If zero stars was an option this place would get zero… I had been here 25 years ago when it was a Holiday Inn and it used to be a nice hotel… it has gone downhill. The rooms smelled musty/smoky, front desk attendant at night was rude, curtains for the interior (view to the enclosed courtyard) were badly torn. Wallpaper was badly torn with holes in the drywall. The former hot tub was filled in with concrete and looked like it was done by elementary school kids, clearly not professional work. There were Zoning change signs outside making me wonder if the owner is trying to change the zoning contest it down and build something else. I would avoid this place.

Where to begin? I checked in late at night and upon seeing the exterior of the hotel thought ok, doesn’t look too bad. But the nightmare begun soon after. The hotel employee working the night shift was rude and inattentive. When I got to my room I immediately noticed the FILTHY carpet and the stench of cigarettes despite it being a “non-smoking room”. It only got worse after, as you can see from the photos provided, not only was the carpet filthy but was was everything else. Sheets, blankets, and the vent in the room looked like it hadn’t been cleaned since the hotel was first built. I’m asthmatic, but even though it was freezing in the room I dared not turn on the heat lest it triggered my asthma. So all in all a horrendous experience to say the least, I pray that I don’t pick up anything from this filthy room and can end my stay in one piece. Rest assured this is an establishment I will NEVER return to again. Please don’t be fooled by the exterior decor and the pleasant looking foyer. This place is a DUMP. Please keep away. Not worth the hassle.

Hotel is very dated and in poor condition. Carpets are stained & torn. Rooms are very small with very poor pillows. Wall paper in room was torn & peeling in our room (329). We booked the room for 4 ppl but only had 2 towels, 1 wash cloth & 1 hand towel in it. Went to front desk to ask for more & was rudely told they didn't have any at front desk but would have house keeping bring some later (which they did). Breakfast was not impressive but that was kind of expected. We ended up going out for breakfast. Pool was fine but their were no pool towels available. We went too pool 12min before it was officially open & gate was unlocked so kids started swimming. Front desk manager gal came and yelled for us to get that it wasn't open yet. It was not a positive experience and we will stay at a different hotel in the future.

There's semen on the pillows, possible bedbug blood stains, cracked windows, there was no freaking door number in my room, it reeked of marijuana and there was leftover drug paraphanalia, no headboard, mirror not even attached to the wall, stains on the carpet, ceiling caving in inside the bathroom… I wouldn't wish this hotel on anyone. When we checked in I assumed the front desk woman was rushing me along because I'm a younger woman. I think it's because she gave me the worst room in the hotel. I immediately asked to change rooms and she refused. However when I returned with concerns about the smoke smell and the SEMEN on the pillow, I was shocked to see her book a room for a family who had just walked in! Shocked at the terrible service here. They even refused to give me a refund. I'm going to escalate this to corporate. Don't stay in this hotel. It's not worth $15 let alone $90.

My stay was very good. I loved looking at the pool because the water was a little to cold for swimming. The complimentary breakfast was on time most of the time. The staff was friendly and accommodating. I really like this place.

I stayed at this hotel Friday September 15, 2017. Be aware there is no elevator for the 2nd and 3rd floors. I was given a second floor room but since I am a bit handicapped, the desk lady looked hard for another room. Handicap room 150 smelled musty the moment I walked into it the clothes bar in the bathroom is hanging, unusable, the two toilet papers are folded very nicely on top of where they should be inserted. I picked up one roll and you've got it all over the floor. Dead cockroach on the bathroom floor. Very Stained and old carpeting. Clean bed. They did have a refrigerator and a microwave.

Very dirty, not very personal to have everything under control. It smells awful cigar in exaggerated form and is not supposed to be allowed to smoke, little kindness on the part of the receptionist, I definitely don't recommend this place.

Being this a "chain hotel" I would expect better, but seems that has already seen its best moments and now it's in a decline. Staff is "so-so", so-me rude, so-me indifferent. The only person who gave me a "good morning and a smile", in the 4 days I spent there, was the latino gentleman who serves breakfast. Rooms and exteriors require A LOT of remodeling. The pool is clean, deep and very good, but water is cold, though it's an indoor pool. Just in fair price limit I would pay for a double room, with an hotel in this conditions. If it gets just any worse, I'm not sure if I stay again here.

The continental breakfast is pretty good and its in a good location — near shopping which you'll need to go get roach killer for the rooms. I was woken up in the middle of the night to a baby roach crawling on my face even after I "Raid'd" the room. Housekeeping exterminated the room the following morning after which we didn't see another roach. Hotel staff is unconcerned with the bathroom ceiling dripping condensation water from the AC unit … I can't imagine what it looks like above the ceiling tiles. But on the good side it had large bathrooms with great water pressure.

Disgusting no towels to shower. Room was dirty. Crack pipe burns on the floor. Rotten food left in the room. Uncleaned refrigerator. Cobwebs every where. Curtains tore. Vulgar words written in dust in the Windows. No blankets. Broken locks.

This place was complete trash. It doesn't even deserve a one star rating. The night shift front desk worker was extremely rude and hateful. I ended up switching rooms because a hole was cut in the window next to the lock. When I asked the workers if they knew about it they said yes and still let people stay in that room. There were stains EVERYWHERE. It looked like it was being rented by the hour for some after work fun time. DO NOT STAY HERE! You're paying the price of a four star hotel for something worse than a motel 6.

Nice people. But they were loosing their minds, with all the people out of their homes due to power outage. Rooms were clean and comfortable. They could use an update, but then the price would go up. The important things were all that matters. And were met.

This is one of the most disgusting hotels I've ever seen in my life! It was so filthy that I actually had to leave and didn't stay. I got my money back. To name a few problems-the room was dirty, had trash on the floor, bed had white stains on it (yes, everyone's worst nightmare), my skin was crawling and I think I got bed bugs from being there for just an hour. There was food (cheese nips, crackers, whatever) all over the floor, cigarette butts everywhere, broken glass, beer bottles and 12 pack boxes of beer just thrown on the sidewalk. The neighborhood was super sketchy and unsafe. I actually had a car go by me that creeped me out and made me worried. The original red flag: the front desk worker 'Jody' was standing outside smoking a cigarette upon my entry. This is always a class act move, as she is inconvenienced to walk inside. I'd fire anyone who smokes on the job. Very unprofessional and very disgusting. This place is a pit hold… dont ever stay here.

This hotel is no good. Has roaches all in the room behind pictures! Rooms are nasty bathroom nasty! So DISGUSTING do not go, hangers still in the rooms behind dressers. ROOM & the front desk will play like they don't know they have roaches.

You can definitely tell this used to be a really nice hotel. It seems like at one time it received a lot of traffic, but doesn't really get as many visitors anymore, so it hasn't been as well kept as it could have been. However despite that, it was a nice place to stay for the night, and the staff were very friendly and helpful. Unlike other reviewers on here, I didn't have any issues with an unclean area or broken utilities in the room. Our bed was comfortable, the air conditioning worked well, and it was nice to have free cable and good Wi-Fi. I didn't like that the doors were really loud when they shut and we could hear other rooms closing their doors through the night. Also, the curtains had a hard time blocking out the giant window to the lobby, so it wasn't entirely dark in our room at night. The layout of the hotel was really cool though, and the kids loved all of the activities they had to offer! Great indoor pool that was open late with plenty of shallow wading area.

Room was filthy, fridge sisnt work and shower wouldnt drain. Worst hotel ive ever been in.

The rooms weren't very clean, the pool was nice for my young kids started with a 2 ft area… I heard a lot of other guests complaining about their rooms not being clean. Could use a deep cleaning new carpets and dehumidifiers as the humidity is high due to pool. All in all it was OK but we probably will go somewhere else on our next visit to KC.

We've been stayin every couple of months for the last 2-4 years, for medical, and have almost always been satisfied. A few times the air conditioning unit wasn't working right but seem to have rectified the problem. Great motel especially for the value.

Ramada Overland park is well situated off of mission ave. If a person is just passing through town for the night this hotel offers quick access to a variety of stores close by. You will not have to worry about getting lost in the busy Kansas City Metropolis. There is a large swimming pool with hottub.

Pathetic excuse of a hotel. Climate control clicked literally every ten seconds making it impossible to sleep, sleeping on these sheets was like sleeping on sandpaper, and both the TV and TV remote didn't work. I didn't stay long enough to find any more things about this hotel, but once again the reviews did not lie. I should really start checking them more often before checking into hell holes like this.

The rooms are ok. The first one we were in appeared clean, had all new linens, a flat screen, nice fridge. Unfortunately, we had to move rooms to a bottom floor exterior, due to humidity from the indoor pool. The place is not properly ventilated, so everything in the room was constantly damp, which also caused mold to form, which they tried to spraypaint over. Our new room is dry, but poorly maintained. The carpet is stained, the TV is a 19 inch rear projection old thing, the fridge has been kicked a time or 6. It's an adjoining room, so I get a lovely 630 am wakeup call because some company rented out many of the rooms, so they come around knocking loudly, and shouting "RISE AND SHINE! " EVERY MORNING! the breakfast is better than some, but there is all carbs. No fruit or any type of variety. The pool is well maintained. There is a bar, but I haven't seen it open even once, and there is no restaurant, as advertised. It is in close proximity to everything. If I weren't getting a great deal, I would definitely have moved to a different establiahment. It's pretty sad to see becauae you know it could ve a really great place, but it's being run into the ground.

Good, clean rooms. Good breakfast. Exercise equipment needs replaced most are broken.

I attended a function in one of the banquet rooms. It was a decent sized room that was very clean. The employees were very kind and helpful. I'll definitely be back.

I would give this Hotel a 0 rating. I had to ask for a different room because the first one was so dirty. It had not been vacuumed, there were bobby pins and dirt on the side of the couch. There was a long black hair and a cockroach inside the bed when I turned down the sheets. The lamp on the far side of the bed would not turn on. The clerk at the front desk said he would give me a different room, but he was not a single bit apologetic or concerned. The second room was just as bad! It had not been vacuumed. There was a wool hat and some other debris behind the bed. These items were covered with dust. The lamp on the far side of the bed would not turn on either. A cockroach fell out of the bath mat when I took it off of the bathtub. Another larger cockroach was on the refrigerator seal when I opened the refrigerator the next morning. The cockroach ran under the refrigerator. The whole interior of the building was so dark I could barely see as I made my way to the rooms. It was late at night so I stayed, but wished I had just left and gone to another Hotel, because I did not sleep well at all. When I left the Hotel the next morning, I was planning to let the morning Agent know how bad this second room was, but there wasn't anyone at the front desk. I waited for a few minutes, and then just left. This happened the night of December 16, 2015.

If you stay at this hotel you must look around for cockroaches. The rooms that I been looked in had them. I would asked them when was the last time they sprayed. Front desk give me another room I went to go look around in the the room and I found more. They just opened a hotel restaurant. I dare you to eat there. Who knows maybe the cockroaches will leave the rooms and show up there. Mmmmm crunch room service food. I stayed at this hotel for different nights within the two month and it's the same thing. Housekeeping does not clean underneath anything I found food underneath the nightstand in behind the bed from previous guests. Bring a can of Lysol® and Raid®, plus earplugs so the roaches won't climb in. ( (Check out my pictures) ) Customer service was Great and understanding. Hotel maintenance swallows.

Booking was fine. $25 pet fee for entire stay-good. Got to room, light did not work nor switch. Room run down. Stained sheets, either blood or chocolate. Phone did not work. Traced wires and the outlet for that was hanging out of wall. Still couldn't fix. Fire alarm went off in building twice — someone had an event in banquet and it was set off. Either the toilet or the shower ended up leaking. I enjoyed the pool — goes to seven feet! However, many kids there. Restaurant was less than desirable. Overpriced food for quality. Bar was extremely lacking, only offer 4 different beers. If that is all you offer, maybe offer some of the local beers to add attraction to your community. Decent breakfast, warm scrambled eggs, waffles, raisin bran or cheerios, toast, mini donuts. Could offer fruit options for healthier choices. I can live with all the above for what it is, a nights stay. What I am unsatisfied with is the exterior door to building did not lock as the sign above it says. Meaning, you are in a new and questionable neighborhood (just checked in and walked to car and some guy asked us for a lighter) and the security door does not lock. Front desk staff acceptable, they were training, however, I felt rushed as I wanted to ask questions about workout center and sauna. Never did ask as he had to ask his trainer each time. Instead of trainer sticking around, just left guy to fend for himself. The guy cook was stale, lackluster and almost rude.

Walking into the hotel it looked modern and welcoming. However while checking in the process was interrupted by someone rude (and I'm guessing another employee) totally taking the attention of our staff member who was checking us in. Walking into our room we noticed an odor. While doing our walk about of the room as we usually do we noticed a bug in the bed. Everything the room was sticky. Sticky. Mold in the bathroom, urine in/on the toilet (that did not come from us) and trash in the trash can from another guest. We felt unsafe the first ten minutes. There was a man yelling choice words and other terrifying things in the hallway outside of our door. For example (I will kill you b*tch, etc etc etc) No staff member told him to stop or leave. The bolt to the door was difficult to use. We left the hotel to go to a concert. Later we arrived back around 11:30pm. When we walked into the lobby there where questionable guests. The atmosphere felt unsafe. We pulled the couch in front of our hotel door for extra measure. During the night someone kept trying to open the door and get in. Around 8 AM there was a loud drilling noise as if they decided to start fixing the building as we tried to sleep. We did not enjoy our stay at all. I do not recommend staying here to anyone. After one night of staying here our suitcases became sticky with heavens know what. Anything you leave in the room will be sticky. We decided to skip breakfast and head out earlier than expected.

Our softball team stayed here for our State tournament. The staff was frindley and helpful, the beds are not the most comfortable but not the worst I have slept on, and the facilities were perfect for our group. Our girls had a blast in the pool, playing volleyball, and in the arcade. It was secure and we had a blast!

Worst night in a hotel room I've ever had took over an hour to check in the AC didn't work found that out when I woke up sweating they said it would take about 2 hours to change rooms and this was about 9 o'clock in the evening both beds had bed bugs and urine stains on the sheet and bedspreads they said it was a non smoking hotel but obviously somebody's been smoking in the rooms maybe the maids if they use maids no hot water and the stream coming out of the shower was no more than a trickle I stay at a lot of hotels twice a week worst hotel I stayed at in ever.

We stayed the other night. Nothing in the room was working. There was throw up on the floor outside our door, after we had to call them on our cell phone, they only put a towel over with a yellow wet floor sign. Hotel was dirty. Which is sad because you could tell the place had potential to be really awesome. If it wasnt so late and us being so tired I would have insisted on a refund and looked for something else. Thankfully we slept, checked out. We complained to hotel manager who didnt seem to fased when we told him the place basically sucked. Seriously, probably one of the dirtest, priciest for the condition hotels I have ever stayed in. Find another hotel — until this one gets a major overhaul it's not worth it.

The front of the hotel is beautiful but once I stepped into the room I was disappointed. The bathroom was not clean even had urine stains on the toilet seat. The roof had mold. The bed was unconfortable and the Room had a weird smell. Also the air conditioner was not working. Neither the tv. The staff was not pleasant to deal with and I regret that we had to stay there. For the price that we payed it was not worth it. The rooms need a lot of work. And the pictures of the rooms I saw online are not from the room that I saw. I would not recommend this place.

Very old and dirty. AC didn't work, one key card didn't work from the start, no elevator. We arrived late, so the lights were off in the pool area which made it difficult to find the stairs we needed to take to even get to our room. Bed was uncomfortable, but no bedbugs. We securely locked the door after getting into our room. Thank God because whoever else had a key to our room kept trying to get in at 3 a. M. Until my husband hollered at them! Why would someone else have a key card to our room? Manager at front desk didn't seem very concerned about this, but did give us 40% off our bill and said he would try to find out who it was after he checked everyone out. WHAT? Will NEVER stay there again and DO NOT RECOMMEND for anyone else.

Rooms weren't horrible except for the beds and the tub looks stained or dirty not sire which. No sign of bed bugs. The staff is horrible. The pool is nice. Make sure when you book that you are Def sure you're getting what you asked for, we needed a double and got a single. Bed wasn't even a king like thwy said. Maybe a queen. Would not stay again. I can pay the same money for nicer! Guess I should have, live and learn. And the a/c sucked.

The worst hotel I have ever stayed in. The whole place stunk. Room was not clean. The floor was filthy with candy wrappers. Chewed gum stuck to the bed spread. If zero stars could be given. I would give minus 2.

I wish I could place ZERO stars. This place is horrid. Asked for more towels before we left for dinner, came back and nothing was there. There was a random blue sock laying on the floor though — not sure how that wondered in. The bed also looked as if it was used because the sheets were not made. My friend called the front desk to ask for toilet paper, sheets, and that the TV and air conditioning was not working. The employee at the front desk told him and I quote, "Why don't you just come and grab it. " Rude! Luckily they have a sexy Hispanic girl working at the front desk which was actually nice! Worst hotel ever.

WORST hotel ever! The rooms were dirty. The first room we were in had horrible stains on the floor, the bathroom was a complete mess, and the room had an odor. Second room smelled better but there was a used bar of soap and wash cloth in the shower. Also a jacket was left in the room for either the previous guest or housekeeping. Breakfast was horrible the eggs tasted like fish, frozen doughnuts, and the only fruit was green apples. The police were at the hotel for over an hour after midnight and my daughter picked up what I hope was a diabetic needle but really who knows. The hotel needs a complete update.

I work for a large package carrier and was told this is where we stay when we're in town. Wow. Worst motel I've stayed in. Breakfast was nasty. The room was ok except for the a/c makes a loud noise every 5 minutes or so (making it impossible to sleep). The hotel itself is dirty, outdated, and the patrons were rough looking to say the least.

$78 for 3 adults and 1 Child. Very Reasonably priced. The staff was friendly and helpful. The pool was wonderful. The very spacious room was quiet, comfortable, and clean. We were disappointed that the Sauna was closed, but that sort of thing happens. Would definitely stay there again.

Worst place ever. I rented 2 rooms and there was PUBIC HAIR on the bathroom floor. The manager was extremely rude and refused to refund both rooms because I only found pubic hair in 1 room. The rooms all smelled like mildew. The sheets and curtains were stained. The staff was TERRIBLE. I have never dealt with a manager so rude in my life completely unapologetic and refused to give me the name of anyone else that I could speak with. Do not stay here.

Most terrible stay we have ever had, I would say this is more like a 1/2 star hotel. Right outside our room were what looked to be local preteens playing pool and heavy metal music loudly. First room looked to have the remnants of what was left from a murder scene, as well as food and crumbs on the floor. Switched rooms and shower drain didn't work. Pretty sure we ended up dirtier than when we showed up. Would never stay here again or recommend.

My stay at the Ramada Overland Park on October 4th, 2014, was a very disappointing experience. First, the hotel claims it is totally nonsmoking. While that may the case now, changing policy cannot magically erase years of smoke stink from the rooms that used to be smoking rooms. Unfortunately, my room was one of those formerly smoking rooms and I could definitely tell it. Next, the TV remote did not work, so I could not make use of that. Perhaps the worst complaint about the room itself is that the shower featured a hand-held shower head that would not stay in the upright position, thus making the act of showering an awkward endeavor. After the shower, I went to the free breakfast, which was poorly provisioned and inadequate. It featured scrambled eggs, one waffle making station, two cold cereal options, mini powdered donuts, white bread, green apples, and a few coffee carafes. I would rather the hotel charge me less and not offer breakfast at all if it is going to be this worthless. Finally, neither of the two ice-makers worked in the hotel. Granted, I suppose I could have complained and asked to change rooms, but I did not arrive at the room until late in the evening and did not discover the shower until morning, when it would have been too late to move to another room. I paid $129 and feel extremely ripped off. I will not return to this hotel and I advise all readers of this review to take your business elsewhere.

I have never had major issues while staying at a hotel before so this was a first. I didn't look around the room when I first settled in but the next morning I found that there were dirty wash rags in the shower and cockroaches on the floor. I went to the front desk and requested a different room, which I was given. I was more surprised that the gentleman (who I believe to be a supervisor) didn't apologize at all for the inconvenience. He didn't even seem phased that there were cockroaches and dirty laundry in my room. He just took my old keys, gave me new ones, and sent me on my way. I would have at least expected an apology for the extremely poor state of my room. The second room I had was much better (no cockroaches or dirty laundry) but I couldn't help but not sleep as well knowing that there was the possibility of cockroaches crawling in my room. If anyone from the management or staff reads these reviews I would encourage you to apologize to your customers for the inconvenience when there is clearly poor service.

We stay in Overland Park every year, this was our first time staying at Ramada and won't be our last. I'm really impressed with everything the hotel had to offer from great staff to good food, and comfortable room. We will most likely stay here on our next trip to Kansas. Thank you for making a busy weekend more enjoyable. You have a brilliant staff that was amicable and more than accommodating with breakfast and snacks.

The check-in process was very quick and the people at the front desk very kind. We had quite a ways to go to our room, it was up to the 2nd floor and down a long hallway. Did not see an elevator. The carpeting on the stairs was torn and loose. The carpeting down the hallway was not clean, the windows were not sealed or clean. Getting to our room the room it appeared clean although the carpet had spots, the wall in the bathroom was separating from the ceiling and the humidity was pretty high, all thru the night, even with the fan running. I would not pay $130 for this room again. It needs major cleaning updating to make it safe. The complimentary breakfast consisted of mini-donuts dumped in a bin, juice that was watery and I didn't go any further than that. Disappointed but this was the only hotel we were able to get on short notice. Upon leaving the next morning the roof apparently leaks, water was dripping on us as we walked back down the hallway.

First of all the desk clerk tried to give me an upstairs room in the back but did correct it once I pointed out that I reserved a poolside room. This place is disgusting. The room smells so bad we can hardly stand it and when I told the desk clerk he gave me a bottle of Fabreze! It is by far not a 3 star. The inside "Mexican" restaurant was having a meatloaf special! What's up with that? And when I again asked the desk clerk how the food was he said he didn't know, never ate there! Broken tiles in the bathroom, air conditioning does not work very well and the smell is just overwhelming. No information in the room regarding outside restaurants or delivery either. I had to ask the desk clerk.
