Akti Dimis Hotel

Stopped twice withina year, staff was brilliant could not do enough for you, food was great, great location if you love the beach and 10 minutes from the strip Nice clean rooms, can't wait to go back. Would not stop anywhere else.

I hadn’t been to Greece for a while and this holiday reminded me of the things I like about Greece — a chilled vibe, sunny weather, friendly locals and tasty food. The hotel is small and family run in a quiet area, with a 10 minute walk to the main area. It offers clean and comfortable accommodation. The hotel has a pool and a beach area with sun loungers and waiter service for drinks and bar food. There is a small supermarket and an excellent restaurant next door. I enjoyed the hotel and the resort.

Just back from a fantastic stay at the Akti Dimis hotel and could not fault it. All the staff are fantastic from reception to the cleaner. Food in the snack bar is great and they work tirelessly serving food and drinks not only to around the pool but to the loungers on the beach also. The rooms are spotlessly clean, the location is great. We could not have asked for more. We will definitley be back!

Just returned from a 10 night stay and is was so enjoyable. We had a 4 bed, two rooms and we had plenty of space as there was only 2 of us. Extremely clean and well maintained, the only gripe we had was a shower curtain that always found ourselves wrapped around us. The breakfast was reasonable choice, the usual, greek yoghurt with fruit, selection of ham and cheese, a type of bacon, eggs, beans etc and pastries, cake and ring donuts. Around the pool was spotlessly clean with plenty of sunbeds so no need to reserve, also a short walk across the road to the beach. Last but definitely not last. The staff, smiling, welcoming and helpful, cleaners, bar staff, young lads who took your order for drinks and lunch. Extra special shout out to the young lady on reception who was so helpful arranging a late check out for us.

We have been to Akti Dimis 5 times and it's always been brilliant, everything about the hotel is still good except for one thing. We as holiday makers now find ourselves over run by local people mostly young families with children who now take most of the sunbeds at the pool, the children constantly running around the pool area and generally in the way for swimming in the pool. As well we come in September when the English kids are back at school to avoid the noise, we now have to put up with loads of local kids being noisy. We also found this time that the HOT breakfast food was always cold. Other guests were also commenting about this issue. It is not the same anymore.

Just had a lovely holiday in the Akti. Smaller room than we have normally had but we only slept there. The location, staff and beach over the road are fab. The breakfast is all you need and the snack bar food gorgeous. The staff serve you on the beach with food and drink and are a great bunch of lads. Not far to walk to the main strip. Very relaxed holiday in all. I will definitely recommend and return. Thank you Akti. 😊

Perfect small hotel. Our room was cleaned 6 days a week. Nice shower room and comfy beds. Excellent air conditioning. Small terrace fly screens fitted excellent idea. Breakfast great choice fruit, cereal. Toast, breads rolls. Eggs, bacon, cooked meats, pastries.
Comfortable sunloungers both poolside and on the beach. I love the beach but not a sea fan and being able to pop back over to the pool in under 5 min perfect. Poolside /beach service 1st class. The quality of the food served is very good. Staff are helpful, very friendly. The location is good bus stop outside of the hotel. We walked into town easily under 15 min. Add to this some lovely rescue cats cared for by the hotel. We will be returning next year.

What an amazing place! Perfect location with beautiful sandy beaches opposite. Only a 5-10 minute walk to restaurants, shops and pubs. Fantastic spa centre 'Hamam' well worth a visit if you fancy luxury pamper time. Rooms are fairly basic however spotlessly clean in fact the whole hotel, pool area the eating area was exceptionally clean all the time. Breakfast was nice with relaxing seating area facing the sea. The whole hotel has an amazingly chilled vibe with all of the staff making your stay relaxing as possible. The staff are a very special group of people who go above and beyond to help out as much as possible. The younger generation serving the delicious snack bar foods which I have to say they are huge portions and worth every. The elder generation in the background making sure all is operating as it should.
Popi the receptionist is a massive asset to this hotel what a pleasant lady to help with every need what a bank of knowledge in relation to 'Kos' as a whole, she recommended restaurants in Zia for us. Zia is a very pretty place to visit and not to far from the hotel, Coach for 2 = 24 EUROS. I speak highly of Akti Dimis and would recommend to All. Fabulous place, fabulous people and fabulous prices! I am returning next year and will be booking a room with a sea view.

Couldn't fault this lovely little hotel, really clean and its location is perfect. The staff are so friendly, breakfast every day was lovely and fresh, continental and hot offerings of eggs, beans, bacon etc. The food in the snack bar reasonably priced and delicious. Went to the beach every day where you can order food and drinks from staff on the beach who deliver it to your bed when ready. If you want a relaxing holiday Atki Dimis is for you. We booked for 2026 whilst sat on the beach!

We had a 2 bedroom accommodation which was marvelous. The balcony had as described a side view to the sea which was amazing.
We had 2 really minor queries for reception both of which were dealt with as quickly as you could ever hope for.
The staff seemed very happy to help you at all times.
The location across the road from the becah and a short walk to the main restaurants was perfect for us.
A really great place to stay.

Tigaki is a lovely resort, not too big but it has everything you need for a super holiday. We have stayed at Akti Dimis Hotel many times and we have never been disappointed. A lovely family run hotel, clean, friendly, convenient, great customer service, nothing is too much trouble. Breakfast and lunches are great. There's a private beach with food and drink service, a nice pool and lovely gardens. Just outside is a bus stop for a day trip to Kos town. Its only a 15 mins stroll to all the bars and restaurants. If you're are visiting Kos we can highly recommend Akti Dimis.

What a absolutely divine place, just perfect, close to the beach, and a generous sized pool. We stayed for a week, in all honesty I wished it was longer. The rooms are your standard Greek (we've stayed in 3 star that have had worse rooms) small but all you need is there, comfortable beds, decent shower & a great job done by the cleaners. We're not really breakfast people — but the snack bar is great value & excellent food. We paid extra for a sea view room — wow it was fantastic, especially at sunset.

Fantastic hotel, lovely chilled out pool area, great location opposite sandy beach and 10 mins walk to Tigaki. Nice rooms cleaned daily in lovely grounds well cared for. Great team of staff, work really hard day and night and care about keeping guests happy. Thank you Akti Dimis 😊🙌

Everything about this hotel was fabulous. Why it is only classed as a 2 star I dont understand. It was spotlessly clean throughout. The hotel is family run and they couldn't do enough for you. The pool was beautiful with loads of empty sunbeds although the hotel was full when we visited just last week. This was because the hotel also had a section of the beach just across the small road outside the hotel and the staff were there to bring you drinks and food from the hotel. No charge for syn beds!

Me and my family stayed here and we loved it. The pool is a great size and was never too full of people. The breakfast was delicious and lots of options for kids too. The rooms are minimal but excellent and very clean as the cleaners come in everyday except from Sundays. The beach is a stone throw away and the water is crystal clear. The staff are so friendly and helpful. You can order drinks and staff bring them to the beach. Wi-Fi is all around the property and reaches to the beach. Overall amazing experience!

What can I say about this wonderful hotel right on the beautiful beach in Tigaki. We stayed for a week as we had not been to Kos before. I wish we had stayed longer. The rooms (we had 121) were lovely, with comfy beds and a fabulous shower. Free safe and air con, amazing. Good size balcony which had a side sea view. Plenty of storage, kettle and fridge. The hotel staff were so friendly and nothing was any trouble. Breakfast was gorgeous with plenty of variation. It is about 10 mins flat walk into town which has lots of lovely restaurants. The beach was great with soft white sand, superb. Sun beds were free if you bought refreshments. We met some lovely people mostly return visitors, so that says it all. Would I return to Kos definitely and I would stay at Akti Demis of course we would we had a fantastic time. Thank you to all the owners and staff for making our short break fabulous. Every now and again you find a place that’s just a little bit special. The Akti Dimis is a family run hotel offering really comfortable accommodation and facilities. Located across the road from the beach and also offering a beautiful pool area you are spoilt for choice.
We stayed B&B and this was the perfect option with a selection of hot and cold food and pastries all available.
Pool bar at lunchtime was great and the staff (Spiros) works his socks off to make sure you have a great experience.
The beach is golden sand with clear blue ocean in front of you, perfect for swimming. The beach does get busy but we never felt overcrowded. Food and beverage service on the beach!
Rooms are nicely decorated and certainly 3* + standard if not slightly more. You can hire A/C and I would recommend this during height of season.
Bar area is great and offers a relaxing place to grab a drink before or after your evening meal. They also show the football.
Finally, my wife accidentally left a ring in the safety deposit box and only realised after we had returned home. After searching our luggage for hours I emailed the hotel in vain hope. They had the ring in their safe and offered to post it back to us. They wouldn’t accept postage money and just said if we ever return we have to buy a drink for the staff. Well, what can I say but a massive thankyou to all at the Akti Dimis, you are an amazing team and I will certainly buy you a drink. Brilliant!
