Nice and friendly employees. Clean rooms with big baths. I can recommend it.

Very well-maintained hotel I stayed from 23 to 25 August 2018 solution bed & breakfast breakfasts abundant cleaning good kindness manager and great availability. A Po out of the way and away from the center of Venice but served very well by public transport.

It exceeds expectations, polite and helpful staff, clean rooms, very large bathroom. In my opinion the location to visit Venice is perfect,
if you consider price quality. Every 10 min passes a bus that in 20 min takes you in comfort in Venice.
Happy stay at all.

This is a very old-style place, more like a B&B to be honest. The staff was very friendly and helpful with information on getting to and from Venice. We really did not like the bus trip however, way too crowded with smelly passengers :) That said, they have a fine restaurant attached, though I did nave to wait a very long time for my steak. Only a single waitress serving a lot of folks. Anyway, our room was quaint but VERY HOT. We had trouble sleeping both nights. While there was an air conditioning unit, it just didn't work. Also, we had to plug the refrigerator in ourselves and it too didn't work very well. The included breakfast was very nice with cheeses, meats, pastries, breads, coffee, etc. If you're wanting to stay outside Venice and are willing to put up with a bus ride and hot room, this is a nice place.

Staff available to different needs, courteous but especially careful in remembering the needs of those who have already been a guest… After a first chance to stay at the second they reminded me of some of my requests, without my reaffirm! Unusual and not for all discounted!
Congratulations and I guarantee that the reviews on the maintenance are simply subjective and questionable! I can say that this is a respectable, decent and clean hotel.

Very well kept Hotel in quiet convenient location for Venice and mainland, friendly staff, with a special acclaim to Stefano always available, recommended absolutely.

An almost perfect hotel…
The rooms are quite large, nice and clean. The staff courteous, prepared and willing to help you in all your possible needs from the reservation. Also clean the parking lot.
Evidezio the presence of a pizzeria/restaurant in the same structure.
I only report that the breakfast could be more varied and with tastiest products (the Cornettini were not good). But even more you have to act to better soundproof the rooms, personally I had the problem of having to listen to all the conversations of the Lords of the next room and be annoyed by the noises/Chiassi coming from the street (for the obvious move of Cars and boys). (Better update windows and put some sound absorbing panel)

Very nice and quaint. Nice rooms and ample the bathroom. Convenient parking in the shade. Breakfast was very small.

Very clean hotel, large bathroom in the room in very good condition. Staff very friendly and very helpful, (they speak French well). Restaurant pizzeria attached to the hotel very convenient and not very expensive. Bus stop at 70m from the hotel. They sell bus tickets and trams and we explained everything for transport to Venice and returns… The car didn't have to move from the hotel's private parking lot during our stay. Very nice breakfast
All this helped us to have a very pleasant stay in Venice… thanks to the hotel staff but also to Viola (very nice lady) from the restaurant adjoin Sotto il Segno.

Good value for money A great base for easy access to Venice.

I write this review without being angry, just to help the choice of other tourists.
Negative aspects:-When buying tickets for transport, there was a misunderstanding. We wanted two days of transportation and they gave us one day transportation, having to pay €10 plus each person. I understand that there are errors but not that we have to assume the cost of these customers. Two people are sure that we said one thing in front of a third that said otherwise, and they gave us no other alternative but to assume the extra expense.
— Payment of city and transportation fees are paid on the last day. At no time was I told it would have to be in cash; Although the owner clung to that if he had said it… they made me feel foolish, as if I were to blame for not knowing things. Finally we had to get money from a nearby bank, assuming for us another extra expense.
— We asked for a room with a double bed and upon arrival we found two single beds attached as if they were one.
— The bus even though it is well connected to the hotel, usually goes full of people and you can't sit down. It's 40 minutes that if you've been visiting Venice all day and you're busted, they get pretty long.
— Attention to a customer complaint: I think when you face the public you always have to treat with respect to the customer. The tone received was insulting as you can check in the response they give to other customer complaints on this platform.

We stayed at this hotel. We had a great time, clean rooms, generous breakfast and nice staff. Great value for money, definitely hard to find a hotel closer to Venice at lower prices. Recommended.

Worst hotel ever. Far away from venice, hosts doent even speak good english, they try to make you pay more than you have to, and its hard to avoid that situation with their bad behaviour.
Its cheap, but its worthier paying 20 euros more for another closer to venice because at least they wont try to trick you asking for more money.

I found the staff nice and helpful, the room clean and caccogliente.

I just loved it's simple European style and nice staff.

In order to take into account, without there is no car you have to move in public transport that is approximately 35 or 40 minutes. But the journey is worthwhile.

Very very satisfied. The staff was very friendly and helpful. It is a few km from Venice that also easy reach with the bus since there is a stop at two steps from the hotel.

Pretty Hotel — with an excellent adjoining restaurant — with convenient private parking on the back and good rooms, but has a varied breakfast with excellent casarecce cakes as a strong point.

A very good "value-for-money"-hotel. The bus to Venice stops right outside the Hotel, takes about 20min. Excellent staff, who helped us get the right kind of Travel-pass. We got one for 36hours that included Boat-buses in Venice, which made us do the nice trip to Murano for the glass exhibitions. Nice restaurants nearby. I do prefer th Il Grotto, 15minutes walk, due to the poor and slow service at Il Sogno next door.
