dint bother. Dirty and smelly. Overpriced.

A house reconverted to hotel, acceptable, spacious room, the dwarf bath, good temperature and a great view to the Park. The area a little far from the center but well communicated and quiet.

Quite run down (bathroom doors do not close, taps drop, windows do not open, …). Contact persons not on the spot, by phone very bad to reach.

Clean rooms, comfortable beds, but the bathroom was awful. It's only a small cabin built into the living space, there's no eneough space to turn round too. The electric boiler is very dangerous because of the frugal built-in.

I was staying in room 1B, which is on the 1st floor. You can hear every single movement, the floor and walls are very thin. The room had a very odd smell to it but decided not to open the window as there was just too much smoke coming out of the neighborhood building. The bed was ok. If you just want a place where you can crash for a night, it's ok, but if you plan on staying for more than 2 nights, do find some other place.

If you want a cheap no frills guest house this is the one. It's clean, it's cheap, it's in walking distance of major attractions.

Nice guest house for the price, close to Arthur's seat. Lot of parking places on the street although if parking late it gets full. The single room at the top floor was quite small and Wi-Fi reception there was very bad. Room had kettle, coffee and tea, hair dryer, tv.

Very happy. Nothing fancy but perfect.

Taken the twin room, considering the price is a ottimamazione for a few days.

Lovely big room! (Room 3) spotless clean, fresh bedding and towels. Only staid the night with 2 kids. 1 double bed and 2 singles either side. Very modern for a b&b. Tiny bathroom but on suite with shower. Perfect family room :) will defiantly be returning… x.

Very good price for ensuite room.

On arrival, the place appeared dark and dingy and I instantly felt ill at ease. There was nobody on reception, just an envelope with my keys. On entering the room, I initially thought it was a cupboard and I'd gone into the wrong room but quickly realised this tiny, very warm space was my room for the night. The roof was low and I felt very hot and claustropbic, I've genuinely never seen such a small room (room 7)! There was no wardrobe and the drawers were full of bits of fluff and unusable, despite taking up a large area of much needed space. I was shocked to find a communal bathroom after the picture clearly showed ensuite and I found myself 3rd in line to use the shower in the evening, having to shower after complete strangers. The shower wasn't much better than a trickle and the sign said I couldn't alter the temperature but it was too cold and I couldn't adjust the shower head without the pole coming loose from the wall plus there were remnants of used soap in the tray which was most off putting and left me with nowhere clean to put my own products. Back in the room, the low roof over the bed meant there was actually no way of sitting to do work or watch TV with any kind of back support and I had to spend the evening lying down. The TV remote was very grimy which put me off using the TV for the need of washing my hands every time I changed the channel.

A clean B+B in a quiet street overlooking a park. The new manager made significant changes to the dining room in the space of three days. Breakfast was disapointing. Too many prepacked buns and biscuits, not a breakfast choice. Would liked to have seen more fresh bread and croissants instead of pre packed, and fresh yoghurt, cold meat and cheese. He is open to suggestions and acts on all problems trying to solve them as quickly as possible. He has great ideas for upgrading the establishment. The room we were in was spotlessly clean, clean towels daily, bed made up daily, only thing was that it had a tiny bathroom with a very noisy ventilator. Will certainly consider returning. Definately worth the money.
