Stayed here 2 years ago and it was pretty nice for the price but stayed this past weekend and it was the worst experience, might as well change their name to budget inn too. The air conditioner was missing knobs and the room had old cigarette butts in the shower. The room smelled like smoke and mold, the Wi-Fi would not work for us. They could have put more than two pillows on each bed if they were going to get some so thin. There was only 1 outlet in the room with an extension cord so there was only one spot for a charger. I could have stayed at the budget inn for cheaper at the same quality. I will never stay here again I will just go pay for a nicer room!

Rooms were clean. Complimentary breakfast was good (6am-9am). Front desk was very helpful with resolving room key issues, made sure we received fresh towels and followed up on any needs from room service. Close to walmart supercenter, gas station, restaurants, shopping center and Presbyterian church. Downside: pool and laundry room were closed for repairs. Nonsmoking room did smell of cigarettes but could be from previous guests. Pets are allowed but we don't have any. Received AARP discount (a plus :) ) If the laundry facilities are repaired and pool open then I would stay again.

Very comfortable. Close to everything we needed. People were so helpful. We'll stop there again.

Front office staff was nice, pool temp was nice, appreciated that they were pet friendly. Towels and washcloths are HORRIBLE, couple decades too old and useless. Bed was worn out, you could feel the springs. I had to go to office and ask for toilet paper and the tissues were empty; when I went up to the office for it I was informed that sometimes a spare roll is put in the room and sometimes not. This morning my daughter overhead office conversation going something like this "did housekeeping cleaned these rooms yet and the response from the other staff worker was that she didn't know because they do something different every day". My non-smoking room stunk of smoke. Not to confident bedding was changed prior, sheets were not smooth and fresh crisp looking, but my kids sat on bed before I could full check. HEADS UP: check room 1st thing because they have a 15 min. Time Limit from check in to request refund.

Booked a non — smoking room with my family including a toddler. Got a heavy smoke smelling room. Seems like some one smoked on the Bathroom recently. Complained to the front desk, they didn’t even apologize. Gave a lame reason that it’s a ventilation issue with the adjacent smoking room. They don’t have Wi-Fi. The only reason we booked the room, since we didn’t find an hotels in hot springs during the weekend. They have an average breakfast but it doesn’t have any hot items.

Checked into room to find no clothes hanging bar or hangers, bare electrical wires hanging out of the wall, the square chrome towel bar at the sink fell off in my hand, the soap dispenser at the sink was full but would not work, the curtain covering the window had approximately 30 half dollar size holes in it, the lamp shades (2) were just sitting on the bulb arches with no nuts to hold them on, and when we turned on the sink water literally gushed out from underneath on our feet. When we called the front desk we were told that the manager (J. R, ) would be there in the morning (the woman was very apologetic and kind by the way). The next day I found this “JR” on the property and took him to the room. He humiliated me by taking the soap container out of the holder and milking the tube forcing soap out of the obviously clogged dispenser and then told me “it works”. The rooms are very hard to get into. I personally saw 3 other guests struggling to use their cards to open these doors. What concerns me most is the phrase this “JR” was overheard using describing his guests as being “Stupid Americans”. I am a patriot. But rather than knock this mans teeth out I pass this along to you readers. As “Stupid Americans” we are probably not smart enough to find our way EVER AGAIN to one of these “America’s Best Value Inns”.

I give this hotel 0 stars. My company put me up in this hotel for work, it's a no smoking room, but smells like a bar room. House keeping is a joke, there is none, have to ask for towels, bed is never made up. There were silverfish in the bathtub, and when housekeeping does show up they stole a loaf of bread, that I had stashed in the drawer, why do they need to be going thru the drawers. When I told the manager about it, she told me all she could do is right it down and ask around about it, once she got off the phone with her freind (which was just a gossip session). There is a Hilton across the street, stay there, it's a lil bit more but worth money.

Friendly staff. Quiet surroundings. Flexible last minute reservation plans.

Do not stay here. I booked this hotel online. It was the last thing available because of the St. Patrick's Day parade in Hot Springs. I would've left and went to any other hotel nearby if any other place had an open room. The door to our room would not open. We asked the staff to help us three different times before we were helped. The door was never repaired. A staff member told us that the door was tricky to open and we just weren't doing it right. One of the lady staff members was very apologetic and tried to be helpful. Another lady staff member was incredibly rude and not helpful at all. While we sat outside of our room waiting for someone to figure out how to open it, we met other hotel guests who were also waiting outside of their room because the toilet in their room wasn't working when they arrived. Yes this place is affordable, but for a reason. Breakfast selection is small. Rooms badly need updating. There were multiple lighting fixtures in our room that were not plugged in and did not have any available outlet to be plugged into. The mattresses were old and uncomfortable and the pillows were riddled with stains. I will never return to this hotel. The location is convenient but I'd sleep in my car.

Online I marked that we needed a crib and put a note with it that said if they do not have one inform me so that I can bring his playpen. Got here they admitted to seeing the note and had no explanation as to why they didnt call us. Had to go buy playpen. Havent even got to go to a room yet 3 hours past checkin. DO NOT STAY HERE!

Not equipped for Handicap people. Moms on a walker but it would not fit good through the bathroom door. The commod is regular height.

Cereal, Bananas, Cuties, Toast, Waffels, Muffins
Milk, Orange Juice & Coffee.

Room Don't stay in this room. Also toilet is height for a child. Plaster falling off the ceilings and mold underneath. Towel bar fell off the wall while we were sleeping in a BROKEN MATTRESS. No towels. Soap and shampoo canisters were empty. No Wi-Fi. Sheets were stained with what looked like huge blood spots. $64? Needed a place to sleep after a 12 hour drive. Never again.

It is a place to sleep for cheep. Lower your expectations. Room was cleaned but smelled like smoke. Shower head was at about 5 foot. Not kidding. At 5'4" it wasn't easy. My husband didn't even try. I've never complained about the size of a toilet but I'm gonna say it had to have been for children. It was very low.

Amenities were short. Not as clean as I have seen it. Staff is friendly. Priced a little high.

I stay at America's best value inn and suites was satisfactory. I arrived at the hotel and got my room key very wuickly. The room was clean and the bed very comfortable. The location was good because walmart is directly across the highway. The hotel parking could use some expansion because I had to park quite some distance from my rooms location (50 yds). Other than that it was sufficient for a nights rest.

●All round good area ●good Wi-Fi ●plenty of places to eat near by ●decent area. Really dont have anything bad to say about this place.

I stay at Americas Best all the time. They have some of the friendliest desk clerks. Donna the desk clerk that has been there the longiest, is so helpful. She and one other clerk can recommend any place to visit or to eat. Their location is great it is right at Wal-mart, and the interstate. In the summer the river is so close for swimming. I will stay there again.

The most disgusting place you can go had two roaches in the bathroom saw a fly and the bathroom had an AC vent that you can hear the guy talking and the TV on all night long plus the price is super high for the quality of the hotel… good luck if you are staying there.

Over priced and horrible! Mold, mold Mold! Free breakfast was crap! Didn't sleep all 3 nights we were there! Ac would not cool the room. Extremely outdated. Don't use bathroom it would barely flush pee. Bring your own towels cause you are only allowed one small towel for each adult must hand them dirty ones to get clean ones. Pet fee was $11.99 per pet per a night. Will never stay at this chain ever!

Advertise 24 hour fax/printing in the biz center which there's not one, rooms need remodeled, ceilings chipping, no drain stoppers in tubs, closed pool due to weather when it was sunny and 90°, burn holes in sheets, extremely low water pressure in leaking shower head, trash under dressers and desk, Wi-Fi goes on and off, non-working vending machine, requested an upstairs room told they didn't have one with only a few people there was given a room on 1st floor the closest 1 to the main entrance, AC unit missing knobs and didn't blow cold air, curtains falling off of rod, no hair dryer yet also posted in features, too many issues to post. I'm unsure of how the free breakfast is due to leaving after a few hours after arriving.

Staff is extremely friendly and helpful. We stayed here to do a few things in the area with family. It's close to everything. Walmart is across the street as well as other stores. It's a half hour to hot springs and a little over an hour to the mine. The room itself is what you would expect for the price. It could have been a little cleaner tho. Our air conditioner leaked into the room, they would have moved us but my kids were in bed when we noticed. Breakfast has hot waffles, cereal, muffins, toast, fruit, juice and coffee. Lobby/breakfast area clean. Out door pool is nice to. All in all good for the price.

Rooms were a little rough. Cosmetic damage on almost all furniture. Staff was really friendly. Honestly, not much different that what you'd expect in a budget hotel, good employees doing the best with what they have.

This place is a joke. Non smoking rooms stink with smoke. Pool is dilapidated and needs to be completely replaced. A/C units barely work. Furniture and beds falling apart. Curtains fall off the rods. Toilets old, chains rusted, disgusting. The only thing this place has going for it is that the TV works.

The lady at the front desk (peggy), made it all worth it, she was very kind and helpful … excellent customer service… god bless. … now the next morning, at breakfast I was very disturbed (6-8-16), the staff very un professional, the morning lady/anthony (were gripin about mrs. Peggy in front of everyone) … give her a break, she is new… not mention anthony came in offering to help, but acted like a b. About it the next day… not cool.

They took care of every issue I had.

After being moved through 4 different room because 3 of the 4 had horrible odors coming from the rooms to where it smelled like something died in them we finally got a room the was "decient". After 4 hrs of being in the hotel we noticed that there where 3 men trying to snoop through our vehicles which where full of our stuff because we where moving and our one of our vehicles broke down at the exit. We felt it was unsafe and quickly checked out of the room. However the owner, who could barley speak English, still charged us for a full nights stay because we used the pool during the 4 hours we where there. I would not recommend this hotel to anyone especially those traveling or with small childern! And the owner will be hearing from my lawyer.

Good value, refreshing pool after a long day on the road. Dry county, glad we had "refreshments" with us. Best part, dog friendly and allowed us to bring our 50 lb Shepard in. Papa John's pizza was delivered fast, way before ETA. We would stay here again.

Staff friendly. Good parking. Comfortable bed. The pool was nice. Everything was clean. Two complaints. No hot water. We needed a handicapped room and the bathroom was unfit. No grab bars and a low toilet.

Good value for what you pay. Clean, smells good, pet friendly, microwave and fridge in room.

Lots of truck parking. Our linens were clean, no bugs anywhere. Rooms could use updated. Good CDL rate.

When you pull up after a evening out it shouldn't be people hanging out on the stairs. That was not a good site. I guess you get what you pay for.
