Very close to town centre. Staff very friendly. The room was very hot. And we have been told that we are lucky to have one of the coolest one. Breakfast was awridge. Shower didn't have any pressure so it took long time to wash as there wasn't too much water coming out of the shower. Parking space was full. We had to find parking somewhere else. I don't think we will stay again. Sorry.

Rooms were fine and clean. We only stayed for one night so we were happy with a no-frills, competitively priced facility. This is what we got with the added bonus of friendly, helpful staff. The restaurant was very limited and the food bland. If you are looking for more sophisticated cuisine I would recommend eating in town where there is a good choice of restaurants. Overall, the hotel was good value for money.

No hot water, poor Wi-Fi, outdated room, stains on floor and curtains. — Food was terrible from were I sat in the restaurant I could see into the kitchen and watched her take my pizza out the freezer. Asked for chips and got undercooked wedges again obviously frozen.

Nice hotel, stayed in a deluxe double, very large room. Water pipes were noisy but work ok. Breakfast was good but they could do with a larger dining room when they have large groups staying, we were a large wedding group but unfortunately couldn't all sit together.

Beds and rooms of good standard. Very disappointing bathroom with no hot water. Just not acceptable.

Very affordable for the area and lovely staff. Relatively clean minus the odd cobwebs. Major issue is you cannot shower as never any hotwater. Their kitchen is the size of an Tesco shopping bag so don't expect a big choice of food or super high quality. Breakfast was ok. The staff are an asset but management need to fix shower issue as was angry going to work not able to of had a shower beforehand.

Visited here before for a steak meal for two and again this time for a stay in the hotel with breakfast. Food both times and the ambience in the restaurant has been amazing. Presentation to ingredients used, staff friendliness and value have all been amazing. Can't fault the restaurant in any way and would definitely re-visit. This time however, we stayed in the hotel on site. Sadly, this does not reflect the downstairs restaurant areas quality. Just a quick run down of our room; Hot tap twisted at the base when trying to turn it on, so had to hold it still. Curtain pole went downhill and was wedged in a hole in the wall at one end. Large cobwebs present in most areas on the window wall. Also dust. Bathroom blinds also very dusty. Carpet had stains in many places. Bathroom has had a coat of paint on the back wall. Unfortunately, it was in yellow unlike the rest of the rooms white, and had been painted by someone with no decorating skills. Yellow paint on the ceiling, woodwork and other areas. On the upside, the room had a nice view of the green opposite, lovely In the snow. Tea and coffee provided in the room along with hairdryer and iron/board. TV etc also included. Well priced hotel in my opinion but with some effort could be brought up to the standard of downstairs, improving it hugely. Parking is limited outside and over the road so be aware of this. Hotel also has a spa although I haven't seen or used this so cannot comment.

Hotel with character very basic rooms but ok for our one night stay! Staff were lovely and helpful.

Spent three nights here in January. Lovely warm clean room and bathroom. A little dated but a fine place to stay. If you want a posher place with a trousers press and room service, go to one of the many places in the Wells and pay four times as much.

You get what you pay for, this is cheap and cheerful. Not some where to hangout but fine if you just want to crash as we did. On arrival we were running very late for a wedding we were attending and the staff did not go out of their way to assist us. Only one set if towels was provided for 2 guests, we didn't realise at first, got back late and had to leave early so we just made do. I was appreciative of their finding soy milk for me although I didn't let them know in advance.

Friendly staff, with the hotel in a good central location, but with rooms in need of an update. Only one bedside light worked, with switches on either side of the bed operating the same light. Wall lights didn't work. The sink tap was lose, and the bathroom door wouldn't close. It's a hotel that's seen better days.

Great value. Good breakfast and very comfortable room.

Dreadful place. Avoid! Damp, overpriced room, stained carpets throughout, cheap fittings, broken tiles, dodgy food and no parking! Worse thing? The management's total disdain for their guests …

Very old and dated place. Not hot water and had to shower in a different room until they changed our room later the day after. Not worth the money.

Generally really in need of a make — over. Hot water took 5 minutes to reach our shower. Staff very polite, breakfast good. Bed was very comfortable & the room was clean & warm. Restaurant menu is very, very basic — pizza & sandwiches etc.

Excellent value for the price paid. Friendly staff and basic menu in restaurant also good. Close to town centre and free parking.

Lovely place. But don't eat at the restaurant they charge 7.50 for FROZEN pizza bought in bulk. Restaurant a rip off, hotel beautiful though.

Comfortable beds, good bathroom and fast Wi-Fi…! Only tiny thing that stopped 5stars was the noise coming from the windows for me. But it's a quiet road so all good.

Clean, Nice staff and delicious food for little money.

Clean & tidy. Garden not open after 10.30pm because no lights; disappointing. Expensive for drinks.

Appropriate Price — Performance Ratio.

Location is great for Tunbridge Wells, but parking is not so great due to street parking on the other side of a busy road. Room looked a little dated but was clean and functional. Ground floor room meant that windows didn't open and no source of cool available in the room itself so felt like a sauna after a very sunny day, however a fan was located by staff upon request.

Had the double superior room (no. 8) with view overlooking the front. No bath, which is a shame. Spacious and clean, but took a long time for the hot water to run through. Pleasant garden at the back. Very welcoming and pleasant staff. Location suited our needs.

Nice big rooms at a decent price. Staff are very friendly. Easy walk to most of the town, close to the good bars and the pantiles are around 15 minutes away. Not quite 5 star due to the slightly old decor but definitely worth it. Had a room at the front which faces onto the road but it was pretty quiet as we were there during holidays and no one seemed to be driving.

This is a nice hotel with friendly staff and in a good location. The room was clean and it had a good shower. We didn't have breakfast this time, but have before and it is pretty good.

Wasn't made aware that I wasn't allowed to take food into my room from outside. Other than that it was very good. Sizeable room with all the usual facilities.

Reasonably central location, room was a good size but quite dated. Could do with a redecoration but for what it is, it was OK.

Stayed for two nights here as it was local to a friends wedding. The room and hotel itself is fairly basic but is clean. The service was great and all the staff went out of their way to make the stay as nice as possible. It has a small gym and spa but most importantly for us on this visit it was cheap.

Staff were very friendly and polite. When I arrived the lift was out of order and finding the room was a bit of a chore through the maze of corridors. The room itself was very basic. A double bed took up the bulk of the room and there was no cupboard or drawers available to store clothes however 3 hangers were provided on an open rail beside the mirror, so half the mirror was obscured when I hung my suit up. The bathroom was adequate and served it's purpose, although the knob of the heat setting on the power shower came off in my hand. My towels were not replaced overnight either. The roller blind didn't operate fully as would roll at an angle and went up just under halfway. The view from the window was very good as looked out over the beautiful rock garden and water feature. There was plenty of choice for the continental breakfast provided as part of the price however as the accommodation was so basic I believe they should provide a full English option inclusive. The restaurant and bar areas were comfortable and although I didn't use the evening or lunch menu they did seem to be good value. The outside area, which smokers can use was my favourite part of the hotel (even though I'm a non smoker).

We didn’t expect 5* treatment seeing as we only paid a modest £56 for bed and breakfast through Group on which included breakfast (or so we thought) champagne and chocolates on arrival. The Pro’s All though the hotel was very short staffed they were very friendly and accommodating. Great location only a short walk into town (you will need to walk the parking is awful) Breakfast was very good. The Con’s Parking is non-existent and is very hard to find parking in the area. We suggest during the day parking at the local Morrison’s which is the next left after hotel then after 6pm you can fight for places just outside the road or opposite the hotel. The Room – the curtains, lights and shower were all broken. The main light was not working and the shower did not work properly. The windows are not double glazed and found it very hard to sleep seeing as the hotel is on a main road with the light pouring through the broken curtains early morning. Do not come to this hotel if you want to rest! My wife booked us a couples massage with a company called The Royal Retreat. They actually have a partnership with the hotel but my wife booked externally. To cut a long story short we assumed as anyone would that the massage would be in the town centre much to our surprise when we got there they actually had a room set up at the hotel. Very poor communication. When we finally got to the hotel they only had time for us for 30mins but still wanted to charge us full price.

We had a very cold and noisy room at the end of an infinite corridor. There was no heat in the bathroom wich was very bad isolated and almost "windy"and, cherry on the top, we had a dirty towel! For sure the room was nicely decorated and did looked like the picture on the website but really needed to be refreshed and the matress was definitly too old! I certainly do not recommend this place.

Mattress extremely old and uncomfortable.

The room was a very good size and with contemporary furniture. The shower temperature had a mind of its own but once tackled worked fine. It is a good 3 star hotel. Great location.
