Dirty filthy rooms leaking shower head, wine and drinking glasses absolutely filthy and dirty Landry all up the hall way at 3.00pm I could go on all day!

So jack hammers at 724am by your private tradesman shared with next door? For the driveway They started at 7am the biggest night in Melbourne for this year locally to the hotel being eminem's concert! Vomit Marks in the bath room (chunks on the walls) mold painted over but re growing black mold/rust/sludge in bath room around basin brown smear on back of bathroom door oh and "please use bath mat" yeah no thanks … room 23.

The room was so dirty I started taking photos then realised there would be too many. It has certainly gone downhill over the last year.

Great value in a convenient location, especially to the MCG (15 min walk). 20 min walk to Fitzroy which has lots of interesting shops and cafés. Overall we were very impressed with the size of the room and the amenities available. Try to request a room towards the end of the hallway and away from reception as soundproofing is poor.

Rooms clean, check in good but terrible parking. Stayed 3nights went out in car to return to no parking and had to find alternative and pay plus make sure car was out in morning. Annoying when booked with parking expensive rooms. Cafe doesn't open at all so have to travel for food. Better places to choose in area.

It’s a 3 star hotel/motel. With limited services. It’s not bad by any means. The staffs are nice and friendly. My biggest criticism is that the room service seems inconsistent. One day I would get a refill on my coffee, but not the next. They also sometimes they will refill bathroom soaps, shampoos, sometimes they won’t.

Disgusting. No hot water or internet. Lying and rude staff. Avoid. Better quality at a backpackers.

Breakfast consisted a ham and cheese toastie and a coffee in a takeaway cup, tiles in bathroom had brown splatter marks on the wall, receptionist wasn’t very nice, never again will I stay there.

Well I tried ringing them on several occasions to ask questions. I was worried about $100 deposit and photo copy of my licence. Unfortunately the phone went to "leave a message", or no answer, and then on 3rd attempt they just hang up after it rang for about 3 mins. Great thats all I wanted to know. Thanks for the reviews guys. I took your advice, I moved on.

Comfortable, nicely spacious, fresh and well appointed. Enjoyed mini bar (no alcohol) and inclusive 'box' breakfast: long — life milk, cereal, fruit, juice and bread for toaster. Short walk to licensed IGA supermarket. Friendly staff. Excellent value.

Pros : Room was comfortable Good location Staff were great Cons : Terrible sound isolation — I was in room 45 (right next to lift) which made a huge racket every time it was used, like a washing machine being filled with water is my best description. Office only open from 8am till 8pm, so when I arrived at 11.30 pm (after a long flight from another country) I couldn't check in. There is a good key card system outside the building where you put in the code and it gives you your room key, but no one had managed to contact me with this code information beforehand so I had to contact an emergency number which was posted on the door, getting into my room after midnight. Not sure this is really their fault as the room was booked through my company.

Nice clean place to stay. Jenny the owner is lovely.

Rooms are not so clean and Wi-Fi was very weak.

Horrible little place that is very over priced for what you get and "free parking" they say, no parking available. I wouldn't recommend this place to my worst enemy.

Rooms were clean but the take $100 credit card scam deposit from you and keep it until you ring them to get it back if you forget to ring them to get it back you have done your money so I offered them $100 in cash and they said they are not allowed to take cash this is a scam 36 rooms x $100 = $3600 per day x 7 days = $25200 per week nice @ 2 % thats $500 per week in interest stay at tribecca its safer and they dont scam you.

Helpful friendly staff and decent sized rooms but no real restaurants or nightlife within walking distance.

I would not recommend this hotel. Sadly I had booked and prepaid 4 nights which was not refundable. PROS -Nice location. -Clean CONS -Cramped carpark with pot holes and dark at night. -Room for 3 adults booked 4 months in advance was not large enough for 2 people. For example there was only enough room for one small chair. -Tiny bathroom with a toilet that required you to sit sideways because the basin was place where your knees needed to be. -Ground floor windows look onto brick walls with cars passing within a metre of windows. We kept curtains constantly shut due to this. -Avoid room 9 or those nearby. The noisy lift is next to these.

Stayed here for the first time and it was a great experience.

A nice quiet hotel on the outskirts of the City, felt recently refurbished so rooms were clean and tidy. Nice little cafe out the front for breakfast.

Great accommodation in a great location. Very clean, lovely staff. Parking was a challenge to say the least, extremely tight, not for the faint hearted, fine if you drive a mini :)

Affordable rooms, well serviced, Wi-Fi is really free. The free parking is limited and not suitable for large vehicles, nearby overnight parking facilities are available.
