Lovely location, extremely friendly and helpful owner, peaceful garden by the river, very comfortable and clean. Hoping to come again.

We stayed here for three nights while attending a wedding at River Cottage. A lovely clean room with everything you need. Jenny was a very welcoming host and nothing too much trouble. Good breakfast in the morning with a very good selection and across the road is the most relaxing garden where you can sit by the river and relax, accompanied by the resident geese. We really enjoyed our stay here and wouldn't hesitate to stay again if we were in the area. Thank you Jenny.

They were very kind taking into consideration all Customer’s needs. We went there with a kid and our dogs. Room super big (with a wardrobe room) and very clean. Breakfast very good and on request, they try to satisfy all family member’s requests… we warmly recommend it, and we will be back again for sure.

Lovely, cosy B&B. Clean rooms suited for all different occasions. Adequately equipped, friendly staff, wonderful welcome, close to beautiful countryside as well as Axminster town. Would definitely recommend.

A really friendly host and her daughter make sure your visit to this fabulous little gem is enjoyable. The breakfasts are amazing and no request is to much trouble the selection of food available is excellent as is the quality and presentation outstanding. The position of this bed and breakfast makes it an ideal base for visiting the Jurassic coast and surrounding areas.

I received a very warm welcome to this lovely B&B. The room was very homely and the bed comfortable. Breakfast was great with a large selection of cereal, continental meat and cheese or a full English. If you're thinking of staying in the Axminster area or visiting River Cottage (as I was), then I can recommend staying here.

We’re planning on visiting soon but had to cancel because of the snow. The owner was very understanding, amazing and so helpful!

Very comfortable rooms, lovely welcoming hostess and probably the best full English breakfast anywhere in the country!, Also the perfect location for anyone attending a course at Axminster Engineering skill centre. I will definitely be returning to this superb B&B.

I stayed here whilst on business as I was photographing a wedding in the local area. The breakfast was delicious and there was lots of choice. The bed was super comfy (more comfortable than my own bed at home), the location was great with beautiful views across the mill and the owners were extra friendly and lovely to chat to. Really enjoyed my stay and will be back if I am ever in the area again! Thanks for such a pleasant stay :)

Jenny and Andrew were wonderful hosts nothing was to much trouble. Lovely building full of character. Great food. Lovely bedding and soft fluffy towels. All the little touches like coffee machine in the room and cake and biscuits topped up every day was a very nice extra touch. Would recommend to everyone. Will definately be returning. Thanks to you both for making us all so welcome. The Paynes' from downstairs.

Beautiful bed and breakfast. Clean, quiet and very comfortable. The showers are awesome!

You feel the history of this charming B&B the moment you walk through the door and the welcome you receive makes you feel at home right from the start of your stay. The rooms are large, comfortably furnished and with good tea and coffee making facilities (including fresh milk! ). Beds are large and comfortable and the en-suite bathrooms are spacious. Perfectly located for a stop-over en-route to or from Cornwall or as a base to explore Devon and the Jurassic Coast.

Fantastic hosts and very friendly and welcoming. Our room was lovely and spacious with tea and coffee making facilities. Breakfast in the morning was very tasty with a selection of cereals, fruit, fruit salad and choice of cooked breakfast, or both. The owner couldn't do enough to make our stay memorable and very enjoyable. I would definitely versus here again and highly recommend it to anyone needing to stay in the area.

A great stay, lovely location, fantastic facilities and superb hosts.

Not only was my son provided with some extra boxes of miniature cocoa pops but I was also given some extra ginger and lemon tea bags for my cold! Oh… and some Lavender radox for my bath! We felt very welcome here and would definitely visit again.

This is one of the best places I've ever been Andy and Jenny the owners are 2 of the nicest people I have ever met could not be more obliging nothing is to much trouble every little attention to detail the beautiful old mill with the river Axe running through their own private garden across the road with 4 friendly geese and Jeffrey the dog the breakfast was excellent with lots of choice ranging from fresh fruit salad cereal and of course the best full English breakfast I have had can't eat to many of them so I mentioned this to Andy and he asked me if I would like smoked salmon and scrambled eggs tomorrow yummy can't wait I can not praise this place highly enough thanks Andy and Jenny we will be back.

We had a lovely time. Great hosts and such a peaceful place. All being well we will return soon. Elizabeth & Stephen.
