Great hospitality and great place in old town city. Feel like home when I stay here :) )

We highly recommend staying here! Great location in old city, delicious breakfasts, clean comfy rooms, fantastic gracious hosts. One of the owners is from Holland and offers tea his mom brought on one of her visits!

I loved my time at Sleep Guesthouse. John and Jaae are such a lovely couple and wonderful hosts. They make sure every guest feels welcome and give recommendations on what to do whilst in Chiang Mai. The breakfast banana pancakes were amazing! The view from the balcony was extra special. I really felt at home here and will return soon!

Clean, stylish and beautiful place in the heart of Chiang Mai. The owner and his wife helped us with almost everything (especially with the organization of our Mae Hong Son motorbike tour). One of the best stays during my 6 month travel :).

It does not pay a mine, but it is very good for this price. Quiet in the old town of Chiang Mai, the establishment is well placed even for the night market. There is air conditioning, Wi-Fi, shower, toilet, clean and comfortable bed, breakfast with egg base, opposite a bar has fruit juice. The owner is very nice and very good advice, but you have to speak English. I recommend it very warmly.

All the good things in the hotel to the other passengers, I can only say, is called you come to personally feel it! To verify what they say!

Very nice location and the personal was very helpfull. The room was clean and they provided a good breakfast.

Jhon and his wife are perfect hosts, they greeted us with fresh juice and immediately provided us with a map where they were marking the sites of interest, apart from this we managed to get to the sites and how much to pay the maximum for transport. The rooms are very clean and modern, the bed was very comfortable and the shower very good.
The location is excellent, in the old area and a few minutes walk from everything.
The owners are always ready to help and prepare breakfast at the time you tell them.
We will definitely come back!

Jaae and John made us feel like home. Wonderful calm place. The owners are so wonderful and helped with everything. The place is modern, very clean and the breakfast is delicious (I loved the banana pancakes so much). Everything is in short walking distance or easy to reach by seawthongs, if you have any questions about some good places to go or how to go, just ask them, you will get really good advices. I can fully recommend this place! If I will visit Chiang Mai, which is a wonderful place beside, I will for sure stay in Sleep Guesthouse again!

We stayed four nights in this guesthouse and we were really excited. John and his wife are the perfect hosts, so we immediately felt welcome. Their tips on the surrounding area were worth gold, as well as the short-term organization of a tour to Chiang Rai worked wonderfully. The rooms are practically but decorated with whistle and everything, including bathroom was super clean. At breakfast we could choose between different egg dishes, and if we had to go very early, we were packed with sandwiches. Sleep Guesthouse is really centrally located in the old town with short distances to the sights. The next time we go back to Chiang Mai, the guesthouse would be our first choice.

Excellent hotel! They cater to the owners, are very friendly, give you a hand with what you need and with re good predisposition. It is very nice, it is very clean, with excellent location, would return!

I had been with my girlfriend for 4 days! We liked the hostel and especially John and also his wife. They are so attentive and friendly! I really recommend Sleep Guesthouse for everyone!

I loved this guesthouse! The owners are simply incredible! So nice people, doing their best to help on anything you need. Early breakfast? No problem. Late breakfast? No problem. Tips on restaurant and thing to do? John will show you in details the best in the city. The rooms are good and very clean. Water for free everyday. Very nice location, walking distance to every major point in the city. I'd be back here for sure!

Very nice place to stay in Chiang Mai. Got warm greetings every morning from the owners. They were so helpful with many things you want to do in Chiang Mai. A lot of shops and restaurant nearby, also not so far away with Sat&Sun night market. Recommended!

Café da manhã sem frescura de horário para acabar e deliciosas opções de ovo e panquecas feitas na hora! Com certeza indicaria e me hospedaria lá de novo!

"Sleep" is a cozy and welcoming little place in the middle of old town Chiang Mai, not far from the airport and within walking distance from many shops, restaurants and other services. Owners are extremely friendly and professional and have been very helpful throughout our stay. Rooms are nice and clean, rates are reasonable and breakfast (cooked at the moment) is included. Highly recommended!

Wonderful modern industrial design. Made me gluten-free pancakes breakfast! YAY! That made me super happy. Everyone was super accommodating. I liked it so much I asked if they had a monthly rate but sadly they didn't. Good location can walk to Warorot Market. Also, a two-minute walk from the best waxing specialist in Chiang Mai, Robins Beauty, and Wax.

We had the best time in Chiang Mai and one of the reason was because of our hosts. Such a sweet couple very nice and accommodating! Very clean and spacious room and the bathroom. Very fast Wi-Fi, free breakfast and their banana pancakes are the bomb! Really nice location with great restaurants, juice bar, laundromat, massage shop and awesome coffee shops all within few mins of walking distance! We are currently backpacking and have stayed in many different places all over Europe and Asia and this was by far one of our favorites! Thank you.

Industrial themed guesthouse; liked the side table lamp the most. Rooms are spacious, spotlessly clean and neat. Comfy bed to snooze the night away. Great hospitaly from Jaae & John who always wear a smile & never fail to help us in all ways. Breakfast was tasty too! 2 mins walk to the left of the guesthouse will land you at 7-11 to replenish all the tidbits & drinks needed. It's also walking distance away from Sunday Night Market and all the eating palces. Everything was excellent & our group really enjoyed the stay very much. Highly recommended to those who are going to Chiang Mai.
