I stayed here over the weekend for a staycation with my kids. The front desk staff who helped me was extremely friendly but I definetly had a few issues with my stay. The fridge had cheese in it left from a previous stay. There were several long black hairs in the bed. Maybe the maids. The water would not get hot when my daughter attempted to take a bath and then shower. The worst was my son placed his shoes under the side of the sink when he took them off. When we woke up in the morning his shoes were soaked. He couldnt even wear them! I notified the front desk and was told to call today when the manager returned. I call with my issues and was basically called a liar. The water was fine. There was no leak and he would speak to housekeeping. The absolute worst customer service and no resolution. I stay here quite often when I had water issues at my house but I rather pay more per night for another hotel than to give this place any more of my business.

I didn't have a chance to read other reviews as it was a unplanned emergency travels. But I myself was impressed large comfy beds vanity small refrigerator (we didn't need) but great amenities very convenient to Restaurants and Stores and near My Sister whom I visited. Staff was nice and polite offered 2 cards as I was traveling with my 2 Teens Son's. Room was clean I loved those Distress Wood Floors Southern Beachy Style White Wooden Shutters Silk Top Blanket oh so beautiful! Thank You for making me and my Teenage Son's short stay so comfortable and welcoming. Next time I'm there visiting my sister I will definitely stay. Thank You Joyce and Mary for your Excellent Customer Service and Thank You America's Best Value Inn for taking cash for us people traveling on Emergency last minute travels! I didn't get the chance to eat breakfast as I was so Tired from the drive great amenity to have! I'm sure you serve delicious Breakfast Thanks again for making our stay strees free!

Amazing staff. Currently undergoing renovations so pool and spa are down (as of 8-29-18). Even with workers doing renovations pretty quiet. Laundry areas on site. Jacuzzi tubs available in some rooms. Close to good food.

DO NOT STAY HERE! We went to the one in Manteca ca, and there was neon paint on the walls, dirty sheets, we called to get them removed and a lady said to throw them on the ground and that “house keeping” wasn’t in into the morning. Later that night I found a cockroach crawling on the wall. I went to tell the manager and he switched us rooms. The other room was worst! Their was a dead grasshopper on the floor right when we walked in and the white blankets had black stains all over them! There was a huge hole in the wall and more neon paint in the jacuzzi! And we were in a different room! We went up to management to get out money back and he did not want to give us a full refund because we “used” the bed and told us we might have put the bug there or tried to make an excuse saying we used the bed and jacuzzI. We wanted to enjoy the jacuzzi but once we saw the cockroach we wanted out, we argued for a while until I got a full refund and was faulsey accused of things we did not do. We have pictures and videos of both rooms! Do not stay here! Their house keeper lady said she did not tell us what she said but why would we lie? That should have been our first clue to leave! Very rude management we went to go show him the 2nd room and didn’t even bother looking at what we wanted to show him he just said okay and told us to not go to hotels and “lie” who tells customers we’re dumb and wasting their time?

Not friendly to companies. Questioned what room I’m in when I come down for breakfast and why I came in what door I came in and what my room number was using a very rude tone and attitude. Very rude staff.

This place is BEAUTIFUL inside the nonsmoking rooms! The floors are hardwood gorgeous! The bed is up high, huge flat screen tv, microwave, coffee maker, and little frig. Very big room as well with a little loveseat to sit on. The bathroom is very nice too high pressure flushing toilet, beautiful tile! The only thing was water pressure wasnt very high. But the beauty of the room the warm colors its painted definetly make up for it! Not a trace of cig smoke in rooms either. Staying here makes you feel like you are in your very own townhouse! The place is immaculate! The breakfast they serve has tons of different options from batter that is already made up so that you can pour it into the waffle maker yourself to fresh fruit, eggs, muffins and much more! I will not stay anywhere else! Thank you!

Very clean and the staff was very helpful.

The rooms were really nice, but a bit small for what they charge. The continental breakfast was really subpar. They didnt have much of a selection. The pool and hot tub were really nice. The front desk workers were really nice and hospitable. Overall, I had a very plesant stay.

Heater does not work and the people upstairs kept me up all nite running moving furniture very noisy here. Decore is nice. And pretty clean.

Nice rooms… There was construction going on when I was there… Breakfast is really a nice touch, waffles, cereal, hard broiled eggs, coffee, juice. Bathrooms are huge!

It's conveniently located right off the freeway the rooms are remodeled and nice and the people that work there are extremely nice and helpful would definitely recommend it.

They have completely renovated the motel. The rooms are well furnished and the beds are comfortable.

They must have new management or something because they have really cleaned the place up and the rooms are super nice for the price. They do seem to fill up fairly quick so make sure to reserve a room ahead of time. Overall I would recommend staying here if you need a room in manteca.

Love this place! The family who runs it are great! Very friendly. New upgrades. Pool and hot tub. Breakfast. Near freeway.

The rudest staff I've ever dealt with. I left my $300 beats by dre there hanging on the shower … called within behalf hour, and THEY R GONE… and they just keep hanging up on me. They stole my headphones. And are rude to boot… wow think before u stay here…

This was one of the best place I stayed in. And the breakfast was the best. You get to make your own Belgian waffle oh so yummy. Made our enjoyable stay that much better.

I was just passing through Manteca due to its relative location to Yosemite and being unable to stay at the Mariposa KOA due to a wild fire. A smoking room at America's Best Value Inn was the last room in town. The girl at the front desk was very kind, but unfortunately, the rooms were what nightmares are made of. Stained mattresses, stripper (hopefully) glitter on the couch, vagrant sleeping in the stairwell. Shower was decently clean, though.

The owners make you feel at home. We have swimming pool gym w/steam room, sauna. Great breakfast use of bussenss office and clean and quiet. Love the rates.

Everything has been remodeled, bathroom, TV, couch! Only complant is on regular coffee left for us and the sgower curtin could have been a bit longer, but besides that… A great place to have sex! I will come here again!

Great place and by many restaurant choices and small mall. Highway right next to it. Customer service is great.

This place is terrible! The rooms stink, and are filthy. The employees are incredibly rude, and unprofessional. When I asked for a different room they refused, argued, and threatned to call the police on me. I would NEVER recommend this place to anyone.

I spent one night there and the service was great it was clean and the neighbors were quiet in the morning they had a wonderful breakfast with waffles that I made myself or there was cereal oatmeal or pastries I have the waffles of course I have no complaints I would stay there again.

The staff were friendly and helpful, the entire area, parking lot, hallways, rooms and common areas were clean and well supplied. Vending machines, ice, washer/dryer to use. Walking distance to fast food and sit down dinning as well as some other stores.

I read the reviews before coming here and I was terrified. My husbands boss paid for it. But let me tell you, they were wrong. The place is clean, the showers hot. The breakfast is as good as any continential breakfast there is. The TV is boxy, yes, but the channels come in. The pool, jacuzzi, steam room, sauna and gym equipment is nice and the staff is fantastic. My only con is if you have to use the sofa bed, its $10.00 a night extra. And they can use new pillows but we brought our own. No sign of bedbugs or any kind of bugs. Give this place a try. You'll be surprised too.

It did it's job as being a place to temporarily stay. TV in the room I stayed in wasn't HD, but I only used my laptop, and the Internet speed is phenomenal. But the front door had to slammed shut, and the bathroom door wouldn't be properly locked. The room I stayed in was 122 and it could easily be a room specific issue.

Rooms were outdated and we had to ask to switch the originally assigned room to a new one because it smelled like cigarettes. The carpet had tears, the wallpaper was peeling. The room they switched us to was a little better. The hotel had some nice features though: a pool and hot tub, sauna, steam room, free breakfast. It was a good place to crash for one night but it wasn't our first choice. It was just something we found along the way. The front desk was friendly and helpful. They let us checkout at a later time so we got to sleep in a little bit. It wasn't too noisy either so it was easy to sleep uninterrupted.

So dirty… Needs a remodeling really bad Wallpaper falling off the walls. Dirty headboards… Etc. Etc. 111.00 a night joke. The desk lady was extremely nice! And did a great job. But this place is. Horrible.

Perfect location especially if your heading to Yosemite and it's also one of the few hotels there that is on the quieter side of town. Really enjoyed our stay and will be coming back soon when in the area. Thank you much.

Always a pleasant stay. The staff is really nice. They are always reasonable. It's comfortable & the food is good to get you through the morning.

This place is great! I bring my soccer team here every year and management and front desk staff does a great job in helping us get rooms near each other. Very understanding and accommodating for our rooms during the weekend. The kids love being able to stay near each other and being able to go to the pool and spa. They also enjoyed the breakfast in the morning. One day our game was early and usually they serve breakfast starting at 6 which was too late because our game was at 6am, but when we requested breakfast to be early, management was so willing to help us out. Really appreciate it ABVI Manteca! Thanks for keeping our kids happy and that too at such an affordable budget! see you next year!

Stayed here during valentines day weekend and oh my was it amazing! my husband and I stayed in the smoking jacuzzi suite for two days. The room was a little expensive, (makes sense as it was valentines weekend), but it was worth every penny. It was a cute little room setup with a jacuzzi. The staff was really friendly and even though the breakfast is a little early, its worth walking up for (My husband loved the hot waffles they had) The housekeeping was also kind as even came by later since we were still sleeping. Very understanding and accommodating. Management is also great! if there was anything that we needed to make our stay more comfortable, they were willing to go that extra mile in order to make it more comfortable for us, regardless of what time it was. That kind of hospitality is hard to find now a days. Such a perfect way to spend valentines weekend with my husband. We will definitely be coming back for a relaxing get away!

Paid for the Jacuzzi room, night staff was friendly… I woke up in the night and turned on a light and there were cockroaches all over the bathroom area. When I went to the front desk to talk to the manager he told me they did not have cockroaches and refused to even address the issue. I will never be coming back.

Where do I begin? This Hotel is AMAZING to say the least. I was in Manteca this past weekend for a funeral of a loved one and was in a really bitter mood. However staying in this hotel made me feel relaxed and at peace, So much so that I felt like I was on vacation. The staff was so friendly and nice. Very warmly welcomed me upon check in and did not hesitate to make my stay even more comfortable by giving me additional pillows upon request. The rooms are also really clean and well managed. Most places in the area are horrible in terms of cleanliness and hospitality, but this place is so nice and incomparable. If you’re in Manteca and in a horrible mood like me, do recommend staying here to leave happy!

Worst stay ever! Staff very disorganized, rude and uncaring about the people who come and stay here. Second the place is very dirty and unsanitary. For instance, the pool VERY dirty pool the rooms are Horrible! Smells disgusting and they have COCKROACHES! Never will I ever stay in this place again.

The worst they let anyone stay there. Know that people are using drugs and tell u to tell them and they will move u. Not the person doing wrong. Customer service was awful don't ever go there and make sure no vaulables. Then checking out was long and no apologies for the inconvenience nothing!
