Good location, adequate breakfast, reasonably friendly staff (typical for Italy) room pretty standard — aircon wasn't the best but kept the room overall an okay temperature. Location again was good and reasonably cheap. Venezia was expensive so this is a reasonable hotel.

Great location, good reception staff with lots of knowledge, very basic breakfast, lovely garden in middle, simple Rooms, fridge and cold water vending machines very useful for hot climate, close to restaurants and two boat stops. Very clean and well maintained. Would come back. J.

2-1/2, actually. Location very well however the rooms are very basic but relatively large for some has very small for others, depending on the category. In general it lacks maintenance and decoration. Comfortable bed even if stiff sheets. Very small shower with very good water flow fortunately. Outdated towels. Very limited air conditioning in hot weather. Lunch included ok but nothing more, but it's very convenient to have! However the pretty inner courtyard in photos only because pigeons and gulls cheeky and on the same tables when there is making the experience less happy and bucolic!
I would try somewhere else next time even if I had to pay a little more.

Basic hotel in a very good location. Price was good for 4 nights) Breakfast is very good — lots to choose at the continental breakfast. Tea, coffee and juice — all good. The room we was in was clean but the bathroom is out of date. I did not find the location of the room to be noisy our window did not face the court yard. Mosquitoes (we went 1st week of May) make sure you bring bite cream and also 2 x packs of blister plasters with you (very expensive to buy in Venice). We arrived before the hot weather — no sewage smell — 70% of sewage goes in the canals. This is a known fact about Venice — ie the smell. The staff were friendly — there is a booking in time and on leaving don’t forget to pay the island tax per person! We did have aircon in the room but so old it made the room bearable. Find a local supermarket such as SPAR and get drinks! Or snacks. Small fridge but we took our lunches with us.

The star only comes for the quiet location. I do not understand with the best will why this hotel is rated so well. I often sleep in cheap guesthouses, guest rooms, etc. And that's why my expectations are not set high.
Staff: Do their job — not particularly friendly but also not unkind.
Room: Small, extremely light hearing, clattered gelding on the wall at the bed area which are not even wiped away, mold joints around the shower which is tight and shower curtain sticks you permanently to the body, furnishing very cheap and booking 90s. Mattress was OK. 140cm wide double bed. Batteries TV remote control were empty. Bidet shower — just cruel.
Breakfast: Coffee from the finished machine was very good.
Pastries just on back, just some strangely smelling ham, no cheese except so Art Parmesan in the Packerl, croissant were delicious, cereal was good.
Zero vegetables.
For a maximum of 1-2x breakfast you get through, the bottom line is still very disappointing.
Christmas lights in the dining room in June is somewhat inappropriate …
Conclusion: Too bad, because you could make much more of this hotel with something dear.

Very convenient location. The rooms are clean and cozy, albeit small. The room has a small shower cubicle (if you consider that some rooms in Venice do not have their own bathrooms, then everything is quite decent, albeit cramped). The patio in early May was empty.
Breakfast is not very rich, but it is quite possible to find something to eat.
Oh. Strange, but the elevator works from 7 am to 22.45 nights. Later count only on your feet.
Overall the biggest plus is the location. Near a lot of cafes, to the central Piazza San Marco just 10-15 min leisurely step.

Beautiful place, very well located excellent breakfast to find it better to get off the vaporetto in San Angelo or San Samuele (the indications of the Google Maps are not well)

Simple but central and quiet location. The breakfast is very good…

The hotel is in a good location close to all the tourist sites and is close to the boat stop to go to Marco Polo Airport the stop is called San Angelo… The breakfast I did not like because there are few things for the people K does not like the sausage… they put croissant and another cake that empacha much… Ham York… hard eggs… salami… cereals and fruit… pineapple and orange juice… various jams and Nutella.

I really like IT. Its in the Middle of Venezia. It does not tale veryblong to get to differentieret Places you want to go. Lots of restaurants. Its really good.

Lots of noise, small showers and bed quality was not so good. Staff was extremely helpful and nice.

The best thing is location! Stuff are nice and helpful. Actually I've no idea about the other room views but mine was amazing. Exactly clean and always smells nice.

A wonderful experience, great guest service (Very charismatic, informative) I will definitely will comeback to this nice property, the location was perfect, close to the most important venues if Venice (Piazza San Marco, Ponte Rialto, La Accademia Gallery, Palazzo Grassi and others), a deserved thanks are for Chiara she was absolutely a 5 stars front desk guests service!

Breakfast is a delight… crispy and very tasty Croissant… variety of fruit, juices and coffee, all in abundance, in a nice dining room or in a bucolic, manicured courtyard. Contrasts with the simplicity of them rooms that is resemble to them of a hostel… the try of the personal depends on, as in all the sites, people charming and others not both… my stay was pleasant and very relsjada.

The location, the helpfulness of the staff and the cleanliness of the rooms they compensate well simplicity. Rooms a little Basic. Still a great value for your money in expensive Venice.

A good address. Quiet. A court which must be very nice in the summer. Room small but functional. The breakfast was also good. Very welcoming.

It is not fancy — it has a dormitory style — but it is clean and quiet and the location is great. What would I like to see improved here? Better beds and free Wi-Fi. Finally, a warning. On Google Maps the location is currently not correct (as of May 2010). You will need to use the directions on the hotel's own website instead of Google Maps.
