My fiancé and I stayed here for a little bit. The stay was lovely but the BEST part of the experience is Barb at the Barefoot Beachbar. She’s extremely attentive, personable, and makes the best Piña Coolatta you’ll ever have. If you stay at the Dunes make sure you go and visit her downstairs.

The views — just WOW! Spacious room, comfy beds/pillows & the soap/shampoo smells so good. Super close to everything fun to do & steps away from the beach. Staff is so welcoming and friendly. Would love to stay again ☀️

The whole atmosphere here is amazing, I hope they don’t change that ever! Such a great family hotel…would definitely recommend staying here! The vibe is so relaxing but elegant 💛

Husband and I stayed here over the Christmas holiday weekend and we couldn't have been more pleasedl Rooms were clean and the views were fantatsic. Hotel has clearly been updated recently but still kept some of the orignal charm. The entrance foyer was beautifully decorated for the holiday. All of the staff we came in contact with were very kind and helpful. The restaurant was fantastic and their Christmas Day Dinner was excellent. We plan on coming back very soon in the summer season to enjoy the location and was of access to the beach even more!

My daughter and I came here to celebrate Christmas… the place was decorated so lovely. We had dinner at The Victorian Room which was just as lovely…

After staying at hotels that have that IKEA austere vibe, it was nice to stay at a place that feels like a hotel. The ocean views are fantastic, and the food and service are good. Nice getaway from city life.

We have been to this hotel 4-5 times now. One of our favorites. Great view of the ocean from bed and your private balcony, very roomy clean rooms, most helpful staff, very nice lounge with great service, in-hotel restaurant, indoor pool. Spent three wedding anniversaries at this hotel now.

We've been vacationing here for more than 20 years. We like the familiar staff, activities, piano player many evenings. Restaurant is excellent. Rooms are comfortable. Good happy hour drinks. The hotel has a comfortable, beach feel that's upscale but not too much. Every room is ocean front with a balcony. Rooms recently redone.

Love this place. This is my fourth visit. I refuse to stay at a Hilton or a chain hotel. Dunes manor has a nostalgic feel to it, which I love. Convenient path to beach, with showers, and tiki bar, and everyday tea and crumpets/cookies at 3. All you can eat breakfast, kids half-off. Rooms are clean and nice.

We didn't know what to expect as this was our first time at the hotel but the room was really nice, clean & roomy. Loved that all the rooms have as ocean view with a balcony. Very convenient to the beach (right outside the hotel), very pleasant staff. Pool was clean and heated, and has a hot tub but way too hot! Loved having morning coffee outside on the veranda. We would definitely stay again.

Great spot to hit the beach with as access to bathrooms and an outdoor bar/restaurant. The bar closest to the beach has good drinks and a limited menu for to go or sitting at the bar area. The patio up top has a larger menu. My family of five had no trouble getting a table. It is a seat yourself style. The waitress was kind and attentive. It was a hot day and she brought a pitcher of water for the table, which was great. The sandwiches were huge, especially their club. We will definitely return.

Really nice hotel. Probably the nicest place I’ve stayed at in OC and I’ve stayed about a dozen places. Great value for the money compared to other hotels in the area and great customer service. The hotel seems like it’s been recently renovated and everything is clean and well furnished. The suites are very comfortable with full kitchens, a table and a sofa. The restaurant and bar in the main hotel are very nice.

The location is great. We stayed in the suites building which is right at the end of the boardwalk next to the tram stop. You're right on the beach and have a wonderful view. The room was nice and very clean. The only drawback with our building was less than adequate parking and not having any vending or ice machines. You have to walk to the main building for the amenities to include any dining or breakfast. They do have a deal with Jolly Roger for discounts on admission which was nice.

We stayed for a 3 day weekend with ocean front view. Only reason I'm giving it a 4 and not a 5 star rate is because When we arrived, Our sheets stunk. They smelled like a wet towel that had been put away for days. However, we did call the following morning and they changed our sheets and everything else was fine. The bucket for the ice wasn't cleaned but we cleaned it and used the bag that was left for it. Balconies are shared, they only have a divider separating the balconies from next door, but it didnt bother us. Front desk was really helpful with everything else. Good experience overall.

Great hotel with ocean front views. The staff is very nice and the housekeepers are very thorough. Its on the northern end of the boardwalk so it's not super busy//loud but just a quick walk to the livelier parts. I look forward to staying there again in the future.

This hotel is very clean and the cleaning staff do a phenomenal job. My boyfriend and I stayed 5 nights and every day our room was nice and clean. The breakfast is very good although it is not complimentary. Our waitress was very friendly and gave us everything we needed politely and in a timely manner. The cleaning lady always provided clean fresh towels at the pool area. Hotel is a block and a half from the boardwalk. Very quiet at night and nice view of the beach from room patio. Totally would stay here again! Recommend to all!

This place is amazing. They were very accommodating & friendly. The bartenders Art & Mike were amazing. They gave us recommendations of where to eat and did not fail. The service was excellent. The rooms are very nice and the beds are super comfortable. I have nothing bad to say about this hotel. Close to boardwalk, close to restaurants, and on beach. Can't ask for anything else.

Awesome! You will not be disappointed. Ocean front rooms, some with connecting rooms which is great for families. Staff is very kind and helpful. There is a restaurant and bar in the lobby and a beach front patio. I will ONLY stay here when I come to Ocean City.

Halloween Trick on April (No Treat). Thought I was booking in Dunes Hotel but actually booked at Dunes Suite. They claim both as together but it's a different property altogether. One is Hotel & the other is Motel. So I believe just one word tells ALL the difference between them. Not sure why they show fancy photos of their Hotel in the website & trick people to book their Suite which is an upgraded Motel. Even Motels are better from outside. Room is quite big with Ocean view. Bathroom is very small and bathtub looks outdated and yellowish. Probably would have given 3 stars if I knew where I was booking but they (Hotel booking website, I mean all hotel websites) cheated me while booking by showing fancy pics of their Hotel property hence one star. Also in Tripadvisor, Dunes Suite should be a different property which it is actually but run by the same Mannagement. Both properties are incomparable. I am sure that I am not the only person tricked and people will get tricked in future if reviews doesn't get segregated for these 2 properties. In case anyone is booking this property, please double check where you are booking so you don't get a surprise once the front desk boot you out from their Victorian style property to their adjacent updated Motel.

Since it wasn't the busy season, the price was great. The room after you get inside was wonderful. It was a very enjoyable room with great location. I would caution that if you go during the off-season not that many things are open but you are in a great location regardless on or off season this right at the end of the boardwalk. We booked theOcean View which is separate from the main Hotel. The ocean view is spectacular the outside of the hotel not much to look at but the rooms are great.

This is a short comment on the separate building of "Suites" owned and operated by Dunes Manor. The property was formerly a beachfront motel, one block south of the main property. Rooms are awkward with a very small bathroom and one large room for everything else. Nicely maintained. Great view. One small elevator and very few luggage carts. During busy times parking can be an issue. Check-in takes place 1 block north at the hotel.

Absolutely amazed at the kindness of this hotel. We last minute decided to take a one night vacation to OC. Booked a room and had no issues. Great off season prices. It’s literally the first hotel at the end of the boardwalk, just close enough but still quiet. They said check in is 4pm but we got there at 1pm and went in just to see if the room may be ready early. The inside is beautiful and the staff was very friendly. Not the cookie cutter chain hotel feel you get other places. They told us rooms were available already and even let us choose what floor we wanted! Most places just shove you off until check in time. The room was great and just as described! Ocean view was beautiful. But the BEST part was that when we woke up on Easter morning, there was a little Easter basket with chocolate and candy inside it! I could not believe it. The fact that they took the thought and effort to do that is so above the expectations. I will definitely return here and recommended it to all of our friends. It’s those little things that make a good hotel GREAT. Thank you for a memorable stay.

Very nice hotel that offers only oceanfront rooms. Location is not far from boardwalk. Breakfast isn't super but you can make do. Rooms are very nice and clean. Room service was great. We requested top floor in semi-busy time and they still managed one of the top floors. We stayed here during holiday time so hotel was decorated in festive mood. It made our stay even better. We enjoyed it a lot and are thinking of going back there to relax soon.

Made reservations on a Tuesday we get there Friday night to be told we don't have reservations, and I do not know who the guy was working behind the counter he was dirty had holes in his shirt was about as unprofessional as you could get… We showed him our paperwork and confirmation number and he got very rude and ignorant and told us I'm sorry we don't have any rooms… First thing they need to do is hit him with a bar of soap and a razor and get him some clothes to wear so he doesn't look homeless and then teach him some manners of how to talk to people… The lady that was dealing with us at first was extremely polite and professional she asked me if I was military that I would get a discount I told her not all I am I retired from serving 23 years in the Army but I am also a disabled veteran, then we seen him come around the corner after listening to our conversation rolling his eyes and then he took over to politely tell us we Have No Reservations they're overbooked and I explained that we just drove three and a half hours to get here. He said with a smirk on his face while if I was you I would get back in your vehicle and start driving up and down the road and try and find some places with vacancy before they're all gone also. I would not stay at this place if they paid me to…

This is my second time staying here in the winter Before Christmas. I enjoy their high tea in the afternoon that's complementary to their guests I like the indoor outdoor pool which is fun to do in December. The view is unobstructed every room has a view of the ocean and a private balcony. The rooms are a little dated but acceptable and clean. Great rates in the winter and a wonderful staff I will keep coming back.

An interesting hotel with a great location. All rooms have an ocean view in the Suites hotel. The lobby area of the main building was nicely decorated for Christmas and full of families enjoying the traditional afternoon tea. This is a place that could be great and the staff seems to be making an effort, yet fall short. Dishes in the kitchen were dirty, outside areas had trash, over filled trash cans, elevator dirty, etc. Not sure that we would return. It's not a 'hell no' nor is it a 'hell yes'. Started off promising but disappointed in the end.

Very nice hotel. Stayed in the Suites building, next door to the main building. Rooms are very spacious. Full kitchen facilities. All rooms face the beach directly. Access to the boardwalk is right outside the building. My only negative is the entry to all rooms is from the outside. No hallway. Somewhat of a safety concern, unless there are security cameras mounted over the corridor leading to the rooms. My preference is to stay in the main building although the rooms are smaller.

Dunes Manor Hotel & Suites was absolutely wonderful. The staff is friendly. The rooms very clean. And the food scrumptious. I thoroughly enjoyed tea time as well. The ocean views from my balcony room are superb, especially from the veranda. I will definitely be staying at the hotel from now on when coming to Ocean City!

Very classy hotel. Front desk personnel are very nice and efficient. I like that when you call their main number, you actually speak to someone at the front desk rather than a call center like with the chain hotels. Room was very clean and the room decor was light and cheerful. Carpet was spotless and looked new and the mattress was extremely comfortable. Bathroom was spotless. They have a very long wooden porch out back w rocking chairs… perfect for reading or just watching the waves. This hotel is very close to the north end of the boardwalk but the boardwalk does not pass behind the hotel so you don't get the noise. My only complaint is that for the room darkening shades there is a left and right panel but they are only about two feet wide and don't close at all, they are just for decoration. At least that's how it was in our 10th floor room. When the sun comes up in the morning the room gets the early light since all rooms face east. So if you are like me and cannot sleep unless the room is dark and want to sleep past sunrise, I would recommend bringing a sleep mask. A tip to vacationers — for seafood go to the restaurants back across the bridge. The ones around the hotels/beach area are overpriced tourist traps we found & they serve you very small portions.

The Dunes is awesome. From the staff to the guest. It's like everyone knows you. The room was great very clean. Great ocean front. Great restaurant and lounge.

Seems to be a nice enough hotel. Small but well kept rooms. Not enough outlets in the wall but that's par for the course for older hotels. There are two guest elevators serving eleven floors. One of those was out of service during our stay. The hotel is convenient for the beach and is, overall, a decent place to stay for a few days while in Ocean City.

One of the better hotel rooms I've ever had. Facing east, right on the beach. I watched the sun come up, however, I was hung over and did not get a picture. The hotel was nice though. Good lobby, clean room, great little patio bar out back, cool bartender.

It was a wonderful place to stay. I enjoyed every minute of it. Being ocean front is definitely amazing on its own, but the rooms were nice, and priced fairly. Can't wait to come back next year.

Excellent place to stay and relax! Staff are all exceptionally friendly and helpful. Breakfast is fantastic, so go with a big appetite because servings are huge. Porch and outdoor restaurant great on a rainy day or anytime. Extra comfy beds. Zippy lounge is relaxing and bartender on eve of 8/28 was outstanding. Felt like I was at home at the ocean. Loved my stay and will stay again!

My family and I enjoyed our 3 night stay at the Dunes Manor Hotel. Rooms were clean and roomy, balcony had a nice view but it also had two broken white chairs on it. Bathroom could have been cleaner. Stains on shower and tub. Breakfast overly expensive. Nice Victorian lobby. Staff was welcoming and nice… Beach bar with amazing food! Balcony on lobby floor with a nice view, tables, and rocking chairs. Only two elevators which were crowded and small. Anything else was great. Maybe would stay here again. I recommend.

Nice rooms with sea view, offer a tea and cookies in the afternoon free of charge. However in the pool an incident happened by one of the guests who forced to evacuate the pool … I understand that the hotel cannot control the behaviour of the guests, it was an isolated case. Excellent parking places.

Great hotel. My stay was amazing. Very close to the beach (on the beach rather) and includes an outdoor pool that closes up into a smaller indoor pool. Lots of great activities for families. Can be a little pricey. My only main complaint is the fact that some doorknobs in my hotel room were loose and malfunctioning, but they still close. Very clean; I haven't noticed any signs of wear such as mold or mildeau, despite it being on the beach. Rooms could be a bit bigger however. Overall, I would definitely recommend it. I love Ocean City, Maryland.

Nice design and right by the beach. Service is fair. The resturant has pretty good food. The pool is safe for most kids since it goes up to 4 1/2 feet. However, the fitness room only has two machines in a small room Therr is resturant witb pretty good food. Overall, not a bad hotel.

We absolutely love the Dunes Hotel, and now there's even more to love with the newly decorated rooms. We got a reasonable rate for an ocean front room and have enjoyed our short stay. It always feels lije coming home when we visit. I love the piano, and the tea at 3; it's all part of the charm of days gone by and memories being made! Thanks Dunes!

I have been going to the Dunes for the last 3 years. I love the location, friendly staff great view clean rooms. It's been my go too in OC has that old time feel. I book directly with the hotel and they have always taken care of me.

Dunes Manor hotel is fantastic and classic. In Ocean City it stands apart as the one place that provides a great view, room and food. It's like. Of a bit of old world hotel in a modern wrap.

We stayed here two years in a row and have been very satisfied with everything. Location is awesome and staff are courteous. Complementary tea and cookie is served at the lobby everyday from 3 to 4 Victorian style which is very nice.

Rooms are nice, Wi-Fi signal in adjacent building rooms extremely weak. Nice view of ocean.

Everything was clean and the front desk was very friendly. The buffet is the way to go for breakfast in the morning due to the way pricing works on the regular menu — but if you are near the end of breakfast time it won't be very well stocked — so keep that in mind. Overall a very nice experience!

We've stayed in this hotel for years. It's always so clean and classy.

The location is good at the end of the boardwalk. This is my wife's favorite hotel but I thought the room was a bit worse for wear — the door into the room looked like it had been kicked at previously as the wood was split, didn't look like it would hold up to another good hit. Bathroom was clean but old (e. G. Rusted tub and bottom of the door). The restaurant was not great. We both ordered pancakes for breakfast and returned the first serving because they seemed kind of tart. Second serving was the same — guess they were sourdough pancakes even though we specifically ordered "regular" pancakes. We didn't eat them. They did credit us for one of the two meals so that helped.

This was an absolutely amazing hotel. Beautiful view, comfortable bed, amazing room, great staff. Highly recommend!

This place is fantastic. I went there in the middle of December for a conference and everything was decorated, they had a guy playing the piano, the people were nice and it was cheap.

Great place with great rates this time of year and to top it off, I may have found the best batch of wings in the country!

Dunes Manor Hotel is the best in OC. Staff is wonderful, the accommodations are wonderful and service is great. My husband and I have stayed in other hotels in OC. With negative experiences. The Dunes are always working on upgrading and making the hotel current. We have stayed at many different hotels along the Boardwalk stretch and they were dingy, not to date, questionable standards, and the entire atmosphere was unprofessional. They looked like they just crawled out of bed. My hats off to the Dunes for keeping an up to date modern clean and very receptive hotel. My husband and I have been returning customers for many years.

There is nothing I like about this hotel. The room pictures are misleading and there is only 2 elevators in the entire hotel so the elevator rides take a long time. Also when I had to go somewhere in a hurry I decided to take the service elevator just so me and the people I was with could get yelled at by one of the workers saying how were not allowed to use this elevator. This hotel was way to over priced for the terrible service. I would not recommend anybody staying here.

Wondeful nice rooms, service and good location.

It was all nice but then we went to sleep and then I felt like something was biting me all over legs and lower back, and so did the person with me and we slept in separate beds in RM 1106, so conclusion BED BUGS it was really disappointing : (. Nice stay just the beds! some lights didn't work, room good size, the blinds don't really close so the sun. Just comes thought in the morning. Shared balcony didn't mind.

This was a very nice, and very clean hotel. We went for check in a little before scheduled and the gentleman at the front desk said he would give us a call when our room was ready. We went to the beach until our room was ready, then went up to our room and unpacked. The room was gorgeous. Gorgeous view as well, we literally could walk out of the back of our hotel right onto the sand to the beach. It was just a little walk from the boardwalk, and many popular shops in ocean city. The pool was nice and the we went in the hot tub after a day at the beach and they turned on the jets for us and it was a perfect, relaxing way to end the day. They even provided two little cute Starbucks coffee things for us & little cute soaps and clean towels. Such a nice hotel, can't wait to stay again!

I absolutely LOVED my stay at the Dunes Manor! I'll be going back for sure! The rooms are spotless. Very neat and clean. My boyfriend and I stayed 6 days there and we cannot wait to return. It's a special place. Zippy's lounge was great. Mike the bartender does an exceptional job! The restaurant in the hotel is yummy! I suggest the lump crab meat appetizer. You won't regret it! The ONLY problem we had during our stay was with a waitress (Jessica) who made it evident that she did not care about her job. Our first night at the restaurant she was our waitress. From what we could see the place was not hardly busy at all and it took 15 minutes to get our drinks. I'm assuming she forgot but blamed it on the bartender. My boyfriend said he saw her using her phone while we were waiting on our drinks. Not good, although I do understand sometimes things do happen. A few days later at breakfast she was our waitress again and of course it took probably 10 minutes to get glasses of ice water. She then gave our table to another waitress named Barbara who was amazing and did a great job. Jamie another waiter was absolutely fabulous as well.

July 2012, Stayed here for a week with family, 2 adults and 3 children. Our sofa bed was broken and when we notified housekeeping nothing was done about it. Then we asked housekeeping for pillows and they told us no, that we had enough pillows. They wouldn't give us extra towels or anything to wash dishes with either. So after two nights with a broken sofa bed and no pillows, I went to the front desk to inform them. The manager was very apologetic and the next night our sofa was replaced. We were also given pillows. Long story short, housekeeping staff is horrible and extremely rude. The manager is a very nice man. But I will not be returning to Dunes Manor.

Stayed there for two night. One word review = BEDBUGS. : — (We notified hotel and they never responded. They allowed the room to be occupied the night after we checked out knowing there was a reported issue. Very disappointed, and would never stay there again.

Great place for a family that likes quiet, great location because it is at the end of the board walk! thumbs up for me.

I hesitate to recommend The Dunes Manor Hotel only because we love this place and don't want hordes to descend upon it. The hotel is perfectly situated just steps north of Ocean City's famous boardwalk and because of that tends to be quieter than other inns along the beachfront. Yet you are close enough to enjoy The Boardwalk and all that it offers if you choose. Frankly, once you enter The Dunes you never have to leave. There is a lovely restaurant The Victorian that faces the hotel deck and the ocean beyond. Menu choices are beautifully prepared and reasonably priced. Opposite the restaurant across the hotel piano lobby is the warm and friendly Zippy Lewis Lounge a great place to make and meet new friends. Some guests visit year after year. Every room in the hotel faces the ocean so there isn't a bad view from any room. We love The Dunes Manor Hotel, which is open year round, and until now it has been Ocean City's best kept secret.
