Great location, and wonderful staff! Breakfast is really good, and the room was so comfortable. Will definitely stay here again! The room I stayed in faced the main street and on weekends there is SOME noise at night, but bring a Dohm or iPhone app for white noise, and you’re good. And most rooms probably don’t have any noise — mine was just on the east side by the library, and caught some of the noise from the street. Not bad at all just something to prepare for.

We booked the entire place for a few days for our wedding and we couldn't have been happier. All of our friends and family were treated wonderfully. The coffee was great and I loved hanging out in the dinning room every morning while they made breakfast. My guests made multiple comments to me about how incredible it was to wake up to the smells from the kitchen. We found it to be a great base of operations in the Manitou area, since it was a short walk from all of the restaurants, shopping, and bars. We will definitely be back soon!

A very high standard for B&Bs. The rooms are old fashioned (claw foot tub+showers, etc…) but well done and comfortable. It is very quiet, you won't hear the other guests until breakfast. Speaking of, the breakfasts served are better than at most breakfast places. The staff is incredibly friendly and accommodating. It's location is perfect for walking and seeing the town. We will definitely be back.

We had a wonderful time there. They think of the smallest details and it was very cozy. Breakfast was AMAZEBALLS! It definitely live up to our expectations. Now I have to get to the part we didn't like… the bar across the street. Ugh. There were little packages of ear plugs on our night stand and we wondered what they were for. We soon found out. They played until 12:30 am. I just wish we were told ahead of time. That was a downer. Otherwise… great!

This place is awesome. They are so hospitable and the rooms are super comfortable. They served a good breakfast in a cool room overlooking the town. I watched the sun rise from the hot tub which was amazing. I will definitely stay here again.

LOVE LOVE LOVE Avenue hotel bed and breakfast. My husband and I have stayed there several times and we always stay in the upper carriage house. The loft is beautiful and the shower head is AMAZING! The location is perfect, right where you need to be to see the downtown area. I love the hospitality we receive each time. The breakfast is gourmet and delicious, our privacy is always 100% respected and the fact that it was chillier when we stayed and we were still allowed to enjoy the comfortable hot tub was a HUGE plus! Gwenn and Randy, were very welcoming and accommodating to our needs for a relaxing vacation away from the kids. Each time we leave we immediately start planning our next trip! See you this summer.

I adored our stay. Great staff. Gwen is so welcoming and a great cook. Jenny had great suggestions for places to see and eat, and Jason carried my 50 pound bag up a ton of stairs for me with a smile. So welcoming, charming, quaint, and cozy. Patty helped keep our bedroom clean and refreshed. So close to everything downtown. Walking distance to restaurants and shops. Zoiey was divine. Also, great coffee. Definitely returning as soon as we can.

Staff was excellent and attentive. Location is excellent for exploring this weirdly fun town and the surrounding area. Breakfast one day was amazing and another day good. The house is old and creaky, but well maintained. The parking situation is bad. Access to the house with luggage is also bad. Nobody is at fault for the access issues, but they do exist and are a consideration. Our room was stuffy and there were no fans or AC so we had to open the windows and find things to prop them open with to try to cool down. One more thing if you're looking for a romantic getaway: our bed was very squeaky and the walls aren't close to sound proof. The implications are obvious if you want your private stuff to be private. It was a mood killer. Was a pleasant stay, but will pick a different place to stay the next time we are in the area.

Long story short my boyfriend and I came to Colorado for vacation, took a wrong turn and ended up 4 hours in the wrong direction. Last minute we came across this gem of a place, and it completely turned our day around. They accommodated us very last minute, and were so very nice and welcoming. The environment is very clean and cozy and the bed was extremely comfortable. Lovely breakfast served! Definitely would come again and recommend to anyone!

Absolutely loved our stay here. Staff is so friendly and helpful. The breakfast is truly fantastic! Our room was wonderful. The entire property is very nice. Great location right on the avenue. Can't say enough about the place.

Wonderful, quirky place to stay. The hotel is in a 1890s house that has been beautifully remodeled. Impeccably clean. Super friendly staff. A cat and a couple dogs wander the grounds (not in the lodging area) that are friendly. Delicious gourmet breakfast served at 9AM, or there are other options if you need to leave earlier. Breakfast was so good that I bought one of their cookbooks they have for sale. They had something different for breakfast every day. They leave snacks for you for free in your room, and also have hot tea/coffee available all day, and they sometimes leave out cookies. Housekeeping is very much on top of things and cleans the room every day. Hot tub in the backyard is great. Me and my husband were able to try it out and relax after a long day hiking Pikes Peak. Lovely place to stay, feels like home.

Fabulous room and the ideal location for exploring Manitou Springs. Nice park next door had an evening outdoor concert we could enjoy from the porch. Breakfast was a little late for our tastes (9:00 am) and just ok.

The building is in immaculate condition with beautiful furnishings. The staff is knowledgeable, friendly, and competent. Every need or want was seen to immediately. The location In Manitou Springs is perfect for visiting the downtown shopping areas.

This was the best place we have ever stayed! The staff was so friendly, it was like staying with family. We ordered a couple of packages and they exceeded our expectations! The entire house is so clean and nice, we even got to have breakfast on the front porch! We stayed in the Manitou room and the pictures do not do it justice… you have to stay here if you are ever close to Manitou Springs. We are making plans to go back next year already!

We were given a free nights stay by a neighbor. What a great gift! Very clean. Creative unique new bathroom space in old setting. Breakfast was delightful! Enjoyed steak wrap at the Stagecoach Inn across the street for supper.

A very cool historic place. Within walking distance of everything in Manitou Springs. The room was clean and the breakfast was great. We'll stay again next time we visit!

We had the best time while we stayed at The Avenue. We cannot think of one thing that needs improvement or needs to change. Gwenn and staff are very helpful and have made this place very special. We can now see why Gwenn has made The Avenue "best of the best" in Manitou Springs for the past 5+ years in a row! They make sure everything is perfect for your stay even down to remembering if you have a food allergy. The Breakfast was fantastic everyday for us. The house and rooms are amazing and Clean! Perfect location too. We highly recommend this b&b to anyone looking for a little getaway or up to an extended stay. You will not be disappointed.

This is our second time staying here and it is lovely. The owners and staff are friendly and welcoming. Our room was upgraded, which made our stay even better. The house is beautiful and we'll maintained. Breakfast is delicious and while we have no dietary restrictions they made it clear that they could accommodate that. We will definitely stay here again.

Gwenn and her staff are absolutely amazing! I would highly recommend anyone and everyone traveling to Manitou Springs or Colorado Springs to stay at the Avenue B&B. I am craving their muffins now! Best breakfast, clean and comfortable rooms, awesome historical building, and several great outdoor seating areas. Coffee and breakfast on the front porch is simply divine.

Did the couple's massage for my boyfriends birthday and it was alright. Although one of the massage therapists shoved her fingers in my boyfriends armpit (most likely by accident). It was peaceful for the most part, we could hear people outside though. Was it worth $160? Eeeh I suppose.

The Avenue hotel bed and breakfast is located right in the heart of Manitou springs and has a very beautiful interior. The packages available were worthwhile. My wife and I stood in the midland room and enjoyed the bath package as well as the date night package. The room was very inviting and we appreciated the attention to detail with everything we got. Breakfast was out of this world delicious and capped off a very great anniversary for my wife and I. The staff was extremely welcoming and so we're the guests. We will be visiting again in the future.

Absolutely loved this B&B. The house has a lot of character and our room was very comfortable. The owners are very friendly and helpful. There is parking at the back of the hotel but remember to put the parking permit on the dash as we saw the parking warden walking around on a couple of occasions. The house has two resident dogs and a cat. Breakfast was delicious and very filling. We did not eat lunch on the day. The hotel is very well positioned for an evening stroll down the main street.

We stayed for the 4th of July. The house was booked, so we picked the upper carriage house. We were very pleased with our stay and look forward to another "staycation" here.

I was not previously a big B&B fan, but Avenue is wonderful! It is beautiful and comfortable and does not make you feel like you are in someone’s home and need to tip toe around nor have to overly socialize with a bunch of people you do not know, unless that is what you would like to do. The in-room snacks are a nice touch and great for late night munchies. And the breakfasts (fresh juice, except for Sunday when Bloody Marys are offered, fresh fruit cup, fresh baked muffin, soufflé/egg dish and meat was standard) were delicious. There are many outdoor areas to relax in and be as private or social as you like. Gwen is so helpful and pleasant and goes out of her way to make sure everyone enjoys their stay (which cannot be easy considering the variety of guests she must encounter). It is geared towards adult clientele and that is what we were looking for – someplace to chill out and enjoy our Colorado vacation. It is within walking distance of everything you want to do in Manitou Springs. We liked staying at Avenue so much that we cancelled the hotel we had planned on staying at our last night and moved to another room in Avenue for our last night. And we can’t wait to go back again!

I booked Avenue Hotel B&B for my wedding weekend. I'm not from manitou, and I've never visited this B&B before. Qwen sent me a welcome email which was very helpful. When I arrived, I was surprised at how beautiful the yard and gardens were. We took all my family pre-ceremony photos there because of all the beautiful surroundings. Qwen was professional and willing to help me feel at home. I enjoyed breakfest on the patio and the accommodations. After the reception we came back to our room and were surprised to see our room filled with flickering battery candles. It was perfect and special. We plan on coming back for our anniversary. I recommend this B&B to everyone.

The Ave is the best spot you must visit in Colorado Springs and Manitou Springs. We keep coming back over and over and will do so as long as we travel the area. The wonderful food is one of the biggest reasons we keep returning but you will want to stay for the care and hospitality as well. Come for a visit and keep coming back like us.

Love this place! It so charming, warm and relaxing. We have been to this B&B 3xs and have never had the desire to stay anywhere else. It is closely located to the shops in Manitou and the innkeepers are phenomenal! Can't say enough good things about this place. We will return.

My husband and I stay at Avenue Hotel B&B every year during the Pikes Peak Marathon Weekend. We wouldn't consider staying anywhere else, and in fact we love it so much, we stay four nights to make it an annual, mini-vacation. Avenue's rooms are delightful — comfortable and beautifully decorated. The outdoor area offers many peaceful places to relax and read a book. Lastly, the breakfasts are fantastic. I felt badly, at first, asking for a gluten-free, dairy-free breakfast (can you imagine? ), but Gwenn was so sweet (and skilled! ) in accommodating my dietary needs. They are incredible cooks! Avenue B&B is a home away from home for us; I highly recommend it.

I stayed here in the winter and loved the quietness of Manitou Springs. Gwynn and Randy were excellent hosts, and little Zoe was a delight to play with in front of the fire. I loved my generous sized breakfast and the house itself is spectacular and cozy! I would highly recommend this B and B as the place to stay in Manitou Springs. Anita A Larkspur, CA.

This is a beautiful place to stay, so quiet and relaxing. Qwynn was awesome and her food was far more than just eggs and cereal in the morning; truly a custom breakfast (my wife is gluten free) and it was fantastic food. The hot tub was great! The house is decorated with antiques and is very picturesque. Manitou Springs was a great place to stay and we will be back for another get a way.

Our room (Canon) was clean. The bed seems to fold up when you lay on it. The head of the bed is a slide and in the morning you end up somewhere in the middle to the bottom of the bed! It is really extremely soft and the need to replace the mattress. The shower curtain attacks you in the claw foot tub when showering and unless you know Kung Fu, that shower curtain is going to win! The water goes from HOT to cold in an instant so BEWARE when setting the shower on a comfortable setting! The owner, Gwen, I am sorry to say, is not welcoming, not warm, and not hospitable in any way. Randy seems happy to have you there, but Gwen acts as if you are bothering her. The breakfast is "ok" nothing great, but they try. I think because they are so unwelcoming, everyone at breakfast seems afraid to talk at all. Its in a central place with a lot to do around it, but honestly, if you are loking for warmth and genuine hospitality go somewhere else, this is more like a hotel-hence the name, "Avenue HOTEL, bed and breakfast.
