Beautiful area, views to die for, helpful hosts, breakfast was amazing rooms spotless and comfy! Pub across he road was lovely, a hidden gem! X.

This is the best place I’ve ever stayed anywhere. Jo is the ultimate host. Nothing is too much trouble and she is a consummate professional. Everything is spotlessly clean. The rooms are plenty big enough and the bathrooms spacious. The packed lunches are fantastic and the full English is amazing with the most perfect fried bread I’ve had in my life. Well done jo and team. I’m definitely coming back at some point.

Had a two night stay here with my daughter a week ago. Fantastic B&B in a beautiful location. Spotlessly clean. Tastefully decorated. Breakfast was fantastic and the host Jo was very welcoming, friendly and helpful.
And there's a lovely pub (The Swinside Inn) just across the road.

Prior to our arrival we were contacted by Jo to ask if we wanted to reserve a table at the inn. On arrival we were met by a warm welcome. Jo showed us to our room. It was spacious clean and very well kept. Personal touches of homemade shortbread in our room. The location is lovely in the middle of nowhere with stunning views. Derwent Marina is just a few yards up the road. The inn was also very welcoming food is average with plenty of choice on the menu. As a guest at the farmhouse you do benefit from 10% off your meal. Check this when the staff bring your bill. Breakfast was lovely. Definitely value for money and will be returning. If you want somewhere to completely relax and recharge your batteries this is the idillic place. 10/10 Jo was a fantastic host.

Recommend. Superb location, only a few miles from centre of Keswick. Quiet. Rooms spacious, comfortable, well kept. Lovely breakfast. Pub over the road serves good food and beer. Short walk to jetty for Derwent Water boat around the lake.

A brilliant place to stay. Large cooked breakfasts and a great spot to be based to spend time in the lake district. The host was very nice and helpful.

What a quirky little B&B in the Lake District. Jo was the perfect host and was happy to accommodate our needs. The room was cool. Not a square angle or straight line to be had. Loved it. The bed was very comfortable and it was SO quiet. Breakfast. No complaints. The Inn across the road is ideal for dinner and drinks and only a short stumble home. Thanks Jo for making us feel welcome. I can't recommend highly enough.

Stayed for three nights at new year, fantastic place nothing is too much trouble, Jo is the perfect host and very helpful, been back earlier this month to stay and already booked for new year again. Fully recommend to others.

Swinside Farm House is an absolute gem. The owner (Jo) is very warm and friendly and the rooms are spotlessly clean, the en-suite was incredibly clean. My husband had the full English breakfast and he commented on how well it was cooked (not at all greasy) and I enjoyed cereal followed by beans on toast. We had the best weekend and would not hesitate to recommend this place for a stay.
