Room is very smelly. My worst nightmare staying here, staff is not friendly, at least smile to your customer, location of this hotel is in alley. For hotel with this standard, I think price is kinda expensive.

This hotel is placed on a very small road where even the grab taxi can't even stop for a minute. The road is very busy. Basically bangkok is a very busy place. About the hotel the lobby is nice and the staff are friendly. Apart from that everything about that hotel is horrible… my room was smelly the sheets were old and not replaced the bathroom was terrible … the walls had come off and it was all patchy the shower tub looked like it was gonna crash down and it wasn't cleaned well … and there was no water facility! The food is horrible… so terrible… they just keep what they want and u eat what they give! This place was really bad and didn't enjoy one bit! My advice if your planning on a trip to bangkok plz check with some good hotels on trip advisor or any other similar apps!

Very good location for shoppers in Bangkok but place looks very run down. Good for budget stay but can be better.

The service was quite good, and the check-in was quick and smooth. There aren't any facilities here, but it's not a problem if you plan to spend the day outside. The location is quite good. Walking distance to many shopping places. But the area immediately was quite run down and dark at night. The room was decent, clean but it seemed old.

First of all, great location for shopping, just right behind Siam Paragon so does the Siam BTS! The room is so clean (but for my room, there is a super bad odor coming from the toilet).

The staff is not friendly, room. Is rather small. And for smoker — they are really strict about the smoking rule. PLEASE THEY CHARGE me money for… calling to book a massage. Seriously. Lastly, they gave only 1 pillow. Only reason it get 2 stars is cost and location.

Not very nice hotel but close to Siam paragon and Platinum shopping center. Convinience to walk in.

This hotel is very good, the environment is very good, breakfast style is less, toast is very good. Room is very large, can not cool clothes, bed is too soft.

Value for money hotel which is close to siam paragon and pratunam area. About 8 minutes walk to platinum fashion mall and Siam paragon. This has been my accommodation for my yearly trip to Bangkok.

The location was off the main road, but it gave easy access to the Sky Bridge that serves to link up all the major malls like Siam Paragon, Platinum Mall and Big C etc. A shortcut from the hotel takes you about 10-15 minutes to arrive at Siam Paragon. The double bedded room that I stayed in was cosy, and had basic amenities such as a hot shower, a safe, an electric kettle etc. The room was relatively spacious with enough room to place your luggage and walk around comfortably. Hotel staff were very helpful and courteous, and greeted me upon checking in. It gave a hospitable feel which added to the pleasant stay there. Would recommend if you are on a budget!

Have been staying at The Residence for many occasions whenever my Buddy and me visit BKK. The hotel Reception Counter staff are great, friendly, cheerful and give excellent services. Even the Bellboys, smiling and helpful. Good location close to Indonesia Embassy, Patunam, Pantip IT, delicious food shops at Petchburi Soi 19…

Staff is extremely helpful and friendly. Speaks basic English fluently. Location is good. Room is newly renovated. All in all, will return to stay again.

Deluxe Reactiveness, excluding breakfast total 1300b (total price or on-site payment) is a reasonable 3 stars.
* Breakfast is am6~10, no breakfast is available. Also, there is milk, fruit juice, fruit, salad, fried noodles taste very desktop, there are 100b per person value * per room 200b. Room value 1200b breakfast 200b.
* Location 7 points, although in the city center, but in the outskirts of the alley, to go to central world to 1km, Bangkok four Buddha need 1.3km, siam Station needs 0.7km.
* Room Clean 7 points, 80% new, no problem.
* Bathroom shower 4 points, small and design problems, the shower is fixed above the hot and cold water switch apart, if you first open cold water you will be cold, if first open hot water will be hot.
* TV 0 points can not watch, the channel is very vague, and difficult to choose, TV remote control design is poor. Not to mention the CRT.
* The counter will use a different currency (talk about the Thai baht price, but use the NT dollars), and then use the poor exchange rate to make money. — 1 serious integrity issues. Direct in the reservation network is usually relatively cheap, also will not be cheated.

The price is reasonable. The breakfast is okay. Out of the many places in SE Asia I have stayed this is the only place that said they had a crib and actually had one. It really annoyed me that my family of four could only get one key, which meant I had to ask permission to reenter the building every time I went out without them. They also refused to give us more than two towels for the four of us. We also had ants in our room. Also beware: The hotel sells tours for double the price you will get at any of the touristy places at Khao San Road. Also I requested a taxi through the hotel and the taxi insisted on paying a fixed rate that was significantly higher than the metered rate they are legally required to charge. Seemed pretty shady to me.

I have stayed in this hotel 7 times, staff is very friendly, rooms have always been clean and comfortable. Easy access to all that Bangkok has to offer.

I'm always at home here. Great service, great location, very clean and well maintained older hotel. A family owned enterprise that has served Bangkok for many years.

Junior Suite was spacious. Comes with a single bed and king size bed. Great for family with young kids. Aircon was cold. Would have been better if we were given 2 room cards instead of 1. Just a few steps from main road n 7-11. About 7minutes walking distance to platinum mall. Good for shoppers. There are also a few nice restaurants nearby.

Reasonable price for a suite for the whole family of 5. Older building and probably in need of a full make-over. Has all the essentials and friendly staff a we had the nice buffet breakfast each morning. Overall positive for the budget price if you don't mind dated and imperfect.

Decent hotel well hid away from the busy street yet in a good location. Will visit you guys again when I head back to BKK. =) cheers.

All ok but after the rain the smell of the drainase was very worst.

I was stayed here in 2013 and choose the family suite room. Everything in the room works properly and good. First time went to Bangkok and got the place to stay with the good price, good breakfast menu, good location.

Aaahhh, what can I say, this hotel is close too every thing, like mbk, is about a 10 min leisurely walk, pantip plaza about 5, sky train 5 mins away. the hotel is thai owned, its not big on size, but its big on service, the rooms are in getting refurbished slowly, and the ones that are done are excellent. buffet break feast is okay a little repetitive but its good too start the day with. my choice every time I stay in bangkok.
