A nightmare, old and dirty place. Disgusting. In the rooms there are insects that will not let you sleep ( (bite ( (

You can really only stay in your room. Very simple kept everything and unpleasant mood with lots of mosquitoes in the lounge! The staff can hardly speak English and is unkind.

We were set up for one night in a room at this guesthouse by the travel company who organized our overnight train to chiangmai. The person from the travel company said that this was a clean and fabulous guesthouse in a superb location. The only thing that he was correct about was the location. Everything else was awful. To start out with the lady told us that we could check in at noon after arriving initially at 7 a. M. From our overnight train. So we arrived at noon again and she told us to come back in one hour and then again same thing at 2 and then again same thing until we were finally able to check in at 3 after having attempted to check in at the hotel and multiple times. We went into our hotel room and found a very humid muggy foul-smelling room with black mold lining the ceilings. He attempted to open the screen door to our balcony however the lock was closed. The keys that we were provided for the lock it did not work so we were not able to open the screen door to relieve ourselves of the smell. The bathroom was Tiny the sink was very dirty and the wood along the bathroom cabinet was completely molded near the floor. There was no toilet paper and the towels were extremely rough. The sheets appeared as though they had just been neatly placed on the bed again after the previous people who were in the room.

Dirty bed was itching, they charge you for dirtying the sheets… Dirty bathroom.

Location is OK. Guy of front desk was making extra efforts for us as we were coming late. BUT all the building was crowded with mosquitos. Including the rooms. Bathroom was creepy and not clean. I was feeling bad to wash my kid inside… Not enough power outlets also. I've stayed only one night and found for the same price a better place to stay from all point of views. My recommendation is: look around before booking there.

Good cheap rooms for backpackers, if you're okey with some rats outside.

Good place to stay. Staff is friendly and helpful but English is limited. Rooms are clean and tidy. However they tend to only clean once you check out. Close to tourist attractions.

So first off the owner of this sh**hole guest house is named Mrs. Baanpim former Ms Thailand back in the 80's? Or 90's? Doesn't matter but I'm sure that's where her arrogance comes from. She looks like a try hard hag now that can't get over her glory days. Anyways bathroom smells like a sewer, she seems to give no fu** about customer service at all and glares at you when you when you come in and out. Me being your friendly neighbourhood Canadian politely asked her to use her phone to make a call too a bike rental place 20 minutes away to see what their opening hours were BC I had arrangements in the morning to get picked up to go on an excursion and needed to get the bike back and walk back to my hotel in time to get picked up. With her phone in hand she pauses and glares at me making it obvious she dosent wanna help and all she says is they'll be open probably at 8:30. (clearly an assumption) and brushes me off and goes back to whatever the hell she was doing on her phone. This morning I asked her son, which is the hotel manager to call my ride to see what time he'll be comming and his mom ms. Bann pim charges me 10 baht! I dont care as that is pennies in canadian dollars but to charge your guest money to make a phone call to a local number? Folks I would steer clear of this place if your looking for hospitality, a bathroom that doesn't smell like garbage, and dirty bed sheets. Will not be coming back to this guest house next summer! Super weird and creepy vibes from ms.

Dirty and moldy. Sink and shower never drained. They moved us from an air condition room to a fan only room mid stay inconveniently with no explanation. All of a sudden no speak English. We left after 2 nights and splurge on a 4 star. Miss Baan Pim hope you learn how to run a business.

I stayed 3 nights and I found the great rooms. The staff is pretty nice and the prices are affordable. Well placed, we were able to rent the scooter to go everywhere. It is also possible to go everywhere on foot.
