Hotel in a beautiful location, pleasant park view. Well connected. Small but cosy room. Good breakfast. Staff available.

Excellent hotel. Great rooms with free towels, tea & coffee, kettle, cups etc. Friendly staff. Can't fault it & would definitely return for another stay! Loved it.

The room was perfect for our needs. It was quiet and not too far from the city as well as being quite roomy. It was clean and the bathroom had recently been renovated. The bus stop was right outside and it was a great jumping off base. It is as advertised in that you get a room with a shared bath. You get what you pay for and that's fine.

We did not receive what we paid for. Booked through Expedia who took our card details said it was all confirmed came to the hotel and they said we hadn't paid and it was only reserved. Did get annoyed as it was not clear on the booking. We booked a double bed room, but the hotel gave us a double bed with 2 single beds and a shared bathroom. I did not pay over 100 pounds to share a bathroom with other people. Our room was in the basement where there was no Wi-Fi and reception. On the booking there was no check out time. However on our day of checkout the receptionist came banging on the door 20 past 10 saying check out is at half 10. Me n and my wife being unaware had to quickly start getting ready he came again at half past saying you need to leave or there will be a 10 fee charge. Me and my wife where fuming and left the hotel my wife ended up getting ready in the car. The service was a disgrace I did not pay for this. I will not come here again and strongly will not recommend this hotel.

For a budget hotel its very good. Tidy little rooms, lovely staff.

They are in remoderation but the cleanliness in the rooms and bad bathroom.
The water comes out of a sink and the breakfast is very loose.
The good location, easy parking and the bus stop line 25 which leaves you in the Center for 1, 70 points.

Simple Hotel in Leith. It is a bit of a walk away from the centre of Edinburgh but outside the hotel for a bus that takes you in 10/15 minutes to the city. This hotel has Wi-Fi and is very cosy. In front of the hotel there is a huge square to hang out. A few steps away you will find a Tesco and several places of interest.

Unfortunately I can not comment on the hotel itself, but if I can do the staff with whom I have tried. We are 3 young girls who have cancelled the flight to Edinburgh, by conditions weather (' The Beast of the East '). We contacted politely with the hotel staff to tell them our situation, to reach an agreement, as we had paid. I don't ususally to be reimbursed for all the money. A part of refusing categorically to negotiate have not considered at any time Nuetra situation.

Bed & breakfast, not hotel. No restaurant or bar. Bedroom was very small. However the bed was very comfortable and the room and en suite was clean. If it was called a B&B I'd have given it 3 stars as you'd know what to expect but if you booked thinking it was a hotel (as my work had done) you'll be sorely disappointed. I slept well and the continental breakfast was good. Davie the manager (? ) was friendly and helpful at the front-desk and looked after the guests at breakfast time. Ok for 1 night but I couldn't (wouldn't) have stayed longer.

Cosy, well-located and well-connected by public transport. The room was clean but while we were staying the housekeeping consisted of extending the quilt over the bed. No bathroom cleaning, no room for towels.

My father was due to stay here on the 9th of february (neext weekend). However due to being in remission for cancer and having an extremly low immune system he has come down with pleurisy and has been admitted to hospital. On the booking form its states the management may wavier the cancelation fee. I emailed and phoned to be infomed that they where not willing to wavier the fees as per policy states! Why advertise this if theu have no intention what so ever of doing so! So as a result my father is having to pay for accomodation he wont be staying in as hes in hospital through no fault of his own!

Nice hotel in Edinburgh, the rooms are clean and comfortable.
The breakfast is good but not phew.
On the other hand the hotel is not far from downtown Edinburgh and the number 25 bus will take you there direct and this is great.

I dont get people who go for budget accommodation and yet complain when they don't arrive at a gold-coated mansion. It's got everything you need — clean bed, tv, kettle and coffee. If you're expecting something more then this hotel isn't for you.

Location was OK. 20-40min by bus to the city centre (depending on the traffic situation). Service not so good, breakfast little balanced. No cocoa available, on demand we were yelled at. There is only black tea or coffee. Ergo very bad for children. Yogurt was already used on the first day, the whole week there was no new, which was a great pity for all who do not want or can eat bread in the morning. Staff were relatively unfriendly. The rooms are a bit Grauslich, colleagues had a hole in the ceiling.

I Enjoyed my stay. Was made very welcome and the owner stayef open for longer to greet me on my arrival. Although my room was comfortable and very cosy. I did feel slightly disappointed that only a full breakfast was the only option. Not ideal for those who only like a light breakfast.

Frankly, this hotel was the only task of my stay in Edinburgh. Dirty room in an annex, with a strong smell of carpet not cleaned. The surprise, arriving to learn that the bathrooms are shared, but these are not often cleaned. Anyway, not advised at all.

Absolutely poor hotel to stay in 1 — The room not described as the one in the advert 2 — cleanliness / Hygiene, absolutely poor, the room smells like poor hygiene and the carpets very filthy. 3 — Bugs found in bed and carpet, 4 — Bitten by room bugs 5 — Wardrobe full of cob webs 6 — After care service extremely poor, if you make a complaint you will get a very protective response in terms of denial from above points 7 — shower bathroom very poor, smells like dirt 8 — Had to use personal bedsheets as the ones provided by hotel, smelly and unhygienic 9 — Even with the aid of air fresheners and gel, this doesn’t help getting rid of smell in room. Avoid this Hotel as not recommendable, price over charged, not value for money. Staff extremely unhelpful and very rude. No manners or after care service. They take cash only and no mention of extra 5% Surcharge on advert. Very quick to take people’s money but after care customer care NON EXISTENT Had to leave on the very first night due to being bitten very severely by the carpet and bed bugs.

Avoid like the plague! told them I couldn't make my date for a good reason. Still demanded the full payment. If I couldn't make it for financial reasons then what gives you the right to take money out my account and send me over my overdraft! company's like you don't deserve custom. I would have been willing to pay sonething but taking the full amount is disgusting! so glad I didn't make it! must of been fait! hope your happy with yourself now my 3 kids suffer! wish there was a minus — ⭐⭐⭐

Disgusting. Dirty small rooms. Broken tiles in shower. Unhelpfully staff. Breakfast was horrid. Stained sheets and towels.

Ended up with the flu and had to stay an extra night in Edinburgh. Trying to stay within budget, I opted for the Merith House, which was the only budget offering with vacancies. All of the staff at this hotel were unpleasant, and the building they put me in was run down and freezing cold. I had already explained that I was sick, yet had to ask repeatedly for some heat, and the following morning, for someone to address the fact that all the taps were ice cold. When I followed up with the manager afterwards, he refused to apologize and said that that's how it is with old buildings. Worst hotel stay ever!

Pretty decent and cheap. Slightly noisy rooms. Good location and parking available.

Poor breakfast, XXXS rooms, humming airfresher in phonecabin-sized bathrooms.

Wi-Fi was rather weak in the room that I was given, and I was unable to get a cell reception. Room itself is rather nice. We got a twin room with shared bathrooms. Facilities are good. Breakfast provided for £3.50. There's a bus stop right outside with a service that arrives every 15 minutes and it takes around 15 minutes to get to the city.

As a base for exploring Edinburgh, Merith House does the job nicely. We're a touring band so needed something relatively cheap to sleep in after our show, so the triple room with shared facilities was just what we needed. Beds were comfortable enough to get a solid night's sleep, the room was spacious and there was ample tea and coffee provided. Only drawbacks were the crisps dropped on the floor by a previous guest when we got there.

Very basic single room but then wasn't expecting a night at the ritz for less than 30 quid per night. Nice enough breakfast served from 8am.

Expensive for price. Rooms are not overally clean and show signs of wear. Also where did they get all of that material from to make the curtains, duvet, ruffles and the chairs covers? Lock on the bathroom door was broken and the room itself was very narrow making it difficult to move in. Charge to pay with a credit or debit card so make sure you have cash to pay for your room when you arrive. Breakfast is as described cereal, toast, scones and fruit with tea, coffee or fruit juice. They don't give out the Wi-Fi code on check-in.

I can only warn this hotel. The price is relatively low — 49 pounds I paid for a double room per night — but you get nothing much also.
The free parking is positive before the House and free Wi-Fi. It was then already.
Breakfast is minimal (there is not, as usual, English or Scottish breakfast, but only cereal, fruit, toast and two varieties of jam), but at least several types of tea or coffee.
However far outweigh the negative sides and are partly completely beyond the pale
Firstly, the room is relatively dirty. The designed carpet has significant dirt tracks. The ceiling, sticking out from the duvet cover, looks very old and has significant signs of wear. The bath rug is Mr zig and long hair on it are.
Secondly, it lacks the simplest things. So don't there's a towel rail in the bathroom! You must leave the towel so somewhere in the room and run after washing or showers then wet in the room.
Thirdly, almost every piece of furniture has some quirk. The doors can be only very hard to open, does not properly close the bathroom door. A clad line runs along right in front of the toilet, so you have to take the legs to the side and can sit as not straight on the toilet. The light above the mirror and the ceiling light have a loose connection, so they always go out. The TV is mounted on a swivel arm, but this swing-arm is shaking and the device hangs permanently wrong.
Fourthly, the walls are very thin.

They charge an expensive price for the quality of the hotel taking advantage of the good name of the festival. We book a triple room a get one with 2 beds and a claustrophobic bathroom.

Dear travelers, last July 2009 we had the misfortune to end up me and my family in this terrible hotel on the outskirts of Edinburgh. First made us pay only through the door without seeing the rooms (no wonder because you sure more than one would be gone before). Then uploading to our rooms we find that it was the crappy I had seen in my life!. But good. We were on vacation. We didn't have any problems and didn't say anything. But that could not be tolerated was that apparently not we had paid enough for that disastrous hotel and we still had to pay more, I'm talking about a 100 pounds per person per night in a seedy hotel. All this we were told without any discretion during lunch in front of all the guests as if we were a delinquent that we didn't want to pay. In short, a disaster. And over have little shame to LUXURY WITH ECONOMY poster. Stay away from this hotel.

Lovely place. Would recommend to all. Nice place with very good rates and on a main bus route. Clean rooms and showers. Friendly staff with breakfast. Very central and lots of trendy pubs and good food The manager was ok with my friends checking out later than normal and didnt get charged anything Would be using them again.
