The room was outstanding. Comfortable bed. Only problem was the noise outside and people yelling at 4am. They need windows that block out the sound.

Comfortable bed. Spacious room, vehicle very accessible from the room. Breakfast was very good.

Wonderful hotel located in the heart of downtown Modesto. The rooms and grounds are well maintained. A full breakfast is included with your stay. The only drawback is that due to its location there are homeless people hanging around.

Correct room with amenities. Pool, on the other hand the neighborhood fears anyway we hear the police sirens all night, not too frequent. Good breakfast.

I had low expectations about this place but Im glad they prove me wrong. The rooms were very clean and comfortable. The breakfast was amazing and proportioned. Highly recommended.

The staff at this hotel went above & beyond to make sure our party of 6 & their classic vehicles received the utmost care, concern & security during our stay for the American Graffiti cruise. They kept our vehicles secure & made sure we were all comfortable & stress free. Thank you.

Cute renovated room. Nice people. Its right by the Mchenry Mansion and within walling distance of bars and restaurants. Lost stats due to nearby club bumping bass till 3 am followed by a drag race.

The pictures in the website make it look better than it is. It is located in a not so bad area of the city (which is a lot to say). The attendant in the evening was helpful and caring helped with a couple of small requests. When I entered the room it seemed fair for the price but Then… looking for a plug to charge my phone moved night table found trash behind it and an empty condom box behind the refrigerator. Bathroom seemed clean. Bed not the most comfortable but OK sheets looked old but felt clean. The upstairs room was nosy because of creaky floors. Breakfast is hot and OK selection is decent but there's no fresh fruit.

I would not stay here again. Rooms are dirty, not up to code as there was no smoke detector in the unit but yet a carbon monoxide detector on the ceiling instead. Electrical extension cords were running between the mattress and the box spring as half of the electrical outlets didn't work properly. Noisy area, doesn't seem safe as there is a lot of sirens and helicopters flying over at night. Several rooms had cockroaches in them. Bedding seemed to not have been washed. Rooms smell. Too expensive for the quality.

It's a quaint old style motel with a certain charm. It's hard to find a decent hotel for good price in this area and this one fits the bill for me. It's a good location and convenient to where I work. I've stayed here before and will stay here again.

The Best Western Townhouse Lodge in Modesto is just the best! The front desk staff are friendly, well trained, and professional. The rooms have been recently renovated and are very nice!

Nice Hotel, rooms are just enough of what you need. Best part of the stay was the staff and how helpful and accommodating they were. 10 O'clock at night I bring in 22 employees, and by 10:30pm they're all in rooms and resting. Excellent work!

Stayed 1 night at this hotel on West American road trip, not slept the night too noisy between the cars that make a noise not possible, police, people talking at 2:00 in the morning who think that are all alone really not terrible situation.

Good: Free breakfast, reasonably clean bed, nice AC unit, nice hot showers, free parking, and close to many restaurants. Bad: The cabling is explosed, some of the light bulbs are dead, you can hear people talking in the parking lot, empty tissue box that isn't refilled after cleaning, toilet feels lopsided, and no gym. Overall not bad for the price.

Great location, decent price. Room was basically clean & comfortable but the guests who were milling about drinking & smoking in the parking area was a little weird. Close to a variety of restaurants, Starbucks, many are even walking distance.

The best motel! Has everything you need!

My lover and I used to go here for frisky time. We didn't have to I only live a few blocks away. We played in he pool and one evening it was pouring down rain heavily and we swam and relaxed in the jacuzzi and giggled like a coupe of 7 year old girls. The continental breakfast was pretty good too. Some of the beds need to be upgraded. ;p.

This is obviously an older building but they've spruced it up to Holiday inn Express levels. The staff is very friendly and helpful. The best value for money in the area. Lots of eating places around.

I was only there for about 12 hours, but the guys at the desk were very funny and helpful, and my in and out transactions were very swift and smooth. Will definitely hit them up again if I need to, most definitely.

I am a traveling service technician and I always stay at Best Western hotels. I have certain expectations when going to Best Westerns. The Town House Lodge has always met my expectations, but now that they are remodeling all the rooms, wow, just wow! I'm very happy. I get great service from the front desk staff always!

The Best Western Town House Lodge is exactly what you'd expect from any Best Western. Despite the fancy name, it's a basic motel. The beds are clean enough, but overall I'd give it a 3 for cleanliness. I subtracted a star for location because Modesto is Modesto. The motel is close to a couple bars and clubs. Pretty much as soon as we parked in front of our room at 11 pm, we witnessed our neighbors shouting at each other to the point that the front desk called the cops, but I'm not sure what else I expected from Modesto.

KHATRIS fired her for putting overtime. No other reason. Khatris put her on Probation during the month of June for 3 months because their employees threatned me to fight and a few days before almost died in an assault. Their Owner edwin said "he doesnt care, he isnt a babysitter". They also said I was not allowed on the property for 3 months. Never stepped foot on the property for another 5 months, I even went to the christmas party, If I wasnt allowed on the property would I not be allowed to your christmas party?

Make sure they don't charge you for an extra night! happy thanksgiving to me.

Clean rooms, good breakfast, mostly reliable Wi-Fi. Overall a decent experience.

I love this hotel it's reasonably priced the rooms are nice and clean and the staff is always helpful. The rooms are nice and the hotel is right downtown walking distance to almost anything you need.

We loved our stay. As someone with spinal issues, your beds are amazing! Also, the person who was at the desk the night we arrived, is awesome! He gave us the room right by where we parked and for anyone who has had to drive 18 hours, you know how much this means. We will stay here again, absolutely.

The staff was good. The room was very beautiful. Stayed one night with my boyfriend back in March. I came from Bakersfield and glhe picked a very nice hotel for us to stay.

The room was updated and contemporary. The pillows were very comfortable and the room was clean. There is a farmer's market on most Thursdays that is right across the street.

It's loud and the staff is wantonly heedless. It was Saturday morning at 7 AM and there was a large, diesel party truck with a full crew loudly unloading tables, chairs, and other items via a lift gate, slamming them on the ground… all in the Best Western parking lot right outside our room! I called the front desk to complain and ask why this was allowed to go on and spoke to a person named Tessa who said "yeah there is a mansion next door that has parties every Saturday and the law is they can do it after 7". I was pretty sure that wasn't true so I looked up the Modesto noise statutes and it was very clear: "no noise of loud, raucous nature is allowed before 9 on weekends and holidays" so I called the police. They came out and told the crew to stop. What should have been a pleasant Saturday morning of sleeping in was ruined. I got the impression that, since this all commenced in the Best Western parking lot and the front desk person was quite aware of it, this is a routine thing. Keep in mind this is supposed to be a hotel for cryin' out loud! Thumbs down. Caveat emptor.

The room I checked in at had dirty sheets with stains on them and roomed smelled bad too with stains on the carpet. I stayed at different best westerns before and they are by far better than this one. This one is definitely not in the standard of Best Westerns as it should be.

If you are a big person you may have trouble using the toilet to here. Designed / placement of the toilet is very awkward. You may have to hover over the bowl or p**p in the sink. Rooms are nice and so is the staff. Restaurants with 3-5 blocks of the hotel which is limited.

Please do not make a reservation for this hotel. The towels smelled like they had mopped up grease and were not clean. The door to the room had red fingerprints of blood on the door. The shower had not been thoroughly cleaned, lots of mold and dark grease. I asked for a quiet room and was given a room that was close to a major event place that hosts large dances. No manager was available to change the room.

Exterior entry, poor lighting, only a small portion of rooms had view of small check in building that was detached, and poor security. When security was called and drove around they did not drive to the far remote dark corners. There are no elevators! So if you think you want to stay on the second floor to be safer you better be able to haul your stuff up concrete steps! This is a place where many men stay as they come into town for construction jobs. They loiter outside all night long and none had on shirts. This is NOT a child friendly environment. Our children were scared and crying and felt unsafe. We travel with a mom and a daughter and this is not an environment that is safe even if you had a body guard with you. The gentlemen watched every move we made. Basically we only stayed about an hour and left to find another location, keeping the safety and psychological health of our children as the top priority!

There was that guy Chad, who made us comfortable. We really thank you and we will always carry with us your kindness and reliability. The hotel was good and very comfortable.

I would not recommended this motel to any one they charged my credited several times after paying cash for my room. I paid cash when I checked in and next two day they charged my credit card $103.54 x 2 day then on Friday they charged my credit card $390 it was declined but that was after they charged it for $310 & $290. They argued with me and said that is not what happened. Capital one isn't going to lie. I ended up paying cash $599 and I'm having to dispute it with my credit card carrier. Please be very careful when dealing with this establishment. Very poor customer service. I also requested towel and no one brought them to my room so I took 2 off of the house keeping cart. They card me another $49. On top of the $599 for 5 day stay there. Unbelievable! I will also be contacting the better business bureau to report them.

Sucks bad no HBO & slow internet. The front desk lupe was awful. Beds are hard and sheets are stained I requested new sheets and lupe front desk said "come get them and change them your self. I dont have time for that buddy. "

Roaches, bad Internet you're lucky if you hit 2Mbps. Not worth the price.

I am disappointed because, this is the first time that I stayed in a Motel in Modesto where there is no Tub in the bathroom. When we came in on 11/1/2014, at 3 :00 o'clock I enter the bathroom and the bathroom floor was very sticky like they mop but did not dry the floor, well that was my impression. The toilet sit is so close to the shower wall that when I sit, I hit my face. But the main thing for what I do not want to come back again is because, when I went to the breakfast room, the attendant, was in my way at all time, I tried to get some bread to toast it and she was in my face trying to fix the bread like if I was making a mess and I was not, I left for a while to see if she would live and I could fix my breakfast and I noticed that she was doing this only to me, when I came back and she was almost on top of me I told her to live the creamers alone that I would fix them if I mess them up and she replied, " no that is what I am here for " She made me feel like I was discriminated. That person is very rude and I can tell you that I do not have intentions to come back again. I go visit my family very often but I know that there are several Motels in the area that I have used and where I can be more satisfied.

This isn't a "4 Star" hotel. It is, however, great for what it is. On a road trip, we decided to get a hotel room for the night. We weren't even sure which city to stay in and more or less chose this place randomly. The desk clerk was friendly, the room was clean, the wireless worked well, and they have a waffle maker to use for your free breakfast. The room had the largest hotel fridge that I've ever seen, as well as a microwave. There is also a pool, although we didn't use it.

I stayed @ this hotel because my ac. Went out. It was very comforable and I liked the Wi-Fi closenes to grocery store, breakfast and pool. A little pricy but overall a good value.

Older Best Western but in excellent shape. Friendly staff. Clean rooms. Everything was in order. Nice hot breakfast — scrambled eggs, waffles, yogurt, breads, cheese, cereal, sausage, etc. The breakfast room was monitored and kept clean. Across from the county library downtown.
