Nice stuff, nice location. Not so clean, poor breakfast.

Great location. Two minutes from the train station and the Vaporetti to Rialto and San Marco. Nice and clean hotel in quiet place. Characteristic interior garden. Staff.

Poor quality lack of maintenance, drain sink HS, flexible shower drilled, noisy air conditioning, clean cover? But usable.
Breakfast any big qualities: close to City center: allows you to enjoy the city early in the morning, late in the evening when the vast majority of tourists are gone.

Small Hotel near the train station but very nice and equipped with a very large garden where to have breakfast.

Three stars for the location and the décor. The breakfast is not the best and the service acceptable.

The hotel is located in a narrow alley almost end of the alley. (Always bring small easy carriage because of the stone pavement — I had some difficulties because we’ve been traveling different parts in Italy and had quite a bit. ) Staff are really helpful and polite. The room was cold in the night and lot of people were smoking in the garden which was adjacent to our room. The smoke came in our room through window. So we kept it closed day and night. Dark in the room and luggage sound on the street came right through in our room. But the price is quite low so I guess I should’ve expected little inconvenience.

Room dark room wall whose wallpaper is removed but not redone much noise at 7am not at the height of a 3 star I do not recommend, disappointed with this hotel.

Staff are very polite, the first thing I noticed. Cozy rooms that are nicely themed with the antique furniture though there is the TV and free Wi-Fi. The breakfast is good and you get options to choose from. I would go back if I visit Venice again. I enjoyed the stay there. This is how you roll in Venice. Recommended.

Very friendly staff and the hotel simple but good value for money.

Nice hotel and good location, is 200 meters from the train station, you get to the place quickly. The service is the basic that meets what a traveler needs to know the city in two or three nights at most.

Much better than expected. Hotel staff very friendly. Well priced for Venice, good location near the train station and water bus stop. Easy to find. They provide good information on how to reach the islands via water bus. Breakfast basic (mostly breads and pastries, plus a plate of cheese and ham) but sufficient. Enjoyable stay.

Very nice Hotel, excellent location, staff assisted us from first to last day! The room very nice and clean, breakfast satisfactory (mainly sweet), nice the garden to relax away from the chaos.

Nothing bad could be better, the room in which I was you still saw the work on the floor, breakfast a simple breakfast nothing of that, in short for what I paid Boh the service was so so.

I am very sorry to make bad reviews about people's work, but when it's too much, considering the pictures on different Internet sites we decide to book one night at this property, the staff at the front desk must say kind and location of the hotel optimal, Everything stops there and the problems begin, our room 114, on the ground floor just outside the structure, certainly a room of luck or service, just entered there axle a smell mixed between mold and bleach but eager to visit Venice we go out Immediately, on the return of the evening we discover shower repaired with adhesive tape, baskets rusty, dirty corners especially in the bathroom, persistent odor of mildew sickening, walls deviations, we ask change of the room but nothing! We want to change hotels but in Venice at the last minute if you are not sheiks are trouble! I hope this review is also useful to the owners of the property but especially to customers!

Don’t stay in this hotel its the worst hotel I have ever stayed in my life … no TV, no AC … I repeat don’t stay in this hotel rather you can spend the night in a railway platform.

This hidden little gem is perfect! It's off the main road and tucked into a cozy little street only 3 blocks from the train station. Easy to get around, catch a taxi or boat, or just walk around and get lost in the city. Staff is polite and eager to help, breakfast was wonderful and had a variety. Clean, cozy, unique rooms give you the Venice feel. Would love to come back and stay here.

Nice hotel but one bed was not comfortable, have requested to fix but no help.

Small rooms, poor breakfest, the AC didn't work proprely, unpleasant staff, cleaning not well done, poor Wi-Fi connection. I honestly don't have anything nice to say about this hotel. I went to 2 other hotels (rome and florence) before this one and the 2 others were also 3 stars and if I have to compare I would give this one a big 1 star only for the location of it. The rooms are not soundproof at all, in the morning you barely have choice of what to eat and some of the staff are pretty rude and don't speak english well. Once again I would not recommand it and I am very disapointed by the hotel.

It has AC! And the breakfast was good, but I was just so happy to have an AC unit.

Positive points: Location and reception, negative points: heating Clim not walking, breakfast made to the economy, very important humidity in the room.

Very friendly and helpful staff, rooms were clean and nice. Breakfast was included and very good, in an outside courtyard. In our room Wi-Fi signal was weak, but staff reset the router and it was good after. We were 5 minute walk from train station and close to everything.

Retro style with cuts and finishing to fix. Breakfast close and sometimes you have to wait to eat. Welcome and housekeeping staff ok.

Enjoying a peaceful location in an alley just a few metres from santa Lucia station. Rooms furnished in Venetian style, clean and quiet. Excellent cleanliness and friendliness of staff. Only minus the little space for breakfast. But very good value for money!

Great location, very close to the railway station, welcoming and helpful. I had a few problems of stability of wireless, but here again without hesitation.

We thoroughly enjoyed the week from 6 to December 8, 2014. The Hotel is located very well. We slept great. You couldn't hear a little noise. And the nicest staff. Thanks for everything. I hope to get back there again.

I am in the company of my better half. So we're still staying at this hotel. Staff room and accommodation are 5 stars. And if dovessio come back we will know very well where to stay.
Keep it up and NEVER changed.

Great value and a good location. The staff were very friendly and helpful. For those on a budget this place is EXCELLENT value. You can walk from the train / bus station in 5 mins. You can walk to St Mark's in about 60 minutes (including gelato stop and photofest). The water bus arrives and departs very close by, there's cheap good eateries in the area and a small supermarket. The only downside was no flyscreens on the windows but this is not really the norm in Europe. Breakfast was included and quite tasty. All round I would stay here again without hesitation.

The hotel is located a few metres from the train station, which is ideal to arrive, leave the luggage and be able to get around Venice, is very well connected and street is quiet. The hotel is old, but like 90% of hotels in Venice, clean and friendly staff.
