The place just needs some love. Good cleaning, tighten fixtures, check electrical outlets.

By the reviews I thought this would be a decent place to stay but it's not right from the time I checked in it was all bad yes it's a pet friendly motel but won't they don't tell you is there is a 20.00 per pet fee I booked online for 65.00 and when I get there all its now costing me a 95.00 they gave me a 10.00 discount because I complained about it now the about the room the sink was clogged base boards filthy and on top of that no toilet paper. The one thing I liked was the shampoo and conditioner and shower gel plus lotion in dispensers with hair dryer and ironing board.

For the price I would have rather stayed elsewhere. People were running around upstairs very drunk and loud, at 2 AM. Was not able to get assistance from management regarding the noise. The rooms looked nice, recently remodeled. But nothing special.

Please read to the end room was clean. Staff was friendly. TV had no sound. They had it taken care of in about 20 minutes by replacing the TV with one from another room. I thought this stay might not be to bad. Then I heard it… Starting about two o'clock in the morning. After the bars closed I'm sure. The neighbors. I could hear two guys and one girl. I could literally make out what they were talking about. Some of it would have made the late night programming on HBO blush. This is where I will add that I was sharing a bed with my 13 year old son and my wife was sharing another with our 15 year old daughter. We also had two tiny Yorkies. Did I mention this is a pet friendly hotel? And it continued… And got louder… and louder. The stuff this girl was moaning… This is Good Friday for goodness sake. At this point I got out of bed and did some investigating. The reason it literally sounded like they were in our room was simple. They pretty much were. Yes you read that correctly. Apparently the heating system is on both sides of a common wall and is shared somehow. When I got down and looked at the lower grate (about 1ft x2ft) I COULD SEE STRAIGHT THROUGH INTO THEIR ROOM! A a side note… Yes I turned up the TV loud (luckily they had fixed that) and made my kids cover their heads with their pillows during the rather entertaining bout of love making the neighbors had last night. This is going to be night number two. Saw the same neighbors go in tonight.

I always like to come back here to stay. Great price… great rooms… wonderful location. Great family managers… good TV's with TCM Turner Classic Movie, no commercials on that movie channel. Microwave, Frig and Iron and board in room. Plenty of hot water and a good bed. Free coffee in lobby after 7:30 am bring your own mug or use their free cups. In this price range you can't do better in Morro Bay, Calif.

Comfortable room for a good price and a short walk to the beach.

Stayed 4 nights in February 2018. Older motel is nice and clean. Rooms small. Picked this motel in the Morro Bay area due to the free breakfast. Only coffee in lobby was available in small Styrofoam cups with powdered creamer. Town is close but still need to drive unless you are real energetic.

Should be a $80 a night not $200! Less perks than Motel 6. At least they have hot water. Door doesn't shut properly, no continental breakfast as promised on website, no coffee in room, no comforter on bed, broken floor tile and thin walls.

We picked this place because it seemed inexpensive but nice through expedia. It is in a good location but so are all the other hotels. We only booked one night but planned on spending our check out day here, we didn't get in until 8pm for check in. We only have a couple bags but they are a little heavy so we asked if we could store them while we walked around. Every other hotel I know allows this and have heard the same from most people. He said no and they are sold out so we couldn't just pay for another night either. We called the chamber of commerce and they couldn't understand why a hotel wouldn't be accommodating in that way. They also seem to be in the middle of a remodel, our sink didn't have a front/drawers, the alarm clock was broken, and our ceiling light didn't turn on.

Close to the rock, easy check in and check out. Room was updated so good for the price point. Only stayed one night so can't speak in more detail about the property.

Parking very tight. Bed was pretty hard but pillows were pretty good. Room seemed clean. Fairly comfortable stay.

The room was big enough for our family, the bathroom has everything you need including shampoo and conditioner and body wash. Very nice. My only complaint would be the walls are a bit dirty. Other then that very nice place to stay beds were clean and made.

Location location location! View of the rock. Room setup nice. Front desk very welcoming. Will come again.

A clean pet friendly hotel with a great location. The breakfast buffet was very good. A bit on the pricey side.

Affordable motel very close to beach. It's worth for the money you spend and also what you get. It's clean, old building smell but can manageable. Spacious parking friendly staffs.

It was clean and in a good location. Only thing was the bathroom sink drained very slowly.

Hotel was okay. We didn't realize there was no A/C and we went on days that in the high 80s (which is pretty hot for the beach). We luckily, brought a fan from home just incase but it didn't help much. The beds were pretty comfortable but the floors were really dirty so we had to wear flip flops to avoid getting our feet nasty. Breakfast is cereal, waffles and coffee. So if you just want basic this hotel would be for you, but if you'd like luxury this would not be the one you are looking for.

Newly remodeled. Clean and comfortable. Good value. Surprised even had a fridge and microwave and coffee machine in the room. Oh and love the hot shower! Feels like a fancier hotel not a typical travel inn.

The exterior isn't great, but the room was very nice looking and modern. The Internet connection was horrible, so it might not be a good place for business people. It was a very nice and comfortable place to stay after a long day on the embarcadero.

Cheaper than Motel 6 and waaaaay nicer, bathtubs (that you can actually lean back in) microwave and mini fridge in every room. Clean, well taken care of. Owned by a nice family. The beds are comfy, there is also a hair dryer and natural, chemical free soap, shampoo and lotion dispensers in the shower (aloe Vera, ) wow. Nice. I can hear the waves and the sea lions at night. I really recommend it if you are trying to find a cheap motel on the central coast.

They don't change all the way the sheets… caught one of the just padding the bed with same old sheets. Sorry I'm not happy with that… Imagine who could or what they have done overnight. Yuck!

If you're looking for a 5 star hotel you won't find it here. What you will find is a cute place with a great location and good price. Room was clean and had everything I needed (bed and shower). It wasn't a problem for me but may be for others, no ac. It was a nice cool night so we didn't even notice. If you're here when it's hot then keep it in mind. I would recommend this place to others and would definitely stay again.

Your paying for the location, the main strip is right there, only down side is no AC units for when it gets stuffy. The hotel is shaped like a U so not much wind comes in. Friendly staff and nice rooms.

Good motel, beautiful rooms, nice bathroom parking etcetera. The only drawback with internet access in room was wrong and breakfast a little poor in variety.

My husband and I and our 4 year old daughter spent one night at the Rockview Inn for the beginning of our vacation. We got in VERY late from over 3, 000 miles of traveling and were very happy when the owner came to check us in shortly after ringing the after hours doorbell. He was very polite and helpful and made us feel right at home. The rooms were so adorable! Perfect little beach hotel room, small but very cozy. Very clean and maintained and modern. Nice hot shower, good amenities, and yummy coffee and waffles in the morning. SUPER comfy bed! I would recommend this little hotel to ANYONE, no question. We weren't there long but it didn't take long for the Rockview inn to earn our 5 star review :) will definitely be going back!

The rooms where cheap and nice with hardwood floors the only complaint is have is there is no air conditioning but for 80$ that's a very minimal issue.

Hotel location is very good. Room was clean in general, but the blankets were not very clean. And there was the constant phone ring in the middle of the night, I don't know from another guest room or the reception, that kept me awake for quite awhile.

The man who manages the hotel is a racist against lesbians. I rented a room for a couple that was getting married. A friend went to the lobby to ask for clean towels and was told she couldn't get any. There were onlying 2 in the room. When I asked for towels because he said he couldn't give to the towels to that girl or boy or whatever the hell IT is because she was smoking outside with a vaporizer. Also said that we can't use the room as a beauty parlor. As a local, I would never recommend this hotel.

Pretty standard motel. I have no idea how does it compare to other places around but if I was on longer holidays in seaside town I would rate it 1*.

Good location in Morro Bay, next to the Morro Rock. The room was clean and quit big, good bathroom as well. The breakfast was feee and really ok. Free parking!

I just checked in this morning and already had a bad experience the clerk was super rude and unhelpful, I needed to get ready quickly to go to a business meeting and he wanted to argue with me about my 4 yr old well trained quiet jack russell terrier! I needed to leave him for and hour and he did not make any effort to acomodate me at all, terrible customer service and I had just paid an extra 120 bucks for the pet! ughh unbelieveable.

No-frills ok and clean rooms in a quite setting. Friendly staff, but the complementary breakfast doesn’t deserve that name.

Clean and comfortable motel newly remodeled rooms great location. If you're staying in Morrow Bay make sure you eat at the coffee pot.

Just okay. Probably won't stay here again. Clean. Nice people but no air conditioning. (according to the hotel sites and you break down what you want in a room they fell under the category of hotels with air conditioning) VERY disappointed. Ceiling fan was so wobbly the chain kept hitting the light. Had to call the lobby 3 times because the Wi-Fi wasn't working. Bathroom window didn't have a screen on it and had a stick to hold it open. Sign out front had stated 'totally renovated' which isn't true. They need new windows, new doors. They did have key card entry on old doors. No evacuation sign on the inside of the door which I think is a safety violation.

NO A/C not a great place definitely not impressive but if you want something even worse just go to the hotel on the west side across the street both hotels WAY overpriced.

The new renovations make this place very inviting (4 mos. Old). The owner did a great job. As such, my OCD didn't kick in to high gear because we slept on new beds and bedding, on new flooring, new bathrooms, etc. Etc. Etc. So what's not to like, right? REALLY great renovations. No more ghetto set up here! most of the rooms don't have a view except for the one corner room on the upper balcony but we walk right to the board/beach walk. Breakfast is 'meh' (just cold cereal or waffles, juice or coffee, but no fruit, eggs, bacon). Sufficient though. The price is right and the owner/landlord is a super nice man. Morro bay is quiet, safe, and most importantly for us: NOT CROWDED like its sister beach Pismo.

We were guests at this hotel on May 11th and 12th and again on July 18th thru July 18th and both occasions our stay was comfortable. To begin with it was a great location, recently renovated and neat and clean. We liked the fact that there was no carpet but some type of hardwood flooring. The refrigerator and microwave were convenient as were the flat screen TV and accessible Wi-Fi. The staff was courteous and very accommodating and always pleasant. The owner (Nick) was extremely accommodating during our room booking and assured us that our rooms would be ready at a reasonable time. The breakfast is an added feature especially if you like waffles. Overall we enjoyed our stay there and will indeed stay there every time we visit Morro Bay. Thanks bob and family.

Nice location. Room was nice and clean, and bed was very comfortable (must have new mattress). Very good service and staff was polite and helpful. I will defiantly stay here again.
