Very nice kind people. We loved our stay there for 2 days. Was really fair price. Definitely is in the middle of everything. It is an older motel but clean and nice. Will be back to stay real soon. Lol with out grandchildren.

Won’t be coming back. There was a rat hole between the tub and wall. Housekeeping people were very kind, but the owners are rude. Smells like straight cigarettes and people sit around the pool drinking and smoking. Barley slept because any noise I heard I checked out the window to make sure my car was okay. On my reservation it said double room with two double beds, in return I got a single room with what I think are queen size beds. And I think I came home with bed bugs I’m really itchy.

This place is great if you want to sleep with BED BUGS and take them home with you when you are done… FYI it’s cost up to 1, 000$ to rid you home of bedbugs and it’s a hastle. Please for your own good pay a little more for a company with a well known name.

! DON'T COME HERE! This place is horrible. My arms were ate up with bed bugs bites! The beds are so horrible. And, If you wanna get yelled at by the owner, (Sam) then come here. Sam is very rude. And is a dick. Sam's always drunk, And high. The housekeepers are amazing people, They're kind, The housekeepers should own the place. I'm about to call the health department right now. This place is so nasty.! DON'T COME HERE!

Nice, cheap little place. Very comfortable, nothing fancy. Very sweet family owns it.

Upon entering the property noticed the pool was closed (on a holiday weekend) and upon entering the room was greeted by roaches… Hmm, If you're going to let the roaches stay at least train them how to carry luggage into the room.

Of course it has critters but it's literally in the middle of everything and it worth it for the convenience of it all. So it's what I call 'capable kinda creepy°' lmao.

If I could leave no stars I would. had raw chicken in the freezer when I came in I’m guessing from the person who stayed before me ROACHES EVERYWHERE we had to sleep with the lights on. Towels and sheets had old stains on them Tap water was brown I had to get my own gallon or water The mattresses and furniture stunk and needs to be cleaned Horrible experience. Couldn’t enjoy my trip.

Our stay was terrible. The rooms are ate up with bed bugs and when we asked for our money back so we could leave the owner refused and told us to call the cops and when the cops got here the cop told us there was nothing they could do and the cop even said that this was a trashy, dumpy place to stay. The owner drinks constantly and is always drunk and two fights broke out in the parking lot and the owner did not do nothing about it. I do not recommend staying here. We will never stay here again.

If there was a no star rating, it would be used. Never would I recommend this Motel. Male mngr is extremely unfriendly and the common grounds are also. Go next door for clean rooms and laundry area, it's an RV park and hotel. I am booking there for the rest of our stay.

Great price for a place to stop and sleep. The parking lot and it's "inhabitants" were quite shady.

Really gr8 place to stay at if you are I n Panama City Beach Florida they have hreat rates and a friendly invironment and friendly people ther you got go and stay you will love it and enjoy the close traveling from place to place jist a hop skip and jump go give it a world you want regret it.

For the age of the motel, clients will always be a bit on the other side. But in all fairness, not a motel was available in town. All I needed was 6 hours sleep. Staff was very courteous, room was clean. You are not going to get a 3 or 4 star here. No blow dryer, no coffee pot, no fancy shampoos or lotion or breakfast.

Great staff other patrons who live there not so much.

I stayed at cooks motel oct 10 thru the15 clean noom n very nice staff good rates I will stay again.

Rats ate my food, they wasn't afraid neither. Needs to be improved.

The worse ever! Cheap price ain't worth dealing. Bed Bugs… the property manager comes in to see the bed bug, notifies management. My husband went to speak with manager to get money back, her words were "I'm not giving back nothing". By that time I'm in rage, I go to the front office and confront the lady about compensating me for this horrific incident and she stated she would give me $20. $20 was very insulting. I told her I would knock on every door and let people know they have bed bugs. She stated to me, " what do you want me to do", people come in and out. I said that is no excuse to tell no one, she was rude, got mad and while I was getting my $20 back, a young lady was getting a room and heard me fussing she ran out of their. As I walked to my car another customer experienced the same thing except his daughter was bitten up bad and they acted as if they could careless. Please do not go here… you will get bitten!

Gr8 place on a budget been coming there since the 1960s when I was a kid and I will keep coming back.

Not the fanciest place, but it's a mile from the beach and in a great location. Owners were friendly, and the caretakers of the property were great. The pool is clean, and we had plenty of fresh towels. Would stay again for a quick getaway.

This place is garbage. Wasn't there 30 seconds before the owner at the desk cussed me out and threatened to throw a stapler at me. I swear he was geekin. Place is sketchy. Bedbugs, all the recliners were in the parking lot due to bed bugs. Rude people. Ugly building. I've seen crack head hotels look better. Even though he wouldn't let me check in, he still said he would charge me for the night. I left as soon as I arrived and gave advice to people in the parking lot to run away.

Worst place ever! Run away! I would give it NO stars but im unable to. Thank God we didn't book! My husband asked to see the room and the woman that was there was more than happy to help… but some Indian man that had the keys told my husband "that is bullshit why do you need to see the room" came after my husband and said go! go! leave! I got out of my car and told him he didn't have to speak to my husband that way and his reply way bullshit leave stupids leave! First time in Florida… and would absolutely NOT recommend this place!

HORRIBLE place to stay. We got there dropped our things off and left to go to Dave & busters owner was drunk and rude. When we returned a group of people were outside fighting cussing and screaming. I had my one year old and 6yr old. They were both scared. We asked him for our money back and he refused tried to fight us tried to make us clean his room that we never used! long story short we ended up calling cops. PLEASE NEVER STAY HERE! The only plus is I did get my money back!

Large clean rooms. 32in flat screen tv, all channels included courteous staff pool open soon lots of entertainment close by.

I have never in my life seen a bed bug, until I stayed there Thu night. I was eaten alive by those nasty frickin bugs. No way on earth would I stay there again.

Bed bugs everywhere I ended up sleeping in my car. Nasty sheets dirty towels. Never have a I seen a hotel so nasty.

This place is badass. Cheap, affordable, and close to the beach. No deposit ever and you can literally party your ass off in the room and smoke in it.

Worse place I've ever stayed at. There were roaches every where to include in the fridge and the TV didn't work. Too bad this doesn't have a negative rating because I would give it a negative 1000000

Horrible bedbugs evry where I wouldnt recomend it dirty.

It was not only expensive, but dirty and gross. The room looked exactly like one from a horror film. There are roaches, giant ones and I think even bed bugs because I woke up with many little bug bites. The beds are dirty, had to use my own blankets and such. The bathrooms are dirty, as well as everything else. Seems like no one has used a duster in forever. If you have no other choice of where to stay and this is your last resort I suggest keep looking. Very disappointed in having chosen this as my place of stay.

This definitly was the worst facilitly I ever stayed in. It's a shame that this motel still exists and could be rated as in my opinion this needs to be closed down as soon as possible. I refrain from explaining any further details here. There is absolutly nothing in this motel that deserves even zero points. Beside this criminal activities take place in this motel as we unfortunately seen with our own eyes. The manager is constantly on drugs and doesn't care for anything but for earning money and his own benefit. Although this place is really dangerous there is absolutly zero security. Locks are not working or are just missing. The only reaction from the manager when asking about anything is an extremly rude one. If you complain about something you get threatend and insulted. The amount which was booked from the credit card was about twice as high as the confirmed amount from the agency and it caused huge trouble to get the money back which was illegally charged from the credit card. As far as we heard the hotel has not even a legal license what makes sense as it has not the slightest security features as locks or somebody looking for the facility at all. Panama City authorities however seem just not to care about this.

They had bed bugs in every room would not give a refund. Toilet did not work and there was many many roaches.

Rude to customer and rude to kids and will lie to your face.

Do not stay at this motel. If I could give it a 0 star rating I would. It was not clean and they will price gouge if there are not any rooms left in Panama City. They also made us pay for an extra night's stay, plus another $10.00 for an extra guest even though we didn't need an extra bed.

The only time the motels r bad is when the spring breakers come and they are trashy and we get familys here that look at it as there here on vacation and let there kids destroy the room if u want nice rooms and sheets try respecting the motel ur in like it was ur own if u dont like dont come.

The place is bad. Panama City is trashy but this place is bad. The sheets were sandy, had burnt holes in them. Room smelled bad — like a porta-potty. Also charges $10 per nigh per extra person. The bathroom leaked water into the bedroom carpet. The fridge was not turned on when we arrived and it also smelled terrible. You do not want to stay here.
