Mold! Rooms reek of it. Look at the other posts here and take note!
Everything was great up until we discovered the mold patch on our drapes. We changed rooms but we obsivously felt the affects with flu like systems the couple days we were in there. The disappointing thing is that management won't reimburse us those days and stated the discolleration was from the sun.
Look at the pics and determine for yourself.
Stay away if you have small kids.

FILTHY! We were placed in our first room and it was so nasty, so we asked to be moved. Second room was just as bad. Mildew everywhere. Cheerios all over the floor. Stained blankets and hairs on beds. Dirty toilet and sticky floor. So sticky your shoes left tracks on the floor. The hotel employee was just "oh well nothing I can do. " Thankfully we had booked with hotels. Com and they refunded us after finding out the conditions of the place. Please whatever you do… just keep going and find another place.

Very nice room beautiful and clean and set up great.

The beds are too high and not set up for people of handicap purposes bad hips bad knees and just being too short need a step ladder to get in the bed when you're not blessed with height refrigerator was not cleaned.

Wonderful stay, Myles was friendly & helpful at reception! My one complaint: I have a bad hip & the beds were so high I needed my husband’s help to get up. Otherwise very comfortable night.

I got a king suite for me and my son while in town visiting family, lots of room, clean and very friendly staff.

Love staying here when I come to my grandmother's house. Feel very comfortable staying here. They now have cinnabons on the free breakfast menu. They remodeled the dining area, looks awesome. They don't give travel agent rates but I still stay here.

Everything was great. The staff were nice and the bed was comfortable. The breakfast was really good too.

People at the front desk were nice and polite. Our room was very spacious, immaculately clean and the pool area was very welcoming, with plenty of chairs and tables with umbrellas. Inside of the room we had a microwave, a large size frigerator, an LG TV, a decent-size dresser, a nightstand with two drawers, a well-lit bathroom and vanity area which was very large and roomy and very clean. Inside the room we also had a chair with a lamp and in the opposite corner a desk, lamp, computer chair, and a Keurig machine. The lobby and elevator area is well kept, with a very updated modern look. Would highly recommend this place as a clean, comfortable, nice place to stay. Would stay here again if we were in the area.

My boyfriend and I stayed here for the end of a baseball tournament because the hotel we were in was booked and we couldn’t extend our stay there. When we arrived the staff at the front desk was not very receiving, specifically and older heavy set lady with long hair. I wasn’t able to get her name but she was just not nice at all. The staff in the eating area seemed to have the same attitude. I asked for creamer for my coffee as they were just starting to close down the eating area and she mumbled under her breath, “can’t she see we’re closed”. The rooms were decent and spacious. I’m not the type to give a bad review, but when I compare the two different hotels I stayed in and their staffs I see what a huge difference this makes and how welcoming the last hotel was which makes me not want to ever stay at the holiday inn again. Your staff is your front line and makes a huge difference. I suggest you work on that area.

Wish I could give this place 6 stars! You can’t beat it for the price. Very clean, awesome staff, great breakfast for free, close to the interstate, free internet is so fast! If you need to stay near Live Oak or Lake city, this is the place!

Great locations, beautiful rooms, close to restaraunts, gas stations, and Walmart. Outdoor pool and free breakfast.

A friend of mine is staying here for work and they are so accommodating to everything we have asked for. The kids spend the weekend here and they made sure we had extra towels and extra sheets and pillows. They have helped me with breakfast here and all. They have been extremely nice to the kids and my self. Honestly would come here again. The maids if that’s the correct name which does not do it’s justice are amazing as well. The have been great!

An amazing hospital staff who is always willing to greet you with a smile. Clean rooms and for the quality very reasonable rates. Especially for the location. Located directly off of interstate 10. Offers an amazing breakfast, free Wi-Fi, and a bed that feels like you have fallen into a cloud. Will not disappoint.

Room was clean enough but my wife still bleached bathroom so bring some bleach spray with you. I did notice upon checkout that the maids if we still call them Maids housekeeping whatever don't mean to offend but they had a supervisor going behind them with a check off list ensuring everything was done so I'm not sure how they missed on my room. I needed a place to lay my head while traveling bed was soft no bed bugs which is always a concern for me my wife was okay with it so of course I was okay with it. The biggest plus is it's right down the street from them is a truck stop called The Busy Bee which is so super awesome they sell homemade fudge and a wide variety of products highly recommend the Busy Bee so that help it get 4 stars.

My family and I have stayed there multiple times. Rooms were nice and comfy. Staff on the other hand not so much. Let’s face it we all know rule number one, always double check your room and never forget your belongings. I simply forgot my tablet on the bed while rushing and I immediately called them back within 5mins of checking out to let them know I was returning for it. Once I got there the housekeeper had already stolen it and the whole entire staff covered for her. Very heartbreaking and disgusting. Definitely will not ever be staying there again.

Needs some serious maintenance. I asked for a room away from Elevators and fire exits. What did I get… the room next to housekeeping! So early am I get the slamming of the doors, banging of carts and I had the housekeeping staff meeting outside my door. Very sad IHG doesn't inspect non corporate owned properties. I won't stay here again… not worth the money or aggravation.

Nice enough inn to stay at. The toilet started overflowing on the second morning. We switched rooms later that afternoon, only to have the toilet in the next room not function. So, just finished moving in the middle of the night with a few more days left in my stay. The only thing I'm really impressed with is the attitude of the front desk clerks, namely Kim. They've all been extremely friendly and hospitable but Kim expertly handled an unpleasant experience.

This is a nice motel located in a rural area next to the interstate. The staff are very friendly and efficient. The only down side is that after they add the taxes on to the bill it costs $200 a night to stay there. They serve a nice breakfast each morning.

First there was the roach that crawled across the floor. Then my granddaughter found a beer cap right by the bed, which showed the room was not cleaned well. There is only one elevator. It was also priced higher than I usually have to pay. However, the breakfast was better than most, and the beds were comfy.

Decent place, however, they didn't seem to have their affairs in order. Night we got there we had a multiple rooms reservation already paid for and the charge the guess a second time. After some digging, complaining and a lot of waiting they figured out. So other guess next to us were having problems with their reservation as well… breakfast is great however!

It was very musty despite needing the a/c on super cold. It smelled of urine if the ac wasn’t running high — moldy too, my allergies when in the room were tremendous. There were black hairs on the pillow case covers (meaning they weren’t changed) black hair in the shower, small bugs in the bathroom. Only perk here is the cinnamon rolls.

Easy check in and out. Breakfast wasn't great, buy what continental breakfast is. Worst was the super stiff beds. Cleans rooms and friendly service.

I called in advance to reserve a room because I was evacuating from south Florida with my family. They said they were pet friendly temporarily due to evacuations. Never did the person on the phone specify about the pet ordeal. I came in tow with my mother and boyfriend bringing 10 dogs. 3 of the dogs are clients, 2 are rescues that I was fostering and 5 were our personal pets. After driving HOURS to get to this hole in the wall place they declined to give us the room after booking it for $175/night just to seek shelter until the storm passes. (1-2nights at most). We explained we had all paperwork, crates, etc and still turned us away. Now the storm is already in Florida and we have no idea where to go. We are in state of emergency, at least show some compassion for those of us who don't live in a safe place. It's sad that we were turned away because of the pets (whom are extremely well behaved) I will never forget this heartless place that basically told us to go screw ourselves.

For a rural town I certainly did not expect the beautiful suite I stayed in. Easily 4 star quality, and get this, real breakfast!

5 stars for service. It is a Holiday Inn Express so you know what you are getting there but the service was exceptional. We broke down on I-10 and were in need of a local mechanic so we had to stay overnight. The staff was genuinely concerned about our situation and did all they could to make us feel welcomed and taken care of. It was a short stay but the best we have ever had in terms of service.

Our car broke down and the workers were so kind and accommodating. They helped us get a room on the first floor quickly at a late hour so that we could finally rest our eyes. It was clean, well managed, and came with a wonderful hit breakfast.

The Holiday Inn Express was a Nice, Comfortable & Very Clean Place. I felt at Home here. Rooms were Very Clean & Nice. I recommend this Hotel to anyone that's In the area.

My wife and I stayed in the suite. Great rate, very comfortable and quiet. Awesome free hot breakfast! Even though they're doing renovations down stairs, they didn't start until late morning so it didn't effect my sleep.

Still the best plase to stay in the Live Oak, FL area due to lacking competition. Convenient location. Front desk staff is quite friendly. Facility is a little run down. Rooms are not very clean. Internet is slow.

Fast check in but for holiday inn express its very dirty me and my two babies was put into a handicap room and it had pubic hair all over the bathroom it made me sick the carpet was flithy there are huge stains everywhere even down the halls. There were people all over the parkin lot with cigarettes I mean every-where standin infront of the front door… umm for this to be what its sapose to be… it wasnt I could have checked in across the street at a dive in hotel for less money its really unbelievable that its this out of hand im actrully scared my car is goin to get broke in to?! and thats sad!

The pool was terrible. You couldnt see the bottom of the pool. The bathroom sink and toilet stayed stopped up. Had to call to get it fix everyday of my stay. The staff at the front desk were not very nice. Several times I walked into the lobby and over heard them talking about guest. The place is not children friendly. The ladies at the front desk will hide and not come to the desk and help you. The first day we walked in our room our bed had a big blood stain on the bed spread. I had to ask for another one. They didnt offer to give me any sheets to change the bed. I will not ever stay here again. I feel that they need new front desk employees. You should never talk about your customers and not in front of other customers. Poor management. I have always loved Holiday Express but not this one. I hope ever Holiday Express is not turning to this. Very disappointed Christy Everhart.

My rating has nothing to do with the hotel directly. My family and I usually stay at this property visiting family. We absolutely love the staff that works here. However, this weekend was different. I am assuming that there was a baseball tournament in town because the hotel was full of boys maybe between the ages of 10-15. This kids were running around up and down the hallways being very loud. I witnessed them and there parents taking things of housekeeping carts, before this is wondered if these children had any supervision at all. They were very inconsiderate of other walking through the hallways. We enjoyed the pool area greatly on our stay Monday but by Friday when we returned the pool was filthy. I feel the hotel tried to keep things under wraps but the odds were stacked against them. My daughter overheard a staff member asking a parent to stop the kids from running up and down the halls and the parents suggestion was to call the police if they were being a problem. Maybe the staff should consider avoiding such groups or having security during there stay. I know one thing for sure I will avoid hotels that have sports teams if they are all so wildly behaved!

NOT KID OR GROUP FRIENDLY! Freaking ridiculous! Don't book two 12 year old baseball teams for a week long baseball tournament and then fuss when the kids are standing in the hallway talking and laughing at 3:30 in the afternoon. The staff was completely uncooperative, rude and uninformed about what they thought was going on. We got blamed for noise and things that happened DURING OUR GAME. How can we be "load" and at the ball field at the same time. Becky and Shannon C have no business doing any type of customer service.

Super room, comfort beds, feather pillows, large bathroom with towels fluffy and large complete bathroom set. Very complete breakfast. Pool. Gim. I've felt very comfortable.
